Project Type: Full House Remodel Client Type: Builder Overview: We were commissioned by our clients over at Housekick to create a set of design plans and provide our standard visualization package. The crew over at Housekick builds/renovates and sells over forty houses a year in the Raleigh Triangle area, so having an efficient construction process and the ability to pre-sell their properties is crucial to their business model. Because of our extensive experience with interior design, real estate, and construction projects, they rely on us to come up with complete design plans from start to finish and then use these to build and pre-sell their projects. Original Conditions: This typical 1970’s choppy split-level house was e “functionally obsolete,” had three bedrooms, two baths, and no real master suite before we got our hands on it. Changes: Upon completion, the home had four bedrooms, three full baths, a full master suite, and an open floorplan with modern architectural details. The Result: Because of our design plans and visualizations, our clients were able to create a stunning property that was functionally current, appealed to the correct demographic, and wowed potential buyers resulting in the home selling before it ever hit the market!

"The homeowners called us to fix a leak in their basement... which turned out to be a backed up drain, caused by a crack in an obsolete drain tile, and two leaks in their foundation... it sort of snowballed," says Bryan Ogle, owner of Ogle Construction and Maintenance Services. With small children in the home, the couple decided to invest in solving the problem with a long- term solution. They wanted to make the basement safe and comfortable for their young family. After the drain tile was fixed, the entire area was reinsulated, and finished with new sheetrock, trim, carpet and lighting. The electrical system was updated and a new laundry room (with loads of storage), bedroom and family room were created in the space. Moore Design Group enhanced the original design with a reconfigured layout, horizontal and vertical design elements, and careful attention to detail. We blended original architectural features with the convenience of contemporary appliances, custom cabinetry, finishes, fixtures, and lighting. The kitchen was a client priority; we centered the room around a grand island with an eat-at bar that inspires shared meals and conversations. Walls were eliminated to open up the space. Custom cabinetry and granite slab countertops were installed, and the wood floors were refinished. For a final touch, the owner created architectural ceiling moldings that reflect the adjacent dining and living rooms. We reclaimed obsolete space to create a primary ensuite. A steam shower, claw-foot tub, and traditional double basin vanity transformed the bathroom into a bespoke sanctuary. Our discovery of a fabulous gray, blue and beige marble for wainscoting and countertops launched the lovely, soft palette. An added touch of luxury: a dressing table and wardrobes line the adjacent bedroom

| DETAILS | Flush white washed baltic birch inside and out sits as a quiet palette when cleaning at dusk especially when the light outside is still sleeping. Over the years as we educate clients around appliances we still work through a rigorous process of programming. Gone is the idea of exposed and oversized appliances. For a busy professional couple less is more, we opted for the a full Miele appliance package for both their #kitchen and #laundry. Loving the new convection steam combi oven where you can steam a duck and brown all in one courtesy of @miele_com. I've seen them cook a 4 course meal for 20 people out of this compact oven. Integrated warming drawer and refrigeration. Much thanks to @caisleydevelopments @somafurniture for helping find solutions around the challenges of seeing how we can install differently. Raising the refrigerator so the freezer drawer can be perfectly aligned with the adjacent warming drawer & countertop line. Raising the hood fan pull out so we could see much better detail and have no exposed trim. And of course flush mount detailing around the gas cooktop so we have minimal raised differences within the working countertop. Soon as gas becomes obsolete we will begin to see induction cooking be standardized until then we try to find ways to incorporate the more traditional means of cooking with gas. When working with compact spaces and especially in #Vancoucer #condoliving, integrating appliances whenever possible is key. And of course @boccidesign for electrical outlets.
