This Eichler-esque house, in a neighborhood known for its tracts of homes by the famous developer, was a little different from the rest- a one-off custom build from 1962 that had mid-century modern bones but funky, neo-traditional finishes in the worn-out, time capsule state that the new owners found it. This called for an almost-gut remodel to keep the good, upgrade the building’s envelope and MEP systems, and reimagine the home’s character. To create a home that feels of its times, both now and then- A mid-century for the 21st century. At the center of the existing home was a long, slender rectangular form that contained a fireplace, an indoor BBQ, and kitchen storage, and on the other side an original, suspended wood and steel rod stair down to the bedroom level below. Under the carpeted treads we were sure we’d find beautiful oak, as this stair was identical to one at our earlier Clarendon heights mid-century project. This elegant core was obscured by walls that enclosed the kitchen and breakfast areas and a jumble of aged finishes that hid the elegance of this defining element. Lincoln Lighthill Architect removed the walls and unified the core’s finishes with light grey ground-face concrete block on the upgraded fireplace and BBQ, lacquered cabinets, and chalkboard paint at the stair wall for the owners’ young children to decorate. A new skylight above the stair washes this wall with light and brightens up the formerly dark center of the house. The rest of the interior is a combination of mid-century-inspired elements and modern updates. New finishes throughout- cork flooring, ground-face concrete block, Heath tile, and white birch millwork give the interior the mid-century character it never fully had, while modern, minimalist detailing gives it a timeless, serene simplicity. New lighting throughout, mostly indirect and all warm-dim LED , subtly and efficiently lights the home. All new plumbing and fixtures similarly reduce the home’s use of precious resources. On the exterior, new windows, insulation, and roofing provide modern standards of comfort and efficiency, while a new paint job and brick stain give the house an elegant yet playful character, with the golden yellow Heath tile from the primary bathroom floor reappearing on the front door.

Six independent floating-floor systems support the suites, ensuring each room operates with minimal sound transmission. Tailored sound-reducing wall assemblies, full-lite doors, engineered window systems, and intentional treatment plans deliver clarity, isolation, and precision for tracking and mixing. Each space is mechanically decoupled, allowing multiple rooms to run simultaneously without compromise. For monitoring, both Latifah and Lucas chose Genelec “The Ones” series monitors with GLM calibration to ensure accurate translation and consistency across the entire facility. THE SETUP This remodeling project transformed a catchall room into a cinema-style theater designed for family entertainment and relaxation. The original space, which housed a small TV, older furniture, and various children’s toys, was reimagined to create a sophisticated, adult-friendly home theater with ample seating and modern amenities. Design Objectives: Create a Dark Theater Space: Ensure the room mimics a traditional movie theater environment. Provide Comfortable Theater Seating: Include enough seating for the family and guests. Integrate a Dry Bar Area: Include a space for snacks and drinks. Optimize Space Utilization: Maintain an open area for additional activities. Design Challenges: Natural light: The room was too bright for a theater setting. Seating: Accommodating six theater seats without obstructing views. Lighting: Ensuring the lighting does not interfere with the viewing experience. AV: Finding a clutter-free solution for AV equipment. Dry Bar: Incorporating a dry bar area without overcrowding the space. Viewing: Ensuring the TV placement allows for comfortable, optimized viewing. THE RENEWED SPACE Design Solutions: Natural Light Control: Installed blackout remote shades on the back window and painted the walls dark charcoal to reduce natural light infiltration. Seating Arrangement: Built a second level for the back row of seating to ensure unobstructed views for all movie watchers. Lighting Design: Installed sconces on either side of the window that shine from the sides (to avoid interfering with the viewing experience). AV Equipment Storage: Utilized existing recess areas with custom shelves matching the cabinetry and concealed cables using a PVC pipe system. Dry Bar Integration: Created a dry bar area on the back wall with a refrigerator, candy storage, and a small counter space for a popcorn machine and ice maker, with locked drawers to prevent unsupervised access. Optimal Viewing Distance: Evaluated multiple floor plans and placed the TV on the most suitable wall to ensure optimal viewing and comfortable reclined seating. Final Thoughts: The completed home theater has been a resounding success, providing a versatile space for the entire family. The thoughtful design and meticulous attention to detail have created a functional and enjoyable home theater that meets diverse needs, from watching movies and playing video games to relaxing and reading. The areas to the sides of the theater seats can accommodate spillover seating or activity zones. The area housing the AV equipment also includes extra shelves for storing snuggle-grade movie viewing blankets. This theater space has become a favorite hangout spot, offering comfort and entertainment for everyone. This is the kid and parent friendly candy-liquor dry bar. It is the home to a mini fridge, ice machine, and popcorn machine. The inspiration behind the custom drawers was the feeling you get walking inot a real theater and seeing all the candy in the glass. Yes, all the drawers actually do lock so the kids can't get into the candy for a midnight snack.

