This client wanted something clean and contemporary without being cold or too modern. We used porcelain wood for the flooring to add warmth but keep it low maintenance. The shower floor is in a beautiful silver slate.

Our clients loved the location of their duplex home with its peak-a-boo ocean view, but their existing kitchen was not suited for their growing family. They wanted a kitchen with a coastal vibe, plenty of storage space, and an eat-in area.
We started by bringing the far wall into the kitchen space to accommodate a large panty and communication center for the family. Doing this allowed us to move the refrigerator out of the main traffic area and doubled the amount of storage space. Several new windows were added to bring in natural light. A half wall was moved to allow more countertop area and open up sight lines. The previously awkwardly shaped island was slimmed down to create better flow.
There were a few venting challenges to overcome; gas lines and plumbing had to be re-routed without disturbing the unit below. To open up sight lines, soffits were eliminated which allowed the extension of cabinets to the ceiling. To stay within the homeowner’s budget, we match existing scraped flooring by lacing in and repairing patches.
The old dining area was too small for table, so we designed and built a custom banquette to maximize the space and take advantage of the outdoor views. The overall space works for family meals as well as entertaining.
A light summer palette was used to reflect the shades of the sand, sea and sky. Even though the new kitchen is actually smaller than the original space, its now far more functional and open.

The owner’s of this apartment had been living in this large working artist’s loft in Tribeca since the 70’s when they occupied the vacated space that had previously been a factory warehouse. Since then the space had been adapted for the husband and wife, both artists, to house their studios as well as living quarters for their growing family. The private areas were previously separated from the studio with a series of custom partition walls. Now that their children had grown and left home they were interested in making some changes. The major change was to take over spaces that were the children’s bedrooms and incorporate them in a new larger open living/kitchen space. The previously enclosed kitchen was enlarged creating a long eat-in counter at the now opened wall that had divided off the living room. The kitchen cabinetry capitalizes on the full height of the space with extra storage at the tops for seldom used items. The overall industrial feel of the loft emphasized by the exposed electrical and plumbing that run below the concrete ceilings was supplemented by a grid of new ceiling fans and industrial spotlights. Antique bubble glass, vintage refrigerator hinges and latches were chosen to accent simple shaker panels on the new kitchen cabinetry, including on the integrated appliances. A unique red industrial wheel faucet was selected to go with the integral black granite farm sink. The white subway tile that pre-existed in the kitchen was continued throughout the enlarged area, previously terminating 5 feet off the ground, it was expanded in a contrasting herringbone pattern to the full 12 foot height of the ceilings. This same tile motif was also used within the updated bathroom on top of a concrete-like porcelain floor tile. The bathroom also features a large white porcelain laundry sink with industrial fittings and a vintage stainless steel medicine display cabinet. Similar vintage stainless steel cabinets are also used in the studio spaces for storage. And finally black iron plumbing pipe and fittings were used in the newly outfitted closets to create hanging storage and shelving to complement the overall industrial feel.

This style is all about raw textural beauty at its diverse best! Exposed beams unveil raised ceiling heights without effecting the structural integrity of the space. The floating gas pipe shelves are a great way of bringing industrial beauty to the kitchen while expanding the available shelf space! Apron front sink adds a layer of depth, functionality and design. White subway tile allows for clean lines and butcher block countertops draws all the raw elements together. Single pendant light adds for the industrial feel and all stainless steel appliances are the finishing touch to this kitchen design.

Story: The kitchen is the core of this home, belonging to a family who loves to cook. The house is adorned with characteristics of the early 1940’s including a flagstone foyer, original woodwork and trim as well as leaded windows. Finding the right mix of classic and current was important, especially in maintaining an open concept plan. The end result was kitchen that seamlessly joined a family room ultimately creating a space for everyday family life.
Style: a modern take on a classic style. The space is home to warm tones, clean, linear elements and professional appliances.
Materials: The kitchen features painted white Kemper cabinets, high end appliances including Miele and Sub Zero, Cambria quartz countertops and Daltile product backsplash.
Challenges: This project had its own set of unique challenges. There were vast differences in ceiling heights, large HVAC ducts and pipes to be hidden and entrances to the garage to be observed and maintained. The large central column housing the refrigerator, bookshelves and pantries is actually constructed to hide a chase and other various pipes. It was the unique mix of aesthetics and practical install that made the kitchen such a great space.
