It’s fairly common for owners of older properties – especially houses those that are over 100 years old or more – to find original Victorian tiled flooring hidden underneath carpet. It can wait years for the tiles to be discovered, by which time they have amassed huge amounts of dirt and dust. Such was the case at this property in Bridlington, a Yorkshire town through which a stream known as the ‘Gypsey Race’ runs, before emptying in the North Sea at the Bridlington Harbour. Interestingly enough, folklore says that when the stream is flowing, bad fortune is at hand. The stream must not have been running on the day that we restored this Victorian hallway, as we managed to achieve some truly fantastic results!! The hallway had been severely dulled after going years without professional care. We set about giving it the thorough clean and fresh seal that I’d des partly needed. Here’s how we did it. Our first task was to remove any old, no longer effectual sealer. We did this by liberally applying a strong dilution of our alkaline-based Tile a Doctor Pro Clean, which doubles as a reliable cleaner and a stripper capable of stripping away old sealer. The product was worked into the tiles using a black stripping pad fitted to a 17″ rotary machine, and the process was repeated three times. I noticed that there was still some stubborn dirt and old sealer around the edges of the hallway, so I used some of our handheld diamond encrusted burnishing blocks to grind it away. To finish the cleaning process, we washed the floor with Tile Doctor pH Neutral Tile Cleaner, leaving it fresh and ready to be sealed once left to dry overnight. Upon our return to the property the next day, we ran some quick tests to check for any excess moisture (even a small amount could have damaged the performance of the new sealer). Once satisfied with the the condition of the floor, we proceeded to see it with an impregnating sealer, meaning a sealer that penetrates into the pores of the tile to fill them and therefore prevent trapped dirt and ingrained stains. Our impregnating sealer, Tile Doctor Colour Grow, has the added benefit of being colour intensifying, which really highlights the unique colourful patterns of the tiles. To give the floor a durable sheen finish, as requested by the customer, we also added a coat of Tile Doctor Seal and Go sealer. The result was a complete transformation of the condition and appearance of this great Victorian tiled hallway. Recently we were asked to quote on restoring a Victorian tiled hallway floor in one of the large houses in the North Wales seaside resort of Rhos-on-Sea. It was a lovely period property that overlooked the sea and the floor a fine example of Victorian tiling and a real asset to the property. Naturally, we have to take precautions when visiting properties these days, especially when surveying floors inside properties however we have amended our working practices to include more PPE and social distancing and so its not a problem. On first impressions the floor looked to be in good order however it had some broken and loose tiles that needed replacing and then the floor given a good clean and seal. Fortunately, Victorian tiles are still popular, and you can find replacements, I also know that difficult to source tiles can often be found by asking other Tile Doctors many of whom have quite a collection. A quote was given for the work, which was accepted, and a date set to commence the work which would take three days. Rhos-on-Sea is a very picturesque town situated between Llandudno and Colwyn Bay by passed by north wales main trunk road A55 leading to the main ferry port of Holyhead to Ireland. When you turn off the A55 into Rhos-on-Sea your transferred to a large seaside promenade with a wide walkway which is used by the towns many retired residents who appreciate the splendid coastal views. The first job was to cut out and remove the damaged tiles then prepare the subbase with rapid set self-levelling compound to take the new tiles. Once this had set, I was able to cut and fit the replacements. There were a few areas that needed attention and so this work took up by most of the first day. Once the sealer was dry, we were able to let the owner see the result who was really pleased and apparently has since received many compliments. For aftercare we recommend using Tile Doctor Neutral Cleaner which has a effective neutral pH formula that won’t prematurely erode the sealer with use like stronger products you find in supermarkets. This was an unusual request in that this customer, in the small Bedfordshire village of Cople, had her Kitchen Quarry tiled floor cleaned and sealed six months earlier by another company. The sealer had come off and it soon became evident that after the work had been carried out the client was ill advised as to the correct maintenance of her floor. The cleaning product left by the previous company was totally unsuitable and over the course of six months she had managed in fact to slowly strip the sealer off of the tiles. I soon realised the problem and advised that the only solution would be to strip any remaining sealer off the floor and re-seal, it’s generally not good practice to apply a different sealer on top