For this full-home remodel, the homeowners were looking for a design-build firm with strong credentials, sustainable practices, and a personal touch. After an extensive search, they chose Schulte Design Build for our expertise, approachability, and commitment to high-quality craftsmanship.
From the beginning, collaboration was essential. The homeowners had a well-defined vision but remained open to professional insights, allowing us to create a design that balanced functionality, sustainability, and budget-conscious decisions. Energy efficiency played a key role in the project, with strategic upgrades such as relocating the water heater and switching to a hybrid model. We also adjusted the backup furnace to side vent, reducing roof penetrations and improving overall efficiency.
Accessibility was another priority, and our team incorporated thoughtful ADA-friendly solutions throughout the home. The material selection process was equally intentional, ensuring that finishes aligned with the homeowners’ aesthetic goals while staying within budget. Our design team worked closely with them to achieve a refined and cohesive look without compromising quality.
Project management and clear communication were crucial to the success of this remodel. With regular check-ins and project tracking software, we kept the process organized and transparent, providing a seamless experience from start to finish. The mission: turn an unused back patio into a space where mom and dad and kids can all play and enjoy being together. Dad is an avid video gamer, mom and dad love to play board games with friends and family, and the kids love to draw and play.
After the patio received a new enclosure and ceiling with recessed LED lights, my solution was to divide this long space into two zones, one for adults and one for kids, but unified with a sky blue and soothing green color palette and coordinating rugs.
To the right we have a comfortable sofa with poufs gathered around a specialty cocktail table that turns into a gaming table featuring a recessed well which corrals boards, game pieces, and dice (and a handy grooved lip for propping up game cards), and also has a hidden pop-up monitor that connects to game consoles or streams films/television.
I designed a shelving system to wrap around the back of a brick fireplace that includes narrow upper shelving to store board games, and plenty of other spots for fun things like working robotic models of R2D2 and BB8!
Over in the kids’ zone, a handy storage system with blue doors, a modular play table in a dark blue grey, and a sweet little tee pee lined with fur throws for playing, hiding, or napping gives this half of the room an organized way for kids to express themselves. Magnetic art holders on the wall display an ever-changing gallery of finger paintings and school crafts.
This back patio is now a fun room sunroom where the whole family can play!

Relocating from San Francisco, this young family immediately zeroed in on the wonderful historic homes around downtown Chicago. Most of the properties they saw checked a lot of wish list boxes, but none of them checked every box. The house they landed on had beautiful curb appeal, a dramatic entry with a welcoming porch and front hall, and a really nice yard. Unfortunately, it did not have a kitchen that was well set-up for cooking and entertaining. Reworking the kitchen area was the top priority.
The family had met with a few other designers and even had an architect take a crack at the space, but they were not able to come up with a viable solution. Here’s how Senior Designer Diana Burton approached the project…
Design Objectives:
Respect the home’s vintage feel while bringing the kitchen up to date
Open up the kitchen area to create an open space for gathering and entertaining
Upgrade appliances to top-of-the-line models
Include a large island with seating
Include seating for casual family meals in a space that won’t be a replacement for the adjacent formal dining room
THE REMODEL
Design Challenges:
Remove a load-bearing wall and combine smaller rooms to create one big kitchen
A powder room in the back corner of the existing kitchen was a huge obstacle to updating the layout
Maintain large windows with views of the yard while still providing ample storage
Design Solutions:
Relocating the powder room to another part of the first floor (a large closet under the stairs) opened up the space dramatically
Create space for a larger island by recessing the fridge/freezer and shifting the pantry to a space adjacent to the kitchen
A banquette saves space and offers a perfect solution for casual dining
The walnut banquette table beautifully complements the fridge/freezer armoire
Utilize a gap created by the new fridge location to create a tall shallow cabinet for liquor storage w/ a wine cubby
Closing off one doorway into the dining room and using the “between the studs” space for a tall storage cabinet
Dish organizing drawers offer handy storage for plates, bowls, and serving dishes right by main sink and dishwasher
Cabinetry backing up to the dining room offers ample storage for glassware and functions both as a coffee station and cocktail bar
Open shelves flanking the hood add storage without blocking views and daylight

The Kingsley plan is an open layout ranch with three bedrooms and two baths. A second floor bonus room option is available, with several layouts.
