This was a dream project! The clients purchased this 1880s home and wanted to renovate it for their family to live in. It was a true labor of love, and their commitment to getting the details right was admirable. We rehabilitated doors and windows and flooring wherever we could, we milled trim work to match existing and carved our own door rosettes to ensure the historic details were beautifully carried through. Every finish was made with consideration of wanting a home that would feel historic with integrity, yet would also function for the family and extend into the future as long possible. We were not interested in what is popular or trendy but rather wanted to honor what was right for the home.

Without energy-efficient window treatments, as much as 50% of a home's heating and cooling energy can be lost through its windows. A captivating transformation in the coveted neighborhood of University Park, Dallas The heart of this home lies in the kitchen, where we embarked on a design endeavor that would leave anyone speechless. By opening up the main kitchen wall, we created a magnificent window system that floods the space with natural light and offers a breathtaking view of the picturesque surroundings. Suspended from the ceiling, a steel-framed marble vent hood floats a few inches from the window, showcasing a mesmerizing Lilac Marble. The same marble is skillfully applied to the backsplash and island, featuring a bold combination of color and pattern that exudes elegance. Adding to the kitchen's allure is the Italian range, which not only serves as a showstopper but offers robust culinary features for even the savviest of cooks. However, the true masterpiece of the kitchen lies in the honed reeded marble-faced island. Each marble strip was meticulously cut and crafted by artisans to achieve a half-rounded profile, resulting in an island that is nothing short of breathtaking. This intricate process took several months, but the end result speaks for itself. To complement the grandeur of the kitchen, we designed a combination of stain-grade and paint-grade cabinets in a thin raised panel door style. This choice adds an elegant yet simple look to the overall design. Inside each cabinet and drawer, custom interiors were meticulously designed to provide maximum functionality and organization for the day-to-day cooking activities. A vintage Turkish runner dating back to the 1960s, evokes a sense of history and character. The breakfast nook boasts a stunning, vivid, and colorful artwork created by one of Dallas' top artist, Kyle Steed, who is revered for his mastery of his craft. Some of our favorite art pieces from the inspiring Haylee Yale grace the coffee station and media console, adding the perfect moment to pause and loose yourself in the story of her art. The project extends beyond the kitchen into the living room, where the family's changing needs and growing children demanded a new design approach. Accommodating their new lifestyle, we incorporated a large sectional for family bonding moments while watching TV. The living room now boasts bolder colors, striking artwork a coffered accent wall, and cayenne velvet curtains that create an inviting atmosphere. Completing the room is a custom 22' x 15' rug, adding warmth and comfort to the space. A hidden coat closet door integrated into the feature wall adds an element of surprise and functionality. This project is not just about aesthetics; it's about pushing the boundaries of design and showcasing the possibilities. By curating an out-of-the-box approach, we bring texture and depth to the space, employing different materials and original applications. The layered design achieved through repeated use of the same material in various forms, shapes, and locations demonstrates that unexpected elements can create breathtaking results. The reason behind this redesign and remodel was the homeowners' desire to have a kitchen that not only provided functionality but also served as a beautiful backdrop to their cherished family moments. The previous kitchen lacked the "wow" factor they desired, prompting them to seek our expertise in creating a space that would be a source of joy and inspiration. Inspired by well-curated European vignettes, sculptural elements, clean lines, and a natural color scheme with pops of color, this design reflects an elegant organic modern style. Mixing metals, contrasting textures, and utilizing clean lines were key elements in achieving the desired aesthetic. The living room introduces bolder moments and a carefully chosen color scheme that adds character and personality. The client's must-haves were clear: they wanted a show stopping centerpiece for their home, enhanced natural light in the kitchen, and a design that reflected their family's dynamic. With the transformation of the range wall into a wall of windows, we fulfilled their desire for abundant natural light and breathtaking views of the surrounding landscape. Our favorite rooms and design elements are numerous, but the kitchen remains a standout feature. The painstaking process of hand-cutting and crafting each reeded panel in the island to match the marble's veining resulted in a labor of love that emanates warmth and hospitality to all who enter. In conclusion, this tastefully lux project in University Park, Dallas is an extraordinary example of a full gut remodel that has surpassed all expectations. The meticulous attention to detail, the masterful use of materials, and the seamless blend of functionality and aesthetics create an unforgettable space. Inspiration for a coastal gray three-story wood exterior home remodel in Boston with a gambrel roof

