This project is more than meets the eye! In a gorgeous neighborhood in Del Mar, San Diego, California, This unique small custom wine cellar truly acts as a showstopper. Originally within this house, the door which now faces outward used to be around the corner in a small hallway, virtually eliminating any visibility into this contemporary walk in custom wine cellar. Upon seeing the location of this space within the house, Gene Walder and the knowledgeable team at Vintage Cellars knew that to really take advantage of the room provided, (which is actually below the stairs), they needed to get rid of the original door and add a brand new one facing the main living space. Just a small feat in a series of unique custom features within this cellar! Here at Vintage Cellars, before any design takes shape, it is vital to understand what the clients wants and needs are based on their growing collection of wine. With a good idea of bottle sizes, shapes (some pinot noir bottles, for example have a wider bottom than a typical cabernet sauvignon bottle) and unique features desired, the team of wine cellar designers and wine cellar builders at Vintage Cellars are able to create a very special and desirable wine cellar for each client. The owners of this beautiful home collaborated heavily with the Vintage Cellars team in the design process of this rustic custom wine cellar - something that we aim to do with every project. The homeowners wanted to showcase some of their favorite Magnum sized bottles in a high reveal horizontal display row, directly on top of another area highlighting the best 750 ml's in their collection. This small custom wine room fills most of the left wall with single deep, individual bottle storage. Directly below this wine racking is room for wine case / wine bin storage. Centered within this wall is a nice space for opening and decanting wines with a gorgeous dark stone countertop and room for hanging wine glasses above. The opposite wall is filled floor to ceiling with label revealing horizontal display rows. Again, this type of feature is very desirable in recent years. After many years of having no outdoor living space and dealing with overgrown plants and trees the owner’s decided it was time to revitalize their backyard. They knew they wanted a large sitting area with a wood burning fireplace, room for outdoor dining and a place for the grill. A connecting walk would be needed to get guests from the driveway to the outdoor space. Last but not least, the owners wanted the ability to and a reason for stepping out of their unusable patio doors. The designers decided from the start the fireplace would be the prominent feature and focal point for the entire project. A large fireplace accented with sitting walls and arbors was positioned to anchor the corner of the patio. Stone was chosen to set the fireplace apart as its own element. Brick was used for the sitting walls and brick accents were added to the fireplace to tie into the house. An inlaid herringbone brick detail was incorporated above the stone mantle to simulate artwork which is typically found above indoor fireplaces. Flagstone was used for the wall caps and hearth to match the patio and thicker flagstone tread stock was used for the mantle and top. The arbors were added to visually balance the pergolas at the opposite side of the patio. For the patio the designers created a series of offset spaces to help subtly divide the space into two areas, sitting and dining. Two large existing trees also help dictate the shape of the patio. Cut flagstone was chosen for the surface bordered by a double soldier edge of brick. The brick edging also surrounds a decorative gravel area topped with an urn fountain which provides a secondary focal point and the sound of water. Large flagstone treads were used for the steps leading to the previously unused patio doors. Opposite the fireplace a short walk leads to a square transition area with a statue chosen by the owner. The statue provides a strong focal point when entering from the driveway. A longer walk leads from this space along the house to the driveway. The pergolas and arbors were designed by the landscape designer as part of this project but were ultimately contracted separately by the owner. The larger square pergola was intended as an area for a bench or two separate from the main patio. The longer pergola was added later in the design phase to help provide shade to the interior of the house. The arbors at the fireplace were added to balance out the wood elements at the opposite side while adding additional architectural interest to the fireplace. While this project was predominantly hardscaping, planting and lighting were also incorporated into the design. Several large existing trees were retained and serious of smaller understory trees were added to help enclose the space. The designer’s took advantage of the large trees to place down lights on the branches to achieve a moonlight effect at night. Additional lighting was used on the pergola, to accent focal points, to up light the smaller trees and around the patio. Massed planting of Japanese forest grass provides bold foliage color for the shady garden. A mulch path leads off behind the fireplace to another garden and a secluded area ideal for a bench or small table and chairs. Additional plantings were added along the rear property line to screen and unsightly fence. This project has obviously completely changed the way the owners use their backyard. They now have a seamless transition from indoors to outdoors with the use of the patio doors. The large patio allows for entertaining small gatherings outdoors for the first time. The fireplace has definitely become the primary gathering place for family and friends.

