A young couple with three small children purchased this full floor loft in Tribeca in need of a gut renovation. The existing apartment was plagued with awkward spaces, limited natural light and an outdated décor. It was also lacking the required third child’s bedroom desperately needed for their newly expanded family. StudioLAB aimed for a fluid open-plan layout in the larger public spaces while creating smaller, tighter quarters in the rear private spaces to satisfy the family’s programmatic wishes. 3 small children’s bedrooms were carved out of the rear lower level connected by a communal playroom and a shared kid’s bathroom. Upstairs, the master bedroom and master bathroom float above the kid’s rooms on a mezzanine accessed by a newly built staircase. Ample new storage was built underneath the staircase as an extension of the open kitchen and dining areas. A custom pull out drawer containing the food and water bowls was installed for the family’s two dogs to be hidden away out of site when not in use. All wall surfaces, existing and new, were limited to a bright but warm white finish to create a seamless integration in the ceiling and wall structures allowing the spatial progression of the space and sculptural quality of the midcentury modern furniture pieces and colorful original artwork, painted by the wife’s brother, to enhance the space. The existing tin ceiling was left in the living room to maximize ceiling heights and remain a reminder of the historical details of the original construction. A new central AC system was added with an exposed cylindrical duct running along the long living room wall. A small office nook was built next to the elevator tucked away to be out of site.

Inspiration for a timeless medium tone wood floor bedroom remodel in Cincinnati with gray walls

CASA 1O Contemporary on a Mid-century Scaffold. Largely unmodified since its design by Russell Forester and construction in 1957, the structure housed the original family until 2013. An intimate 1,910 square foot space, the house acquired a separate 600 square foot cottage in the 70’s designed by another architect. New owners purchased the house with the idea of keeping the original architect’s intent intact – the simple accommodation of everyday life with a focus on outdoor living only possible in Southern California. At the same time the house needed insulation, new electrical, plumbing, siding – everything but new studs and foundations. A single roof beam travels south from the north fireplace wall all the way to the bedrooms in the back. Functions occur to either side, with private access to exterior courtyards. How do we accentuate the uncomplicated while enhancing the qualities of the chosen materials? Contemporary applied to a mid-century scaffold. We focused on reduction, a few things performing many tasks. Each component, material or color performs more than one duty. Lighting is paramount, enhancing the design’s procession from front to back, north to south, public to private. Strip LED’s reinforce the beam’s linear presence and spot LED’s make punctuation points of the roof purlins. Hidden up and down-lights in the cabinets and elsewhere provide the rooms with a quiet glow. Exterior grass plantings give the only vertical dimension to the design, waving as the breeze moves them. We were excited when the homeowners of this project approached us to help them with their whole house remodel as this is a historic preservation project. The historical society has approved this remodel. As part of that distinction we had to honor the original look of the home; keeping the façade updated but intact. For example the doors and windows are new but they were made as replicas to the originals. The homeowners were relocating from the Inland Empire to be closer to their daughter and grandchildren. One of their requests was additional living space. In order to achieve this we added a second story to the home while ensuring that it was in character with the original structure. The interior of the home is all new. It features all new plumbing, electrical and HVAC. Although the home is a Spanish Revival the homeowners style on the interior of the home is very traditional. The project features a home gym as it is important to the homeowners to stay healthy and fit. The kitchen / great room was designed so that the homewoners could spend time with their daughter and her children. The home features two master bedroom suites. One is upstairs and the other one is down stairs. The homeowners prefer to use the downstairs version as they are not forced to use the stairs. They have left the upstairs master suite as a guest suite. All of the windows and doors were replicated to match the original styling of the house. The roof is a combination of Gable and Hip and is made of red clay tile. The arched door and windows are typical of Spanish Revival. The home also features a Juliette Balcony and window. Library / Living Room: The library offers Pocket Doors and custom bookcases. Powder Room: This powder room has a black toilet and Herringbone travertine. Kitchen: This kitchen was designed for someone who likes to cook! It features a Pot Filler, a peninsula and an island, a prep sink in the island, and cookbook storage on the end of the peninsula. The homeowners opted for a mix of stainless and paneled appliances. Although they have a formal dining room they wanted a casual breakfast area to enjoy informal meals with their grandchildren. The kitchen also utilizes a mix of recessed lighting and pendant lights. A wine refrigerator and outlets conveniently located on the island and around the backsplash are the modern updates that were important to the homeowners. Master bath: The master bath enjoys both a soaking tub and a large shower with body sprayers and hand held. For privacy, the bidet was placed in a water closet next to the shower. There is plenty of counter space in this bathroom which even includes a makeup table. Staircase: The staircase features a decorative niche Upstairs master suite: The upstairs master suite features the Juliette balcony Outside: Wanting to take advantage of southern California living the homeowners requested an outdoor kitchen complete with retractable awning. The fountain and lounging furniture keep it light. Home gym: This gym comes completed with rubberized floor covering and dedicated bathroom. It also features its own HVAC system and wall mounted TV.

The new design expanded the footprint of the home to 1,271 square feet for the first level and 1,156 for the new second level. A new entry with a quarter turn stair leads you into the original living space. The old guest bedroom that was once accessed through the dining room is now connected to the front living space by pocket doors. This was a dream project! The clients purchased this 1880s home and wanted to renovate it for their family to live in. It was a true labor of love, and their commitment to getting the details right was admirable. We rehabilitated doors and windows and flooring wherever we could, we milled trim work to match existing and carved our own door rosettes to ensure the historic details were beautifully carried through. Every finish was made with consideration of wanting a home that would feel historic with integrity, yet would also function for the family and extend into the future as long possible. We were not interested in what is popular or trendy but rather wanted to honor what was right for the home.

Originally constructed around 1880, the house was in need of significant repairs and upgrades. The renovated project includes an ample front porch that enhances the form of the original house as well as additions to the rear that expand dining and kitchen areas.

The original Living Room was slightly longer, with a closed in rear porch off of the back of it and a covered side porch. We kept the original mantle, but added a new marble surround, added new plaster and trim, new flooring and opened up the room to the new sitting room beyond. Additionally, we enclosed the side porch.
