For our full gut renovation of this Manhattan loft penthouse, we partnered with architecture firm Todd Zwigard Architects. Many of our clients know us as experts in the full design-build approach, where we handle every aspect of the project. But in this case, architectural plans were already drawn, the full schedule was finished, and our clients needed a partner to execute on the architectural plans – enter Gallery. Construction management is as vital to a project as the design phase, so we’re happy to offer our expertise in this type of scenario. A DIFFERENT APPROACH Construction and design are often the face of most renovations, but the planning and follow-through are naturally just as necessary to make it all come together. The project itself was a fairly straightforward gut renovation of the loft. Everything was included: new floors, a new kitchen, new bathrooms, new lighting. Our task was to manage every aspect of the construction, ensuring that the planning work of Todd Zwigard Architects was executed to the exact vision imagined for this Manhattan loft renovation. CONTEMPORARY GOES ECLECTIC Although we didn’t contribute to the aesthetic of the interior design in this project, we did carry out the plans that brought it life. The tone was very modern, with some eclectic touches. The kitchen, featuring an island with a baby blue lacquered finish, blends contemporary clean lines into an industrial-tinged, almost futuristic aesthetic. Reclaimed wooden doors and art pieces collected throughout the years are an ode to the client's travels, an artistic touch from Todd Zwigard Architects. LET’S TALK Quality of work is of course important, but there are several components of construction management that are equally vital: communication; processes that make sure you're able to adhere to schedules; protocols with both safety and communication. You might say this is the nerding out of the construction process. It’s not often the face of a project, but it’s absolutely massive in terms of carrying out a successful renovation, whether it’s a penthouse loft in Manhattan, a condo in Prospect Heights, or a kitchen in a Brooklyn brownstone. A true challenge...This property had fallen out of escrow several times before it became our residence. Apparently, know one knew what to do with this 1954 California ranch. After several months, my former partner and I decided to blend my favorite "craftsman" and his "clean modern" elements together. Always listen to the home, consider it a type of architectural dance and the home will lead you. Strong use of horizontal warm native redwoods contrasting smooth exterior stucco. Water elements that greet you at the entrance and reappear in the geometrically inspired rear garden. This was personally, one of my favorite projects.

Project Details Lake home features traditional cottage theme with a combination of stone, stucco and shake siding. Features include custom red wood garage doors, special order Marvin front entry system and custom alder cabinetry. The most unique part of this home was the butler’s pantry housing an extra refrigerator, dishwasher and pantry storage. Client Objectives The homeowners were looking for a contractor that could help them convert their dreams a building a practice lake home, ideal for the pro fisherman on Lake Minnetonka into reality. They wanted a cozy home for family gatherings while also keeping the ability for resale an option. “I waited several years to find the right time and the right lot to build my lake home. After interviewing several contractors I turned to Jeff because he was able to take the plans that I had spent years working on and design something that fit my needs while also keep an eye on resale. I was impressed with his expertise and knowledge of Orono’s zoning regulations. In the end, we partnered together to build the lake home of my dreams.”

With a desire to stay close to friends and family, the owners of this 1984 home spent several years searching for property near their neighborhood to build a new, more modern, energy-conscious home tailored to their empty-nest lifestyle. They eventually concluded that their current site was the perfect location for them, but the home needed to be updated and reorganized to create fresh, open, unified spaces to comfortably welcome gatherings of family, friends, and guests. Before renovation, the floor plan included small rooms, dedicated hallways, a step-down living room, a heavy and dark corner fireplace, and limited opportunities for natural light and visual connections from space to space. Exterior deck areas were narrow, long, and used infrequently. Primary goals of this project included accessibility of space, more natural light, better connectivity between spaces, and a focus on sustainable performance. The updated main floor plan included the selective removal of walls to reallocate dedicated hall space to usable, open living area. The step-down living room was leveled for full accessibility, safety, furniture flexibility and overall space use. The removal of a half-height wall between the living area and the kitchen created continuity between the spaces. Reorganizing the primary entry and stair and eliminating walls between the entry and dining room created new visual connections between the kitchen and the entry. The new central concrete hearth and fireplace provides a strong, modern focal point for the living area. Large sliding glass doors on each side of the fireplace allow the TV area beyond to be separated from the living area as needed. In several strategic locations, the footprint of the house was expanded to enhance function and flow at the kitchen, dining room, and mudroom. The new outdoor deck area is now large and singular and includes a grille area, dining space and open seating overlooking the newly landscaped pool below. The exterior envelope of the house includes new insulation, siding, and energy-efficient windows, as well as two large roof-mounted solar arrays, to increase thermal performance and to offset energy costs. Inside, the new HVAC system maximizes energy efficiency while using a fraction of its former footprint. As a result, a portion of the former mechanical space was added back to the lower level family room area and expands into a cozy library nook. MMA partnered with the owner’s interior designer and kitchen designer to achieve a softer, contemporary palette of finishes that complement this newly configured, light-filled home.

