This newly constructed open floor plan home with a large finished basement is ideal for this fun-loving couple. We were fortunate to be included in the very beginning stages of construction space planning to optimize room placement, layout, and spacing. From there, we worked side-by-side with homeowners and contractor in selecting all of the details from floors and doors to lighting and window treatments. These empty nesters love to entertain. Both the main level and the downstairs offer great flow. A bit of luxury was added in the master bathroom with this soaker tub and custom tile shower.

This inspired design was created to give the homeowner a place of tranquil reflection in any weather. The high Tigerwood ceiling with Bromic heaters and ceiling fans keep everyone comfortable no matter the weather. The skylights bring in natural light to this north facing deck. The feature wall in Ipe and natural stone are enhanced by the soothing sounds of the unique water feature. The privacy wall with movable CNC cut scrolled PVC lattice was designed not only for privacy, but also allows for adjustment’s to create optimal views year round. The angular Ipe pergola above the sunken hot tub adds an architectural detail and allowing for night time views of the stars. The Mahogany lattice skirting and storage space access panel provides the finishing touches on this awesome deck.

**Check out the video of this transformation on our website** This small kitchen was way too small for this 2 bedrooms, 2 bathrooms apartment. Not only was it a very small kitchen, but the physical location of it made it very difficult to make it any bigger. There wasn't much that could have been done without incurring astronomical cost, which would get little or no return on the investment. The client wanted a kitchen that can be optimized in its current location to add a ton of value for resale. This was difficult to do, because there was no moving of any mechanical around in the kitchen and even if we wanted to, the management of the building would not allow. For those of you who live in condos, co-ops or apartment building, you know how difficult it is to rework these foot prints. When we showed up, we saw the problems, but we also saw a huge opportunity where we can achieve those goals in the small space. This was accomplished by making some key changes and to incorporate some new things that was not possible when this kitchen was built years ago. The crucial part of the design that would drive the entire new layout, was selecting the only appliance; that was the Refrigerator. Once we nailed down that refrigerator, we then proceeded to design the kitchen around it. We moved it to the other side of the wall where the sink was so that we can tap into the water line from the sink plumbing. It was crucial that it stays exactly 24" deep, not an inch more because we had to keep the entry as open as possible. Also, it was going to be directly in front of another big storage unit - The pantry. It is not ideal in most cases, but we needed the rest of the space to ramp up the design and open feel towards the side where all of the activities would take place, which happend to be the dining room and the view. Once all that was figured out, we re-positioned the sink, dishwasher and the range and proceeded to wrap the cabinets around the columns to integrate them into the space. Thirty- six inches cabinets height was used so that they can be installed higher towards the ceiling height to give more room rather than the standard 18" required height between the counter tops. This was done to make the room feel a lot bigger than it really was. Not to mention, we also didn't want the faucet to be buried under the cabinets so that was also a necessary design detail for the space. We then lowered both knee walls so that the counter top can sit on top of them, by removing that stop point that would have otherwise defined the kitchen area. This allowed us to pick up that extra footprint into the room for added prep space and enabled us to create the illusion of a kitchen that is looking longer than it really is. Every inch mattered when designing this kitchen and we made a conscious decision to use every one of that inch. White cabinets were selected to do just what white cabinets are design to do; make a small or dark room appear bigger, brighter and more open. In this kitchen, this was amplified the more because of the kitchen location. It was perfect! We knew we did justice to the space because while we were there taking some photos, a few potential buyers walked in and went straight for the kitchen! They said its design just to fit the apartment. Pantry roll out shelving, Double recycle bin, fancy handles, LED lighting, Quartz counter top, beautiful backslash tiles and grey linen floors finished off the kitchen which looked over a beautiful view of the George Washington Bridge from the top of this lovely 4th floor apartment. In 2022 Level Custom Build completed the renovation of this Etobicoke 4-piece bathroom. We optimized the space in order to accommodate both a freestanding tub and standing shower. The result was a modern and comfortable space.

