This is part of a whole home remodel we completed and featured in the Home Builder's Association Showcase of Remodeled Homes. This room is probably the biggest transformation in the whole home. What was previously an unused garage in the home, will now become a mudroom and entertainment area for the home.
We removed non-structural walls at the entry to the rest of the home to allow for more flow from the home into the room. The utility room previously was not actually large enough for the utilities, and there was a hole cut into the wall to allow the unit to fit. To resolve this issue the wall of the utility room was brought out into the space. Additionally, the plumbing and drainage for the water softner was not properly drained from the room and just went through small pvc pipes (that you can see in the photo) that went over the floor to a hole in the center of the room. The plumbing and drainage was completely rebuilt and re-plumbed through the ceilings to drain properly into the house lines.
The room also used to be a step down into the garage, so once the plumbing was adjusted a new slab was poured to bring it up to the same level.
Heating and electrical were brought into the room to make it a livable space. Can lighting was installed to bring in light without affecting the ceiling height. Team Player (color talented) carpet was installed that ties to the rest of the home.

This Bainbridge Island, WA Master Bathroom remodel made quite a transformation from the old existing bathroom. We were able to open up the wall between the main bathroom and shower/ toilet areas. A half wall was formed from the existing wall adding a decorative glass panel above it. Keeping part of the wall to create a beam appearance to attach a sliding glass barn door hardware to. In the shower wall, we added a window with the same decorative glass and made the wall thicker to create a shower seat and hide ducting and plumbing pipes. Avoiro colored porcelain tiles in the 12x24 size were installed on the floor and shower walls with a random glass and stone mosaic cut into strips to form a decorative listello liner detail.
The sleek contemporary style cabinets are from DeWil's Custom Cabinetry Horizon line, Capella door style in Bamboo with 112 Stain. We also added a matching tall linen cabinet and makeup vanity area across the room from the bath vanity.
The vanity top and wall cap are Pental Quartz/ color: Sandcastle.

Bedroom accessories sold separately and include: desk, chair, dresser, bookcase, wardrobe, closet, shelves, bedding and cushions.

This formal living room was created by punctuating layers of deep blues and airy seafoam greens with bright goldenrod accents. Clean lines were combined with rustic textures to maintain a consistent feel with the rest of the home. The sofa, chairs, bench and shutters were customized for this particular space. New accessories were mixed in with some of the homeowner's most treasured trinkets.

After returning from a winter trip to discover his house had been flooded by a burst second-floor pipe, this homeowner was ready to address the renovations and additions that he had been pondering for about a decade. It was important to him to respect the original character of the c. +/- 1910 two-bedroom small home that had been in his family for years, while re-imagining the kitchen and flow.
In response, KHS proposed a one-story addition, recalling an enclosed porch, which springs from the front roof line and then wraps the house to the north. An informal front dining space, complete with built-in banquette, occupies the east end of the addition behind large double-hung windows sized to match those on the original house, and a new kitchen occupies the west end of the addition behind smaller casement windows at counter height. New French doors to the rear allow the owner greater access to an outdoor room edged by the house to the east, the existing one-car garage to the south, and a rear rock wall to the west. Much of the lot to the north was left open for the owner’s annual summer volley ball party.
The first-floor was then reconfigured, capturing additional interior space from a recessed porch on the rear, to create a rear mudroom entrance hall, full bath, and den, which could someday function as a third bedroom if needed. Upstairs, a rear shed dormer was extended to the north and east so that head room could be increased, rendering more of the owner’s office/second bedroom usable. Windows and doors were relocated as necessary to better serve the new plan and to capture more daylight.
Having expanded from its original 1100 square feet to approximately 1700 square feet, it’s still a small, sweet house – only freshly updated, and with a hint of porchiness.

Removed all the soil in the front yard , lined it with limestone and perforated pipe to drain the soil. Repaired decks, new braces and a water bladder in the crawl space for drinking water storage.

For a single woman working in downtown San Francisco, we were tasked with remodeling her 500 sq.ft. Victorian garden condo. We brought in more light by enlarging most of the openings to the rear and adding a sliding glass door in the kitchen. The kitchen features custom zebrawood cabinets, CaesarStone counters, stainless steel appliances and a large, deep square sink. The bathroom features a wall-hung Duravit vanity and toilet, recessed lighting, custom, built-in medicine cabinets and geometric glass tile. Wood tones in the kitchen and bath add a note of warmth to the clean modern lines. We designed a soft blue custom desk/tv unit and white bookshelves in the living room to make the most out of the space available. A modern JØTUL fireplace stove heats the space stylishly. We replaced all of the Victorian trim throughout with clean, modern trim and organized the ducts and pipes into soffits to create as orderly look as possible with the existing conditions.

These clients had already remodeled their kitchen and master bath and wanted to add additional living space to their already beautiful backyard. They had plenty of space between the back of their house and the pool to fit a large outdoor kitchen and entertaining space.
We demoed the overhang, rafters, shingles and decking as needed to accept new joists, frame and new roof. We framed out the trim overhang to match the existing house, so that you couldn't tell the difference. Oklahoma Flagstone was used for the new portion of deck. The outer edge of stone from the existing deck was removed to tie in with new deck, so again, the addition was seamless.
A new gas line was run from the existing pool equipment to the new grill and a secondary area was made off of the pipe that can be tied on to for future use. Three GFCI plugs were installed in outdoor kitchen area; one in the back splash, one for the refrigerator and one for grill. The clients purchased two outdoor ceiling fans that we also installed to keep the area cool in the heat of the summer. End the end, the new exterior new soffit, trim, fascia and gutters were painted and the columns were stained to match the existing exterior.

Eran Chelcinski and the team worked tirelessly for over a year to get approval, plan and execute this conversion. They removed two walls in the common area, framed two new bedrooms in the new apartment, as
well as framing a new bathroom - wet over dry. In addition to the new spaces, electrical was installed in the all new framing area. The apartment required upgraded plumbing for the waste and water lines for the new
bathroom, and washer and dryer. Two heat pipes were also relocated in this process.
