Home design - cottage home design idea in Boston

Our client recently purchased a newly-constructed home in order to downsize and have a low- maintenance home and yard. The existing side yard/back yard was undeveloped by the builder, leaving the homeowner with the huge challenge of creating a great outdoor entertaining space for family and friends, while creating privacy and overcoming the over 8-foot steep drop from the existing back porch down to the alley. The grade was the largest challenge because the space was so narrow with such a large fall from existing porch to the property line. The second largest challenge is that this residence is located in a semi-private community where HOA approval of plans and materials is difficult, as all the residences here share a similar look and feel with a very clean and contemporary aesthetic. We had to precisely shoot grades to know what kinds of retaining walls would need to be constructed along with how much backfill soil and dirt movement would need to be done. After that the design had to carefully consider the space with maximum functionality for outdoor entertainment with newly constructed walls to ensure it would last for many years to come. All of this was done with multiple meetings with the homeowners who are a retired engineer and active architect themselves. Once a design was settled upon, then submission to the HOA board of approval had to be completed and signed off on with all questions and concerns answered for the community by-laws. The two biggest difficulties within the construction phase were that the neighbor next to the back yard had a large retaining wall not properly backfilled up to the property line. That neighbor wouldn’t allow us proper access and control to help alleviate the issues, so we had to skillfully work around this to ensure what we constructed would last, despite their property not being properly addressed. We also had to go through multiple shipments from the manufacturer due to large variances in the material’s appearance on the steps and another shipment that was broken during shipping. These two things delayed the project we were working to complete before the spring so the homeowner could have the maximum use of the space this year. Topping off this challenging construction was a beautiful palette of native grasses, rosemary, groundcover, granite walkways, and synthetic grass to ensure year-round, practically effortless beauty.

The low ceilings and windows in this historic 1920's home were overcome with this window treatment design that framed the space but didn't drop too low. The antique replica desk is topped with ivory leather, and offers a quiet space for a bit of correspondence.

The corten house demonstrates how jurisdictionally imposed restraints can create hardships which (no matter how intimidating) cannot, however, deny a property owner their legally established right-to-build and, subsequently, the corten house demonstrates how those hardships, through proper planning and perseverance, can be overcome. For the McLendon Av. house, the true challenge became how to build responsibly, economically and sustainably on an extremely difficult site. The streets of the neighborhood were originally surveyed as a few separate developments and were incorporated into the City of Atlanta one by one in the 1910’s. Although some developers built groups of houses, much of Lake Claire was sold as empty lots, with individuals constructing their own homes. The neighborhood of approximately 1,200 homes is, thus, an eclectic mix from Victorian to Tudor revival to more modern periods (Craftsman bungalows, 1950s salt box cottages, mid-century ranch styles, contemporary folk styles). Given the neighborhood’s unique character, the McLendon house was introduced to the site while maintaining and then restoring as much of the native ecological habitat as possible. For example, the site’s tree frogs and stream’s bullfrogs happily remain.

Inspiration for a transitional kitchen remodel in Los Angeles

We were lucky enough to have the opportunity to help an older couple in our local community. They approached us with a project that they thought would be impossible. Turn a 6x6 first floor pantry into a fully functioning bathroom. Normally this space limitation would not be a problem but the plumbing presented a difficulty that already scared away 2 other contractors. We were able to overcome this obstacle with the help of our experienced staff who keep up to date on the newest devices and products in the remodeling industry. We had a very enjoyable experience designing and remodeling this room. Even with the small space limitations we believe we came up with a very unique and rustic feel for their 1890's farm house. I must end on all the custom wood work that our employees made for this project. From the custom, two-sided, door to the little, wooden, wall shelf we made all of the wooden pieces you see in this project and most of them were unique creations specifically for this job.

