With expansive fields and beautiful farmland surrounding it, this historic farmhouse celebrates these views with floor-to-ceiling windows from the kitchen and sitting area. Originally constructed in the late 1700’s, the main house is connected to the barn by a new addition, housing a master bedroom suite and new two-car garage with carriage doors. We kept and restored all of the home’s existing historic single-pane windows, which complement its historic character. On the exterior, a combination of shingles and clapboard siding were continued from the barn and through the new addition.

A combination of gray and beige, the master bedrooms features a textured silver leaf wallpaper, striped end-bench and chaise lounge, and subtle floral printed bedding. Gut renovation of 1880's townhouse. New vertical circulation and dramatic rooftop skylight bring light deep in to the middle of the house. A new stair to roof and roof deck complete the light-filled vertical volume. Programmatically, the house was flipped: private spaces and bedrooms are on lower floors, and the open plan Living Room, Dining Room, and Kitchen is located on the 3rd floor to take advantage of the high ceiling and beautiful views. A new oversized front window on 3rd floor provides stunning views across New York Harbor to Lower Manhattan. The renovation also included many sustainable and resilient features, such as the mechanical systems were moved to the roof, radiant floor heating, triple glazed windows, reclaimed timber framing, and lots of daylighting. Mr. and Mrs. Daniel Reed in York, PA needed to find a way to add functional space in their kitchen. They had a limited amount of space in their previous kitchen with no room to expand. They also need to stay within their budget. Owner/designer Brandon O'Hanlon designed a way to maximize storage and countertop space and give the Reed's extra space for an eat in option with the addition of a peninsula across their existing pass through. Now, family and friends can join the chef and they have plenty of prep and storage space! Cabinetry is Armstrong/Echelon Berkshire door style in Maple with Toffee stain. Countertop is Uba Tuba granite. A glass tile mosiac backsplash finishes off the space.

This project was such an incredible design opportunity, and instilled inspiration and excitement at every turn! Our amazing clients came to us with the challenge of converting their beloved family home into a welcoming haven for all members of the family. At the time that we met our clients, they were struggling with the difficult personal decision of the fate of the home. Their father/father-in-law had passed away and their mother/mother-in-law had recently been admitted into a nursing facility and was fighting Alzheimer’s. Resistant to loss of the home now that both parents were out of it, our clients purchased the home to keep in in the family. Despite their permanent home currently being in New Jersey, these clients dedicated themselves to keeping and revitalizing the house. We were moved by the story and became immediately passionate about bringing this dream to life. The home was built by the parents of our clients and was only ever owned by them, making this a truly special space to the family. Our goal was to revitalize the home and to bring new energy into every room without losing the special characteristics that were original to the home when it was built. In this way, we were able to develop a house that maintains its own unique personality while offering a space of welcoming neutrality for all members of the family to enjoy over time. The renovation touched every part of the home: the exterior, foyer, kitchen, living room, sun room, garage, six bedrooms, three bathrooms, the laundry room, and everything in between. The focus was to develop a style that carried consistently from space to space, but allowed for unique expression in the small details in every room. Starting at the entry, we renovated the front door and entry point to offer more presence and to bring more of the mid-century vibe to the home’s exterior. We integrated a new modern front door, cedar shingle accents, new exterior paint, and gorgeous contemporary house numbers that really allow the home to stand out. Just inside the entry, we renovated the foyer to create a playful entry point worthy of attention. Cement look tile adorns the foyer floor, and we’ve added new lighting and upgraded the entry coat storage. Upon entering the home, one will immediately be captivated by the stunning kitchen just off the entry. We transformed this space in just about every way. While the footprint of the home ultimately remained almost identical, the aesthetics were completely turned on their head. We re-worked the kitchen to maximize storage and to create an informal dining area that is great for casual hosting or morning coffee. We removed the entry to the garage that was once in the informal dining, and created a peninsula in its place that offers a unique division between the kitchen/informal dining and the formal dining and living areas. The simple light warm light gray cabinetry offers a bit of traditional elegance, along with the marble backsplash and quartz countertops. We extended the original wood flooring into the kitchen and stained all floors to match for a warmth that truly resonates through all spaces. We upgraded appliances, added lighting everywhere, and finished the space with some gorgeous mid century furniture pieces. In the formal dining and living room, we really focused on maintaining the original marble fireplace as a focal point. We cleaned the marble, repaired the mortar, and refinished the original fireplace screen to give a new sleek look in black. We then integrated a new gas insert for modern heating and painted the upper portion in a rich navy blue; an accent that is carried through the home consistently as a nod to our client’s love of the color. The former entry into the old covered porch is now an elegant glass door leading to a stunning finished sunroom. This room was completely upgraded as well. We wrapped the entire space in cozy white shiplap to keep a casual feel with brightness. We tiled the floor with large format concrete look tile, and painted the old brick fireplace a bright white. We installed a new gas burning unit, and integrated transitional style lighting to bring warmth and elegance into the space. The new black-frame windows are adorned with decorative shades that feature hand-sketched bird prints, and we’ve created a dedicated garden-ware “nook” for our client who loves to work in the yard. The far end of this space is completed with two oversized chaise loungers and overhead lights…the most perfect little reading nook! Just off the dining room, we created an entirely new space to the home: a mudroom. The clients lacked this space and desperately needed a landing spot upon entering the home from the garage. We uniquely planned existing space in the garage to utilize for this purpose, and were able to create a small but functional entry point without losing the ability to park cars in the garage. This new space features cement-look tile, gorgeous deep brown cabinetry, and plenty of storage for all the small items one might need to store while moving in and out of the home. The remainder of the upstairs level includes massive renovations to the guest hall bathroom and guest bedroom, upstairs master bed/bath suite, and a third bedroom that we converted into a home office for the client. Some of the largest transformations were made in the basement, where unfinished space and lack of light were converted into gloriously lit, cozy, finished spaces. Our first task was to convert the massive basement living room into the new master bedroom for our clients. We removed existing built-ins, created an entirely new walk-in closet, painted the old brick fireplace, installed a new gas unit, added carpet, introduced new lighting, replaced windows, and upgraded every part of the aesthetic appearance. One of the most incredible features of this space is the custom double sliding barn door made by a Denver artisan. This space is truly a retreat for our clients! We also completely transformed the laundry room, back storage room, basement master bathroom, and two bedrooms. This home’s massive scope and ever-evolving challenges were thrilling and exciting to work with, and the result is absolutely amazing. At the end of the day, this home offers a look and feel that the clients love. Above all, though, the clients feel the spirit of their family home and have a welcoming environment for all members of the family to enjoy for years to come.