of an existing sealer as there can be compatibility issues and the floor may look different in places where there are more layers of seal. I used a strong dilution of Tile Doctor Pro-Clean to strip any remaining sealer off the tiles and clean them in the process, this involves spreading the solution over the tiles, allow it to dwell and soak in and then scrubbing the solution into the floor using a rotary machine fitted with a black scrubbing pad. The floor was then rinsed with water applied with a mop and bucket and the soiled water extracted using a wet vacuum. One the floor was clean I noticed there was evidence of concrete dust and grout haze on the surface of the tiles from when they were installed so I applied a another Tile Doctor product called Grout Clean-up to remove it, again the floor was thoroughly rinsed with water which was extracted the floor dried using air movers. Tiled floors need to be dry before sealing and so I left this floor for four days to allow enough time for it to thoroughly dry out before returning to seal it. Choice of sealer for this floor was four coats of Tile Doctor Seal and Go which is a water based sealer so it doesn’t leave a smell and additionally adds a nice subtle shine to the floor. The difference was transformational as the sealer really does bring out the best in the quarry tiles. Before leaving we have provided the customer a bottle of Tile Doctor Neutral Tile Cleaner which is the correct cleaning agent to maintain a sealed floor. It has a neutral PH formula so it won’t erode the sealer like many of the acidic floor cleaning products you find in the supermarket which are really only meant for use on Vinyl or Ceramic tiles. This wet room in Doncaster had become so mouldy and dirty the owners didn’t know what to do with it. The Limestone and Marble Mosaics on the floor and the Ceramic wall tile and Grout throughout the bathroom had become so badly affected with mould, nothing they could buy from could resolve it. Following my site visit I was confident the room could be cleaned up (in-fact I have seen worse), I explained what we could do to restore and revamp the wet room and they were happy to go ahead with my quote. First, I opened windows to maximise ventilation and then working top down I set about tackling the Ceramic wall tile and grout by spraying on a strong dilution of Tile Doctor Pro-Clean. Spraying on the solution mixes it with air making it lighter and easier to stick to the wall where it can soak in and get to work breaking down the mould. After about fifteen minutes it was scrubbed into the tile and specifically the grout joints where it was needed most. This action releases grime and other contamination from the grout. The room needed a series of different treatments due to the different tiles and areas of mould, so I followed that up with Tile Doctor Duo Clean. This is a bleach-based cleaner which is brilliant at tackling mould and getting the grout back to its original colour. The Ceramic tile in this bathroom has a textured surface which traps dirt so to get them clean I also used Tile Doctor Oxy-Gel. Being a Gel is easily sticks to the vertical surface allowing for longer dwell times which allows the product to dissolve the dirt and make it easier to remove. With the walls looking much clear for my efforts I turned my attention to the Mosaic floor tiles. For these I went straight in with a cocktail combination of Tile Doctor Pro-Clean and Duo Clean cleaners which I knew from cleaning the wall tiles would have the right impact. I was also able to use a buffing machine fitted with a poly brush attachment and running at medium speed to do most of the scrubbing. The grout lines were green with mould, and I was able to get this process to return the Mosaics and grout lines back to their original state. The slurry was removed with a wet vacuum and rinsed thoroughly with water. It took many hours and repeated scrubbing to get the room looking like it should. I was then able to finally leave for the day and allow the wet room to dry out overnight. I returned the following morning and started by removing all the old silicone from the corners of the room, much of it had become stained and difficult to get clean so replacement was the best option. The waste was removed and replaced with a new bead of mould resistant silicone colour matched to suit the tiles. The Mosaics has fully dried by this point, so I was then able to apply a sealer to floor to seal in the Marble and Limestone floor Mosaics and grout. I used a couple of coats of Tile Doctor Colour Grow for this, it’s a breathable impregnating sealer that’s suitable for wet rooms. For the wall tile and grout, I used an aerosol sealer which will help protect the walls from getting mouldy and dirty again. Once I had finished, I educated the owners on how to keep up the cleaning of the room supplying them with a complimentary bottle of Tile Doctor Aqua-Pro shower tile Cleaner. This is much better than any supermarket cleaner as it is pH neutral and will ensure that the newly applied sealant will not be prematurely affected. Hopefully, this will ensure it never gets quite so bad in the future however improved ventilation is the real key to solving that problem.
