As a manager of a building or property, you quickly learn the art of mediation. One minute you may be working with a vendor to keep the building’s operating system running efficient and smooth; the next moment you may be calming a tenant down after finding the change in the system disrupted his office’s workflow. Give and take; it’s the only way to make sure every day runs perfectly. Overall, you have two goals to strive for in everything you do. 1. Keep the building running properly, upgrading systems as appropriate, and striving to do all you can on a pre-established budget. 2. Keep the building occupants happy, with as little disruption as possible. While some changes are minor, barely registering on a building occupant’s mind, with HVAC challenges, that’s rarely the case. If a HVAC contractor is replacing an air handler, for instance, and disconnects one and moves to the next unit, it may cause major disruptions to sensitive areas of a building. And if the occupant wasn’t prepared for the disruption, you can have a mighty unhappy customer on your hand. Anytime you are working on HVAC projects throughout your building, there are strategies you can put into place to keep things running smooth. Communicate with occupants Communication is key to any good relationship, and as a property manager, this rule is a great place to start. If you will be working with the HVAC equipment, block out the timeframe for work to be done, and understand the potential consequences of the process. Then communicate this process with every point of contact you have throughout the building. The more detail you can provide, the less surprises you’ll have throughout the process. You can also work with your building’s occupants before the process begins, finding out if there are better timeframes than others. Establish a realistic schedule As a property manager, its easy to provide your expectations for the HVAC project at hand, and request that the proposal be written in such a way that work is completed on your timeframe. Unfortunately, many contractors want your business and will agree to anything upfront in order to win the bid, knowing full well the work will take longer than specified. Instead of projecting your timeframes into the proposal process, ask for HVAC project bids to establish realistic schedules of how long the process will take, and what areas of your property will be most effected throughout the schedule. This will help you avoid crises between you and the contractor, and you and your tenants. Plan for the whole system If one small piece of your HVAC system is weak, its easy to fix that one small piece. But how will that impact your overall system? Will it cause weak spots in different parts of the building – maybe a corner office will have reduced air flow, and therefore be colder in the winter and warmer in the summer? When retrofitting new pieces with older existing systems, its easy to reduce the efficiency of your entire system. Before agreeing to certain repairs, make sure you understand how it will impact your entire system overall. An easy way of handling this problem is by working with the same HVAC contractor again and again, He will understand your system’s potential, and know when to make repairs, and when to replace. Have points of contact available for immediate assistance In many cases, problems arise because connections can’t be made. Can the HVAC contractor get a hold or you or another person that can make decisions at a moments notice if a problem arises? Do you have access to decision makers throughout the building that may be impacted by this change? Many projects have been put on hold simply because a person in authority can’t be found to give the go-ahead to move forward. If you have access to these people during the time of the project, you’ll be able to complete the project in record time. Test Finally, if you can test things in stages, or test when the potential for problems is the smallest, you reduce the chances of bigger emergency issues falling into your lap. If you’ll be installing a new terminal unit, can you make the switch on a Saturday morning when the building is largely unoccupied? If you’re replacing a large system, can you replace and test in phases so the entire project isn’t released at once? Most issues can be avoided with just a little strategy from the beginning. If you’ve never had a HVAC maintenance team to help you stay on track with your building’s heating and cooling, now may be the time to find out how easy a team approach makes the process.