When a family living in Singapore decided to purchase a New York City pied-à-terre, they settled on the historic Langham Place, a 60-floor building along 5th Ave which features a mixture of permanent residencies and 5-star hotel suites. Immediately after purchasing the condo, they reached out to Decor Aid, and tasked us with designing a home that would reflect their jet-setting lifestyle and chic sensibility. Book Your Free In-Home Consultation Connecting to the historic Tiffany Building at 404 5th Ave, the exterior of Langham Place is a combination of highly contemporary architecture and 1920’s art deco design. And with this highly unique architecture, came highly angular, outward leaning floor-to-ceiling windows, which would prove to be our biggest design challenge. One of the apartment’s quirks was negotiating an uneven balance of natural light throughout the space. Parts of the apartment, such one of the kids’ bedrooms, feature floor-to-ceiling windows and an abundance of natural light, while other areas, such as one corner of the living room, receive little natural light. By sourcing a combination of contemporary, low-profile furniture pieces and metallic accents, we were able to compensate for apartment’s pockets of darkness. A low-profile beige sectional from Room & Board was an obvious choice, which we complemented with a lucite console and a bronze Riverstone coffee table from Mitchell Gold+Bob Williams. Circular tables were placed throughout the apartment in order to establish a design scheme that would be easy to walk through. A marble tulip table from Sit Down New York provides an opulent dining room space, without crowding the floor plan. The finishing touches include a sumptuous swivel chair from Safavieh, to create a sleek, welcoming vacation home for this international client.

It’s all about detail in this living room! To contrast with the tailored foundation, set through the contemporary furnishings we chose, we added color, texture, and scale through the home decor. Large display shelves beautifully showcase the client’s unique collection of books and antiques, drawing the eyes up to the accent artwork. Durable fabrics will keep this living room looking pristine for years to come, which make cleaning and maintaining the sofa and chairs effortless and efficient.