Sometimes great things come from small things and this entryway project was exactly like that. This very small yet interesting project started almost by accident. Entryway TileI had completed a tile job a few months before and had some high quality porcelain tile left over. It was nice tile so I was hesitant to toss it out but after moving the pile around my shop for several months I finally decided to throw it away. While loading my pickup with miscellaneous construction garbage – and this great tile – one of my neighbors stopped by for a chat about some of my recent projects. I showed him the great left over tile that I was throwing away and asked him if he had any interest in taking it off my hands – for free. He said he was actually thinking about replacing his existing tile landing at his house because although it had been redone just a few years ago, it had cracked. We went over and took a look at his landing and decided the scrap tile might be a perfect solution. tile floorI told my neighbor “you come up with any design you want, and I’ll bring that to life.” He came up with an idea and sketched out the idea within a couple of days. As soon as I looked at the sketches, I knew it was going to be a very challenging project, but I also knew it would be a rewarding project I would be proud to put the Corvus name on. We took the final sketch and imported it into a graphics design program to make the focal point of the design work within the existing space and fine tune the look of the project to fit the available space of the entryway. This was going to be a highly customized undertaking that was going to be all about the details. Because every tile had to be custom cut, I printed out the final design from the program to create a stencil to trace the outline on each tile. After all of the painstaking tile cutting, I laid it out in a mock-up on the entry floor. Then we were ready to overcome our next challenge – the flexing and moving sub floor. The existing tile landing that we were replacing had been installed just a few years earlier but had already cracked down the center. This fracture made me realize that we needed to find a way to somehow decouple the substrate from the finished tile surface to prevent the same problem from cropping up again. tile floor entrywayI decided to go with a Schluter-DITRA™ tile underlay for this job. Working with DITRA™ was surprisingly simple. The only thing you need to remember is to use unmodified thinset mortar when setting tile over this substrate, because modified thinset would take a very long time to cure. We also decided to use QuartzLock™ urethane grout for the floor because it expands and contracts when the floor flexes under foot traffic and could help prevent future cracking. In the end the project came out great! My neighbor is thrilled and can’t wait to show it off to anyone that stops by. This is a great example of how custom work can really amp up the appeal of your home and how a small change can make a big difference in the look of your home.

When there is a lot of house you need a lot of light. Quality of light overcomes quantity of light. Some Great lighting design shows this house off well. I just love the raised turnaround planter with the Green Acer Viridis Maple. What a gorgeous specimen and lights up well. You actually need two types of lighting strategies to illuminate the Specimen. Since the Japanese Maple defoliates from November through April the under well lighting works well on the magnificent bark and branching of the tree. From May- til october the foliage is such a gorgeous umbrella of fringe like denseness that illuminating best would be with accents on the outside shining onto the foliage cross lighting 360 degrees as it can be viewed from the ability to drive around the planter. Having had previous negative experiences with contractors, they were hesitant but committed to renovating instead of moving. By building trust through clear communication and a shared vision, the team was able to bring their dream to life. The renovation started with the kitchen, where a partial wall removal opened up the space, creating a seamless flow between the kitchen and living areas. Custom cabinetry with integrated storage solutions, durable contemporary flooring, and refreshed ceilings replaced outdated finishes, while new lighting fixtures and a strategically placed skylight brightened the entire main floor. A built-in entry closet and refinished staircase with sleek metal railings added modern touches without expanding the home’s footprint. In the master ensuite, luxury and function took center stage. The space was expanded to include a full-sized soaking tub, a double vanity with ample storage, and marble tiles for a spa-like retreat. Catch-all Storage Closet Transforms into Elegant Wine Cellar It was a typical unused space with bare studs and exposed insulation located at the base of the lower level stairs, next to the mechanical room. The entire lower level floor is covered with multi-color slate which contained in-floor heat. This posed a problem for the new wine cellar. The challenge was overcome by placing a layer of foam insulation with a vapor barrier over the slate floor, walls, and ceiling. Then, a plywood subfloor was glued in. A wall space vented into the adjacent laundry room was created to house a cooling unit, which maintains a perfect temperature within the wine cellar. The location of this wine cellar was a wonderful opportunity to create a showpiece that could be viewed from the upper level. An old fashioned store front, complete with two large windows and a faux painted shingle roof, was designed and built to draw attention and allow the viewer to see inside. Tami found a wall mural of an authentic wine cave and had it sized to fit the side wall of the new wine cellar, providing an illusion of continuing space and setting the tone of what was about to come. A rustic wood floor and a tongue and groove barrel ceiling, faux painted to resemble brick, were installed - all coinciding with the wall mural. Custom cabinetry filled the interior, holding wine bottles and boxes of such. A copper sink was inlayed into a wood counter top. Faux painted bricks highlight an oiled rubbed bronze faucet and a leaded seedy glass cabinet above is designed to hold various types of scotch whiskey. Ambient lighting enhances the cabinetry while a rustic mini chandelier hangs from the center of the barrel ceiling. This once “catch-all” storage closet is no more. A small, old world wine cellar has emerged and now, is quite a show piece.
