Contemporary style focuses on the basics of line, shape and form. While this client's master bath had those elements, it had also lost it's luster making it cold, hard and uninviting. Our goal with this remodel was to modernize the contemporary elements while creating a warm and comfortable space to begin each day. The element of line is displayed in the shower through the use of thin vertical tiles that draw your eye upward toward the custom ombre mosaic. Form is communicated through the soft curves on the faucets, vessel sinks and freestanding tub. Each one has a flow similar to the silhouette of a woman, bringing beauty and comfort. Shape occurs in the geometric inset of the marble floor, which is heated through a sub-floor system. The warmth of this space is not only felt with the feet but also with the heart. Located in the heart of a 1920’s urban neighborhood, this classically designed home went through a dramatic transformation. Several updates over the years had rendered the space dated and feeling disjointed. The main level received cosmetic updates to the kitchen, dining, formal living and family room to bring the decor out of the 90’s and into the 21st century. Space from a coat closet and laundry room was reallocated to the transformation of a storage closet into a stylish powder room. Upstairs, custom cabinetry, built-ins, along with fixture and material updates revamped the look and feel of the bedrooms and bathrooms. But the most striking alterations occurred on the home’s exterior, with the addition of a 24′ x 52′ pool complete with built-in tanning shelf, programmable LED lights and bubblers as well as an elevated spa with waterfall feature. A custom pool house was added to compliment the original architecture of the main home while adding a kitchenette, changing facilities and storage space to enhance the functionality of the pool area. The landscaping received a complete overhaul and Oaks Rialto pavers were added surrounding the pool, along with a lounge space shaded by a custom-built pergola. These renovations and additions converted this residence from well-worn to a stunning, urban oasis.

The design dilemma: Develop a privacy solution, for a charming glass panel front door and sidelights, that is both beautiful and functional. The solution occurred in two parts. First, we added fully closing drapery panels that offer privacy for the family while inside their home. We used a sheer fabric that allows light to pass through but obscures the view from the outside. This solved the privacy needs while inside the home. However, the drapery can not be fully closed when the family is away from their home. Which leads us to the second part of our design solution. We fabricated a custom flat panel sheer that can easily be added or removed when the family leaves the home. The sheer fabric was doubled and acts similarly to the drapery in that it allows light to pass through but obscures the view from the outside. Clear, 3M brand removable hooks were attached to the door and the grommet heading fabric panel easily attaches to the hooks. The result is both beautiful and functional! Stucco is a popular building material that is mainly used in residential exterior siding. It is a combination of sand, Portland cement, limestone and sometimes water. Plaster can be applied to wood, block and concrete. When applying stucco to wood framing, it is usually attached to a wire lath that is attached to the structural framing. Wood framing must be protected by a water resistant moisture barrier such as, asphalt building paper or different types of building wraps before the wire lath and stucco are applied. New stucco should cure for thirty days before prime and paint are applied. A common problem found in stucco due to the trapped moisture that migrates towards the stucco surface, it sometimes carries mineral deposits within it. This can cause a discoloration and sometimes adhesion problems. New stucco can sometimes develop cracks during the curing process. As water is eliminated and the stucco hardens, hairline cracks tend to occur. Once you apply the primer and paint with a paint roller it typically fills the narrow cracks. The roller helps push the paint into the cracks. Larger stucco cracks require a stucco patch filler to bridge the gap. When painting new you must include a primer coat and one or two finishing coats. All paints and primers should be used for exterior surfaces.

These clients have a large family with teen kids and wanted a modern updated basement to accommodate their social activities and draw the kids to their house to hang out. With plenty of room in the basement, we designed a full-service bar, equipped with a sink, dishwasher drawers, icemaker, beverage refrigerator and liquor storage. Framing was added over the bar to accentuate the shape of the bar and give the feeling of a floating bulkhead. A wall of glass mosaic was added to give texture and depth to the space, along with a leather upholstered overlay on the front of the bar. The counter tops are a combination of Quartz and Eucalyptus wood with poured resin over the top for protection. There is a lounge area with a projection TV and 84” wide screen with plenty of seating and storage for games. The other end of the basement hosts a ping pong table set aside for the serious players. The existing lighting was removed and a new lighting layout with fixtures were installed to address any activities that might be occurring in the various spaces. The end result is an incredible living space in the basement for both the teens and their friends, as well as the adults to enjoy games on the big screen as well as a rambunctious game of ping pong.