Creating spaces that make connections between the indoors and out, while making the most of the panoramic lake views and lush landscape that surround were two key goals of this seasonal home’s design. Central entrance into the residence brings you to an open dining and lounge space, with natural light flooding in through rooftop skylights. Soaring ceilings and subdued color palettes give the adjacent kitchen and living room an airy and expansive feeling, while the large, sliding glass doors and picture windows bring the warmth of the outdoors in. The family room, located in one of the two zinc-clad connector spaces, offers a more intimate lounge area and leads into the master suite wing, complete with vaulted ceilings and sleek lines. This stately townhouse underwent a full renovation from both the DHD Architecture and Interiors team to provide a young family with rooms to grow into. Spaces were updated with contemporary furnishings and refined architectural details, while still honoring the classic, formal elements of the historic home. The expansive outdoor space is framed by the dining area’s floor to ceiling windows and bold window treatment. DHD’s interiors team aimed to transform the room into an inviting and livable space for the family, designing a custom kitchen banquette and using playfully bright, warm color tones. While the master bedroom keeps to a soft, muted palette incorporating deep shades of purples, the children’s rooms are extravagantly fun, complete with fuchsia bedding and oversized Lucite table lamps. The Holloway blends the recent revival of mid-century aesthetics with the timelessness of a country farmhouse. Each façade features playfully arranged windows tucked under steeply pitched gables. Natural wood lapped siding emphasizes this homes more modern elements, while classic white board & batten covers the core of this house. A rustic stone water table wraps around the base and contours down into the rear view-out terrace. Inside, a wide hallway connects the foyer to the den and living spaces through smooth case-less openings. Featuring a grey stone fireplace, tall windows, and vaulted wood ceiling, the living room bridges between the kitchen and den. The kitchen picks up some mid-century through the use of flat-faced upper and lower cabinets with chrome pulls. Richly toned wood chairs and table cap off the dining room, which is surrounded by windows on three sides. The grand staircase, to the left, is viewable from the outside through a set of giant casement windows on the upper landing. A spacious master suite is situated off of this upper landing. Featuring separate closets, a tiled bath with tub and shower, this suite has a perfect view out to the rear yard through the bedroom's rear windows. All the way upstairs, and to the right of the staircase, is four separate bedrooms. Downstairs, under the master suite, is a gymnasium. This gymnasium is connected to the outdoors through an overhead door and is perfect for athletic activities or storing a boat during cold months. This 2 story home was originally built in 1952 on a tree covered hillside. Our company transformed this little shack into a luxurious home with a million dollar view by adding high ceilings, wall of glass facing the south providing natural light all year round, and designing an open living concept. The home has a built-in gas fireplace with tile surround, custom IKEA kitchen with quartz countertop, bamboo hardwood flooring, two story cedar deck with cable railing, master suite with walk-through closet, two laundry rooms, 2.5 bathrooms, office space, and mechanical room.

This home is located on a one acre parcel of land near the banks of the Milwaukee River in the older established subdivision of Sleepy Hollow Estates in Mequon, Wisconsin. The inspiration for this Glen Cove Residence was to bring the desired by many, contemporary and modern lifestyle of a down town loft and establish it in a neighborhood in the suburbs amongst traditional style homes. Sleepy Hollow Estates like many older established neighborhoods throughout the North shore and Westside communities of Milwaukee had great local architects such as John Randall McDonald and Russell Barr Williamson, who built contemporary master pieces amongst very traditional style homes. This created diversity in the style of homes in these neighborhoods which for the people living in them and the people just passing by, an experience of harmony and cultural lifestyle. Unfortunately today, many new neighborhood developments lack harmony and cultural lifestyle and don’t allow for homes such as this Glen Cove Residence to be built. And for that matter many of the homes built by John Randall McDonald and Russell Barr Williamson back in the 1950’s. When driving through these new developments, one would experience beautiful traditional style homes, but all the homes tend to look the same. There is no diversity in the styles of homes thus these neighborhoods lack the harmony and a cultural life style for the people who live there or what people are looking for when buying a home that reflects their lifestyle. This Glen Cove Residence is an example that a contemporary home which offers a modern lifestyle that many desires can be established amongst traditional homes while blending in with the neighborhood. Don’t be fooled by the flat roof of this home, building technology has come a long way since Frank Lloyd Wright! The roof system on this home is more energy efficient than most roof systems builders are putting on traditional homes today and it doesn’t leak! This Glen Cove Residence was built using all traditional building materials that you would see in homes being built in new developments today. There is a misconception out there that modern homes are expensive to build. That is not true! This Glen Cove Residence was built for roughly $130 per square foot which is the same price one would pay for a similar builder’s model traditional style home with the same upgrades. This Glen Cove Residence consists of three bedrooms and three and one half baths. All bedrooms are located on second floor with laundry, guest bath and a master suite. Located between the first and second floors off of the landing is an office/den space. The first floor is open concept with the kitchen, dining and living areas located at the rear of the home with expansive windows allowing a great connection to back yard area and outdoors. On the back of the home is a covered deck area allowing for outdoor entertaining without the worry of the elements. The first floor also offers a powder room, mudroom and walk-in pantry off the kitchen area. From the mudroom there is access to an attached four car tandem garage. From the first floor to the finished basement is an open stair allowing the basement area to feel as part of the house and not just a basement? The basement consists of a main living area, game area with wet bar, exercise room, kids play room with 14’ ceilings, full bathroom and mechanical room with storage closets throughout.

