We were pleased to be brought in on this penthouse renovation in the heart of Bucktown, Chicago. When there is a lot of house you need a lot of light. Quality of light overcomes quantity of light. Some Great lighting design shows this house off well. I just love the raised turnaround planter with the Green Acer Viridis Maple. What a gorgeous specimen and lights up well. You actually need two types of lighting strategies to illuminate the Specimen. Since the Japanese Maple defoliates from November through April the under well lighting works well on the magnificent bark and branching of the tree. From May- til october the foliage is such a gorgeous umbrella of fringe like denseness that illuminating best would be with accents on the outside shining onto the foliage cross lighting 360 degrees as it can be viewed from the ability to drive around the planter. The secret to success hear is understanding the Plant materials and how they present themselves all 8 seasons four seasons both day and night, Another Note is our company Preferred Properties Lsc. planted that Tree about 25 years ago so we have been fortunate enough to watch it grow.

This intimate townhouse garden features a combination of rich, contrasting materials - Jerusalem limestone, New Yangtze limestone from China, cedar, and copper - layered to create a vibrant contemporary garden. Improvements include a lap pool and fountain, terraces, custom security fence and railings, copper wall and lush plantings. Various site constraints were overcome through extensive collaboration with the architect, builder, and contractors. This work included excavation and construction of a swimming pool on the land-locked property and the installation of a specimen Magnolia, requiring the tree to be craned over the residence, a span over 100 feet. The space suffered from the sterile, impersonal aesthetic typical of many Toronto condos, lacking the warmth and tranquility needed to truly unwind after busy workdays in the city's core. Solution: We approached this project in thoughtful stages, transforming the condo into a serene sanctuary that promotes relaxation and rejuvenation. By incorporating a palette of light, calming colors and introducing rich textural elements throughout the space, we elevated the sterile interior into a sophisticated retreat. Each design decision was made with the goal of creating visual and tactile interest that would engage the senses and promote a sense of calm. Amber’s homes are meant to be lived in. While the look may be reminiscent of an older time, the feel is relaxed, cozy and convenient. We believe elegance can coexist with comfort and can adapt the neoclassical look to meet modern-day demands. All mechanicals are modern and state-of-the-art but are incorporated into the esthetic without overcoming it. As with our exteriors, we try to use as much vintage material as possible and call upon our extensive network of vendors to unearth distinctive pieces: plumbing fixtures, lighting fixtures, fireplaces, old beams dredged from bogs, housing hardware. When actual period pieces are not available, we contract with peerless craftsmen who can fashion superb facsimiles. Our work is distinguished by attention to detail.

Sometimes our smaller projects make the biggest impact. That was the case for a stunning customized built-in project we recently completed for a client in Delmar. They wanted more storage in their primary bedroom but did not want to compromise much on the amount of space they already had. Our talented Project Manager, Anthony Mulligan, collaborated with Designer, Sarah McDonald, to create a functional plan while overcoming challenges like angled ceilings and tricky window placements. A seating bench was crafted under the window, allowing natural light to flood the room and provide the perfect spot for décor or to take a seat while putting on one’s shoes. The classic style will be sure to stand the test of time, providing elegance and practicality for many years to come. Our Bennett crew, Ryan Smith and Latchman Omrow, brought this vision to life using their precision skills to create a true masterpiece for our delighted client. This covered patio addition in Garland, TX, by Archadeck of NE Dallas-Southlake, features four perfectly placed skylights. Not only do the skylights add drama and allow plenty of natural light to fill the patio area below, it helps overcome any loss of light within the interior of the home as well. We were lucky enough to have the opportunity to help an older couple in our local community. They approached us with a project that they thought would be impossible. Turn a 6x6 first floor pantry into a fully functioning bathroom. Normally this space limitation would not be a problem but the plumbing presented a difficulty that already scared away 2 other contractors. We were able to overcome this obstacle with the help of our experienced staff who keep up to date on the newest devices and products in the remodeling industry. We had a very enjoyable experience designing and remodeling this room. Even with the small space limitations we believe we came up with a very unique and rustic feel for their 1890's farm house. I must end on all the custom wood work that our employees made for this project. From the custom, two-sided, door to the little, wooden, wall shelf we made all of the wooden pieces you see in this project and most of them were unique creations specifically for this job.

