We gave new life to all three bathrooms in her home, making better use of the space in the powder bathroom, optimizing the layout for a brother & sister to share a hall bath, and updating the primary bathroom with a large curbless walk-in shower and luxurious clawfoot tub. This renovated brick rowhome in Boston’s South End offers a modern aesthetic within a historic structure, creative use of space, exceptional thermal comfort, a reduced carbon footprint, and a passive stream of income. DESIGN PRIORITIES. The goals for the project were clear - design the primary unit to accommodate the family’s modern lifestyle, rework the layout to create a desirable rental unit, improve thermal comfort and introduce a modern aesthetic. We designed the street-level entry as a shared entrance for both the primary and rental unit. The family uses it as their everyday entrance - we planned for bike storage and an open mudroom with bench and shoe storage to facilitate the change from shoes to slippers or bare feet as they enter their home. On the main level, we expanded the kitchen into the dining room to create an eat-in space with generous counter space and storage, as well as a comfortable connection to the living space. The second floor serves as master suite for the couple - a bedroom with a walk-in-closet and ensuite bathroom, and an adjacent study, with refinished original pumpkin pine floors. The upper floor, aside from a guest bedroom, is the child's domain with interconnected spaces for sleeping, work and play. In the play space, which can be separated from the work space with new translucent sliding doors, we incorporated recreational features inspired by adventurous and competitive television shows, at their son’s request. MODERN MEETS TRADITIONAL. We left the historic front facade of the building largely unchanged - the security bars were removed from the windows and the single pane windows were replaced with higher performing historic replicas. We designed the interior and rear facade with a vision of warm modernism, weaving in the notable period features. Each element was either restored or reinterpreted to blend with the modern aesthetic. The detailed ceiling in the living space, for example, has a new matte monochromatic finish, and the wood stairs are covered in a dark grey floor paint, whereas the mahogany doors were simply refinished. New wide plank wood flooring with a neutral finish, floor-to-ceiling casework, and bold splashes of color in wall paint and tile, and oversized high-performance windows (on the rear facade) round out the modern aesthetic. RENTAL INCOME. The existing rowhome was zoned for a 2-family dwelling but included an undesirable, single-floor studio apartment at the garden level with low ceiling heights and questionable emergency egress. In order to increase the quality and quantity of space in the rental unit, we reimagined it as a two-floor, 1 or 2 bedroom, 2 bathroom apartment with a modern aesthetic, increased ceiling height on the lowest level and provided an in-unit washer/dryer. The apartment was listed with Jackie O'Connor Real Estate and rented immediately, providing the owners with a source of passive income. ENCLOSURE WITH BENEFITS. The homeowners sought a minimal carbon footprint, enabled by their urban location and lifestyle decisions, paired with the benefits of a high-performance home. The extent of the renovation allowed us to implement a deep energy retrofit (DER) to address air tightness, insulation, and high-performance windows. The historic front facade is insulated from the interior, while the rear facade is insulated on the exterior. Together with these building enclosure improvements, we designed an HVAC system comprised of continuous fresh air ventilation, and an efficient, all-electric heating and cooling system to decouple the house from natural gas. This strategy provides optimal thermal comfort and indoor air quality, improved acoustic isolation from street noise and neighbors, as well as a further reduced carbon footprint. We also took measures to prepare the roof for future solar panels, for when the South End neighborhood’s aging electrical infrastructure is upgraded to allow them. URBAN LIVING. The desirable neighborhood location allows the both the homeowners and tenant to walk, bike, and use public transportation to access the city, while each charging their respective plug-in electric cars behind the building to travel greater distances. This storm grey kitchen on Cape Cod was designed by Gail of White Wood Kitchens. The cabinets are all plywood with soft close hinges made by UltraCraft Cabinetry. The doors are a Lauderdale style constructed from Red Birch with a Storm Grey stained finish. The island countertop is a Fantasy Brown granite while the perimeter of the kitchen is an Absolute Black Leathered. The wet bar has a Thunder Grey Silestone countertop. The island features shelves for cookbooks and there are many unique storage features in the kitchen and the wet bar to optimize the space and functionality of the kitchen. The client’s brief was to create a space reminiscent of their beloved downtown Chicago industrial loft, in a rural farm setting, while incorporating their unique collection of vintage and architectural salvage. The result is a custom designed space that blends life on the farm with an industrial sensibility. The new house is located on approximately the same footprint as the original farm house on the property. Barely visible from the road due to the protection of conifer trees and a long driveway, the house sits on the edge of a field with views of the neighbouring 60 acre farm and creek that runs along the length of the property. The main level open living space is conceived as a transparent social hub for viewing the landscape. Large sliding glass doors create strong visual connections with an adjacent barn on one end and a mature black walnut tree on the other. The house is situated to optimize views, while at the same time protecting occupants from blazing summer sun and stiff winter winds. The wall to wall sliding doors on the south side of the main living space provide expansive views to the creek, and allow for breezes to flow throughout. The wrap around aluminum louvered sun shade tempers the sun. The subdued exterior material palette is defined by horizontal wood siding, standing seam metal roofing and large format polished concrete blocks. The interiors were driven by the owners’ desire to have