This is a super modern townhome with original pale tones, mainly a white canvas. Our sophisticated and well-traveled out-of-town clients purchased this townhome right in the middle of the pandemic. They needed a full-cycle interior design studio like ours to take on this project while they were in transit to Montecito. The scope was the complete renovation and facelift of the kitchen, powder room, master bedroom, master bathroom, guest suites, basement, and outdoor areas. Our clients wanted to bring warm tones such as orange and red throughout the 4-story Montecito townhome. They were open to discovering and implementing different interior design ideas in each section of the house. This project also features our SORELLA furniture pieces made exclusively by hand in Portugal and shipped to our clients in Montecito. Even though it is a galley kitchen, we were able to incorporate a tiny breakfast bar peninsula for these empty nesters. Floating shelves over the counter give easy access to favorite dishes. All appliances are stainless steel professional appliances by Thermador.

What a joy to bring this exciting renovation to a loyal client: a family of 6 that has called this Highland Park house, “home” for over 25 years. This relationship began in 2017 when we designed their living room, girls’ bedrooms, powder room, and in-home office. We were thrilled when they entrusted us again with their kitchen, family room, dining room, and laundry area design. Their first floor became our JSDG playground… Our priority was to bring fresh, flowing energy to the family’s first floor. We started by removing partial walls to create a more open floor plan and transformed a once huge fireplace into a modern bar set up. We reconfigured a stunning, ventless fireplace and oriented it floor to ceiling tile in the family room. Our second priority was to create an outdoor space for safe socializing during the pandemic, as we executed this project during the thick of it. This modern white oak kitchen was part of a larger weekend home project we worked on for a wonderful young family. Built during the height of the pandemic, it was important that the space retain a sense of calm and serenity especially as a contrast to the outside world at the time. We utilized integrated appliances and pocket doors so that everything could be tucked away at the end of the day. We applied a minimal approach to create a peaceful home away from home.

This beautiful kitchen area was created with family in mind. Our clients have young children so it was important that this design incorporate beauty and comfort as well as durability for years to come. The sleek and clean white cabinets and counters plus the pop of navy in the island and bar area are accented beautifully with brass hardware and fixtures. Additionally, we integrated a showstopping quartz sink. Completed during the covid pandemic, we were sure to go above and beyond to make everyone comfortable while perfecting every aspect of this kitchen, dining space and powder bath.

An absolute residential fantasy. This custom modern Blue Heron home with a diligent vision- completely curated FF&E inspired by water, organic materials, plenty of textures, and nods to Chanel couture tweeds and craftsmanship. Custom lighting, furniture, mural wallcovering, and more. This is just a sneak peek, with more to come. This most humbling accomplishment is due to partnerships with THE MOST FANTASTIC CLIENTS, perseverance of some of the best industry professionals pushing through in the midst of a pandemic.

This home was a complete flip from opening the first floor to be a large great room from the kitchen to the living room. Where the living room once was now sits the large purple and white marble island that is a chefs dream to prep on. We added a wood wall to add some interest and texture along with large pendants and chandeliers. All the cabinets are a custom design from Ginger Rabe Designs cabinet studio line. The living room was opened up and 100" high windows were added. Along with a movable glass wall to open up to the back patio where we laid stamp concrete that will encompass an outdoor bar. This home also had the bathrooms and laundry room remodeled but is not shown.

ABOUT THE RENOVATION Very often, getting what you want is simply about timing. After years of owning her Upper West Side co-op in Lincoln Square and making various small renovations along the way, our client decided to go all-out and advance with her dream renovation after being eased into the significant decision by our full-service design-build approach, extensive pre-planning process, out of the box design strategy, and thorough estimate. The results of this stunning renovation speak for themselves. SPACIOUS CENTERPIECE KITCHEN With many condos in Manhattan, the kitchen is the home’s focal point. In this case, the client’s goal was to reinvigorate this critical space via a classic interior design style with modern and contemporary touches. Beyond introducing updated appliances and pendant lighting, we added immaculate natural stone countertops and backsplash, along with opaque Tribeca shaker cabinets throughout the space. TWO BATHROOMS, TWICE AS NICE When the opportunity to add a bathroom to your Manhattan condo presents itself, you take advantage. Part of our renovation of this USW condo included an additional bathroom, in addition to a total overhaul of the ensuite bathroom. For the main bath, we turned the dreary old space into a soft and elegant sanctuary that’s warming as the sunlight beaming in, thanks to the sleek nickel-finish fixtures and custom marble tile. In the newly-created guest bathroom, we delivered an upscale, timeless design incorporating gleaming subway tiles, bold brass fixtures, and exquisite deco hexagon flooring. PERMA-WFH OFFICE WITH CUSTOM MURPHY BED & STORAGE After being thrust into a permanent work from home schedule due to the pandemic, our client decided to incorporate more of a formal home office space into her guest bedroom - a space where she also required additional storage. The problem was she didn't want to give up the practicality of a spare bedroom. To maintain the added bedroom availability and also provide a proper office space, we created a custom Murphy bed and desk area with custom millwork for enhanced organization with a perfectly narrow personal desk area nestled to the left of the large built-in. ADDITIONAL HIGHLIGHTS - We Incorporated Various Square/hexagon Features Throughout The Space, Per Client Preference - Laundry Relocation For Added Space And Preference

This Mercer Island ensuite renovation was not just a simple bedroom, closet, and bathroom upgrade but a thoughtful reconfiguration of the entire space. The clients, who were referred by a designer they had previously worked with, aimed to transform their outdated and impractical bathroom into a modern, functional, and spa-like sanctuary. The project, initially delayed due to the pandemic, required significant adjustments to the original plans to meet permit requirements. The existing layout featured dated finishes and tiles, impractical vessel sinks, and lacked space for a king-size bed to overlook the water. To address these issues, the renovation involved extending the bedroom wall to accommodate the bed, replacing outdated finishes with modern white rift oak cabinetry and quartz countertops, and creating a huge walk-in closet. Additionally, the renovation team worked meticulously to ensure the new layout provided better lighting and ventilation. The outcome was a transformed ensuite that exudes high-end privacy and style. By swapping the locations of the toilet and shower, the team created a more private and functional space, enhancing the overall spa-like experience. The new design not only met the clients' needs but also exceeded their expectations, resulting in a cozy, intimate area that perfectly blends ultra-modern aesthetics with practical functionality.

