Rift-Sawn White Oak Custom Cabinetry transforms this newly purchased home that had been flipped by DIY owners multiple times. These homeowners downsized from their previous home located on the outskirts of Corvallis, into this smaller one-story home in town and wanted to make this new home meet their forever needs. The previous work on the home left significant imperfections that needed to be addressed, and the owners wanted to remove all natural gas in order to have an all-electric, powered-by-solar home. Additionally, we wanted to improve the feel of this home to match the preferences of these new owners, without remodeling every area of the home, including keeping the Kitchen that had been remodeled recently. One of the most significant visible improvements to this home was the custom rift-sawn white oak front living room built-in cabinets. Paired with replacing the greyish-brown LVT flooring with natural white oak hardwood floors, these cabinets greet the owners and each visitor with warmth and comfort, using warm wood tones and all-natural materials, including a statement Blue Tempest Quartzite fireplace stone surround. The new hardwood floors are carried throughout the entirety of the home and add a beautiful warmth to the existing white and black kitchen design. These built-in cabinets also provide necessary storage for this downsized home.

Located in the agricultural outskirts of Grand Junction, this project was designed as a forever home for our client to enjoy the views and live in the heart of her daughter’s ranch. This is the second home on the property, and being sensitive to the existing structures was key to the success of the project. Our client values privacy and maintaining the wide open nature of living within the farm lands that built the Grand Valley. We were able to be mindful of the existing home, as well as the distant neighbors, to create a mountain modern farmhouse, rooted in Grand Junction’s agricultural landscape. Design Concept One of the most prominent items on our client’s wish list was an abundance of natural light and a connection to the outdoor spaces. Without any natural features to provide shade to the home, we designed awning features, deep eaves and spacious porches to shield the large expanses of glass from the intense western Colorado sun. We designed well shaded clerestory windows to allow natural light to reach deep into the interior spaces and installed energy efficient, Low-E Weathershield windows to provide year round interior comfort. Our client also valued an open floor plan and durability of materials to make the home as maintenance free as possible. We installed tile flooring throughout for ease of cleaning, installed standing seam metal on the roof for longevity, and fiber cement board siding for durability. It is a harsh landscape in the Western Colorado sun, and we wanted our client’s home to withstand the tests of the desert. Aging in Place Because this was designed as a forever home, we used a number of unique design techniques to ensure the home was safe and suitable for aging in place. The most important technique we utilized was designing a “dropped” floor system allowing our floor to be level with the exterior patios. As in all of our homes, we utilized an energy efficient Insulated Concrete Form (ICF) stem wall foundation. This system also allowed us to easily drop our floor joists into it, eliminating any steps, big or small, going into the house. The seamless transitions not only provide safe maneuvering throughout the home, but also a contemporary flair on the farmhouse aesthetic. The positioning of the house relative to the existing home, large expanses of wood plank stamped concrete patios and 3+ foot wide doors throughout are only a few of the other approaches we took to make sure our client was safe and comfortable as they age in this home.

Originally a class Q barn conversion project on the outskirts of Exmoor National Park, planning was achieved for a new build dwelling using the class Q approval as a 'fallback' position. The proposals included a number of sustainable measures including a fabric first approach to building envelope, solar PV, ground source heat pump, SUDs principles rain water disposal and energy efficient heating and lighting systems. The design reflects and upholds the inherently agricultural and rural character of the existing barn and its setting. The proposals will lead to a significant improvement to the appearance of the existing building and the site and its wider context.

Here we have a six year old Indian Sandstone tiled floor located a property on the outskirts of Lancaster. Measuring 100 metres squared, the very large floor had under floor heating in the concrete sub base. The type of stone used inside the property is what we commonly refer to as ‘patio Sandstone’, a material which is usually used outside because of its very rough texture. It’s not particularly comfortable to walk across in bare feet, hence why many people consider it be impractical for internal flooring. Nonetheless, the property owner was keen to make the rough textured floor as feet-friendly as possible for people walking over it. At Tile Doctor we have developed a process known as milling, which utilises diamond encrusted pads combined with a weighted rotary machine to smooth the rough surface, leaving it looking and feeling a lot nicer and more practical to live with. The milling process is only done once, but while the Sandstone will still need cleaning and sealing in the future, it won’t be nearly as difficult as when it was rough. The job would take over two weeks to complete due to the fact that the existing grout needed to be removed and replaced with a flexible floor grout: a very time consuming process. As mentioned, the surface of the Sandstone was very rough, and so needed to be milled down to make it a lot smoother to look after and make it easy to clean and seal. This was achieved by using Tile Doctor’s 50 Grit diamond encrusted burnishing pads, fitted to a weighed rotary machine and run along the entire surface area of the floor. Through this process the stone became much smoother and more aesthetic – completing one of our main objectives for the customer. Next, we started breaking out the already loose and badly applied grout with our grout removal tools. The builder who had installed the floor had used a sand/cement-based grout which wasn’t flexible. As a result, it started to crumble and loosen quite quickly after exposure to the underfloor heating. We removed this and replaced it with a far more flexible grout. Once the whole area had been successfully milled and the grout replaced, the Sandstone floor was left to dry out over the weekend. Upon our return to the property, we cleaned off any dust and resin left over from the milling and grouting processes, before leaving it to dry for a further 24 hours. The next day we returned to seal the whole floor with two coats of our impregnating sealer Tile Doctor Colour Grow. The sealer fills the pores of the Sandstone to prevent ingrained dirt and stains, while also emphasising the natural colours in the stone. It also provides a robust matte finish, which is what the customer wished for. It wasn’t the easiest of processes to get the Indian Sandstone into a condition where it would be both suitable for internal flooring and aesthetically pleasing, but the results proved to be very much worth the time and effort invested.