This project was a tribute to the vision and optimism of the owners. This once-glorious home was so far gone that many people would have taken the easy path -tear it down and start over. Instead, the family hired Old Saratoga Restorations to save every original bit of material that could be salvaged and rebuild the home to its previous grandeur. OSR gutted the interior and reinvented it based on the archaeological evidence for this home restoration. They added a new kitchen and bathrooms with high-end fixtures, custom-cabinetry and top-of-the-line appliances. Outside, everything from the siding and trim to the dilapidated cupola on top needed to be replaced with duplicates.

Inspiration for a modern kitchen remodel in Other

This storm grey kitchen on Cape Cod was designed by Gail of White Wood Kitchens. The cabinets are all plywood with soft close hinges made by UltraCraft Cabinetry. The doors are a Lauderdale style constructed from Red Birch with a Storm Grey stained finish. The island countertop is a Fantasy Brown granite while the perimeter of the kitchen is an Absolute Black Leathered. The wet bar has a Thunder Grey Silestone countertop. The island features shelves for cookbooks and there are many unique storage features in the kitchen and the wet bar to optimize the space and functionality of the kitchen. From dark and dreary to bright and beautiful, the client rediscovered their collection of Portmeirion dishes in their new lighted glass cabinetry. the kitchen desk was removed, the countertops were leveled out and storage and trash pullouts were added for optimal function.

As part of a partnership with ATG Stores and Decorist to design a home office in a Seattle showhouse, our goal was to create an eclectic and lived-in feel for the homeowners. Since the office is situated in a central part of the home, open to the double-volume space and with prime views of the downtown Seattle waterfront, we wanted to keep the palette fairly neutral. We filled this neutral palette with personality and character, creating great contrast and layering on lots of texture. We fearlessly mixed metals for added flair, incorporated amazing lighting to create mood and ambience, and brought in a graphic wall covering for heightened style. With the existing built-ins remaining, we applied our firm’s Splendid Living approach to create functional style and an open office feel by optimizing storage, giving the whole unit an upgrade with a fresh coat of paint and then adding Pulp Home hardware. This design features a large, single dining area that is open directly into the great room and kitchen, where a square island and nearby pantry optimize workspace. A side entry garage includes a side door for outside access and an enlarged utility/mud room features adjacent space for pet food and water bowls. Rodwin Architecture and Skycastle Homes Location: Boulder, Colorado, United States We helped the clients find a beautiful lot in North Boulder, then crafted this modern 3,300 s.f. house to be their dream home. The clients asked for a warm modern style home, with an open floor plan that connected to the outdoors and took full advantage of the rare lot. We sited and engineered the house for optimal passive solar design, while simultaneously capturing unobstructed panoramic views of the Flatirons from both levels. The home’s simple, clean lines reflect their unpretentious, easy-going character. The gourmet kitchen, dining and Great room are flooded with sunshine from the 9ft high ceilings and walls of glass. A gracious covered west porch flows seamlessly out from the Great room through a giant bank of sliding doors, creating a fantastic opportunity for indoor/outdoor living. The porch has solid cedar columns and Beetle-kill wood on the ceiling to create a warm feeling. On the ground floor, walk past the front hall to reach a guest suite and a rec room that is divided between a small media room for the boys and a north facing painting studio. Follow the stair to the second floor where you’ll immediately be presented with a stunning view from the open study and balcony. All the bedrooms get a south facing Flatiron view and the master has its own private balcony. The owners wanted the HERS 37 house to be as green as possible, and the house has tiny energy and water bills as well as a healthy indoor air environment. It features solar photovoltaic panels, Energy Star fiberglass windows, foam insulation, LED lights, Watersense plumbing fixtures, a 96% efficient furnace & zero-VOC finishes. ShadeFX manufactured a 14’x10’ motorized retractable shade for the cozy courtyard space. A track supporting beam with flanges was provided, spanning the length of the room to support the canopy. Rain gutters were specified for optimal rain management.
