We opened the kitchen entrance and a small dark dining room at the windowed end to create an immediate vista to the Manhattan skyline upon entering the foyer. We moved a wall to create a 17 foot sight line (and a wall to wall closet in the bedroom on the other side) and combined custom stainless steel cabinetry in the critical wet area with custom high gloss white cabinets. This project centered on helping a wonderful client and her equally fantastic dog transform her condo into a space that truly reflected her style and simplified her life. Eager to create a home that was both beautiful and functional, she envisioned a haven in the heart of the city. Before: Feeling Disconnected Before the renovation, our client felt disconnected from her condo. The builder-grade kitchen was a constant source of frustration, with an awkward peninsula that hindered the flow of the space. The condo overall felt outdated and no longer captured her vibrant personality. The foyer and laundry areas were cramped and lacked organization, while the mismatched hardwood flooring only added to the disjointed atmosphere. As for the bathrooms, they felt frozen in time, desperately needing an update. Worries and Concerns Like many homeowners, our client had heard her fair share of renovation horror stories—tales of projects gone awry and the frustrations of managing multiple contractors. She was understandably cautious and needed a trustworthy, experienced team she could rely on to handle the project with care and expertise. The Solution: A Personalized Transformation We took the time to listen carefully to our client’s needs and concerns and developed a tailored plan to address each of her pain points. For the kitchen, we preserved the existing layout but reimagined the space entirely. The awkward peninsula was redesigned to improve traffic flow and provide much-needed storage and counter space. Clever storage solutions, such as pull-outs, shelving, concealed drawers in the toe kicks, and an appliance garage, were incorporated. The kitchen now boasts a warm and inviting atmosphere, with light wood-tone lower cabinetry, off-white upper cabinets, and brushed nickel hardware that ties it all together. The laundry room, once cramped and chaotic, was transformed into an organized, efficient space. We added custom cabinetry with pull-outs for hanging clothes, open storage above, a laundry sink, and a spacious counter for folding—no more piles of laundry! Both the en-suite and shared bathrooms underwent complete renovations. Custom cabinetry was installed, including a floor-to-ceiling linen closet, and light grey and brown-toned tiles were selected, with contrasting hexagonal tiles for the shower floor. A heated flooring system was added for luxury and comfort year-round. The mismatched flooring throughout the condo was replaced with cohesive vinyl and porcelain tiles, creating a seamless, modern aesthetic throughout the space. Overcoming Challenges As with any renovation, there were challenges to navigate. One of the key obstacles was managing the condo board’s renovation rules and policies while coordinating the delivery schedules for finishes and fixtures, especially during the busy holiday season. With careful planning, we ensured the project stayed on track. Additionally, we encountered a height variation between the tile and vinyl flooring. To resolve this, we used self-leveling material under the vinyl, ensuring a smooth and seamless transition between the two flooring types. The Grand Reveal: A Dream Come True The final result is simply stunning. The kitchen is now a chef’s dream, with custom-built cabinets, smooth quartz countertops, and a matching stone backsplash. Brushed nickel and stainless steel plumbing fixtures, elegant cabinet hardware, and LED lighting under the upper cabinets add the perfect finishing touches. Custom organizers in the foyer and laundry closets provide ample storage and keep everything neatly in place. The bathrooms have been transformed into spa-like retreats, with beautiful porcelain tiles and custom cabinetry. The new vinyl flooring throughout the main living areas and bedroom unifies the space, creating a cohesive and modern atmosphere. Life Transformed Our client’s life has been completely transformed. As a passionate cook, she now relishes spending time in her beautiful and functional kitchen. Catch-all Storage Closet Transforms into Elegant Wine Cellar It was a typical unused space with bare studs and exposed insulation located at the base of the lower level stairs, next to the mechanical room. The entire lower level floor is covered with multi-color slate which contained in-floor heat. This posed a problem for the new wine cellar. The challenge was overcome by placing a layer of foam insulation with a vapor barrier over the slate floor, walls, and ceiling. Then, a plywood subfloor was glued in. A wall space vented into the adjacent laundry room was created to house a cooling unit, which maintains a perfect temperature within the wine cellar. The location of this wine cellar was a wonderful opportunity to create a showpiece that could be viewed from the upper level. An old fashioned store front, complete with two large windows and a faux painted shingle roof, was designed and built to draw attention and allow the viewer to see inside. Tami found a wall mural of an authentic wine cave and had it sized to fit the side wall of the new wine cellar, providing an illusion of continuing space and setting the tone of what was about to come. A rustic wood floor and a tongue and groove barrel ceiling, faux painted to resemble brick, were installed - all coinciding with the wall mural. Custom cabinetry filled the interior, holding wine bottles and boxes of such. A copper sink was inlayed into a wood counter top. Faux painted bricks highlight an oiled rubbed bronze faucet and a leaded seedy glass cabinet above is designed to hold various types of scotch whiskey. Ambient lighting enhances the cabinetry while a rustic mini chandelier hangs from the center of the barrel ceiling. This once “catch-all” storage closet is no more. A small, old world wine cellar has emerged and now, is quite a show piece.