This project's goal was to creatively design for family lounging, urban gardening, and managing vehicular movement using architectural cues, wood and stone detailing to develop a seamless, unique layout with limited barriers. Taking advantage of mature vegetation, shade and view into the rear yard beyond the oversized sliding glass doors, we wanted to achieve a yard with limited barriers, soft edges, long vistas and a gentle transition between elevations. Stacking the two air conditioners and integrating elongated raised planters between deck landings with variegated semi-shade grasses anchored in the corner by a Japanese Maple allowed for an open view of the yard. The frosted glass panels increased the amount of light needed while providing the desired privacy for private entertaining and dining. We installed lightweight concrete patio slabs with long gaps to allow water to pass through, reducing pooling water and improving water flow to the large shade tree the client wished to retain. As shade gardens provide challenges, we could capitalize on the morning sun for a vegetable garden. The garden was also a transition corridor to access the custom play feature, lawn and zip-line behind the existing garage. The addition of a custom BBQ and charcoal grill embedded into the counter against the east side property limits stepped with the deck includes storage and additional seating. Finished with stone veneer, wood slats, and multi-sized pebbles retained by a gabion basket was a great contrast of natural finishes seamlessly blended together. Bon Appetit!

This rustic style home on Hartwell Lake was designed and built for the owners to enjoy with family and friends during their active weekend lifestyle. The home was built on a narrow, deep lot that was semi-level on the roadside and steep on the lakeside. The back half of the lot heavily wooded with mature oak and poplar trees reducing the harsh sun’s heat gain on the home. The exterior utilizes fiber cement cedar shake and lap siding complimented by deep brown colors for the windows, soffit, trim and the large square columns. A nice balance of natural earth toned stacked stone rounds out the exterior materials completing the rustic casual lake living. The home 5400 SF is designed and built on thee levels each having a primary focus. The main level creates primary daily living for the owners. This level features an open plan with an entry, stair, dining, kitchen and living areas leading to a large lakeside screened porch. A master suite is privately tucked off its own hallway and allowing it to enjoy the lakeside as well with its own private deck. On the opposite side are two bedrooms, a study and a shared bathroom for each to utilize. An open carport for two vehicles was created with the motor court and connects to the mudroom/utility room giving the owners direct entry into their home. The upper level is for the grand children with an oversized bedroom, bathroom and loft area for play. The lower level is the considered the party level. Its primary feature is an elevated stage for the owner’s band opened to a large seating area, dining and kitchen for viewing and listening with direct access to another screened porch. Flanking each side is a theater and two additional bedrooms and bathrooms. Energy Efficient features include: • The majority of the lower level sunk into the site below grade • 6” thick walls utilizing advanced framing techniques • Foil covered roof sheathing • Extensive use of blown in cellulous • All windows & doors are double paned low E argon filed glass • Tank-less water heaters • Three separate high efficiency HVAC units with programmable thermostats and a fresh air ERV. Lastly the owner requested we make every effort to sound proof the home. Many materials and techniques gave a duel purpose and added to the energy efficiency. These items include: • 2x6 walls with staggered studs • Extensive use if rock wool acoustic batting • Tempered glass in all exterior doors and windows • ¼ thick Mass Loaded Vinyl (MLV) was installed on the top and bottom of the floor trusses and on all lower level walls. The combination of the design and detailing utilizing these specific materials enabled us to achieve a 5 Star Plus Energy Star Certification with a HERS Index Score of 50. This home received a the 2015 Pinnacle Award from the SC Home Builders Association for the “Best Achievement in Energy Efficiency” sponsored by the SC Department Commerce.

