This Eichler-esque house, in a neighborhood known for its tracts of homes by the famous developer, was a little different from the rest- a one-off custom build from 1962 that had mid-century modern bones but funky, neo-traditional finishes in the worn-out, time capsule state that the new owners found it. This called for an almost-gut remodel to keep the good, upgrade the building’s envelope and MEP systems, and reimagine the home’s character. To create a home that feels of its times, both now and then- A mid-century for the 21st century. At the center of the existing home was a long, slender rectangular form that contained a fireplace, an indoor BBQ, and kitchen storage, and on the other side an original, suspended wood and steel rod stair down to the bedroom level below. Under the carpeted treads we were sure we’d find beautiful oak, as this stair was identical to one at our earlier Clarendon heights mid-century project. This elegant core was obscured by walls that enclosed the kitchen and breakfast areas and a jumble of aged finishes that hid the elegance of this defining element. Lincoln Lighthill Architect removed the walls and unified the core’s finishes with light grey ground-face concrete block on the upgraded fireplace and BBQ, lacquered cabinets, and chalkboard paint at the stair wall for the owners’ young children to decorate. A new skylight above the stair washes this wall with light and brightens up the formerly dark center of the house. The rest of the interior is a combination of mid-century-inspired elements and modern updates. New finishes throughout- cork flooring, ground-face concrete block, Heath tile, and white birch millwork give the interior the mid-century character it never fully had, while modern, minimalist detailing gives it a timeless, serene simplicity. New lighting throughout, mostly indirect and all warm-dim LED , subtly and efficiently lights the home. All new plumbing and fixtures similarly reduce the home’s use of precious resources. On the exterior, new windows, insulation, and roofing provide modern standards of comfort and efficiency, while a new paint job and brick stain give the house an elegant yet playful character, with the golden yellow Heath tile from the primary bathroom floor reappearing on the front door.

Both Latifah and Lucas are multi-instrumentalists, engineers, and mixers, and the studio reflects the full range of their workflows—visually inspiring, technically precise, and intuitive in every room. The facility was built from the ground up with a strong emphasis on architectural acoustics and plug-and-play connectivity. The layout includes two Control Rooms, multiple isolation booths, and shared common spaces, all tied together with seamless audio integration. No matter where you are in the studio, routing, monitoring, and communication remain effortless and consistent. Behind the aesthetic, the acoustic design is exceptionally robust. Six independent floating-floor systems support the suites, ensuring each room operates with minimal sound transmission. Tailored sound-reducing wall assemblies, full-lite doors, engineered window systems, and intentional treatment plans deliver clarity, isolation, and precision for tracking and mixing. Each space is mechanically decoupled, allowing multiple rooms to run simultaneously without compromise. For monitoring, both Latifah and Lucas chose Genelec “The Ones” series monitors with GLM calibration to ensure accurate translation and consistency across the entire facility. The Vision Our clients wanted a beautiful backyard to look out upon from their upper screen room, and to have a water feature to listen to. A functional space to have their grandchildren be able to enjoy and also the installation of lighting for safety and enjoyment in the evenings were high on the priority list. Their final wish list was an extended driveway and several trees nearby for privacy and future shade. The Challenge The site itself is in a low area and the lot was heavy clay that was often full of standing water. This was the biggest challenge with choosing plant material that would withstand some poor drainage in most areas. Project Features Paver border on driveway Water feature Bluestone and paver patio and walkways Outdoor Lighting Plantings Design + Plan Creating this landscape to be successful started with proper grading of the site to help reduce the amount of standing water. Drainage was installed as well as grading to allow water to be directed to a storm drain at the rear of the property. Plantings that will tolerate standing water, such as Red maple and Dawn Redwood were used in areas that may have flooding. A paver border was installed along the driveway to give them more space and add a finished look to the home. Natural stone steps and a bluestone patio were added with paver accents through the patio to highlight a path to the backyard from the deck. Boulders are placed throughout for the kids to climb on and to bring in more stones to play off of the water feature. Plantings include grasses, flowering shrubs, and perennials creating a casual atmosphere in the back landscape. The front entrance has shrub roses, coral bells, and grasses as well in high contrast colors for visual interest. The lighting throughout the landscape features path lighting for safety as well as uplights on many of the trees and downlighting onto the water feature in the backyard. Final Result New Build with the Future in Mind Many newly built homes in subdivisions leave a lot to be desired in the landscape, and this homeowner had the foresight to know that doing it right the first time is important. By investing in good materials and planning, and planting trees for the future early on, this landscape will last a long time and provide an amazing space for decades. A beautiful timeless combination of plantings and hardscape materials at this property along with the relaxing sound of the water feature make for a lovely retreat in this neighborhood.