I just love the raised turnaround planter with the Green Acer Viridis Maple. What a gorgeous specimen and lights up well. You actually need two types of lighting strategies to illuminate the Specimen. Since the Japanese Maple defoliates from November through April the under well lighting works well on the magnificent bark and branching of the tree. From May- til october the foliage is such a gorgeous umbrella of fringe like denseness that illuminating best would be with accents on the outside shining onto the foliage cross lighting 360 degrees as it can be viewed from the ability to drive around the planter. The secret to success hear is understanding the Plant materials and how they present themselves all 8 seasons four seasons both day and night, Another Note is our company Preferred Properties Lsc. planted that Tree about 25 years ago so we have been fortunate enough to watch it grow.

Sometimes great things come from small things and this entryway project was exactly like that. This very small yet interesting project started almost by accident. Entryway TileI had completed a tile job a few months before and had some high quality porcelain tile left over. It was nice tile so I was hesitant to toss it out but after moving the pile around my shop for several months I finally decided to throw it away. While loading my pickup with miscellaneous construction garbage – and this great tile – one of my neighbors stopped by for a chat about some of my recent projects. I showed him the great left over tile that I was throwing away and asked him if he had any interest in taking it off my hands – for free. He said he was actually thinking about replacing his existing tile landing at his house because although it had been redone just a few years ago, it had cracked. We went over and took a look at his landing and decided the scrap tile might be a perfect solution. tile floorI told my neighbor “you come up with any design you want, and I’ll bring that to life.” He came up with an idea and sketched out the idea within a couple of days. As soon as I looked at the sketches, I knew it was going to be a very challenging project, but I also knew it would be a rewarding project I would be proud to put the Corvus name on. We took the final sketch and imported it into a graphics design program to make the focal point of the design work within the existing space and fine tune the look of the project to fit the available space of the entryway. This was going to be a highly customized undertaking that was going to be all about the details. Because every tile had to be custom cut, I printed out the final design from the program to create a stencil to trace the outline on each tile. After all of the painstaking tile cutting, I laid it out in a mock-up on the entry floor. Then we were ready to overcome our next challenge – the flexing and moving sub floor. The existing tile landing that we were replacing had been installed just a few years earlier but had already cracked down the center. This fracture made me realize that we needed to find a way to somehow decouple the substrate from the finished tile surface to prevent the same problem from cropping up again. tile floor entrywayI decided to go with a Schluter-DITRA™ tile underlay for this job. Working with DITRA™ was surprisingly simple. The only thing you need to remember is to use unmodified thinset mortar when setting tile over this substrate, because modified thinset would take a very long time to cure. We also decided to use QuartzLock™ urethane grout for the floor because it expands and contracts when the floor flexes under foot traffic and could help prevent future cracking. In the end the project came out great! My neighbor is thrilled and can’t wait to show it off to anyone that stops by. This is a great example of how custom work can really amp up the appeal of your home and how a small change can make a big difference in the look of your home.

