Going house hunting to find the dream home is difficult in every aspect, especially in NYC. The first apartment may have a feature that the other has but very rarely will one place have all. Most important is making sure the location and size works and everything else can be incorporated later. As the apartment our clients selected was "move in" condition its surely was not for what they work looking for in creating their dream home. We first started by creating a "wish list" of all of the essentials, which included; open kitchen, walk in closet, office space , larger master bathroom with stand up shower and soaking tub. With creating many different floor plan options, the only way we would achieve this was by sacrificing the 3rd bedroom. At this stage the 3rd bedroom was very easy for them to sacrifice as it gave them all of the wish list for now. In the future ,they could easily take the square footage from the new oversized living room and add that 3rd bedroom if it were necessary. Our first goal in the demolition stage was to remove all existing interior partition walls and start with a fresh new slate. By removing the existing kitchen walls the New Kitchen layout now combines it with the living room. The cabinetry is 2 tone color, flat slab doors for the modern look. State of the art appliances were installed; Integrated panels were installed on the fridge, wall oven, microwave, cook top. The sink is the ultimate chefs prep station sliding butcher block with bowls that slide over the sink. A garage cabinet was installed to conceal smaller appliances. The cantilever counter top adds the additional seating space for guests while keeping the bottom portion open for the view. The existing walk in closet was relocated to achieve the New Master Bathroom, Combining the spaces now gave us the option to add all the features. Floating vanity with double sinks, soaking tub, stand up shower. The glossy rectified tiles used are 12x36 and when installed make the grout line disappear and make it look like a solid wall. The chocolate floor tiles are randomly staggered then wrap up the tub platform and continue up one wall to create an accent. No tile edge was used but all tiles that meet on a 90 degree outside corner are mitered; tub platform, walls and shower niches. Heated floors were installed to keep the feet warm on the cold winter days. In the Master Bedroom we built a bed frame accent wall. Serves for multiple functions; eliminates night stands by using the niches for alarm clock / phone charger station, lights were added inside the niches for accent lights and raised wall paper was used to finish this beautiful feature. Each his and hers niche has an outlet, 4 way switch for the accent lights and 4 way switch for the recessed lights above when they are done reading in bed. Custom steps were built for easy up and down off the bed for the little puppies that could not possibly make the jump up. Other features throughout the apartment include; New bamboo floors throughout. Since the concrete ceiling slab cannot be chopped , soffits and drop ceilings were built throughout the apartment to accommodate recessed lights. Low voltage recessed lights were used with multiple zone dimmers for energy efficiency. Remote operated shades were installed The overall design was for the apartment was modern, simple lines and true elegance. The newly renovated apartment will be enjoyed by them, friends and family for many years to come... edit

Cool & Contemporary is the vibe our clients were seeking out. Phase 1 complete for this El Paso Westside project. Consistent with the homes architecture and lifestyle creates a space to handle all occasions. Early morning coffee on the patio or around the firepit, smores, drinks, relaxing, reading & maybe a little dancing. Cedar planks set on raw steel post create a cozy atmosphere. Sitting or laying down on cushions and pillows atop the smooth buff leuders limestone bench with your feet popped up on the custom gas firepit. Raw steel veneer, limestone cap and stainless steel fire fixtures complete the sleek contemporary feels. Concrete steps & path lights beam up and accentuates the focal setting. To prep for phase 2, ground cover pathways and areas are ready for the new outdoor movie projector, more privacy, picnic area, permanent seating, landscape and lighting to come.

Taragano Design & Build completed this second story addition in Berkeley, California. Going up rather than out was the only real option. The lot leaves almost no room to extend at grade without consuming the rear yard, which on a property this size is the most valuable space the house has. Building over the existing footprint added the square footage and left the yard intact. Adding a floor to a house built in this era means the existing structure has to carry a load it was never designed for. Framing and foundation both get evaluated before anything is drawn, and what the engineering finds determines whether the project is feasible at all. That work happens during design, not after permits. The roof was the visible decision. Rather than square off the new floor and cap it flat, a cross gable was run to match the pitch and form of the original. From the yard the house reads as a Craftsman that was always two stories, which is the difference between an addition and an obvious addition. The deck was built in two levels stepping down to the lawn. Holding the outer platform low keeps the yard usable from the house without a rail cutting the sight line, and the step gives the seating and dining areas separation without a wall. Taragano Design & Build completed this two story rear addition in San Francisco, California. On a narrow urban lot there is no direction to build but up and back, and the constraint that governs everything is the rear yard setback. The addition was held to the line, which fixed the footprint before any interior planning began. Every square foot inside came from stacking rather than spreading. That created the real problem, which is access. Adding upstairs living space on a lot this size means the upper floor has no way out to the yard, and in a city where outdoor space is scarce, an upper floor that cannot reach the ground wastes the yard it sits above. The exterior stair answers that. It runs down the property line where it takes nothing from the usable patio, and it gives the upper floor its own direct route out. The deck was kept deliberately small. A larger platform would have shaded the patio below and turned the ground level into a covered service area rather than a place anyone would sit. Holding it to a landing keeps daylight on the concrete for most of the day, which is what makes the lower level the primary outdoor room. The two levels then read as one exterior. Continuous siding and matching trim across old and new means the addition does not announce itself as an addition, which on a rear elevation this visible from neighboring properties matters more than it would on a detached lot.