The secondary home office feels open and airy, surrounded by windows on three sides that flood the space with natural light and create an inspiring connection to the outdoors. This unique custom home was beautifully designed by the architects of Ike Kligerman Barkley (IKB). “Shingle Splendor” is located in the private lake community of The Cliffs at Keowee Springs, where luxury lakeside living and world-class golf define the lifestyle. With its stone and shingle exterior, this Morgan-Keefe home captures a refined modern cottage flair. The distinctive shingled roofline extends to the front door, while the rear of the home overlooks Lake Keowee. The cottage feel continues inside through thoughtful natural accents and finishes throughout. This remarkable home has been featured in Architectural Digest.

Every remodeling project presents its own unique challenges. This client’s original remodel vision was to replace an outdated kitchen, optimize ocean views with new decking and windows, updated the mother-in-law’s suite, and add a new loft. But all this changed one historic day when the Woolsey Fire swept through Malibu in November 2018 and leveled this neighborhood, including our remodel, which was underway. Shifting to a ground-up design-build project, the JRP team worked closely with the homeowners through every step of designing, permitting, and building their new home. As avid horse owners, the redesign inspiration started with their love of rustic farmhouses and through the design process, turned into a more refined modern farmhouse reflected in the clean lines of white batten siding, and dark bronze metal roofing. Starting from scratch, the interior spaces were repositioned to take advantage of the ocean views from all the bedrooms, kitchen, and open living spaces. The kitchen features a stacked chiseled edge granite island with cement pendant fixtures and rugged concrete-look perimeter countertops. The tongue and groove ceiling is repeated on the stove hood for a perfectly coordinated style. A herringbone tile pattern lends visual contrast to the cooking area. The generous double-section kitchen sink features side-by-side faucets. Bi-fold doors and windows provide unobstructed sweeping views of the natural mountainside and ocean views. Opening the windows creates a perfect pass-through from the kitchen to outdoor entertaining. A complete full gut remodel of a 4,000 sq ft two-story penthouse residence, this project featured one of a kind views of the Boston public garden and Beacon Hill. A large central gallery flooded with gorgeous diffused light through two full stories of window glass. Clean linear millwork details compliment the structural glass, steel and walnut balustrades and handrailings that grace the upper gallery, reading nook, and stairs. A bleached walnut wet bar with backlit honey onyx backsplash and floating star fire glass shelves illuminated the lower gallery. It was part of a larger motif, which resonated through each of the unique and separate living spaces, connecting them to the larger design intention. A bleached walnut media room doubles as a fourth bedroom. It features a king size murphy bed seamlessly integrated into the full wall panel. A gracious shower in the adjoining bathroom, cleverly concealed behind an innocuous interior door, created a truly unique formal powder room that can reveal a full bath when the house is full of guests. A blend of warm wood, soft whites, and a palate of golds reflected in the stone (calacatta/onyx) textiles and wall coverings, this project demonstrates the powerful results of a consistent design intention, thoughtful engineering, and best practice construction as executed by our talented team of craftsmen and women.