The couple who embarked on this Lake Zurich Illinois home renovation spent years planning a move from Virginia to the rolling hills of Northern Illinois when their first grandchild was born. Wanting to be closer to their grown children so they could enjoy their new role, they first embarked upon finding the right realtor and the right home. They settled on the “perfect” home; perfect that is to transform. The seriously outdated 1,800 square foot ranch had a closed outdated kitchen, 3 bedrooms, a living room with a fireplace, a full basement and 2 baths. Although it had “good bones”, it was straight out of a builder’s catalog with wall to wall carpet, standard tile and honey oak everywhere you looked. But this couple had big plans for this home. In tandem with their home purchase, they began the search for the just the right renovation company. The team they chose needed to be cohesive, as the whole house renovation would be designed hundreds of miles from their home several states away. She found Advance Design Studio, Ltd. online, and was quickly enamored by the team and by Common Sense Remodeling, simply by studying the website. Her decision to choose Advance Design to partner on this complete ranch renovation was confirmed quickly upon her first face to face meeting with owner Todd Jurs, and later by Advance’s designer, Nicole Ryan. Three bedrooms were converted into a one master suite with ample bath and walk in closet, laundry, and a 2nd multi-purpose room designed for movies and entertainment, a home office, and a guest room all in one. A doorway leading to the garage was reconfigured to create a foyer area, and allowed for a better flow to an open modern kitchen complete with a large island for cooking and entertaining, which included a wide bench seat overlooking the back yard and opening onto an eating area flanked with a fireplace and TV. The piece de resistance culminated with 3 walls of full glass anchored by a striking fireplace in the new four season’s room where the homeowners enjoy coffee every morning while gazing at the current day’s mid-western landscape. The open floorplan encourages living in “one space” throughout the day. Ryan worked with the couple remotely, exchanging 3D color renderings and floorplans with detailed budget updates until the project took on the very image they had envisioned. “Working with them was a change from our normal meeting process since they were literally in a different state. We conducted meetings by phone, while reviewing materials and drawings via computer. It was a fun process that necessitated lots of detail and careful coordination, but we made it happen and the process was as smooth as if they were right here like normal”, says Nicole. During a stressful time planning their move, the constant interaction with Nicole assured the couple that all was being addressed by the Advance team and they could relax and focus on other important things (like moving cross country). The new master bath incorporated heated flooring, a walk in shower with seating and custom shower niches, and an elegant double sink vanity with ample space for two. “The layout of each of the rooms is exactly what I envisioned,” the client said. “Advance’s attention to details such as light switch placement, electrical outlets, and many other minute details you wouldn’t even think of was the icing on the cake. If I didn’t think of it first, they certainly did,” said the happy homeowner. Small details like the crown molding, the custom designed fireplace mantle, the under-cabinet lighting and etched door glass, and even subtle rhinestones shimmering like delicate jewelry in the tile backsplash brought the whole project together. The clients were extremely happy with the way the Advance team made sure these small things were executed perfectly. “It’s just gorgeous,” they said at a celebratory event in their home hosted shortly after completion for the entire Advance Design team that made it happen. “The entire crew at Advance Design was a pleasure to work with. We couldn’t have done this with a lesser team,” they concluded.

We met these clients through a referral from a previous client. We renovated several rooms in their traditional-style farmhouse in Abington. The kitchen is farmhouse chic, with white cabinetry, black granite counters, Carrara marble subway tile backsplash, and a beverage center. The large island, with its white quartz counter, is multi-functional, with seating for five at the counter and a bench on the end with more seating, a microwave door, a prep sink and a large area for prep work, and loads of storage. The kitchen includes a large sitting area with a corner fireplace and wall mounted television. The multi-purpose mud room has custom built lockers for coats, shoes and bags, a built-in desk and shelving, and even space for kids to play! With know purpose the client , general contractor, designer, trade partners were able to efficiency design and add all the accommodation of a living room from, out door speakers, ceiling fans, several exterior electrical receptacle for lamps, and also a switched receptacle on ceiling for hanging festive lighting.

