Granite cobble edge detail in peastone driveway. By carefully framing views and clearly defining spaces for entertaining and arrival, Ryan Associates achieved a feeling of spaciousness and privacy within the very narrow bounds of this property. Site and circulation challenges were addressed by purposefully delineating paving patterns, planting design, and changes in elevation to define and separate the spaces and their uses. The signature feature, an oval lawn, is set off by a stunning grove of birch trees and a ramped grass path with granite steps – the focal point for an upper bluestone terrace overlooking the space.

Mid Century Modern Renovation - nestled in the heart of Arapahoe Acres. This home was purchased as a foreclosure and needed a complete renovation. To complete the renovation - new floors, walls, ceiling, windows, doors, electrical, plumbing and heating system were redone or replaced. The kitchen and bathroom also underwent a complete renovation - as well as the home exterior and landscaping. Many of the original details of the home had not been preserved so Kimberly Demmy Design worked to restore what was intact and carefully selected other details that would honor the mid century roots of the home. This was a remodel of the homeowners "florida room" - the roofline used to be much lower, and we had to raise the ceiling line to make it taller so that we could have as much of the door be glass and open space to see the great view. We put in travertine tiles in the Florida Room which was then carried out to the new patio, but the existing pool - previously, was much larger, however they were looking for something more along the lines of a "dipping pool" so we replaced the larger pool with a smaller pool with additional levels. The deck was extended and we planted new palm trees and new landscaping. We also incorporated water features alongside the pool to give the feel of a unique aquatic oasis.

We designed this lovely, private dining area with custom wood-slat screens and a concrete kitchen complete with seating, grilling, counters and wood storage. Climbing hydrangea vines are being trained to extend over the custom window arbor.

We were asked to create something really special for one of our most admired clients. This home has been a labor of love for both of us as we finally made it exactly what she wanted it to be. After many concept ideas we landed on a design that is stunning! All of the elements on her wish list are incorporated in this challenging, multi-level landscape: A front yard to match the modern traditional-style home while creating privacy from the street; a side yard that proudly connects the front and back; and a lower level with plantings in lush greens, whites, purples and pinks and plentiful lawn space for kids and dogs. Her outdoor living space includes an outdoor kitchen with bar, outdoor living room with fireplace, dining patio, a bedroom-adjacent lounging patio with modern fountain, enclosed vegetable garden, rose garden walk with European-style fountain and meditation bench, and a fire pit with sitting area on the upper level to take in the panoramic views of the sunset over the wooded ridge. Outdoor lighting brings it alive at night, and for parties you can’t beat the killer sound system!

This compact ensuite guest bathroom is inspired by nature and incorporates a biophilic design. The floors are finished with a wood look plank tile that is continued up the shower wall creating a contrasting feature. The remaining walls are tiled with a smooth glossy white tile and offer a clean and modern feel, brightening up the small space. A floating white vanity with smart storage was sourced to make the most use of the area. The south-facing, high awning window offers direct views of the mature trees on the property and allows the bright morning light to flood the space. The window ledge is styled with fresh herbs including lavender and eucalyptus that release invigorating and refreshing aromas.