With a total built area of 10,000 sqm, this complex boasts remarkable features such as high-rise and transparent towers, balconies offering breathtaking views of the surrounding landscape and sea, as well as a harmonious flow of spaces. The structure showcases an appealing architectural form, carefully crafted to overcome the challenges posed by the project site. Maximizing the use of natural light within the interiors, while effectively managing radiations on the east and west wings—housing the largest walls—led to the division of the land plot into two sections. 2018 HNA Awards Honorable Mention - Concrete Paver - Residential (size less than 3,000 sf) Contractor: The Sharper Edge Landscaping Producer: County Materials Corporation Designer: Paul Bowker Four different styles of pavers and creative color combinations were used in this residential patio to separate areas and to create a distinctive feel for each space. A combination of modular shaped pavers and paving stones that simulate flagstone aesthetics were combined, creating a unique presentation. With varying features incorporated throughout the space, fitting each unit into place was a challenge only overcome with precise planning and execution: bullnose pavers were cut to fit the seat wall, fireplace and stair corners, while the flagstone style pavers were cut to fit the square parameters of their area. Retaining wall units were used to create several functional features and add elevation. Situated against the house, a raised patio with an outdoor kitchen was built with retaining wall units. The same units were used to build stairs leading up to this area, a fireplace and a seating area. Bullnose pavers were used multiple ways to add functional value and aesthetic appeal. The seat wall near the fireplace is capped with rounded bullnose pavers for guest comfort. They form stair step treads for clear visibility and sure footing, and they form a creative accent course in the large wall. This patio maximized available space to offer everything the homeowners desired for their outdoor living area: a place to relax, cook, enjoy a fire and unwind in a hot tub. The exceptional colors and styles of pavers adds to the character, and the excellent craftsmanship makes this a special retreat.

An unusual constraint on this project was discovered during the exterior brick install. The existing home was built a few decades back and matching the existing brick to the addition was a challenge. Especially considering the brick match was no longer available within hundreds of miles of New Orleans. These constraints were overcome by creating a custom color pallet with variations of different bricks and applied paint with a wired brush to create an aged look.

This project centered on helping a wonderful client and her equally fantastic dog transform her condo into a space that truly reflected her style and simplified her life. Eager to create a home that was both beautiful and functional, she envisioned a haven in the heart of the city. Before: Feeling Disconnected Before the renovation, our client felt disconnected from her condo. The builder-grade kitchen was a constant source of frustration, with an awkward peninsula that hindered the flow of the space. The condo overall felt outdated and no longer captured her vibrant personality. The foyer and laundry areas were cramped and lacked organization, while the mismatched hardwood flooring only added to the disjointed atmosphere. As for the bathrooms, they felt frozen in time, desperately needing an update. Worries and Concerns Like many homeowners, our client had heard her fair share of renovation horror stories—tales of projects gone awry and the frustrations of managing multiple contractors. She was understandably cautious and needed a trustworthy, experienced team she could rely on to handle the project with care and expertise. The Solution: A Personalized Transformation We took the time to listen carefully to our client’s needs and concerns and developed a tailored plan to address each of her pain points. For the kitchen, we preserved the existing layout but reimagined the space entirely. The awkward peninsula was redesigned to improve traffic flow and provide much-needed storage and counter space. Clever storage solutions, such as pull-outs, shelving, concealed drawers in the toe kicks, and an appliance garage, were incorporated. The kitchen now boasts a warm and inviting atmosphere, with light wood-tone lower cabinetry, off-white upper cabinets, and brushed nickel hardware that ties it all together. The laundry room, once cramped and chaotic, was transformed into an organized, efficient space. We added custom cabinetry with pull-outs for hanging clothes, open storage above, a laundry sink, and a spacious counter for folding—no more piles of laundry! Both the en-suite and shared bathrooms underwent complete renovations. Custom cabinetry was installed, including a floor-to-ceiling linen closet, and light grey and brown-toned tiles were selected, with contrasting hexagonal tiles for the shower floor. A heated flooring system was added for luxury and comfort year-round. The mismatched flooring throughout the condo was replaced with cohesive vinyl and porcelain tiles, creating a seamless, modern aesthetic throughout the space. Overcoming Challenges As with any renovation, there were challenges to navigate. One of the key obstacles was managing the condo board’s renovation rules and policies while coordinating the delivery schedules for finishes and fixtures, especially during the busy holiday season. With careful planning, we ensured the project stayed on track. Additionally, we encountered a height variation between the tile and vinyl flooring. To resolve this, we used self-leveling material under the vinyl, ensuring a smooth and seamless transition between the two flooring types. The Grand Reveal: A Dream Come True The final result is simply stunning. The kitchen is now a chef’s dream, with custom-built cabinets, smooth quartz countertops, and a matching stone backsplash. Brushed nickel and stainless steel plumbing fixtures, elegant cabinet hardware, and LED lighting under the upper cabinets add the perfect finishing touches. Custom organizers in the foyer and laundry closets provide ample storage and keep everything neatly in place. The bathrooms have been transformed into spa-like retreats, with beautiful porcelain tiles and custom cabinetry. The new vinyl flooring throughout the main living areas and bedroom unifies the space, creating a cohesive and modern atmosphere. Life Transformed Our client’s life has been completely transformed. As a passionate cook, she now relishes spending time in her beautiful and functional kitchen. The single-bowl sink makes cleanup a breeze, and the thoughtfully designed storage solutions have brought a sense of calm and order to her home. The refreshed flooring and neutral paint palette have created a relaxing, comfortable environment she truly loves. A Memorable Journey This project was more than just a renovation—it was a collaboration. Our client valued our guidance throughout the design process, particularly when faced with the overwhelming number of decisions. We built a strong relationship with her, and we are immensely grateful for the trust she placed in our team.

