We were fortunate to be included in the very beginning stages of construction space planning to optimize room placement, layout, and spacing. From there, we worked side-by-side with homeowners and contractor in selecting all of the details from floors and doors to lighting and window treatments. These empty nesters love to entertain. Both the main level and the downstairs offer great flow. A bit of luxury was added in the master bathroom with this soaker tub and custom tile shower.

A key feature of the nearly 2,000-sq-foot home -- from Brandon Architects Inc. and Patterson Custom Homes -- can be found on the first floor, where Western’s signature retractable doors open to a stylish front terrace. The Book Club uses a variety of materials and creatively utilizes space to transform a small backyard into an urban oasis. A low concrete wall forms a lounge space with a cantilevered IPE bench and fire pit. Large-format concrete pavers connect the lounge area to a dining and BBQ space, protected from the elements by an overhead louvered roof. The use of synthetic turf, along with native and adapted plant materials, makes this space the low-maintenance, private getaway our client was seeking.

The linear layout of the backyard called for a unique concept that is also highly functional to maximize space. Before the waterfalls were constructed, we poured a 90-degree vertical concrete wall that was fortified with boulders to ensure complete waterproofing and stability to protect the soil. Continuing the custom stone work, rising planters were created to also serve as additional seating on the lower tier. In addition, both the waterslide and spa were finished with a gorgeous 1x1 tile. Within the spa are dual, circular stonework shelves around the spa, one serving as a drink rest, and the other an arm rest. This renovated brick rowhome in Boston’s South End offers a modern aesthetic within a historic structure, creative use of space, exceptional thermal comfort, a reduced carbon footprint, and a passive stream of income. DESIGN PRIORITIES. The goals for the project were clear - design the primary unit to accommodate the family’s modern lifestyle, rework the layout to create a desirable rental unit, improve thermal comfort and introduce a modern aesthetic. We designed the street-level entry as a shared entrance for both the primary and rental unit. The family uses it as their everyday entrance - we planned for bike storage and an open mudroom with bench and shoe storage to facilitate the change from shoes to slippers or bare feet as they enter their home. On the main level, we expanded the kitchen into the dining room to create an eat-in space with generous counter space and storage, as well as a comfortable connection to the living space. The second floor serves as master suite for the couple - a bedroom with a walk-in-closet and ensuite bathroom, and an adjacent study, with refinished original pumpkin pine floors. The upper floor, aside from a guest bedroom, is the child's domain with interconnected spaces for sleeping, work and play. In the play space, which can be separated from the work space with new translucent sliding doors, we incorporated recreational features inspired by adventurous and competitive television shows, at their son’s request. MODERN MEETS TRADITIONAL. We left the historic front facade of the building largely unchanged - the security bars were removed from the windows and the single pane windows were replaced with higher performing historic replicas. We designed the interior and rear facade with a vision of warm modernism, weaving in the notable period features. Each element was either restored or reinterpreted to blend with the modern aesthetic. The detailed ceiling in the living space, for example, has a new matte monochromatic finish, and the wood stairs are covered in a dark grey floor paint, whereas the mahogany doors were simply refinished. New wide plank wood flooring with a neutral finish, floor-to-ceiling casework, and bold splashes of color in wall paint and tile, and oversized high-performance windows (on the rear facade) round out the modern aesthetic. RENTAL INCOME. The existing rowhome was zoned for a 2-family dwelling but included an undesirable, single-floor studio apartment at the garden level with low ceiling heights and questionable emergency egress. In order to increase the quality and quantity of space in the rental unit, we reimagined it as a two-floor, 1 or 2 bedroom, 2 bathroom apartment with a modern aesthetic, increased ceiling height on the lowest level and provided an in-unit washer/dryer. The apartment was listed with Jackie O'Connor Real Estate and rented immediately, providing the owners with a source of passive income. ENCLOSURE WITH BENEFITS. The homeowners sought a minimal carbon footprint, enabled by their urban location and lifestyle decisions, paired with the benefits of a high-performance home. The extent of the renovation allowed us to implement a deep energy retrofit (DER) to address air tightness, insulation, and high-performance windows. The historic front facade is insulated from the interior, while the rear facade is insulated on the exterior. Together with these building enclosure improvements, we designed an HVAC system comprised of continuous fresh air ventilation, and an efficient, all-electric heating and cooling system to decouple the house from natural gas. This strategy provides optimal thermal comfort and indoor air quality, improved acoustic isolation from street noise and neighbors, as well as a further reduced carbon footprint. We also took measures to prepare the roof for future solar panels, for when the South End neighborhood’s aging electrical infrastructure is upgraded to allow them. URBAN LIVING. The desirable neighborhood location allows the both the homeowners and tenant to walk, bike, and use public transportation to access the city, while each charging their respective plug-in electric cars behind the building to travel greater distances. OVERALL. The understated rowhouse is now ready for another century of urban living, offering the owners comfort and convenience as they live life as an expression of their values. Eric Roth Photo

This was a fascinating project for incredible clients. To optimize costs and timelines, our Montecito studio took the existing Craftsman style of the kitchen and transformed it into a more contemporary one. We reused the perimeter cabinets, repainted for a fresh look, and added new walnut cabinets for the island and the appliances wall. Built in the 1950s, this rambler housed a dark, cramped galley kitchen only 6’ x 20’. A later addition added more space, but wasn’t optimally designed. So, when they purchased the property, the new owners did so with the intent of gutting and remodeling the first floor. The goal of the renovation was to create a functional, dedicated kitchen and dining room space while keeping many of the home’s historic touches. The first step was to remove the bearing wall between kitchen and living room and install a structural beam to create a seamless connection between the two spaces. A large center island was designed to be the focal point of the space, complete with a new farm sink and room to serve four or more people. A professional range with a stylish wooden hood was installed and custom cabinets wrap around the entire kitchen to provide plenty of storage. Meanwhile, a custom-built hutch was installed in the dining room area, as was a butler’s pantry, to add more flair to the project. A timeless tile backsplash was installed to spruce up the soft color granite top which was carefully selected to harmonize with cabinet and floor color schemes. The lighting was revamped and redesigned for entire space, including a couple of hanging pendants over the island. Wide plank distressed hardwood flooring was installed all over the kitchen and dining room to maintain the integrity of historic look. With all new appliances, linen-stained maple cabinetry and distressed wood Island, old world hickory floor and more, this project moved from its dysfunctional status to fun and funky.

Resting on the lake’s edge, this 2,600 square-foot cottage was renovated to capture the beauty of its age and history. Having been in the family for decades, an abundance of memories filled the rafters and lead the design decision, transforming it into an elegant, lakeside cabin retreat. The original pier foundation was beginning to fail, which lead to the creation of a new foundation and crawl space. The original structure still needed to be preserved, so it was elevated off of the existing pier foundation. Once resting upon its new foundation, the exterior was re-clad in shingles to match the existing exterior siding and a new entry configuration was built. Spatial and programmatic issues were addressed is this renovation to provide an optimal guest and living experience. Old spaces were connected to new and updated ones to create a variety of gathering spaces. A new garage was constructed behind the existing guesthouse and shed, all of which received new siding treatments to match that of the main residence.