The master bathroom was designed in a polished manner. The lighting helps bring attention to the custom white cabinetry, white floor and wall tiles from Bianco Dolomiti and the sinks glass vanity countertop by Nano Glass. The showers intimate design is backed by a chrome handheld showerhead from Samuel Heath. The sinks three hole faucet matches the chrome finish found on the showers hardware. The master bathroom's most interactive touch can be found above the sink where we have placed a Robern M-Series medicine cabinet with a TV that partners with speakers in the ceiling.

After six years of living in their Huntley IL home, Chris and Meghan were tired of their dark, dingy, outdated kitchen and it was finally time for a long-anticipated change. “The kitchen is the place where we live, it’s where we do everything,” Meghan said. “It was important that it be a space where we wanted to be.” Meghan loves cooking and enjoys including their girls in healthy meal prepping, this led them to want a brighter, more enjoyable kitchen with increased functionality and improved storage. For Chris especially, the laundry room was an entirely dysfunctional eyesore. “We had a washer and a dryer, but it was all kind-of cobbled together!” Chris said. “There were always laundry piles everywhere, we weren’t really sure what we wanted to do in there, but it was time for us to make a change.” The mess of the space was stressful every time they walked in the door from the garage each day. Kids’ backpacks and shoes piled up haphazardly in the makeshift boot-bench closet left the family feeling disorganized and stressed. They needed space for folding clothes and locker cubbies to help keep the family organized. Having known Christine and Todd in the Huntley community for years, Chris and Meghan were familiar with their work. “We already trusted them personally and having seen their projects for years we knew they did top notch work. After we reviewed the initial round of designs, we knew that hiring them was definitely the right choice,” Meghan and Chris said. Although Chris had done a lot of work in their home himself, the kitchen and laundry room renovation was such a large undertaking that he didn’t want to steal time away from his family to spend what would surely be many long weekends doing the job himself. “That would not have been a wise choice for us,” Chris laughed. “Our designer, Michelle was very, very, easy to work with; anything we wanted to see or weren’t sure about, she went above and beyond to make this easy for us. She was easy to get hold of and always quick to respond,” the couple said. Michelle pulled ideas that mirrored the couple’s taste and style and was adept at directing the couple to limited choices that didn’t overwhelm them and kept the process moving. “I have a hard time making decisions. Michelle made the decision-making process so easy. I loved how she listened to what I liked and then presented three great options for me to choose from,” Meghan said. The main objectives for the kitchen were better storage solutions, they wanted the space to reflect their lifestyle and taste, and they wanted it to last for years with low maintenance. One of the first steps in creating a more functional kitchen was relocating the refrigerator, creating an improved workflow for the busy family. “We didn’t know that we could even move the refrigerator to a new location where it is now, that was something that we never would have thought of,” Chris said. “The new refrigerator location makes the kitchen feel so much bigger. We didn’t add any space, but our whole kitchen with the new design just seems like it’s so much larger than before!” Meghan said. The perimeter mist colored cabinets helped warm and brighten the entire room, while the graphite colored cabinets on the island added contrast. Using this fresh, clean color palette satisfied the couple’s desire for a bright space that was the exact opposite of what they had before. Organization accessories were also added to the cabinets such as a spice drawer tray and roll outs to create hidden convenience. “I absolutely love the hidden spices – it makes cooking so much more enjoyable!” Chris said. “And all the pull outs, and the double trash bin, who would think you could get so excited about organization!” the couple said in unison. One thing they hated in their original kitchen was how dark the space felt. Added lighting on the ceiling with the new light fixtures combined with the lighter cabinetry colors throughout solved this problem. “Our new kitchen has this warm, almost cozy feeling that our old kitchen never had, it’s just a space that I love spending my time in now,” Meghan said. The light airy feeling was accentuated with the use of floating white shelves on either side of the decorative range hood. “We have so much cabinetry space, the new design is amazing we actually have more storage space than we will ever need,” Meghan said. The island was extended to create more work surface and added space for stool seating. “The new island changes how we live. Now the kids can be in the kitchen with us, doing homework, eating breakfast, and the three of us have special dinners there when Chris is working late,” Meghan said. The Carrara Marmi Quartz countertops were chosen because they are, not only beautiful, but are made from hard-working material that doesn’t require maintenance. The white subway tile backsplash that wraps to the ceiling behind the focal point cooktop range/hood compliments the crisp white countertops perfectly, while brushed brass hardware and light fixtures keep the design fresh and new. The couple had a few fears at the beginning of the project, as most homeowners do. Their biggest fear was being out of their kitchen and laundry room for an extended time. The crew made it very easy for the family to work in a limited space keeping the washer and dryer hooked up the majority of the time, and also getting appliances working with minimal downtime. “They above and beyond accommodated us to get us through the process,” Meghan said. “They did a great job making sure we were as comfortable as possible throughout the process,” Chris added. “Our project manager DJ did a great job. He was very good at updating us on schedule changes, getting guys in as quickly as possible. Everyone that stepped in the house was nice and did great work,” said Chris. They thought Advance’s carpenter was phenomenal and were impressed when he took a conceptual idea from a photograph and worked with designer Michelle to create a one of a kind range/hood that has become the topic of conversation with friends and family who visit the new kitchen. “He was in our house literally every day for several weeks. He was easy to work with and good at what he did,” Meghan and Chris said. The focal point of the kitchen; a hand-crafted, custom-built ventilation hood was clad with handpicked reclaimed barnwood. Advance Design’s carpenter built the framework and the cladding to create a one-of-a-kind design element that the couple loves. “I think it was especially fun for him to create something unique from scratch, showcasing his talent in this area,” Meghan said. “I love that my kitchen is not like everyone else’s. I got to pick out the wood on my hood and watch it being built and was able to choose what pieces of wood went where on it. It’s totally unique.” Red Oak flooring was toothed-in throughout the kitchen and the rest of the first floor anywhere changes were made. Then the whole floor was refinished to tone down the orange undertones in the existing floor stain, ultimately changing the color complexion of the entire first floor. The result is a completely new feeling to the entire home. Renovating the laundry room was extremely important to Meghan and Chris, but they had trouble visualizing what the possibilities were for the seemingly small space. Michelle produced beautiful 3D illustrations that helped them envision the space in a whole new way. “I must have told Michelle 100 times that I am a visual person, seeing the designs in 3D made it so easy to make decisions and see what we could really do with our space,” Meghan said. A dividing wall and doorway were removed between the existing laundry room and hallway formerly containing a coat closet, providing space to design specialized graphite colored cabinetry matching the kitchen island to house custom storage cubbies for each family member. Adding the tall utility cabinetry in the new laundry area helped solve the storage issue, tucking away cleaning supplies, household items, and even the cat got its own cubby. “I love how everything is now hidden in its own space. I can’t tell you how much I hated coming home and seeing everything sitting around on counters,” Chris said. Electrical outlets were planned for the inside of utility cabinets, so devices could charge in hidden locations. Stacking the washer and dryer allowed for wider countertop space to provide a folding area and a special space for clothes to hang. “The way I do laundry has been completely transformed! I can actually fold clothes and hang them now right out of the washer and dryer,” Meghan said. “The end result in the kitchen and the laundry/mud room was an updated light and bright space, with a smarter work flow that better meets the needs of this family,” Michelle said. “I would totally recommend Advance Design,” Meghan said. “Sometimes I sit and just look at my kitchen and laundry room and think ‘Wow, I can’t believe I get to live here!’ It’s an understatement to say we love our new space.”