Named after the Italian word for 'tree', the home pays homage to the solitary olive tree gracing its courtyard, symbolizing peace and resilience. This single-story structure emerges from the landscape with clean lines and expansive glass facades that dissolve the barriers between indoor space and the natural world outside. White, the dominant hue, serves not just as a design choice but as a canvas for the play of light and shadow, changing with the sun’s whims. WL3 Designs has meticulously crafted each element of The Albero Respite to embody the principles of sustainable design while providing a haven of tranquility. The home's orientation and glazing are engineered to optimize natural light and promote passive heating and cooling, reducing the need for artificial climate control. It stands as a testament to the possibility of living in harmony with nature without forgoing modern luxury and comfort. Designing for the desert requires in-depth understanding of the extreme temperatures that range here. From freezing temperatures in the winter to blistering hot ones in the summer, the region contains every extreme, and the homes that are built in it must also. Rains and wind, endless sunshine, these are all elements that we considered when designing for this region. In addition to using modern strategies, we referred to ancient design concepts embraced by native people for generations, combining the two to create modern homes in this timeless, desert environment.

This 2022 project for Sovereign Grace Music was a full-scale, purpose-built recording and production facility designed to support songwriting, live tracking, mixing, and video content creation. Working alongside the extraordinary Sovereign Grace team—and in collaboration with Authentic Carpentry—NILES handled sound reduction, audio integration, and all acoustic treatment design and installation. The facility features a full Control Room, a spacious Live Room, and a large Isolation Booth engineered for dry drum capture or vocal tracking during full-band sessions. Each space was crafted for accuracy, clarity, and intuitive workflow, ensuring that engineers and artists can move seamlessly between rooms without breaking creative momentum. Clear sightlines, generous lighting, and intentional layout choices make the studio equally suited for recording and video production. Every room is wired for a plug-and-play workflow, supporting multi-camera shoots, ensemble tracking, and efficient session flow. Behind the aesthetic, the acoustic infrastructure is highly robust. The Control Room, Live Room, and ISO Booth sit on independent floor systems with tailored sound-reducing wall assemblies and strategic treatments throughout. No suite is mechanically bonded, allowing simultaneous use of all rooms with minimal sound transmission. Monitoring in the Control Room centers around PMC 6-2 loudspeakers, precisely tuned to ensure accurate translation from mix position to the final master. The result is a balanced, inviting, and technically exact environment—built to serve the diverse creative needs of Sovereign Grace Music for years to come.

