This 5687 sf home was a major renovation including significant modifications to exterior and interior structural components, walls and foundations. Included were the addition of several multi slide exterior doors, windows, new patio cover structure with master deck, climate controlled wine room, master bath steam shower, 4 new gas fireplace appliances and the center piece- a cantilever structural steel staircase with custom wood handrail and treads. A complete demo down to drywall of all areas was performed excluding only the secondary baths, game room and laundry room where only the existing cabinets were kept and refinished. Some of the interior structural and partition walls were removed. All flooring, counter tops, shower walls, shower pans and tubs were removed and replaced. New cabinets in kitchen and main bar by Mid Continent. All other cabinetry was custom fabricated and some existing cabinets refinished. Counter tops consist of Quartz, granite and marble. Flooring is porcelain tile and marble throughout. Wall surfaces are porcelain tile, natural stacked stone and custom wood throughout. All drywall surfaces are floated to smooth wall finish. Many electrical upgrades including LED recessed can lighting, LED strip lighting under cabinets and ceiling tray lighting throughout. The front and rear yard was completely re landscaped including 2 gas fire features in the rear and a built in BBQ. The pool tile and plaster was refinished including all new concrete decking.

The structural Douglas Fir post and ceiling beams set the tone along with the stain matched 2x6 pine tongue and groove ceiling –this also serves as the finished floor surface at the loft above. Dreaming a cozy feel at the kitchen/dining area a darker stain was used to visual provide a shorter ceiling height to a 9’ plate line. The knotty Alder floating shelves and wall cabinetry share their own natural finish with a chocolate glazing. The island cabinet was of painted maple with a chocolate glaze as well, this unit wanted to look like a piece of furniture that was brought into the ‘cabin’ rather than built-in, again with a value minded approach. The flooring is a pre-finished engineered ½” Oak flooring, and again with the darker shade we wanted to emotionally deliver the cozier feel for the space. Additionally, lighting is essential to a cook’s –and kitchen’s- performance. We needed there to be ample lighting but only wanted to draw attention to the pendants above the island and the dining chandelier. We opted to wash the back splash and the counter tops with hidden LED strips. We then elected to use track lighting over the cooking area with as small of heads as possible and in black to make them ‘go away’ or get lost in the sauce.

A peninsula with white quartz countertop replaces a wall that blocked the beautiful outdoor view. The peninsula adds dining and prep areas as well as storage space; the rounded front softens the edge and prevents a linear look. Our clients built their Manhattan dream house years ago, but a couple of decades in, the yellow and green palette seemed stale. We brightened the home with new paint and countertops, white oak flooring and updated carpet, custom fixtures and furniture, and new finishes, window treatments, and accessories. For enhanced functionality, we added built-in storage throughout, reupholstered existing furniture and the breakfast nook in performance fabric, and created a custom dining table that seats a dozen. To keep the dining room coastal and informal, we paired plush head chairs with rattan-backed side chairs and accented with sea-foam and sandy-hued floor and window coverings. The addition of a murphy bed, as well as shelving and file storage, made the office more suited to their growing family’s needs. In the second office, a standing desk, as well as a customized craft desk with built-ins for specific supplies, transformed the area into a completely personalized and effective space. New furniture and a ceiling-length fireplace facade of soft ivory and gray stone transformed the family room into a cozy and welcoming retreat. The overall effect is a home that feels spacious, beachy, and comfortable.

The Twin Peaks Passive House + ADU was designed and built to remain resilient in the face of natural disasters. Fortunately, the same great building strategies and design that provide resilience also provide a home that is incredibly comfortable and healthy while also visually stunning. This home’s journey began with a desire to design and build a house that meets the rigorous standards of Passive House. Before beginning the design/ construction process, the homeowners had already spent countless hours researching ways to minimize their global climate change footprint. As with any Passive House, a large portion of this research was focused on building envelope design and construction. The wall assembly is combination of six inch Structurally Insulated Panels (SIPs) and 2x6 stick frame construction filled with blown in insulation. The roof assembly is a combination of twelve inch SIPs and 2x12 stick frame construction filled with batt insulation. The pairing of SIPs and traditional stick framing allowed for easy air sealing details and a continuous thermal break between the panels and the wall framing. Beyond the building envelope, a number of other high performance strategies were used in constructing this home and ADU such as: battery storage of solar energy, ground source heat pump technology, Heat Recovery Ventilation, LED lighting, and heat pump water heating technology. In addition to the time and energy spent on reaching Passivhaus Standards, thoughtful design and carefully chosen interior finishes coalesce at the Twin Peaks Passive House + ADU into stunning interiors with modern farmhouse appeal. The result is a graceful combination of innovation, durability, and aesthetics that will last for a century to come. Despite the requirements of adhering to some of the most rigorous environmental standards in construction today, the homeowners chose to certify both their main home and their ADU to Passive House Standards. From a meticulously designed building envelope that tested at 0.62 ACH50, to the extensive solar array/ battery bank combination that allows designated circuits to function, uninterrupted for at least 48 hours, the Twin Peaks Passive House has a long list of high performance features that contributed to the completion of this arduous certification process. The ADU was also designed and built with these high standards in mind. Both homes have the same wall and roof assembly ,an HRV, and a Passive House Certified window and doors package. While the main home includes a ground source heat pump that warms both the radiant floors and domestic hot water tank, the more compact ADU is heated with a mini-split ductless heat pump. The end result is a home and ADU built to last, both of which are a testament to owners’ commitment to lessen their impact on the environment.