This family was interested in adding another living space to their home. After designing several options, this large, composite deck with gas fireplace and louvered cover rose to the top. The louvers open to let light in or close to keep rain out. Infratech heaters compliment the warmth given by the new gas fireplace creating a cozy space for dining and entertaining almost year-round. The spaces around the deck feature lawn for the dog, a modern bluestone stepping stone pathway, new privacy fencing, plantings and a fun recirculating water feature. This fall, Amethyst had the opportunity to partner with Freeman Custom Homes of Kansas City to furnish this 5000 sq ft European Modern designed home for the Artisan Home Tour 2020! Every square inch of this home was magical -- from the secret staircase in the master bath leading to a private shuttered plunge pool to the vaulted kitchen with sky high mushroom colored cabinetry and handmade zellige tile. We met the builders during the cabinetry phase and watching their final, thoughtful design details evolve was such full of over-the-top surprises like the unique valet-like storage in the entry and limestone fireplace! As soon as we saw their vision for the home, we knew our furnishings would be a great match as our design style celebrates handmade rugs, artisan handmade custom seating, old-meets-new art, and let's be honest -- we love to go big! We met these clients through a referral from a previous client. We renovated several rooms in their traditional-style farmhouse in Abington. The kitchen is farmhouse chic, with white cabinetry, black granite counters, Carrara marble subway tile backsplash, and a beverage center. The large island, with its white quartz counter, is multi-functional, with seating for five at the counter and a bench on the end with more seating, a microwave door, a prep sink and a large area for prep work, and loads of storage. The kitchen includes a large sitting area with a corner fireplace and wall mounted television. The multi-purpose mud room has custom built lockers for coats, shoes and bags, a built-in desk and shelving, and even space for kids to play!
