This client needed to update their historic East Coast-style home to match their modern lifestyle without sacrificing its beauty and elegance. Moore Design Group enhanced the original design with a reconfigured layout, horizontal and vertical design elements, and careful attention to detail. We blended original architectural features with the convenience of contemporary appliances, custom cabinetry, finishes, fixtures, and lighting. The kitchen was a client priority; we centered the room around a grand island with an eat-at bar that inspires shared meals and conversations. Walls were eliminated to open up the space. Custom cabinetry and granite slab countertops were installed, and the wood floors were refinished. For a final touch, the owner created architectural ceiling moldings that reflect the adjacent dining and living rooms. We reclaimed obsolete space to create a primary ensuite. A steam shower, claw-foot tub, and traditional double basin vanity transformed the bathroom into a bespoke sanctuary. Our discovery of a fabulous gray, blue and beige marble for wainscoting and countertops launched the lovely, soft palette. An added touch of luxury: a dressing table and wardrobes line the adjacent bedroom wall and bath entry.

Britain Way Apartments, located at 333 Lane St. in Irving, has reborn with a fresh rejuvenated appeal. Built in 1962, the original development structure had been noticeably deteriorating in recent years. It had limited amenities, 17 repetitive, monotonous buildings with dull colors and obsolete mansard roofs in dilapidated condition. There was poor on-site drainage and lighting, no perimeter fencing, and several city code violations were recorded in prior years. The Developer’s mission was to convert this dated project into a high quality, eco-friendly, modern, and affordable housing community for the citizens of Irving. After the remodel was completed, enhanced features include visually pleasing facades using heavy stone accents and sloping roofs, and lush landscaping distributed throughout the site. Additional improvements include expanded kitchen areas with upgraded interior amenities and energy efficient appliances; second bathrooms added to select two- and three-bedroom units; a brand-new spacious clubhouse and community center was provided; pool and picnic areas and an on-site resident activities coordinator to lead an abundance of community services provided to residents at no extra cost. Strategic partnerships, with community-based organizations, local volunteer groups and non-profits offer lifestyle and learning activities such as arts and crafts and after-school reading and tutoring for children, computer classes, lifestyle enrichment classes, nutrition classes and aquatic activities for children and adults. Britain Way is the first LEED Gold Certified affordable multifamily community in the city of Irving. LEED certification ensures the property will be healthier and safer for residents in addition to providing lower utility expenses, as well as, conserving energy and water. Obtaining LEED Gold Certification for a 60-year-old project was a herculean effort. Further enhancing the project’s resident quality of life initiatives, the new, stylish Britain Way is designed per implementing “Crime Prevention Through Environmental Design” (CPTED) requirements. Among several other updates, the property was made safer by adding perimeter fencing and increasing lighting levels throughout the site. The crew over at Housekick builds/renovates and sells over forty houses a year in the Raleigh Triangle area, so having an efficient construction process and the ability to pre-sell their properties is crucial to their business model. Because of our extensive experience with interior design, real estate, and construction projects, they rely on us to come up with complete design plans from start to finish and then use these to build and pre-sell their projects. Original Conditions: This typical 1970’s choppy split-level house was e “functionally obsolete,” had three bedrooms, two baths, and no real master suite before we got our hands on it. Changes: Upon completion, the home had four bedrooms, three full baths, a full master suite, and an open floorplan with modern architectural details. The Result: Because of our design plans and visualizations, our clients were able to create a stunning property that was functionally current, appealed to the correct demographic, and wowed potential buyers resulting in the home selling before it ever hit the market!

This contributes to the successful management of the landscape with sustainable organics. The custom kinetic sculpture adds a nice finishing touch. Instead of a typical evergreen hedge, native clethra was planted on the property border to define the space while contributing fragrance, grace and pollinators to what easily could have been a less active, sterile space. Heavily planted ground cover natives such as ajuga, creeping jenny, Irish moss, sweet woodruff and geraniums made the need for weeding practically obsolete. The use of ground covers as mulch was most effective for resource management.