This Arts and Crafts styled sprawling ranch has much to offer the modern homeowner. Inside, decorative ceilings top nearly every room, starting with the 12’ ceiling in the foyer. The dining room has a large, front facing window and a buffet nook for furniture. The gourmet kitchen includes a walk-in pantry, island, and a pass-through to the great room. A casual breakfast room leads to the screened porch, offering year- round outdoor living with a fireplace. Each bedroom features elegant ceiling treatments, a walk-in closet, and full bathroom. A large utility room with a sink is conveniently placed down the hall from the secondary bedrooms. The well-appointed master suite includes porch access, two walk-in closets, and a secluded sitting room surrounded by rear views. The built-in bookshelves towers and bench frame the large windows that pour natural light into the Den. Wood slat window shades allow for adjustments needed as the sun moves through the room. The deep window seat features a custom cushion and storage underneath. Following the light and dark design theme, the rich blue wall color and caramel sofa warms the space to contrast the surrounding brightness in the cabinetry and ceiling. The homeowner, an artist herself, selected the artwork that makes a modern statement supported by the gold tone side coffee tables, patterned textural area rug and bold throw pillows.

Cedar Cove Modern benefits from its integration into the landscape. The house is set back from Lake Webster to preserve an existing stand of broadleaf trees that filter the low western sun that sets over the lake. Its split-level design follows the gentle grade of the surrounding slope. The L-shape of the house forms a protected garden entryway in the area of the house facing away from the lake while a two-story stone wall marks the entry and continues through the width of the house, leading the eye to a rear terrace. This terrace has a spectacular view aided by the structure’s smart positioning in relationship to Lake Webster. The interior spaces are also organized to prioritize views of the lake. The living room looks out over the stone terrace at the rear of the house. The bisecting stone wall forms the fireplace in the living room and visually separates the two-story bedroom wing from the active spaces of the house. The screen porch, a staple of our modern house designs, flanks the terrace. Viewed from the lake, the house accentuates the contours of the land, while the clerestory window above the living room emits a soft glow through the canopy of preserved trees.

In the basement living area, we were required by code to provide an egress window well to allow the occupants to escape the building in the event of an emergency. We solved this need by creating a built-in window seat, which features the beautiful stone work of the retaining wall outside. Who says that subterranean needs to be without natural light and beauty? Rosenberg Kolb Architects is proud to announce our renovation of a 1747 timber frame house on Nantucket Island, completed in 2011. The first historic renovation project in Nantucket to receive LEED Gold status. The project was given a Grand Award by Eco Home Magazine in July, 2011. The project included: Restructuring the foundations to align and stabilize the structure in addition to providing for a new insulated crawl space; A 260 square foot addition for a kitchen, bath, and new entry; New cedar shingles, roof shingles, and restored historic windows; The house met the strict regulations of Nantucket's Historic District. On the inside, LEED Gold certification was met through: High R-value insulation and reduced air leakage; High efficiency heating, air conditioning, plumbing fixtures, and appliances; Low-emission paints and finishes as well as a clay wall finish; Using reclaimed materials from the original house and other sites. The Holloway blends the recent revival of mid-century aesthetics with the timelessness of a country farmhouse. Each façade features playfully arranged windows tucked under steeply pitched gables. Natural wood lapped siding emphasizes this homes more modern elements, while classic white board & batten covers the core of this house. A rustic stone water table wraps around the base and contours down into the rear view-out terrace. Inside, a wide hallway connects the foyer to the den and living spaces through smooth case-less openings. Featuring a grey stone fireplace, tall windows, and vaulted wood ceiling, the living room bridges between the kitchen and den. The kitchen picks up some mid-century through the use of flat-faced upper and lower cabinets with chrome pulls. Richly toned wood chairs and table cap off the dining room, which is surrounded by windows on three sides. The grand staircase, to the left, is viewable from the outside through a set of giant casement windows on the upper landing. A spacious master suite is situated off of this upper landing. Featuring separate closets, a tiled bath with tub and shower, this suite has a perfect view out to the rear yard through the bedroom's rear windows. All the way upstairs, and to the right of the staircase, is four separate bedrooms. Downstairs, under the master suite, is a gymnasium. This gymnasium is connected to the outdoors through an overhead door and is perfect for athletic activities or storing a boat during cold months. ActivWall Gas Strut Windows open from the inside with a gentle push to connect the two spaces. When open, the homeowner can use the window as a serving area and converse with guests on the sun porch while she cooks. When she is ready to close the window, the homeowner can step out the adjacent door to give it a push from the outside or use ActivWall’s optional pull hook to close it from the inside.