This rustic style home on Hartwell Lake was designed and built for the owners to enjoy with family and friends during their active weekend lifestyle. The home was built on a narrow, deep lot that was semi-level on the roadside and steep on the lakeside. The back half of the lot heavily wooded with mature oak and poplar trees reducing the harsh sun’s heat gain on the home. The exterior utilizes fiber cement cedar shake and lap siding complimented by deep brown colors for the windows, soffit, trim and the large square columns. A nice balance of natural earth toned stacked stone rounds out the exterior materials completing the rustic casual lake living. The home 5400 SF is designed and built on thee levels each having a primary focus. The main level creates primary daily living for the owners. This level features an open plan with an entry, stair, dining, kitchen and living areas leading to a large lakeside screened porch. A master suite is privately tucked off its own hallway and allowing it to enjoy the lakeside as well with its own private deck. On the opposite side are two bedrooms, a study and a shared bathroom for each to utilize. An open carport for two vehicles was created with the motor court and connects to the mudroom/utility room giving the owners direct entry into their home. The upper level is for the grand children with an oversized bedroom, bathroom and loft area for play. The lower level is the considered the party level. Its primary feature is an elevated stage for the owner’s band opened to a large seating area, dining and kitchen for viewing and listening with direct access to another screened porch. Flanking each side is a theater and two additional bedrooms and bathrooms. Energy Efficient features include: • The majority of the lower level sunk into the site below grade • 6” thick walls utilizing advanced framing techniques • Foil covered roof sheathing • Extensive use of blown in cellulous • All windows & doors are double paned low E argon filed glass • Tank-less water heaters • Three separate high efficiency HVAC units with programmable thermostats and a fresh air ERV. Lastly the owner requested we make every effort to sound proof the home. Many materials and techniques gave a duel purpose and added to the energy efficiency. These items include: • 2x6 walls with staggered studs • Extensive use if rock wool acoustic batting • Tempered glass in all exterior doors and windows • ¼ thick Mass Loaded Vinyl (MLV) was installed on the top and bottom of the floor trusses and on all lower level walls. The combination of the design and detailing utilizing these specific materials enabled us to achieve a 5 Star Plus Energy Star Certification with a HERS Index Score of 50. This home received a the 2015 Pinnacle Award from the SC Home Builders Association for the “Best Achievement in Energy Efficiency” sponsored by the SC Department Commerce.

Take a peek at our 2022 project for Edgehill Music Publishing, located in the heart of Nashville’s 12th South district. This 2,500 sq. ft. commercial facility was meticulously designed to accommodate up to seven writers’ rooms and production suites—each capable of operating simultaneously without interruption, with four of the rooms built for mixing capabilities. With seamless audio integration throughout, the space ensures intuitive connectivity no matter where you are on the property. The aesthetic palette, paired with a loud and quirky speakeasy vibe, creates a fun atmosphere that reflects the owners’ personalities. The result is not just a studio that feels effortless—it’s an inspiring environment where writing, mixing, and production can happen with minimal sound transmission. Behind the walls, the architectural acoustics are second to none. The design emphasizes a true “plug-and-play” workflow: each control room, both isolation booths, and all common areas are acoustically isolated with extraordinary attention to detail. Each suite is equipped with dedicated, silent 1:1 HVAC systems. Eight independent floating-floor systems support the suites, while tailored sound-reducing wall assemblies and intentional treatments in the main suites deliver clarity and precision for mixing. This private studio, built in collaboration with producer, engineer, and pianist Ian Miller, is a fully custom creative space designed around his workflow and artistic process. The project blended NILES’ technical execution with Ian’s hands-on finishing work, resulting in a studio where every corner has intention and every system supports a seamless, plug-and-play workflow. The structure began as a barn-style two-car garage with a second floor. After exploring several layouts and engineering options, we landed on a design that leveraged the high ceilings and existing footprint to create a dynamic and spacious acoustic environment. Generous daylight from surrounding windows connects the interior to the outdoors, while layered textures, warm tones, and custom finishes create a grounded yet inspiring atmosphere. The Control Room is fully isolated from the rest of the building with sound-reducing wall systems, a full soft-ceiling bass trap, tuned corner traps, treatment throughout, and full-lite doors for controlled transmission and visibility. Though modest in size, it delivers accurate monitoring and integrates smoothly with the larger live environment. Roasted Bean Studio was built to support any direction Ian pursues—from producing to mixing to live performance. The space provides the sonic palette and creative flexibility needed for a wide range of projects, offering a visually inspiring and acoustically reliable environment that empowers his work every day.

We closed off the open formal dining room, so it became a den with artistic barn doors, which created a more private entrance/foyer. We removed the wall between the kitchen and living room, including the fireplace, to create a great room. We also closed off an open staircase to build a wall with a dual focal point — it accommodates the TV and fireplace. We added a double-wide slider to the sunroom turning it into a happy play space that connects indoor and outdoor living areas. We reduced the size of the entrance to the powder room to create mudroom lockers. The kitchen was given a double island to fit the family’s cooking and entertaining needs, and we used a balance of warm (e.g., beautiful blue cabinetry in the kitchen) and cool colors to add a happy vibe to the space. Our design studio chose all the furnishing and finishes for each room to enhance the space's final look.
