The primary bedroom and bathroom are the showstoppers of this phase! Unused and awkwardly located closets in both the bedroom and bathroom were removed to make way for additional square-footage in the bath and replaced with a sizable and functional reach-in closet in the bedroom. A dated and cramped shower stall was removed in favor for an expansive step in shower spanning the width of the bathroom and a new transom window washes the room in natural light. While the previous bathroom was only able to accommodate a single vanity, the new layout allowed us to create double matching vanities mirrored across from each other - a much appreciated addition for a primary bath. Floating walnut vanities boast impressive storage and are capped with tower cabinets with hidden outlets for charging and storing electronic bathroom tools. While the color palette is restrained - black, white, gray, and brown - the result is a timelessly modern and masculine space that is at once striking and warm. Modern geometric patterns play with each other throughout the material selections.

Lincoln Farmhouse LEED-H Platinum, Net-Positive Energy OVERVIEW. This LEED Platinum certified modern farmhouse ties into the cultural landscape of Lincoln, Massachusetts - a town known for its rich history, farming traditions, conservation efforts, and visionary architecture. The goal was to design and build a new single family home on 1.8 acres that respects the neighborhood’s agrarian roots, produces more energy than it consumes, and provides the family with flexible spaces to live-play-work-entertain. The resulting 2,800 SF home is proof that families do not need to compromise on style, space or comfort in a highly energy-efficient and healthy home. CONNECTION TO NATURE. The attached garage is ubiquitous in new construction in New England’s cold climate. This home’s barn-inspired garage is intentionally detached from the main dwelling. A covered walkway connects the two structures, creating an intentional connection with the outdoors between auto and home. FUNCTIONAL FLEXIBILITY. With a modest footprint, each space must serve a specific use, but also be flexible for atypical scenarios. The Mudroom serves everyday use for the couple and their children, but is also easy to tidy up to receive guests, eliminating the need for two entries found in most homes. A workspace is conveniently located off the mudroom; it looks out on to the back yard to supervise the children and can be closed off with a sliding door when not in use. The Away Room opens up to the Living Room for everyday use; it can be closed off with its oversized pocket door for secondary use as a guest bedroom with en suite bath. NET POSITIVE ENERGY. The all-electric home consumes 70% less energy than a code-built house, and with measured energy data produces 48% more energy annually than it consumes, making it a 'net positive' home. Thick walls and roofs lack thermal bridging, windows are high performance, triple-glazed, and a continuous air barrier yields minimal leakage (0.27ACH50) making the home among the tightest in the US. Systems include an air source heat pump, an energy recovery ventilator, and a 13.1kW photovoltaic system to offset consumption and support future electric cars. ACTUAL PERFORMANCE. -6.3 kBtu/sf/yr Energy Use Intensity (Actual monitored project data reported for the firm’s 2016 AIA 2030 Commitment. Average single family home is 52.0 kBtu/sf/yr.) o 10,900 kwh total consumption (8.5 kbtu/ft2 EUI) o 16,200 kwh total production o 5,300 kwh net surplus, equivalent to 15,000-25,000 electric car miles per year. 48% net positive. WATER EFFICIENCY. Plumbing fixtures and water closets consume a mere 60% of the federal standard, while high efficiency appliances such as the dishwasher and clothes washer also reduce consumption rates. FOOD PRODUCTION. After clearing all invasive species, apple, pear, peach and cherry trees were planted. Future plans include blueberry, raspberry and strawberry bushes, along with raised beds for vegetable gardening. The house also offers a below ground root cellar, built outside the home's thermal envelope, to gain the passive benefit of long term energy-free food storage. RESILIENCY. The home's ability to weather unforeseen challenges is predictable - it will fare well. The super-insulated envelope means during a winter storm with power outage, heat loss will be slow - taking days to drop to 60 degrees even with no heat source. During normal conditions, reduced energy consumption plus energy production means shelter from the burden of utility costs. Surplus production can power electric cars & appliances. The home exceeds snow & wind structural requirements, plus far surpasses standard construction for long term durability planning. A dark and dingy basement is now the most popular area of this family’s home. The new basement enhances and expands their living area, giving them a relaxing space for watching movies together and a separate, swanky bar area for watching sports games. The design creatively uses reclaimed barnwood throughout the space, including ceiling beams, the staircase, the face of the bar, the TV wall in the seating area, open shelving and a sliding barn door. The client wanted a masculine bar area for hosting friends/family. It’s the perfect space for watching games and serving drinks. The bar area features hickory cabinets with a granite stain, quartz countertops and an undermount sink. There is plenty of cabinet storage, floating shelves for displaying bottles/glassware, a wine shelf and beverage cooler. The most notable feature of the bar is the color changing LED strip lighting under the shelves. The lights illuminate the bottles on the shelves and the cream city brick wall. The lighting makes the space feel upscale and creates a great atmosphere when the homeowners are entertaining. We sourced all the barnwood from the same torn down barn to make sure all the wood matched. We custom milled the wood for the stairs, newel posts, railings, ceiling beams, bar face, wood accent wall behind the TV, floating bar shelves and sliding barn door. Our team designed, constructed and installed the sliding barn door that separated the finished space from the laundry/storage area. The staircase leading to the basement now matches the style of the other staircase in the house, with white risers and wood treads. Lighting is an important component of this space, as this basement is dark with no windows or natural light. Recessed lights throughout the room are on dimmers and can be adjusted accordingly. The living room is lit with an overhead light fixture and there are pendant lights over the bar.

Most downtown city backyards are "petite" to say the least! However, nothing is impossible! These urbanites wanted to ensure that this small footprint was utilized to its best potential while adding the joy of water. This particular home is a semi-detached with a back patio and walkway to their private garage. This year round concrete spa is a wonderful place to enjoy in all seasons! It can be kept at pool temperatures for summer enjoyment or turned up to enjoy as a spa throughout the seasons. An autocover (as pictured) helps to keep the spa clean as well as reducing temperature loss. The wood decking and the beautiful coping surround allow for lots of extra seating when needed. Located on leafy North Dayton in Chicago's fashionable Lincoln Park, this single-family home is the epitome of understated elegance in family living. This beautiful house features a swirling center staircase, two-story dining room, refined architectural detailing and the finest finishes. Windows and sky lights fill the space with natural light and provide ample views of the property's beautiful landscaping. A unique, elevated "green roof" stretches from the family room over the top of the 2½-car garage and creates an outdoor space that accommodates a fireplace, dining area and play place. With approximately 5,400 square feet of living space, this home features six bedrooms and 5.1 bathrooms, including an entire floor dedicated to the master suite.