We had a several challenges to face with this project. Not only did we need to update a dated landscape to accommodate two seemingly different design tastes (modern & minimalistic vs natural english garden), we were tasked with improving the property’s drainage, improving the driveway access, reducing water usage and plant maintenance, and fixing a crumbling wall. To marry the two design tastes, we started with the more modern elements of metal planters and softened the landscape with mass plantings of ornamental grasses and native sedge. These grasses act as a turf replacement that do not need to be mowed and require less regular watering. On each side of the yard we constructed new cedar fences to provide updated and additional privacy. In addition, we poured a new concrete wall to replace the existing retaining wall and play off the new modern vibe.

This 2022 project for Sovereign Grace Music was a full-scale, purpose-built recording and production facility designed to support songwriting, live tracking, mixing, and video content creation. Working alongside the extraordinary Sovereign Grace team—and in collaboration with Authentic Carpentry—NILES handled sound reduction, audio integration, and all acoustic treatment design and installation. The facility features a full Control Room, a spacious Live Room, and a large Isolation Booth engineered for dry drum capture or vocal tracking during full-band sessions. Each space was crafted for accuracy, clarity, and intuitive workflow, ensuring that engineers and artists can move seamlessly between rooms without breaking creative momentum. Clear sightlines, generous lighting, and intentional layout choices make the studio equally suited for recording and video production. Every room is wired for a plug-and-play workflow, supporting multi-camera shoots, ensemble tracking, and efficient session flow. Behind the aesthetic, the acoustic infrastructure is highly robust. The Control Room, Live Room, and ISO Booth sit on independent floor systems with tailored sound-reducing wall assemblies and strategic treatments throughout. No suite is mechanically bonded, allowing simultaneous use of all rooms with minimal sound transmission. Monitoring in the Control Room centers around PMC 6-2 loudspeakers, precisely tuned to ensure accurate translation from mix position to the final master. The result is a balanced, inviting, and technically exact environment—built to serve the diverse creative needs of Sovereign Grace Music for years to come.

You won’t be disappointed to have a staycation at this beautiful Wellesley property. The homeowner came to us looking to completely overhaul their blank-slate property into a pool paradise. Our team creatively worked to design the pool area and the outcome was a truly special place to swim and relax. The pool is the centerpiece of this backyard, it is a sleek design that seamlessly integrates into the landscape. It’s surrounded by a bluestone coping and a large patio made of Cambridge Pavers. The steps and retaining wall at the end of the pool are beautifully veneered with Berkshire natural stone. The stonework really tops off the hardscape, providing an appealing contrast to the paver patio material. There are two features that really set this pool apart – the pool fountain jets and the automatic cover. The homeowner wanted “fountains like the Bellagio.” We worked with Environmental Pools to make that dream a reality. It was a tough decision to opt either for an infinity edge or an automatic cover for the pool, the homeowner eventually decided that it would be a better investment to have the automatic pool cover. With the push of a button, the cover goes from totally hidden to completely covering the pool for safety and keeping any leaves or dirt getting into the water. Clients often comment on how happy they are with their automatic pool covers. Automatic covers drastically reduce the time necessary to clean and maintain the pool, leaving them more time to simply enjoy and unwind outside. Next to the pool is a wood-burning fire pit, a perfect place to sit and hang out and maybe even have a S’more in between cannonballs into the deep end. A row of lounge chairs ensures that everyone’s got a place to relax and soak in the sun. As the homeowners have young kids it was essential to save a large amount of space for a beautifully manicured lawn. Whether you’re looking to throw a frisbee, play some cornhole, or kick a soccer ball there is more than enough room for activities.

In order to make this kitchen more functional we had to play with the layout. We decided to switch the range and the fridge to better balance the space. We reduced the size of the bulky soffit to allow for taller cabinets and make the space feel more open. We shifted all the appliances down and added a built-in coffee machine & ice maker. In choosing the finishes, our client decided to go with an accent island. The white perimeter and gray stained island really updated this kitchen. Previously, the back half of the island sat at bar height. To make efficient use of space, we made it all one height. Since we extended the entire kitchen, this deleted the dining table. To accommodate for this, the large island seats six & has additional storage underneath! We used a beautiful quartz throughout the kitchen and bar area. We used a gray glass subway tile for the backsplash with an accent tile in a similar color over the range. We used that same accent tile for the bar adjacent to the kitchen. This area was previously a blank wall that our client didn't know what to do with. We added some storage, 2 wine fridges, and floating shelves with lighting to brighten up the space.