We were lucky enough to have the opportunity to help an older couple in our local community. They approached us with a project that they thought would be impossible. Turn a 6x6 first floor pantry into a fully functioning bathroom. Normally this space limitation would not be a problem but the plumbing presented a difficulty that already scared away 2 other contractors. We were able to overcome this obstacle with the help of our experienced staff who keep up to date on the newest devices and products in the remodeling industry. We had a very enjoyable experience designing and remodeling this room. Even with the small space limitations we believe we came up with a very unique and rustic feel for their 1890's farm house. I must end on all the custom wood work that our employees made for this project. From the custom, two-sided, door to the little, wooden, wall shelf we made all of the wooden pieces you see in this project and most of them were unique creations specifically for this job.

Our client recently purchased a newly-constructed home in order to downsize and have a low- maintenance home and yard. The existing side yard/back yard was undeveloped by the builder, leaving the homeowner with the huge challenge of creating a great outdoor entertaining space for family and friends, while creating privacy and overcoming the over 8-foot steep drop from the existing back porch down to the alley. The grade was the largest challenge because the space was so narrow with such a large fall from existing porch to the property line. The second largest challenge is that this residence is located in a semi-private community where HOA approval of plans and materials is difficult, as all the residences here share a similar look and feel with a very clean and contemporary aesthetic. We had to precisely shoot grades to know what kinds of retaining walls would need to be constructed along with how much backfill soil and dirt movement would need to be done. After that the design had to carefully consider the space with maximum functionality for outdoor entertainment with newly constructed walls to ensure it would last for many years to come. All of this was done with multiple meetings with the homeowners who are a retired engineer and active architect themselves. Once a design was settled upon, then submission to the HOA board of approval had to be completed and signed off on with all questions and concerns answered for the community by-laws. The two biggest difficulties within the construction phase were that the neighbor next to the back yard had a large retaining wall not properly backfilled up to the property line. That neighbor wouldn’t allow us proper access and control to help alleviate the issues, so we had to skillfully work around this to ensure what we constructed would last, despite their property not being properly addressed. We also had to go through multiple shipments from the manufacturer due to large variances in the material’s appearance on the steps and another shipment that was broken during shipping. These two things delayed the project we were working to complete before the spring so the homeowner could have the maximum use of the space this year. Topping off this challenging construction was a beautiful palette of native grasses, rosemary, groundcover, granite walkways, and synthetic grass to ensure year-round, practically effortless beauty.

The low ceilings and windows in this historic 1920's home were overcome with this window treatment design that framed the space but didn't drop too low. The antique replica desk is topped with ivory leather, and offers a quiet space for a bit of correspondence.

2018 HNA Awards Honorable Mention - Concrete Paver - Residential (size less than 3,000 sf) Contractor: The Sharper Edge Landscaping Producer: County Materials Corporation Designer: Paul Bowker Four different styles of pavers and creative color combinations were used in this residential patio to separate areas and to create a distinctive feel for each space. A combination of modular shaped pavers and paving stones that simulate flagstone aesthetics were combined, creating a unique presentation. With varying features incorporated throughout the space, fitting each unit into place was a challenge only overcome with precise planning and execution: bullnose pavers were cut to fit the seat wall, fireplace and stair corners, while the flagstone style pavers were cut to fit the square parameters of their area. Retaining wall units were used to create several functional features and add elevation. Situated against the house, a raised patio with an outdoor kitchen was built with retaining wall units. The same units were used to build stairs leading up to this area, a fireplace and a seating area. Bullnose pavers were used multiple ways to add functional value and aesthetic appeal. The seat wall near the fireplace is capped with rounded bullnose pavers for guest comfort. They form stair step treads for clear visibility and sure footing, and they form a creative accent course in the large wall. This patio maximized available space to offer everything the homeowners desired for their outdoor living area: a place to relax, cook, enjoy a fire and unwind in a hot tub. The exceptional colors and styles of pavers adds to the character, and the excellent craftsmanship makes this a special retreat.