A classic West Side loft in Hell’s Kitchen, Gallery’s main task was to renovate the large kitchen. The clients like to entertain, so in addition to remodeling the aesthetic, we expanded the footprint of the island and built an entirely new bar at the opposite end of the kitchen. Some design choices are a natural fit for the space. In this case, that meant leaning into the industrial vibe of the exposed concrete while bringing in some character with the material choices. INDUSTRIAL CHIC With an industrial aesthetic in mind, gray was a natural color choice for the fully custom Miralis cabinets. The backsplash was designed in a subway brick pattern, but rather than the typical porcelain or marble, a clay tile in a white matte tone resembling cement was chosen to further coordinate with the exposed concrete. Stacked cabinets were installed to accommodate the tall loft ceilings. For contrast, we incorporated glass front cabinetry with lighting in some areas. The resulting marriage of concrete, glass, and wood is well-matched for an industrial chic loft kitchen. Further highlighting the homeowners’ love of entertaining, we also built an entirely custom bar at one end of the space, featuring open shelving in contrasting wood tones with underlighting and a custom mirrored backsplash for an authentic bar feel. ADVENTURES IN APPROACHING COLUMNS Loft renovations tend to come with two common needs: how to fill all that space tastefully and how to work with those ever present columns. In the case of this loft kitchen renovation, it suited the industrial aesthetic not to wrap the concrete column as one typically would, but rather to leave it exposed, accentuating the raw character of the space. Partially as a result, the island expanded too, creating more room for functional additions such as a built-in microwave, wine fridge, and more open shelving to match the bar, outlined with a countertop overhang to optimize counter space and chair storage. ANCHORED IN SYMMETRY With a loft space as unusually large as this one, an ideal design strategy, especially when high ceilings are involved, is to anchor the kitchen on opposing sides. Here, one side is anchored by a large floor-to-ceiling pantry, while the other is anchored by the counter-depth fridge with cabinetry above. The connecting element is the counter space in the middle, resulting in the visual impact of a long kitchen run within the open floor plan of a loft. After many years of having no outdoor living space and dealing with overgrown plants and trees the owner’s decided it was time to revitalize their backyard. They knew they wanted a large sitting area with a wood burning fireplace, room for outdoor dining and a place for the grill. A connecting walk would be needed to get guests from the driveway to the outdoor space. Last but not least, the owners wanted the ability to and a reason for stepping out of their unusable patio doors. The designers decided from the start the fireplace would be the prominent feature and focal point for the entire project. A large fireplace accented with sitting walls and arbors was positioned to anchor the corner of the patio. Stone was chosen to set the fireplace apart as its own element. Brick was used for the sitting walls and brick accents were added to the fireplace to tie into the house. An inlaid herringbone brick detail was incorporated above the stone mantle to simulate artwork which is typically found above indoor fireplaces. Flagstone was used for the wall caps and hearth to match the patio and thicker flagstone tread stock was used for the mantle and top. The arbors were added to visually balance the pergolas at the opposite side of the patio. For the patio the designers created a series of offset spaces to help subtly divide the space into two areas, sitting and dining. Two large existing trees also help dictate the shape of the patio. Cut flagstone was chosen for the surface bordered by a double soldier edge of brick. The brick edging also surrounds a decorative gravel area topped with an urn fountain which provides a secondary focal point and the sound of water. Large flagstone treads were used for the steps leading to the previously unused patio doors. Opposite the fireplace a short walk leads to a square transition area with a statue chosen by the owner. The statue provides a strong focal point when entering from the driveway. A longer walk leads from this space along the house to the driveway. The pergolas and arbors were designed by the landscape designer as part of this project but were ultimately contracted separately by the owner. The larger square pergola was intended as an area for a bench or two separate from the main patio. The longer pergola was added later in the design phase to help provide shade to the interior of the house. The arbors at the fireplace were added to balance out the wood elements at the opposite side while adding additional architectural interest to the fireplace. While this project was predominantly hardscaping, planting and lighting were also incorporated into the design. Several large existing trees were retained and serious of smaller understory trees were added to help enclose the space. The designer’s took advantage of the large trees to place down lights on the branches to achieve a moonlight effect at night. Additional lighting was used on the pergola, to accent focal points, to up light the smaller trees and around the patio. Massed planting of Japanese forest grass provides bold foliage color for the shady garden. A mulch path leads off behind the fireplace to another garden and a secluded area ideal for a bench or small table and chairs. Additional plantings were added along the rear property line to screen and unsightly fence. This project has obviously completely changed the way the owners use their backyard. They now have a seamless transition from indoors to outdoors with the use of the patio doors. The large patio allows for entertaining small gatherings outdoors for the first time. The fireplace has definitely become the primary gathering place for family and friends.