In addition to designing and building all of the outdoor and landscape amenities, Southern Landscape performed all of the stonework on this Texas Ranch House. The front of the home features extensive wrap-around porches with flagstone flooring and customer rock and iron railing. The stone staircase leads to a lower patio and stone wine cellar and grotto, with the attendant planters and retaining walls transitioning the yard to the front of the home. Planters outside the wine cellar provide protection from the summer sun while protecting the native live oaks around the home

Blanchard Mountain Farm, a small certified organic vegetable farm, sits in an idyllic location; where the Chuckanut Mountains come down to meet the Samish river basin. The owners found and fell in love with the land, knew it was the right place to start their farm, but realized the existing farmhouse was riddled with water damage, poor energy efficiency, and ill-conceived additions. Our remodel team focused their efforts on returning the farmhouse to its craftsman roots, while addressing the structure’s issues, salvaging building materials, and upgrading the home’s performance. Despite removing the roof and taking the entire home down to the studs, we were able to preserve the original fir floors and repurpose much of the original roof framing as rustic wainscoting and paneling. The indoor air quality and heating efficiency were vastly improved with the additions of a heat recovery ventilator and ductless heat pump. The building envelope was upgraded with focused air-sealing, new insulation, and the installation of a ventilation cavity behind the cedar siding. All of these details work together to create an efficient, highly durable home that preserves all the charms a century old farmhouse. The large-scale remodeling performed to create the Hill House entailed retrofitting the existing foundation to accommodate the engineering requirements for larger windows and lift-and-slide doors, and adding additional foundations for the screened porch. In addition, the main living area’s floor level was lowered in order to improve the view of the distant horizon while standing.

Every project presents unique challenges. If you are a prospective client, it is Sunspace’s job to help devise a way to provide you with all the features and amenities you're looking for. The clients whose property is featured in this portfolio project were looking to introduce a new relaxation space to their home, but they needed to capture the beautiful lakeside views to the rear of the existing architecture. In addition, it was crucial to keep the design as traditional as possible so as to create a perfect blend with the classic, stately brick architecture of the existing home. Sunspace created a design centered around a gable style roof. By utilizing standard wall framing and Andersen windows under the fully insulated high performance glass roof, we achieved great levels of natural light and solar control while affording the room a magnificent view of the exterior. The addition of hardwood flooring and a fireplace further enhance the experience. The result is beautiful and comfortable room with lots of nice natural light and a great lakeside view—exactly what the clients were after.

This contemporary conservatory located in Hamilton, Massachusetts features our solid Sapele mahogany custom glass roof system and Andersen 400 series casement windows and doors. Our client desired a space that would offer an outdoor feeling alongside unique and luxurious additions such as a corner fireplace and custom accent lighting. The combination of the full glass wall façade and hip roof design provides tremendous light levels during the day, while the fully functional fireplace and warm lighting creates an amazing atmosphere at night. This pairing is truly the best of both worlds and is exactly what our client had envisioned. Acting as the full service design/build firm, Sunspace Design, Inc. poured the full basement foundation for utilities and added storage. Our experienced craftsmen added an exterior deck for outdoor dining and direct access to the backyard. The new space has eleven operable windows as well as air conditioning and heat to provide year-round comfort. A new set of French doors provides an elegant transition from the existing house while also conveying light to the adjacent rooms. Sunspace Design, Inc. worked closely with the client and Siemasko + Verbridge Architecture in Beverly, Massachusetts to develop, manage and build every aspect of this beautiful project. As a result, the client can now enjoy a warm fire while watching the winter snow fall outside. The architectural elements of the conservatory are bolstered by our use of high performance glass with excellent light transmittance, solar control, and insulating values. Modern Farmhouse is a contemporary take on a tradition building type, the Connecticut farmhouse. Our clients were interested in a house that fit in with the landscape while providing plenty of daylight with views to the surrounding property. The design uses simple gables arranged in a picturesque manner. It balances clean modern lines, traditional forms, and rustic textures. The new house is bright and light while also feeling personal and unique. There was interest early on to compress the construction time and to design a building that would not take a lot of energy to run. To achieve these goals, the design of the main house used modular construction and a high performance envelope. To articulate the surfaces of the spaces, the owner assembled a group of designers and artisans. Natural textures and tones were layered over the volumes to give a sense of place and time. The modular units of the house are produced by Huntington Homes in East Montpelier, Vermont. In addition to the main house, there is a pool house that sits symmetrically on the main axis of a long swimming pool. A glass enclosed living room fits between two concrete volumes that house a bathroom and storage spaces. An outdoor shower faces south, with an oculus that lets light in when the door is closed. The simple forms of the pool house sit below a green roof, which protects the glassy room from the summer sun and integrates the building into the hilly landscape.

Panelized sections of the house were manufactured off-site while all of the site-work and foundation work were performed on site. This allowed the modern home to be framed in just two weeks. The factory fabrication also meant that the envelope of the house fit together so well that the house was approaching passive energy standards with no additional measures.
