This home remodeling project was completed by Gappsi in Old Brookville, Long island NY. The project was a total renovation of the entire house exterior, including walls and trims. All existing crown moldings and sills were removed, the surface around the window exteriors and doors were adjusted and prepared, and then they were wrapped with decorative PVC/AZEK moldings. All moldings were sealed, nail holes were patched and filled, and all new trim work was painted. Front stoop platform was enlarged from the original size and extended out with two new steps added. The top of the steps and platform were paved with Pennsylvania Bluestone, the sides and step risers were faced with grey-color split face marble stone veneer. Two columns, three feet tall, were added as a base for the portico columns. The first floor and the 2-car garage walls were finished with grey & white colored marble split face stone veneer from foundation to the suffits. The front lawn retaining wall was redesigned and wrapped with the same grey color split face stone veneer. Bluestone caps were installed on top of it, and two new lights were installed on the left and right end side wall of the driveway aprons. Gappsi installed a new front entry door. New stucco was applied on all exterior walls of the front, rear, and side of the entire house with a light grey color. Morpurgo Architects was retained by a Fortune 100 CEO and his wife, owners of this grand brick manor house, to renovate the lower level of their home and increase the existing area for a spa and entertainment. Above this new space, we created an expansive deck, accessible from the kitchen and the first floor living areas. Our firm surmounted numerous challenges presented by the significant height of the deck and our clients’ desire for immediacy to the pond below. We mitigated and resolved the height differences by designing a system of stairs and platforms that provide overlooks to the landscape, thereby facilitating transitions among the many levels. Between the first floor and the lower level, we have constructed a mezzanine that is situated between two levels of stairs. This spacious landing prompts one to pause and view the family room through a wood-arched ceiling, with flanking wood display cases, before entering this well-appointed social area that contains the family room with a fireplace, pub, billiard room and solarium. A separate apartment, full-service cabana with kitchen and two bathrooms, sauna and a gym were also developed to satisfy the owner’s program. We opted to do a custom floating staircase with a large singular HSS post stringer that we locked into the loading points within the adjacent wall. The floating stringer was connected with pans that held custom built Tiger Wood platforms. This provided differentiation in the staircase and defined the landing of the staircase. The railings for the stairs were custom fabricated on-site and glazing was installed to match the open concept and modern look. Finally, the treads are custom oak, stained on-site to give texture and contrast to the glossy HSS stringer.

The renovation and a modern revamp of a grand Paddington terrace house for a large family meant that every space was carefully considered including the garden. The entry level of the residence was opened up and spilt into two levels with the garden doing the same to cater for the sloping nature of the site. Large Sliding doors at the rear open up onto a generous deck/ entertaining space. To one side is a floating style built in BBQ, designed to take up the least space its light stone benchtop contrasting beautifully against the charcoal boundary wall. The brief was a tricky one with the space having to accommodate off street parking for a 4WD size car, play space for children, adults entertaining, bin storage and plunge pool. The plunge pool was custom designed off one side of the deck (to allow for the car on the other) with a lockable sliding timber platform/ cover that when open is hidden under the deck. This meant no pool fences and a space that can be used as decking when not in use. At the rear of the pool a cluster of large contemporary cylinder pots with contrasting plantings provides extra greenery and hides a bin storage area. The pots were chosen over planting in-ground because they can be moved if needed making the space more flexible for the families needs. Three wide steps of the deck lead down to a multipurpose synthetic lawn area that functions as the kids play space or car-parking area. Two mature Kentia palms were replanted to add greenery and a canopy of fronds over. Bamboo adds further softness along the side boundary and will grow tall to screen the neighbours. A palette of charcoal, soft greys and whites has created a calming yet very functional space for a busy family.