a home that would properly feature their unique vintage collection, and yet have a modern open layout. Polished concrete floors and steel beams on the main level set the industrial tone and are paired with a stainless steel island counter top, backsplash and industrial range hood in the kitchen. An old drinking fountain is built-in to the mudroom millwork, carefully restored bi-parting doors frame the library entrance, and a vibrant antique stained glass panel is set into the foyer wall allowing diffused coloured light to spill into the hallway. Upstairs, refurbished claw foot tubs are situated to view the landscape. The double height library with mezzanine serves as a prominent feature and quiet retreat for the residents. The white oak millwork exquisitely displays the homeowners’ vast collection of books and manuscripts. The material palette is complemented by steel counter tops, stainless steel ladder hardware and matte black metal mezzanine guards. The stairs carry the same language, with white oak open risers and stainless steel woven wire mesh panels set into a matte black steel frame. The Porch House sits perched overlooking a stretch of the Yellowstone River valley. With an expansive view of the majestic Beartooth Mountain Range and its close proximity to renowned fishing on Montana’s Stillwater River you have the beginnings of a great Montana retreat. This structural insulated panel (SIP) home effortlessly fuses its sustainable features with carefully executed design choices into a modest 1,200 square feet. The SIPs provide a robust, insulated envelope while maintaining optimal interior comfort with minimal effort during all seasons. A twenty foot vaulted ceiling and open loft plan aided by proper window and ceiling fan placement provide efficient cross and stack ventilation. A custom square spiral stair, hiding a wine cellar access at its base, opens onto a loft overlooking the vaulted living room through a glass railing with an apparent Nordic flare. The “porch” on the Porch House wraps 75% of the house affording unobstructed views in all directions. It is clad in rusted cold-rolled steel bands of varying widths with patterned steel “scales” at each gable end. The steel roof connects to a 3,600 gallon rainwater collection system in the crawlspace for site irrigation and added fire protection given the remote nature of the site. Though it is quite literally at the end of the road, the Porch House is the beginning of many new adventures for its owners.

Time had stood still at this 1970s ranch in Armonk when the owners invited us to collaborate with them to transform it into a modern, light-filled home for their young family. The budget was lean, so economy was a primary consideration for every design decision. The challenge was to identify the modest home’s virtues – vaulted ceilings and a lovely backyard – and accentuate them by strategically optimizing available funds. We were tasked with rectifying a dysfunctional interior stair, connecting to the outdoors with new large windows, and updating the exterior. We focused our attention on a finite set of architectural moves which would have the biggest impact and improve our clients’ daily experience of the home. Detailing was kept simple, using common grade materials and standard components. All exterior walls were revamped with new windows and siding. Although these materials were not particularly costly, thoughtful layout of boards, battens, and openings produced a cohesive, rigorous composition at each facade. Since the budget would not cover the homeowners’ complete wish list, some items were bracketed for subsequent phases. The challenge was to establish a framework that would allow future work – including a new roof and kitchen renovation – to proceed smoothly. The homeowners, both scientists, were enthusiastic collaborators, contributing their outstanding design sensibilities to selection of fixtures and finishes. Construction ended just in time for the arrival of their baby – and with that, the transformation of their family home was complete.

This project was designed to provide both high function and high style while optimizing the influx of natural light from the enlarged kitchen windows. We maximized the space and created an open floor plan that improved traffic flow between the adjacent rooms. This custom walk-in closet remodel was completed in white melamine with glazed doors and drawers. Features include recessed drawer faces, raised panel doors, 100% extension drawers, tilt-out hampers with canvas liners, one for laundry and one for dry cleaning, curved vertical panels, crown molding and 16" deep top shelves that extends over the other shelving allowing for optimal storage.

This spectacular new beach kitchen was designed for an older couple with the love of the water in mind. The house is not large but the client wanted the kitchen area to be the main aspect of the design and to be comfortable and serene.The windows were optimized for the maximum view from the eat in kitchen area. The large island was designed for grandchildren to enjoy and to use for buffet dining when cooking outside. The laundry also is a “prep” kitchen that has an additional refrigerator and is where small appliances are stored on the counter to keep the main kitchen counters clutter free. The client asked for a fun seaside kitchen with a neutral backdrop of cabinetry so she could showcase her colorful accessories. We chose classic white cabinetry to complement the maple floors and selected soft white for the wall color to keep harmony with the incredible views. She wanted a no fuss kitchen with lots of counterspace for multiple cooks when her adult kids came to visit. Her husband requested a no or low maintenance countertop as well so we chose a ceasarstone top that mimics traditional carerra marble but without the associated issues with marble tops. To emphasize the beach living atmosphere, we chose a glass that has a slight frosted wave in it and then turned it sideways instead of the traditional vertical application. The knobs and handles are a mix of traditional and modern and are satin nickel to match the sink and faucet and appliances. In addition to the large laundry space, one wall is dedicated to storage and features pullout drawers and houses the microwave as well. Small details such as the open shelf under the upper cabinets to showcase colorful pottery and the wine grid help give some dimension the upper cabinetry.

