OVERVIEW. This LEED Platinum certified modern farmhouse ties into the cultural landscape of Lincoln, Massachusetts - a town known for its rich history, farming traditions, conservation efforts, and visionary architecture. The goal was to design and build a new single family home on 1.8 acres that respects the neighborhood’s agrarian roots, produces more energy than it consumes, and provides the family with flexible spaces to live-play-work-entertain. The resulting 2,800 SF home is proof that families do not need to compromise on style, space or comfort in a highly energy-efficient and healthy home.
CONNECTION TO NATURE. The attached garage is ubiquitous in new construction in New England’s cold climate. This home’s barn-inspired garage is intentionally detached from the main dwelling. A covered walkway connects the two structures, creating an intentional connection with the outdoors between auto and home.
FUNCTIONAL FLEXIBILITY. With a modest footprint, each space must serve a specific use, but also be flexible for atypical scenarios. The Mudroom serves everyday use for the couple and their children, but is also easy to tidy up to receive guests, eliminating the need for two entries found in most homes. A workspace is conveniently located off the mudroom; it looks out on to the back yard to supervise the children and can be closed off with a sliding door when not in use. The Away Room opens up to the Living Room for everyday use; it can be closed off with its oversized pocket door for secondary use as a guest bedroom with en suite bath.
NET POSITIVE ENERGY. The all-electric home consumes 70% less energy than a code-built house, and with measured energy data produces 48% more energy annually than it consumes, making it a 'net positive' home. Thick walls and roofs lack thermal bridging, windows are high performance, triple-glazed, and a continuous air barrier yields minimal leakage (0.27ACH50) making the home among the tightest in the US. Systems include an air source heat pump, an energy recovery ventilator, and a 13.1kW photovoltaic system to offset consumption and support future electric cars.
ACTUAL PERFORMANCE. -6.3 kBtu/sf/yr Energy Use Intensity (Actual monitored project data reported for the firm’s 2016 AIA 2030 Commitment. Average single family home is 52.0 kBtu/sf/yr.)
o 10,900 kwh total consumption (8.5 kbtu/ft2 EUI)
o 16,200 kwh total production
o 5,300 kwh net surplus, equivalent to 15,000-25,000 electric car miles per year. 48% net positive.
WATER EFFICIENCY. Plumbing fixtures and water closets consume a mere 60% of the federal standard, while high efficiency appliances such as the dishwasher and clothes washer also reduce consumption rates.
FOOD PRODUCTION. After clearing all invasive species, apple, pear, peach and cherry trees were planted. Future plans include blueberry, raspberry and strawberry bushes, along with raised beds for vegetable gardening. The house also offers a below ground root cellar, built outside the home's thermal envelope, to gain the passive benefit of long term energy-free food storage.
RESILIENCY. The home's ability to weather unforeseen challenges is predictable - it will fare well. The super-insulated envelope means during a winter storm with power outage, heat loss will be slow - taking days to drop to 60 degrees even with no heat source. During normal conditions, reduced energy consumption plus energy production means shelter from the burden of utility costs. Surplus production can power electric cars & appliances. The home exceeds snow & wind structural requirements, plus far surpasses standard construction for long term durability planning.

Our solution was this: two complimentary pool cabanas that offered all of the client's wants and needs. The cabana on the left offered shade and a space to relax and enjoy the weather with functionality, while the cabana on the right offered storage space and space for a pool changing room. Aesthetically, these cabanas offer great looks and style to a great backyard and pool area.

Transforming this small bathroom into a wheelchair accessible retreat was no easy task. Incorporating unattractive grab bars and making them look seamless was the goal. A floating vanity / countertop allows for roll up accessibility and the live edge of the granite countertops make if feel luxurious. Double sinks for his and hers sides plus medicine cabinet storage helped for this minimal feel of neutrals and breathability. The barn door opens for wheelchair movement but can be closed for the perfect amount of privacy.

This well-proportioned two-story design offers simplistic beauty and functionality. Living, kitchen, and porch spaces flow into each other, offering an easily livable main floor. The master suite is also located on this level. Two additional bedroom suites and a bunk room can be found on the upper level. A guest suite is situated separately, above the garage, providing a bit more privacy.

Old farmhouses offer charm and character but usually need some careful changes to efficiently serve the needs of today’s families. This blended family of four desperately desired a master bath and walk-in closet in keeping with the exceptional features of the home. At the top of the list were a large shower, double vanity, and a private toilet area. They also requested additional storage for bathroom items. Windows, doorways could not be relocated, but certain nonloadbearing walls could be removed. Gorgeous antique flooring had to be patched where walls were removed without being noticeable. Original interior doors and woodwork were restored. Deep window sills give hints to the thick stone exterior walls. A local reproduction furniture maker with national accolades was the perfect choice for the cabinetry which was hand planed and hand finished the way furniture was built long ago. Even the wood tops on the beautiful dresser and bench were rich with dimension from these techniques. The legs on the double vanity were hand turned by Amish woodworkers to add to the farmhouse flair. Marble tops and tile as well as antique style fixtures were chosen to complement the classic look of everything else in the room. It was important to choose contractors and installers experienced in historic remodeling as the old systems had to be carefully updated. Every item on the wish list was achieved in this project from functional storage and a private water closet to every aesthetic detail desired. Orange County, CA - A courtyard entry gate is like a front door to a home so proper attention to its design and detailing needs to be taken into consideration.
This courtyard entry gate in a Mediterranean style was designed as part of a garage door and garden gate project we did in Corona del Mar, CA. The entry gate borrowed some of the architectural elements we used on the garage doors. For instance the bottom diamond panels which are carved by hand out of a solid piece of wood is a direct feature we used form the garage door design. The wood we opted to use was mahogany and it was graciously stained the same color as the garage doors to pull in the front curb appeal of the home together.
Though the garage door design was rather simple the focus of this home was the entry way to the courtyard gate so extra details were used such as the hand-forged scrolling girll used on the front which is backed with a functional rain glass door that can be opened for cleaning or speaking to someone without opening the entry gate. The iron work is exquisitely detailed in a turn of the century neoclassic style with gorgeous finials and scrolls that make the entry gate so elegant!