Inspiration for a mid-sized timeless l-shaped travertine floor enclosed kitchen remodel in Los Angeles with an island, raised-panel cabinets, dark wood cabinets, granite countertops, beige backsplash, mosaic tile backsplash, stainless steel appliances and an undermount sink

This typical 1980͛s master bath was a 5͛ x 8͛ foot space with a single vanity, small, angled shower and modest linen closet. The homeowner͛s desire was to have two sinks, a soaking tub, shower and toilet all in the same 5͛ x 8͛ space. This certainly posed a design challenge. Deleting the linen closet and relocating the toilet allowed for a ͚wet room͛ design concept. This enabled the homeowner͛s to incorporate both a soaking tub and a tile shower with a frameless glass enclosure. A sliding barn door replaced the old existing inswing door making room for his & her vanities opposite each other. The 12 x 24 porcelain tile covers the bath floor and wraps the shower walls to the ceiling. This adds visual depth to this small space. A glass and metal hexagon accent band create a pop of color and texture in the shower. This bath was made complete with Cambria Bellingham quartz countertops, glass vessel bowls and coordinating glass knobs on the vanity cabinetry. 205 Photography

DOWNLOAD NOW   The Klimala’s and their three kids are no strangers to moving, this being their fifth house in the same town over the 20-year period they have lived there. “It must be the 7-year itch, because every seven years, we seem to find ourselves antsy for a new project or a new environment. I think part of it is being a designer, I see my own taste evolve and I want my environment to reflect that. Having easy access to wonderful tradesmen and a knowledge of the process makes it that much easier”. This time, Klimala’s fell in love with a somewhat unlikely candidate. The 1950’s ranch turned cape cod was a bit of a mutt, but it’s location 5 minutes from their design studio and backing up to the high school where their kids can roll out of bed and walk to school, coupled with the charm of its location on a private road and lush landscaping made it an appealing choice for them. “The bones of the house were really charming. It was typical 1,500 square foot ranch that at some point someone added a second floor to. Its sloped roofline and dormered bedrooms gave it some charm.” With the help of architect Maureen McHugh, Klimala’s gutted and reworked the layout to make the house work for them. An open concept kitchen and dining room allows for more frequent casual family dinners and dinner parties that linger. A dingy 3-season room off the back of the original house was insulated, given a vaulted ceiling with skylights and now opens up to the kitchen. This room now houses an 8’ raw edge white oak dining table and functions as an informal dining room. “One of the challenges with these mid-century homes is the 8’ ceilings. I had to have at least one room that had a higher ceiling so that’s how we did it” states Klimala. The kitchen features a 10’ island which houses a 5’0” Galley Sink. The Galley features two faucets, and double tiered rail system to which accessories such as cutting boards and stainless steel bowls can be added for ease of cooking. Across from the large sink is an induction cooktop. “My two teen daughters and I enjoy cooking, and the Galley and induction cooktop make it so easy.” A wall of tall cabinets features a full size refrigerator, freezer, double oven and built in coffeemaker. The area on the opposite end of the kitchen features a pantry with mirrored glass doors and a beverage center below. The rest of the first floor features an entry way, a living room with views to the front yard’s lush landscaping, a family room where the family hangs out to watch TV, a back entry from the garage with a laundry room and mudroom area, one of the home’s four bedrooms and a full bath. There is a double sided fireplace between the family room and living room. The home features pops of color from the living room’s peach grass cloth to purple painted wall in the family room. “I’m definitely a traditionalist at heart but because of the home’s Midcentury roots, I wanted to incorporate some of those elements into the furniture, lighting and accessories which also ended up being really fun. We are not formal people so I wanted a house that my kids would enjoy, have their friends over and feel comfortable.” The second floor houses the master bedroom suite, two of the kids’ bedrooms and a back room nicknamed “the library” because it has turned into a quiet get away area where the girls can study or take a break from the rest of the family. The area was originally unfinished attic, and because the home was short on closet space, this Jack and Jill area off the girls’ bedrooms houses two large walk-in closets and a small sitting area with a makeup vanity. “The girls really wanted to keep the exposed brick of the fireplace that runs up the through the space, so that’s what we did, and I think they feel like they are in their own little loft space in the city when they are up there” says Klimala.