Angie & Amanda began their journey to transform the master bathroom in their new home while overcoming their previous disappointing experiences with contractors. Their goal was to craft a space that reflected their style as well as making their shower functional for them for years to come. A key change was their decision to remove the existing bathtub, which made space for an over-sized custom shower. This shower includes a dry-off area with multiple towel hooks that were thoughtfully positioned to maximize the space near the window and side wall. They chose 12" x 24" tiles in Nobleza Lugo with a polished finish for the walls and the matte version for the floor of their dry-off area, ensuring a cohesive design. The shower floor features 2" x 2" square tiles in Contessa Oro, blending perfectly with the walls and floor for a luxurious feel. One of the highlights was the addition of a large recessed wall niche along with a recessed shaving niche. Both were accentuated with Montage City Chic Glass tiles, injecting a sophisticated and contrasting flair into the shower's functional features. Angie and Amanda chose to continue this accent throughout their new shower by adding an accent band of the same glass tiles along the shower walls, which introduced another custom touch to the area. The Delta Lahara shower trim, along with the Delta In2ition shower head, both in the Venetian Bronze finish, enhanced shower experience. A clear frameless tempered glass door with matching hardware completed the look.

Everywhere we look, we’re surrounded by structures and designs that captivate and draw us in, allowing us to truly appreciate the art of modern architecture. I was very excited to receive a couple of beautiful installation images of our H Series vent-free gas fireplace from Matt Brazeau of Stove King, which operates in Putnam, CT, and Medford, MA. The images show a stunning living room that features large sliding doors and an open layout to the kitchen. What caught my eye was the detailed woodwork and the choice of wall color – I know “dark and moody” is trending but seeing it in a Boston multi-family and done so well, I was captivated and wanted to learn more. Developer Marc Savatsky, owner of Choose Boston, LLC, a multi-function development and real estate company, was behind this project. Marc’s company works throughout Boston and surrounding suburbs to redevelop and market multi-unit properties. Situated in Dorchester’s Neponset section, the property comprises four townhomes styled in a classic federalist design, paying homage to the rich history of the area. Remarkably, all units were spoken for during construction, which reflects a perfect alignment with what buyers are looking for, which is not common at all. Collaborating with Architects and Partners Working with architect Peter Vanko of Vanko Studio and Marc’s spouse and partner, Jessie Franco, the group designed this inviting and sought after living space. Warm and welcoming, with an open and inviting feel, unique building materials, lots of natural light and outdoor living spaces were on the list for what they felt would provide the right character for this property. Elements such as fluted wood were chosen to add visual interest, while the darker palette around the fireplace contributed to the overall aesthetic appeal. The project faced significant challenges with the sloping terrain because Marc had not expected the need for so many retaining walls. But, once they were designed and put in, the challenge turned to charm and provided the landscaping with additional character. Overcoming Development Challenges Addressing the Sloping Land Besides the sloping terrain, another major challenge was adding gas fireplaces into each unit. Due to building constraints preventing traditional venting, the fireplaces were as tricky as the retaining walls. It was important to Marc and Jessie to include fireplaces in these units. They felt that fireplaces provide a beautiful focal point and with the cold months Boston experiences, they would make the units so much more welcoming. After consulting with Matt Brazeau, the choice became clear: the European Home H Series Vent-Free Natural Gas Fireplace. Vent free gas fireplaces are safe alternatives to direct vent fireplaces. They solve the challenge of where to run the venting and provide the living space with a real flame, heat efficiency (99%) and with the H Series, a very clean, European design. The H Series installs similarly to a gas stove – connected to gas and built with an outer body to insulate it from combustibles. It is an easy choice when gas is the preferred type of fuel and venting is difficult or the budget does not allow for the additional space, time, and cost of venting. Vent-free gas fireplaces have been allowed in Massachusetts for 20 years (since 2004) due to their safety, efficiency and practicality. Marc Savatsky: The Developer’s Background From New Jersey to Boston: A Passion for Building Marc grew up in New Jersey and received a construction management degree from Purdue. As the chair of the housing committee on Mayor Walsh’s young advisory council, his love for Boston and building came together. Immersed in the dynamic environment of Boston, he discovered his passion for the city and appreciation of the architectural legacy.
