Our client came to us with a desire to take an overgrown, neglected space and transform it into a clean contemporary backyard for the family to enjoy. Having had less than stellar experiences with other contractors, they wanted to find a trustworthy company; One that would complement their style and provide excellent communication. They saw a JRP banner at their son's baseball game at Westlake High School and decided to call. After meeting with the team, they knew JRP was the firm they needed to give their backyard a complete overhaul. With a focus on sleek, clean lines, this contemporary backyard is captivating. The outdoor family room is a perfect blend of beauty, form, and function. JRP reworked the courtyard and dining area to create a space for the family to enjoy together. An outdoor pergola houses a media center and lounge. Restoration Hardware low profile furniture provides comfortable seating while maintaining a polished look. The adjacent barbecue is perfect for crafting up family dinners to enjoy amidst a Southern California sunset. Before renovating, the landscaping was an unkempt mess that felt overwhelming. Synthetic grass and concrete decking was installed to give the backyard a fresh feel while offering easy maintenance. Gorgeous hardscaping takes the outdoor area to a whole new level. The resurfaced free-form pool joins to a lounge area that's perfect for soaking up the sun while watching the kids swim. Hedges and outdoor shrubs now maintain a clean, uniformed look. A tucked-away area taken over by plants provided an opportunity to create an intimate outdoor dining space. JRP added wooden containers to accommodate touches of greenery that weren't overwhelming. Bold patterned statement flooring contrasts beautifully against a neutral palette. Additionally, our team incorporated a fireplace for a feel of coziness. Once an overlooked space, the clients and their children are now eager to spend time outdoors together. The homeowners of this wanted to create an informal year-round residence for their active family that reflected their love of the outdoors and time spent in ski and camping lodges. The result is a luxurious, yet understated, comfortable kitchen/dining area that exudes a feeling of warmth and relaxation. The open floor plan offers views throughout the first floor, while large picture windows integrate the outdoors and fill the space with light. A door to the three-season room offers easy access to an outdoor kitchen and living area. The dark wood floors, cabinets with natural wood grain, leathered stone counters, and coffered ceilings offer the ambiance of a 19th century mountain lodge, yet this is combined with painted wainscoting and woodwork to brighten and modernize the space. A blue center island in the kitchen adds a fun splash of color, while a gas fireplace and lit upper cabinets adds a cozy feeling. A separate butler’s pantry contains additional refrigeration, storage, and a wine cooler. Challenges included integrating the perimeter cabinetry into the crown moldings and coffered ceilings, so the lines of millwork are aligned through multiple living spaces. In particular, there is a structural steel column on the corner of the raised island around which oak millwork was wrapped to match the living room columns. Another challenge was concealing second floor plumbing in the beams of the coffered ceiling.

The new owners were looking forward to living in their new home with an open floor plan, tall vaulted ceilings, and great views. It featured a large Great Room with two big French Doors separating the Dining Room from the Master Bedroom. But after only a few months they identified a major design flaw: Each of the French Doors had ten glass windows with two large windows above each door. (Check out our before and after designs, traffic flow diagrams and photos of this project.) Glass windows and doors allowed sound and light from guests or the TV in the great room to easily sneak into the bedroom. With unique work and sleep schedules (he’s a pilot, she’s a registered nurse) this design wasn’t working. Then there was a traffic flow design flaw: The Master Bedroom had a second entrance from a hallway. To get into the bedroom from the hallway you needed to walk down another claustrophobic hallway. To get from the Master Bedroom to the Master Bath begin at the most remote corner of the bedroom and down a hallway between two closets. Once inside the bath, a huge triangular Jacuzzi dominating the space. So, from a privacy and traffic flow perspective, this home had some major design issues. When Craig Weber first met with the owners, he listened to their ideas and concerns. The owners trusted Craig to come up with the most efficient and most effective solution to this design dilemma. He offered a solution that resolved the bed-bath traffic flow problem, offered some bedroom room privacy, and updated the bath. First, the two French Doors and windows were removed. A new wall was built with sound-absorbing materials, making the Great Room and Dining Room more comfortable spaces for entertaining while creating the bedroom privacy the owners craved. Solving the Bedroom/Bath traffic flow problem began with removing the two existing closets. The bath door was relocated next to the hall entrance, and then a new walk-in closet was added adjacent to the hallway entrance. The solution offered easy access to and from the bath, closet and hallway without a hint of claustrophobia. The Master Bath underwent a major transformation designed for convenience and comfort – especially during long, cold Minnesota winters. Most everything from the former bath was torn out, beginning with the giant Jacuzzi. A new bathtub that is wider and deeper than the standard size was installed with brushed Nickel fixtures. It’s the perfect place to relax with a glass of wine and candles. Warm floors are a Minnesota “must have.” The bath’s new ceramic floor features in-floor electric heat. Getting in and out of the tub is easy and comfortable. The new walk-in shower again features in-floor heating and a place to sit. The most interesting feature of this shower may the custom ceramic tile installed with unique patterns. A new vanity Cambria Bradshaw countertops features two under-hung ceramic sinks with matching brushed Nickel fixtures. Tall ceilings and three glass windows near the ceiling flood the room with natural light. A new energy-efficient window frames an ornamental stained glass window created by the owner’s father – a great personal touch. A quiet place to sleep. A private dining room for entertaining. A Master Bath to die for. And easy traffic flow. The owners couldn’t have been more delighted with the outcome. And Lilly, their cat, loves it too.

Kitchen - transitional kitchen idea in Austin

This 1960s split-level home desperately needed a change - not bigger space, just better. We removed the walls between the kitchen, living, and dining rooms to create a large open concept space that still allows a clear definition of space, while offering sight lines between spaces and functions. Homeowners preferred an open U-shape kitchen rather than an island to keep kids out of the cooking area during meal-prep, while offering easy access to the refrigerator and pantry. Green glass tile, granite countertops, shaker cabinets, and rustic reclaimed wood accents highlight the unique character of the home and family. The mix of farmhouse, contemporary and industrial styles make this house their ideal home. Outside, new lap siding with white trim, and an accent of shake shingles under the gable. The new red door provides a much needed pop of color. Landscaping was updated with a new brick paver and stone front stoop, walk, and landscaping wall.

The kitchen was at the top of the list for a total overhaul – the worn oak cabinets, dated appliances, and clunky layout all had to go. Removing the decorative soffits allowed us to take the new cabinetry all the way to the ceiling, adding functional storage and visually extending the room’s height. We reconfigured the layout from a modified U to an L-shape which accomplished several things – it opened up the kitchen to the dining room, redirected circulation, and most importantly, created space for an island. A brand new pantry was created for overflow food storage, bulk items, occasional dishware and small appliances, ensuring that our client’s goal of uncluttered countertops was achievable. The finish selections and clean lines give a nod to the home’s mid-century bones. The wood island provides warmth and the light quartz countertops, textured backsplash and white cabinets keep the kitchen feeling light and bright. We opted to install open shelving above the sink which provides display space and needed storage without the bulkiness of an overhead cabinet. The matte black faucet, hardware and decorative pendants add another level of visual interest to the modern kitchen. To unify the kitchen and dining room, we replaced the drab kitchen flooring with select red oak hardwoods that were expertly installed and refinished to match the gorgeous wood flooring throughout the home.
