This home evokes a sensuous St. Barth lifestyle on Lake Michigan, designed for globetrotting clients who wanted a weekend sanctuary near their primary residence in Chicago. The project brief included open plan living for entertaining, a family lounge, and bedroom suites for houseguests.
The first level is a glass rectangular volume that makes the second level appear to float over the dune and offers water views through the structure. Clad in Accoya, the upper level will gray with age and blend into the landscape. These two horizontal volumes are connected by a double-height glass entry space that reveals a floating staircase.
A contemporary beach aesthetic unifies the interior through an edited palette of materials, including white oak millwork, large-format porcelain tile, and a range of warm whites. Interior tile extends out to the pool terrace, uniting the spaces and amplifying the connection to the outdoors.
The landscape design enhances the experience. A courtyard with sculptural Ginkgo trees offers refuge from lake breezes. On the pool terrace, custom Cor-Ten planters overflow with Russian Sage, selected for graceful foliage that sways in the breeze and offers a relaxing herbal aroma.

The Clara is a brand new, fully-furnished maintenance-free villa home located in the Cabreo neighborhood at Mediterra. This three bedroom, three and one half bath model home is the largest oor plan offered in London Bay’s newest villa neighborhood with 3,248 square feet under air. The interior features a clean approach to the traditional style with a Modern Classic design, dark wood accents, and soft blue and green accents, fabrics, and accessories owing throughout the main living area. The Family Room, Living Room, and Master Suite open up to the outdoor living area with a sparkling pool and spa. The outdoor living space is complete with a picturesque lake view. With the outdoor living area, covered entry, and three car garage, the Clara offers 4,743 total square feet.

Here we have a contemporary home in Monterey Heights that is perfect for entertaining on the main and lower level. The vaulted ceilings on the main floor offer space and that open feeling floor plan. Skylights and large windows are offered for natural light throughout the house. The cedar insets on the exterior and the concrete walls are touches we hope you don't miss. This renovated brick rowhome in Boston’s South End offers a modern aesthetic within a historic structure, creative use of space, exceptional thermal comfort, a reduced carbon footprint, and a passive stream of income.
DESIGN PRIORITIES. The goals for the project were clear - design the primary unit to accommodate the family’s modern lifestyle, rework the layout to create a desirable rental unit, improve thermal comfort and introduce a modern aesthetic. We designed the street-level entry as a shared entrance for both the primary and rental unit. The family uses it as their everyday entrance - we planned for bike storage and an open mudroom with bench and shoe storage to facilitate the change from shoes to slippers or bare feet as they enter their home. On the main level, we expanded the kitchen into the dining room to create an eat-in space with generous counter space and storage, as well as a comfortable connection to the living space. The second floor serves as master suite for the couple - a bedroom with a walk-in-closet and ensuite bathroom, and an adjacent study, with refinished original pumpkin pine floors. The upper floor, aside from a guest bedroom, is the child's domain with interconnected spaces for sleeping, work and play. In the play space, which can be separated from the work space with new translucent sliding doors, we incorporated recreational features inspired by adventurous and competitive television shows, at their son’s request.
MODERN MEETS TRADITIONAL. We left the historic front facade of the building largely unchanged - the security bars were removed from the windows and the single pane windows were replaced with higher performing historic replicas. We designed the interior and rear facade with a vision of warm modernism, weaving in the notable period features. Each element was either restored or reinterpreted to blend with the modern aesthetic. The detailed ceiling in the living space, for example, has a new matte monochromatic finish, and the wood stairs are covered in a dark grey floor paint, whereas the mahogany doors were simply refinished. New wide plank wood flooring with a neutral finish, floor-to-ceiling casework, and bold splashes of color in wall paint and tile, and oversized high-performance windows (on the rear facade) round out the modern aesthetic.
RENTAL INCOME. The existing rowhome was zoned for a 2-family dwelling but included an undesirable, single-floor studio apartment at the garden level with low ceiling heights and questionable emergency egress. In order to increase the quality and quantity of space in the rental unit, we reimagined it as a two-floor, 1 or 2 bedroom, 2 bathroom apartment with a modern aesthetic, increased ceiling height on the lowest level and provided an in-unit washer/dryer. The apartment was listed with Jackie O'Connor Real Estate and rented immediately, providing the owners with a source of passive income.
ENCLOSURE WITH BENEFITS. The homeowners sought a minimal carbon footprint, enabled by their urban location and lifestyle decisions, paired with the benefits of a high-performance home. The extent of the renovation allowed us to implement a deep energy retrofit (DER) to address air tightness, insulation, and high-performance windows. The historic front facade is insulated from the interior, while the rear facade is insulated on the exterior. Together with these building enclosure improvements, we designed an HVAC system comprised of continuous fresh air ventilation, and an efficient, all-electric heating and cooling system to decouple the house from natural gas. This strategy provides optimal thermal comfort and indoor air quality, improved acoustic isolation from street noise and neighbors, as well as a further reduced carbon footprint. We also took measures to prepare the roof for future solar panels, for when the South End neighborhood’s aging electrical infrastructure is upgraded to allow them.
URBAN LIVING. The desirable neighborhood location allows the both the homeowners and tenant to walk, bike, and use public transportation to access the city, while each charging their respective plug-in electric cars behind the building to travel greater distances.
OVERALL. The understated rowhouse is now ready for another century of urban living, offering the owners comfort and convenience as they live life as an expression of their values.

