In establishing the program for their residence, which accommodates the couple and their one child chose to integrate into the design, principles of sustainability that they strive to achieve in their own practice. The architects carefully considered the entire site, taking advantage of as many opportunities for sustainable living as possible. Passive and active solar design strategies render the residence 100% energy neutral. Recycled, renewable, and high performance materials and products are specified throughout. Hardscape and landscape treatments are considered for their aesthetic and actual impact on the land. The Brooks Scarpa Residence elegantly crafts each of these strategies and materials, exploiting the potential for performance and sensibility while achieving a rich and interesting sensory and aesthetic experience.

This project transformed an existing outdoor space into a functional, all-season retreat with the addition of a custom waterproof pergola system. Built using white UCS panels with an integrated gutter, the structure provides reliable weather protection while maintaining a clean, modern aesthetic.
The pergola was constructed on the home’s existing 6x6 pressure-treated posts, originally part of a trellis system, allowing for an efficient build while preserving the existing framework. Structural flexibility was built into the design, including provisions for an additional support post and potential height adjustments to ensure long-term performance and adaptability.
To enhance comfort and usability, integrated lighting and a patio heater were added, extending the functionality of the space into the evening and cooler months.

Acting as the full service design/build firm, Sunspace Design, Inc. poured the full basement foundation for utilities and added storage. Our experienced craftsmen added an exterior deck for outdoor dining and direct access to the backyard. The new space has eleven operable windows as well as air conditioning and heat to provide year-round comfort. A new set of French doors provides an elegant transition from the existing house while also conveying light to the adjacent rooms. Sunspace Design, Inc. worked closely with the client and Siemasko + Verbridge Architecture in Beverly, Massachusetts to develop, manage and build every aspect of this beautiful project. As a result, the client can now enjoy a warm fire while watching the winter snow fall outside.

Due to its deteriorating condition, the asphalt roll roofing on this ADU required replacement before the Fall rains. Asphalt roll roofing generally lasts only 5-10 years, leading to ongoing maintenance challenges. The original 1×10 sheathing showed significant sagging in several spots, resulting in standing water not suitable for asphalt. Additionally, there was a complete absence of ventilation after improper installation of R-21 fiberglass insulation, leaving no air gap between the sheathing and insulation. A noticeable hump along the center of the roof indicated that the load-bearing wall had been supporting that section since construction, contributing to light sagging between the walls.
The old roof was completely removed down to the joists, revealing a solid base for the new installation. The central hump was eliminated by shaving the high point along that line. 2×6 beams were ripped in half then nailed on top of the existing joists, creating a 1.5″ gap for insulation and providing strong attachment points for the OSB sheathing, which was secured with screws to prevent any potential issues with nail heads popping through over the roof’s expected lifespan of over 50 years. The EPDM membrane was then adhered using glue and contact cement along the edges of each sheet, with the ends folded over the roof edges and secured with termination bars. Drip edge flashing was added and taped to ensure a water-tight seal, and EPDM-safe caulking was applied over the seams for additional protection. Finally, all exposed wood was primed and painted.
The new roof features a 60mil commercial-grade EPDM rubber membrane, offering a lifespan exceeding 50 years, in stark contrast to the 5-10 year lifespan of asphalt roll roofing.
Using two sheets of EPDM for installation streamlined the process, resulting in one single seam across the entire roof, compared to the asphalt roll’s dimensions of 3 feet wide by 33 feet long, which created 8 vertical seams and 9 horizontal seams—significantly increasing the risk of leakage and failure. Wrapping the rubber over the edge of the roof effectively addressed concerns about water infiltration at the edges, an issue prevalent with the asphalt and drip edge interface.
Another benefit to removing the splitting 1×10 decking and replacing it with OSB sheathing is the increase in structural integrity, moisture resistance, longevity and consistency.
The project successfully transformed the ADU’s roof from a maintenance-prone asphalt roll system to a highly durable 60mil EPDM rubber membrane. By addressing critical structural issues, including sagging sheathing and inadequate ventilation, the team ensured that the new roof not only offers superior water resistance and longevity but also meets higher performance standards for insulation and durability. The replacement process eliminated common weak points, such as numerous seams and poor edge sealing, which were vulnerabilities in the old roofing system. The result is a streamlined, secure installation that provides peace of mind and long-term value, with a lifespan extending well beyond the original roof.

One of our most recent projects, located on the North Side of Lake Norman was for homeowners with a request for replacement siding, and while we were performing our initial home inspection and consultation, they expressed their disappointment with their second story deck. Is oil finish as durable as traditional factory urethane finishes with aluminum oxide?
When it comes to durability, oil finish flooring tackles the issue with a completely different method. The penetrating oil serves as protection from moisture and wear while allowing the user to feel the wood grains in their bare feet. If compared directly to factory finished aluminum oxide finish, the oil finish flooring will not perform as well to abrasion and impact. However, the beauty of this finish is the fact that it will camouflage any scratches which will inevitably accumulate over time.
Will this finish evaporate over time and will this be harmful for indoor air quality?
Another concern for oil finished floors its effect on indoor air quality. For on-site applications, some varieties suggest several coats which typically require the residents to be out of the home due to mild odors. However, there are factory finished UV-cured or single coat applications which lessen the downtime. Despite the odors produced during the drying process, oil finish floors rank amongst the lowest for VOC (volatile organic compound) emissions. Certain brands even boast true zero VOC. This fact alone makes oil finished floors one of the best options for green building solutions.

Does this type of finish require additional maintenance which I am not familiar with?
For weekly cleaning, oiled floors use a special cleaner which contains an oil and soap mixture. After a period of 12-18 months some oil may evaporate causing the wood grains to appear dry. An additional layer of oil can be reapplied to keep the floor looking fresh. Although oil finished floors require more involvement in periodic maintenance in high traffic areas, this maintenance can be done much easier than the equivalent of an onsite sand and refinish.