This beautiful North Vancouver home belongs to a nature-loving and health-conscious couple, Emma and Vince (names changed), their two young children, and their dog, Jasper. When they contacted us about renovating and furnishing their kitchen and family room, we walked in and saw a world of potential waiting to be uncovered. Before: Larkhall Crescent Home: Like many original North Vancouver homes, the interior was definitely dated. We encountered late ‘80s finishes in powder pink and teal green, old carpet, and a kitchen that wasn’t maximized to suit this family’s modern-day lifestyle. However, the size of the rooms offered us a ton of space with which to get creative. Knowing our clients’ love of cooking, need for work spaces (Emma and Vince both work remotely), and growing family, we developed a design concept that would increase usable space, optimize storage, and create intimacy in this large area. As for the style, we were inspired by their European roots, inventing a new and modern take on “Belgian Farmhouse” style. Now, the home is truly one-of-a-kind. After: Warm & Cozy Family Room: Fresh, bright, and comfortable, this living area has been transformed! We started with the fireplace as a focal point, selecting aged brick tiles for added texture and a crisp wood mantle. The taupe-coloured sectional infuses the room with visual warmth and serves the added purpose of separating the family room from the kitchen. Emma and Vince were also keen on using non-toxic materials in their home, and we were happy to oblige. To meet their needs, we sourced natural wood elements and sought out Canadian-made products - that adhere to high health standards - whenever possible. Look closer at the elements of this space, and you will find this stunning, honeycomb-patterned rug in earthy gold, beige, and charcoal tones. It’s plush to the touch and full of visual texture that brings this room’s colour palette together. We sourced these two-tone chairs with caning, petrified wood side table, black sconces, and botanical prints in greyscale from local artist, Heather Johnston. We topped off the space with this dark wood and rattan console that offers storage facing the kitchen and presents an opportunity to display cherished items. The result is a cozy lounging space brimming with comfort and functionality. It’s perfect for enjoying quality family time, or Emma can simply slide the coffee table away to make room for her morning yoga practice. Now, let’s turn around and give some attention to the kitchen. Do you remember what the original kitchen looked like? If not, scroll back up, because the transformation is shocking… Moody & Welcoming Kitchen for Healthy Living: This kitchen looks very different from how it started, right? Though we didn’t touch any walls, the kitchen has almost doubled in usable space! We created a long, extended island with storage, an outlet for small appliances, and seating for comfortable prep, after-school snacking, or mingling among friends. On the other side of the island, the family has even more storage and an integrated dishwasher within easy reach of the sink, perfect for quick clean-up. From this angle, you can also see the expansive custom Shaker cabinetry in white and the integrated double ovens. These facilitate their cooking experience and gave us the opportunity to add an additional surprise… A coffee garage station and more hidden storage! Keeping these items located along the perimeter allows them to be accessed by the family or their guests without someone getting under the cook’s feet. These are the little details that make everyday life easier and more enjoyable. Moving deeper into the kitchen, the seamless induction cooktop topped with a freestanding concealed hood fan commands attention in a soft yet prominent way. The natural wood accent mirrors the fireplace mantle, and the choice of off-black wood-grain cabinets not only continues our black-and-white colour palette but adds a sense of depth and contrast. The corner sink is located to the right and perfectly positioned with a view of their thriving backyard. To invite more of this family’s character into the space, we mixed metals for interest — matte black, dark pewter, and warm brass — and created open shelves in white oak for their plants and decor. You can also glimpse the tumbled edge of the backsplash tile, which echoes the rustic brick of the fireplace. It adds that farmhouse charm while still feeling timeless and sophisticated. Last but not least, we designed this dining banquette in the bay window (with integrated bench storage, of course), where the family can share a meal together, the kids can do homework, or Emma and Vince can work and enjoy a change of scenery from their offices. Like the other spaces in the home, it was designed to be beautiful, multi-functional, and long-lasting. A fun, inviting and low-maintenance outdoor living space for both adults and children to enjoy, in Watkinsville, GA. Patio with gas-fueled outdoor fireplace and deck, designed to work a variety of elements into a small parcel of backyard and to allow for access from the 2nd floor kitchen of this home in Watkinsville, GA. As the clients' wish list also included an outdoor kitchen, the necessary gas and drainage fittings were built into the destined spot, ready for the future addition of a grill and sink. The brick for the walls and fireplace was carefully selected to match the house, while completing the Oklahoma flagstone patio floor and stone cap. All stone and brick was hand-cut and laid by the City Garden Co install team. Plants and trees were added as a second phase to fit in with budget and optimal planting season. ZoomWorks