A mountain modern residence situated in the Gallatin Valley of Montana. Our modern aluminum door adds just the right amount of flair to this beautiful home designed by FORMation Architecture. The Circle F Residence has a beautiful mixture of natural stone, wood and metal, creating a home that blends flawlessly into it’s environment.
The modern door design was selected to complete the home with a warm front entrance. This signature piece is designed with horizontal cutters and a wenge wood handle accented with stainless steel caps. The obscure glass was chosen to add natural light and provide privacy to the front entry of the home. Performance was also factor in the selection of this piece; quad pane glass and a fully insulated aluminum door slab offer high performance and protection from the extreme weather. This distinctive modern aluminum door completes the home and provides a warm, beautiful entry way.

This remodeling project in Scituate, MA began with a unique challenge: the original architectural plans didn’t fully align with the family’s vision for their forever home. Woodland Builders stepped in to redesign the layout, creating a more compact and cost-effective plan that perfectly suited the family’s lifestyle and long-term needs.
The homeowners, who loved their neighborhood and planned to stay for the next 30 years, sought additional space, a functional kitchen, and a new bathroom. To achieve these goals, they moved into temporary housing, enabling Woodland to work efficiently and meet their aggressive timeline.
The remodel encompassed several key areas of the home, each thoughtfully reimagined to enhance functionality, style, and comfort.

Located steps from the waterways of Huntington Harbor, California, Phelps Residence is a remodel of a regional mid-century house, developed in the 1960s along with the rest of the Harbor neighborhood.
The goal of the renovation was to honor the mid-century bones of the existing structure featuring full-height windows and open beam ceilings while infusing new life and detail via a ground-up renovation.
The volume of the house is a two-story stucco façade structure with vertical cedar and black metal accents. The wall-to-wall, full-height sliding doors create an indoor-outdoor experience by extending the front yard fire pit and seating area through the living room to the backyard swimming pool and cabana beyond. The climate of the Harbor provides an ideal environment to open the space up to the yards year-round, thereby expanding the footprint of the house and allowing for an uninterrupted flow between rooms and indoor and outdoor areas.
The entry foyer features a steel and terrazzo sculptural stair in a recessed bed of river rock. The lower level’s large-scale terrazzo tiles seamlessly join the living room, dining room, and kitchen. The upper level is reserved for the private bedrooms and a more intimate family room. Hardwood floors flow throughout while large-scale windows seek to capture the unique views offered from each room.
Stack bond CMU garden walls in the front yard define the entry sequence, honoring the mid-century history of the residence.

This “Arizona Inspired” home draws on some of the couples’ favorite desert inspirations. The architecture honors the Wrightian design of The Arizona Biltmore, the courtyard raised planter beds feature labeled specimen cactus in the style of the Desert Botanical Gardens, and the expansive backyard offers a resort-style pool and cabana with plenty of entertainment space. Additional focal areas of landscape design include an outdoor living room in the front courtyard with custom steel fire trough, a shallow negative-edge fountain, and a rare “nurse tree” that was salvaged from a nearby site, sits in the corner of the courtyard – a unique conversation starter. The wash that runs on either side of the museum-glass hallway is filled with aloes, agaves and cactus. On the far end of the lot, a fire pit surrounded by desert planting offers stunning views both day and night of the Praying Monk rock formation on Camelback Mountain.

Today’s basements are much more than dark, dingy spaces or rec rooms of years ago. Because homeowners are spending more time in them, basements have evolved into lower-levels with distinctive spaces, complete with stone and marble fireplaces, sitting areas, coffee and wine bars, home theaters, over sized guest suites and bathrooms that rival some of the most luxurious resort accommodations.
Gracing the lakeshore of Lake Beulah, this homes lower-level presents a beautiful opening to the deck and offers dynamic lake views. To take advantage of the home’s placement, the homeowner wanted to enhance the lower-level and provide a more rustic feel to match the home’s main level, while making the space more functional for boating equipment and easy access to the pier and lakefront.
Jeff Auberger designed a seating area to transform into a theater room with a touch of a button. A hidden screen descends from the ceiling, offering a perfect place to relax after a day on the lake. Our team worked with a local company that supplies reclaimed barn board to add to the decor and finish off the new space. Using salvaged wood from a corn crib located in nearby Delavan, Jeff designed a charming area near the patio door that features two closets behind sliding barn doors and a bench nestled between the closets, providing an ideal spot to hang wet towels and store flip flops after a day of boating. The reclaimed barn board was also incorporated into built-in shelving alongside the fireplace and an accent wall in the updated kitchenette.
Lastly the children in this home are fans of the Harry Potter book series, so naturally, there was a Harry Potter themed cupboard under the stairs created. This cozy reading nook features Hogwartz banners and wizarding wands that would amaze any fan of the book series.

The Jackson II Expanded adds 353sf of living space to the Jackson II floor plan. This spacious four bedroom home has a downstairs study/guest suite with walk-in closet, which can be configured with a full bath and a bay window option. A mudroom with storage closet opens from the garage, creating a separate entry to the guest suite. A large pantry is added to the kitchen area in the Expanded version of the plan. Space is also added to the family room and dining room in this plan, and the dining room has a trey ceiling. The relocated utility room offers the convenience of second floor laundry and a folding counter.
Bedrooms two and three share a private hallway access to the hall bath, which is designed for shared use. The primary bedroom suite features a large bedroom, a reconfigured bath with dual vanity, and a room-sized closet. A garden tub and separate shower are included, and additional luxury bath options are also offered on this plan.
Like the original Jackson II plan, the two story foyer has a railed overlook above, and encompasses a feature window over the landing. The family room and breakfast area overlook the rear yard, and the centrally located kitchen is open to all main living areas of the home, for good traffic flow and entertaining. Nine foot ceilings throughout the first floor are included. Exterior plan details include a metal-roofed front porch, shake siding accents, and true radius head windows.