Long-time clients called us (Landmark Remodeling and PID) back to tackle their kitchen and subsequently the remainder of the main floor. We had worked away over the last 5 years doing smaller projects, knowing one day they would pull the trigger on their kitchen space. After two small boys and working from home through the pandemic, they decided it was time to tear down the wall separating the kitchen and formal dining room and make one large kitchen for their busy, growing family. When a pandemic threatens to keep you locked down inside, there’s only one thing for you to do: Create a stylish sanctuary in your own backyard! This reasoning spurred the inspiration for the backyard restyle at Project GC, which saw Ariel and Robert furnishing and styling their outdoor space on a budget so they could take advantage of the weather and spend more time outside while WFH during Covid. Our goal was to design with the great outdoors in mind by selecting furnishings that could withstand the weather and could remain outside throughout the seasons. The traditional work desk was swapped for an outdoor table that could easily multitask, and we used an outdoor rug that was both comfy and weather practical. We intentionally chose furniture that was light and easy to carry so we could shuffle the style to suit our lifestyle. The blue ottomans allowed us to convert the space from WFH mode to entertainer mode and we added in some comfort and color with seat and back cushions. Finally, we created mood lighting with strung lights and lanterns of different scales that could remain outside. Voila – an outdoor space we could work, play and stay in!

After thorough consultations, we developed a plan to bring their vision to life. The project began with careful architectural planning. We worked with a local architect to create detailed plans and secured all necessary permits to ensure compliance with local building codes. Site preparation involved demolishing an existing carport, grading, and excavation to prepare the building pad for the new foundation. This step was essential to ensure a stable base for the construction. Our team then focused on structural framing, tying the new addition to the existing home. We ensured that the new structure matched the current architectural style for a seamless blend. The addition was then roofed and sheathed to provide a sturdy and weatherproof exterior. Next, we addressed the electrical work, installing new circuits for lighting, HVAC, and receptacles, and adding smoke and carbon monoxide detectors to meet safety standards. A licensed journeyman electrician performed the electrical service to ensure high-quality and compliant installations. Insulation and drywall installation followed. We installed batt insulation to meet or exceed Michigan Energy Code requirements. The interior surfaces were finished with drywall, taping, mudding, sanding, and priming to prepare for painting. Baseboard molding and trim around doors and windows added the finishing touches. Exterior features were also important. We framed and installed new windows and a front entry door and added a front eyebrow vent feature to match the existing structure. Vinyl siding was installed to complete the exterior, ensuring a cohesive look and enhanced curb appeal. Throughout the project, we maintained a clean and professional worksite, disposing of debris responsibly and minimizing disruption to the client's daily lives. The renovation of the project included a main floor renovation which included a brand-new kitchen and a sunroom addition. This renovation revised the space in the kitchen area by removing a load-bearing wall and relocating the mechanical and electrical systems inside. This freed up space and allowed for a more open design in the kitchen area. The client had several requests for this project, including large windows to allow maximum natural light. This idea was further added upon by adding sun tunnels in the roof for even more light. The sunroom also features a custom deck on the back of the house with aluminum handrails. The addition to the house was to have its own air conditioning system with custom ceiling tray detailing with crown moulding. This also served to hide the attic hatch with millwork finish. Besides, the sunroom space was designed as both a living room and extra dining space. During the pandemic, it also served as an office and home work hub for their children. What makes this project appealing is the enhanced natural light being brought into the spaces through large windows and sun tunnels. Other enhancements include a large-scale hexagonal mosaic in marble-looking material to add texture to the wall, as well as the use of accent panels to extend custom hood cabinets to the ceiling. Next, the island in the kitchen can seat 4 comfortably enhancing the usefulness of the space. The colours chosen for the kitchen include off white slab doors and deep rich wood accents and island. The hardware is brushed nickel as well as the light fixture, all to match the plumbing fixtures. Around the walls in the sunroom is custom wainscotting using millwork and casing. Special work was done on the ceiling, by concealing the beams with bulkheads and then angling them to match the existing bulkheads in the kitchen and original dining room. Besides, a custom appliance garage corner cabinet sits on the countertop which offers convenience and efficiency. The size of the island was maximized to get the most storage space out of it, including a pull-out spice rack and a space for a wine fridge. The unique transition between tile and hardwood was done out of necessity, as the sitting stools had to sit on only one medium. Plus, it is a unique way to transition from two different flooring materials! The unique challenges of this project include the wood to tile interface. This was required for the sitting stools to rest on only one medium. This design feature turned out to be an attractive solution to the design problem. This solution was also used at the patio door entrance. The plumbing in this project was challenging since it connected to an existing reverse osmosis system. There was a large beam in the kitchen ceiling which interfered with lighting placement. Additionally, picking a complimentary wood colour which would go with the existing flooring was challenging. The overall design of the addition took extra time to make the space well-used as the lot itself was an irregular shape.