The Setup For this primary bath, our clients—empty nesters who recently updated their entire first floor—wanted a fresh, sophisticated look that would harmonize with the rest of their home’s new design. The original space included a large corner tub and a layout that, while functional, felt outdated and oversized for their needs. The goal was to update the bathroom with a layout that suited them perfectly without moving walls or major fixtures. Design objectives: Remove the large, outdated corner tub and replace it with a freestanding tub Expand and modernize the shower while keeping privacy in mind Update cabinetry for more organized, efficient storage Improve lighting with stylish yet understated fixtures to brighten the room Create a cozy, timeless atmosphere in the large space, maintaining functionality The Remodel Design challenges to be solved: Striking Balance with Lighting – The clients wanted a statement fixture that could enhance the overall design without feeling overwhelming or taking away from the open, airy atmosphere. Maximizing Existing Footprint – The clients wanted to avoid altering the floor plan, meaning the layout remained mostly the same. The focus was on enhancing the room’s functionality within the existing footprint. Retaining Coziness – With the removal of the oversized tub deck, there was a need to keep the space from feeling too vast and empty, ensuring it felt cozy and inviting despite the open layout. Adding Hidden Storage – The master closet was not attached to the bathroom, and the clients wanted a discreet way to store a hamper within the bath area without cluttering the room. The Renewed Space Design solutions: Freestanding Tub on an Angle – Replacing the old corner tub with a sleek, freestanding tub allowed the space to feel open and modern. Positioned at an angle, the tub brings balance to the layout and provides an inviting focal point while still preserving walk-around space for added functionality. Expanded Shower with Privacy Enhancements – The original, smaller shower was transformed with a larger footprint, half-wall for privacy, and contemporary brushed nickel fixtures, adding both style and function. A herringbone marble accent tile halfway up the shower walls adds a touch of sophistication without overwhelming the space. Custom Vanity with Built-in Hamper – A small pull-out hamper was added to the corner of the vanity, providing discreet storage and eliminating the need for a standalone basket. The cabinetry was reconfigured to be more functional and organized for the couple’s daily routines. Lighting that Complements the Room – The lighting selection was central to the redesign, with the client gravitating toward a bubble chandelier she had admired. After exploring several options, they chose a smaller size to provide a soft accent without dominating the space, tying in with the bathroom’s overall light and airy feel. The newly remodeled primary bath exudes a classic, calm atmosphere with a carefully chosen mix of textures and materials. The large porcelain floor tiles mimic the look of wood, lending a warm, traditional touch. Lightly textured cream tiles and brushed nickel fixtures create a soft and cohesive look, while the subtle herringbone marble accent in the shower adds just the right amount of elegance. Round mirrors above the vanities complement the curves of the freestanding tub, softening the room’s overall look and adding a touch of femininity. The result is a bright, timeless space tailored perfectly for the homeowners’ lifestyle.

The existing kitchen wasn’t cutting it anymore. The homeowners designed and built this home about 20 years ago, but since then, their taste and needs changed. The outdated finishes felt outdated. There weren’t enough work areas. Some counterspace stations were just awkward due to the layout. Adjoining spaces around the kitchen were also in need of an update, but it was decided that the kitchen would undergo a transformation first. Design Objectives -Rework the overall layout (kitchen, laundry and butler’s pantry) to have a better flow and utilize the space better -Incorporate materials with wow and pizzazz to reflect the homeowner’s style -Design large work areas for cooking with two or more people at a time -Provide seating at an island in addition to table seating -Update surrounding spaces since the kitchen is open to the rest of the home Design Challenges: -Include a vast array of cooking appliances while having enough of cabinet storage -Adjacent rooms need to feel updated and flow with new Kitchen -Having multiple focal points with different materials but not have the space feel like a hodge podge -Provide different task, accent and overall lighting to brighten up space Design Solutions: -The homeowner loves to cook and wanted to maximize her abilities. We incorporated a 48” rangetop with a griddle, a single oven, steam oven, microwave drawer and 15” induction cooktop next to a 48” Galley Ideal Workstation with two faucets. In order to have room for all of these appliances, the floor plan needed to accommodate more cabinetry. Both dining room entrances were closed off and the laundry room entrance were moved to the opposite end of the wall to allow two long walls for additional cabinets. -The existing round columns throughout the first floor were outdated. To keep the architectural element of the columns, we wrapped the new columns to have a square shape with a flat panel on all four sides. Then, we painted them black (to tie in with the kitchen tops and curved hood surround) and added simple crown molding. For the flow of the space, closing up the odd corner that connected the laundry and dining room and relocating both room entrances allowed the space to actually feel larger and more continuous. --Adding the same square columns to the main dining room entrance, by the front door, also tied in the front of the house with the kitchen. -The homeowner loves unique and bold materials. The main focal point of the kitchen is definitely the custom metal hood that incorporates two finishes and is set on a Lumix quartzite full-high back and side splashes. To make this area even more pronounced, a hearth-like drywall arch encloses the space. Once your eye moves off the hood, you start to notice the mirrored refrigerator panels, high gloss island cabinets, mirrored metal backsplash tile, delicate pendant island lights and the stunning island countertop material! There is a good mix of materials that make every space shine. The blacks, golds and pewter finishes help tie everything together. -Lighting in a large kitchen is important. This space, besides getting a lot of natural light, needed lots of additional lighting due to the dark finishes. For overall lighting we have plenty of can lights in addition to lighting at the tops of the wall cabinets (that shine on the ceiling), undercabinet task lighting to make the tops sparkle and provide abundant lighting while prepping, pendant accent lighting over the island and a fandolier to add a little sparkle over the pub table. Voila!

