The clients are especially attracted to geometrical shapes so we incorporated clean lines throughout the space. The palette was influenced by saddle leather, navy textiles, marble surfaces, and brass accents throughout. The goal was to create a clean yet warm space that pays homage to the mid-century style of this renovated home in Bull Creek.

We renovated the exterior and installed the hardscaping of the traditional colonial home in Villanova, PA. The flagstone patio has a beautiful hand-crafted pergola made from reclaimed long leaf pine. The outdoor fireplace was constructed out of mica and granite and has two storage areas for wood. The stone retaining wall includes interior lighting. A short walk down an adjoining staircase brings you to a courtyard immediately outside of the basement. The courtyard features the same flagstone, stone retaining wall and interior lighting. The clients realized it was more cost effective to do an addition over paying for outside child care for their growing family. Additionally, we helped the clients address some serious drainage issues that were causing settling issues in the home.

Dakin has been working with the owners of this site realize their dream of cultivating a rich and meaningful landscape around their home. Because of their deep engagement with their land and garden, the landscape has guided the entire design process, from architecture to civil engineering to landscape design. All architecture on site is oriented toward the garden, a park-like, multi-use environment that includes a walking labyrinth, restored prairie, a Japanese garden, an orchard, vegetable beds, berry brambles, a croquet lawn and a charred wood outdoor shower. Dakin pays special attention to materials at every turn, selecting an antique sugar bowl for the outdoor fire pit, antique Japanese roof tiles to create blue edging, and stepping stones imported from India. In addition to its diversity of garden types, this permacultural paradise is home to chickens, ducks, and bees. A complex irrigation system was designed to draw alternately from wells and cisterns. 3x5lion.png Dakin has also had the privilege of creating an arboretum of diverse and rare trees that she based on Olmsted’s design for Central Park. Trees were selected to display a variety of seasonally shifting delights: spring blooms, fall berries, winter branch structure. Mature trees onsite were preserved and sometimes moved to new locations.

Their son's pending nuptials was the inspiration for a few updates in this lovely home. The client's goal was to have the home functional and stylish for themselves to enjoy, and our goal was to give our clients a stylish room that stood up to their pets. Using stain-resistant fabrics wherever possible allowed us to lighten things up while keeping everything fresh and fun. Our clients were so pleased to find out that they wouldn't have to pay any out of pocket design fees because they were purchasing furniture through us. After assessing the first floor, we came up with colors and fabrics to blend with the existing rooms. They had a nice table and chairs they wanted to use, even though it never really worked anywhere and were so happy when we finally made it work for them.

This house was built in 1899, the oldest on the block, and once the Rugby School for Boys. The goal was to blend the owner’s formal taste with comfortable functionality for a family with three small children. The result is a space that combines color and pattern and just the right amount of modern while paying homage to the home’s history. We incorporated new designs, family heirlooms, antiques and refinished furniture to create a space that looks collected over time, rather than furnished from scratch over the course of a year.

Paradise can be just a simple trip to your backyard. That is exactly what this customer asked for! This custom, rock waterfall is complimented with a slide and easy access for the best cannonballs. The waterfall acts as one to two islands that are surrounded by a 2mph lazy river. The second island is meant for a more relaxing appeal; this pool is truly the best of both worlds. An extended sundeck creates ample room for those who choose to pay out and work on their tan. While the LED lights throughout the pool create a beautiful cobalt glow that lasts all night. This is the ultimate getaway pool that will create years of entertainment for young and old.

This first floor remodel included the kitchen, powder room, mudroom, laundry room, living room and office. The bright, white kitchen is accented by gray-blue island with seating for four. The pool features a raised round spa with cascading tiered stone spillway into the pool. The rectangular pool has a negative edge at the end with manufactured boulders and two deck jets. A pebble tech finished plaster gives the pool the dark blue color and we used poured in place concrete coping. We used Hayward Pool Products in this pool, including the EcoStar® Pump and the ColorLogic® LED Lights! We pay attention to details! This elegant backyard is perfect for entertaining.