THE SETUP The original primary bathroom was characterized by a disjointed and segmented layout. The shower featured a bulky glass-block enclosure that overwhelmed the space visually. There was a considerable amount of open, unused space, and despite having a his and hers vanity, the arrangement lacked personal space for each user, as they shared the conjoined space between the sinks. The toilet was inconveniently located right by the door, with a half-wall partition meant to provide privacy but instead contributing to a cramped and unbalanced feel. Overall, the bathroom’s layout and design were fragmented, failing to make the most of the available space and lacking adequate storage solutions. Design objectives: - Reconfigure the layout to enhance functionality and flow. - Create an elegant, upscale aesthetic that is light and bright. - Incorporate specialized storage solutions for female hair care needs. - Increase overall storage capacity. - Develop a spa-like shower experience. - Provide a significant wow factor to the space. THE REMODEL Design challenges to be solved: - Repositioning the toilet to a more suitable location. - Designing hair care storage solutions without cluttering the elegant space. - Balancing an upscale, elegant design with a feminine touch in the color palette. - Increasing the brightness of the room without adding windows. - Completely replacing the existing shower to create a spa-like experience. - Planning new storage solutions without adding bulkiness or clutter to the cabinetry. THE RENEWED SPACE Design solutions: Toilet Relocation: Moved the toilet by the window, creating a better overall layout that also opened up two full walls for cabinetry and storage solutions. Specialized Vanity Storage: The left side of the left vanity is the wife’s. Open shelves facing across the vanity can be used for decorative or daily needs items. Pull-out docking drawers with power outlets and metal basins handle hot hair appliances. Bright and Elegant Color Scheme: White cabinets, countertops, floors, and shower walls keep the space bright. The just-off-white wall color with a hint of pink adds a feminine touch. Thin wainscoting with white trim offers traditional-leaning elegance. Layered Lighting Strategy: Ceiling can lights, sconces, lighted mirrors, and toe-kick lighting were installed. Natural light-rated bulbs keep the space bright and natural-feeling. Spa-Like Shower: An extra-large shower was created using the same floor tile materials for continuity. Equipped with a Kohler Anthem system with a shower head, hand-held, and four body sprays. His and Hers niches for separate body care product storage. Enhanced Storage Solutions: Added a linen cabinet within the vanity area for efficient storage of towels and bathroom essentials. This elegant bathroom feels incredibly spacious now. The color palette and lights keep the room bright and cheery. Gold fixtures, the herringbone pattern on the floor, and exquisite trim work add an elegant touch. With the husband and wife having their own vanity wall sections joined at the corner, each user truly has their own space within the space. The clients are very happy with the final result.

This master bedroom has been restyled to simplify and unify the themes you see in the photos. The furniture is the original dark wooden varnished furniture painted white. This option enabled the client to keep the furniture they had and transform it to tie in with this tonal colour scheme. We able to keep about 50% of the original furnishings by making small changes to bring about unity.

The entire storage system adopts hidden recessed handle design for a minimalist seamless look. On the left side, a full-height tall cabinet wall houses a built-in oven to neatly embed large cooking appliances. Along the rear cooking wall, continuous base cabinets are matched with floating open wooden display shelves, used to arrange tableware, glassware and decorative kitchen decorations, paired with light marble backsplash to ease the heavy sense of solid wood. The oversized central island is topped with polished white marble countertop, serving as a prep station and casual breakfast bar, with two transparent glass pendant lights hanging overhead to enrich ambient lighting. The right-side extended counter holds a sink area and extra storage drawers, matched with trailing green plants to inject lively vitality into the space. The cabinet material is specially treated to resist humidity fluctuation unique to Georgia’s Black Sea coastal and mountainous regions, avoiding wood splitting and mold issues during long-term use, which is a highly favored customized kitchen solution for high-end private houses in Tbilisi and Batumi.
