Designed by Klopf Architecture, this project embraced a set of limitations and translated them into an architectural asset. The city’s fire-rebuild process required the new structure to remain close to the original footprint, size and bulk, a constraint that ultimately clarified the architectural direction. Perched near the front of a long, narrow lot, the new home frames and overlooks a private, park-like rear expanse, an uncommon luxury especially in this part of Malibu . Without a fixed program, the design process allowed for a different kind of creative focus allowing Klopf Architecture the opportunity to explore how a modernist home could best respond to this site. The team approached the project not with a list of requirements, but with a question: How might a modernist live here? What spatial qualities would inspire calm, connection, and a sense of wonder in this setting? The process became less about problem-solving and more about architectural storytelling—letting the site, the light, and the principles of modern design guide the form and flow of the home. The response emerged in the form of a glass-box pavilion, an open, Mid-Century Modern inspired living, dining, and kitchen space that floats at the edge of the property’s natural descent. Connected to the more enclosed, private areas of the home by a glass-walled hallway, the living pavilion becomes a distinct centerpiece of the design. It opens on all four sides to the landscape with decks and patios on the flanks, an internal garden and water feature to the north, and a dramatic unguarded view of the expansive backyard and ocean horizon to the south. Because of the mandated footprint, careful planning was required to ensure every space could still engage with light, landscape, or both. Strategic voids in the form of atriums and courtyards allow daylight to filter deep into the home’s core, while offering moments of surprise and retreat. These design gestures allow natural light to filter deep into the interior, creating a sense of brightness and openness throughout the day. At the same time, they expand the perceptual boundaries between inside and out, making the home feel more expansive while anchoring its connection to the surrounding landscape. The siting of the house is what gives it its unique character. Rather than receding into the backyard like the neighboring homes, the house holds a slight prominence. From the central living pavilion, stepping down into the landscape feels more like entering a secluded park where a separate existing accessory structure, trail, and recreational areas await. The home’s modest street presence gives way to this unfolding drama of space, view, and nature. Fire-resilient materials and assemblies are integrated seamlessly throughout including triple-pane glazing, under-slab and roof insulation, and locally sourced fire-rated cladding ensure the house not only meets Calfornia’s rigorous wildland-urban interface (WUI) standards, but feels effortlessly aligned with them. While technical decisions like fire-hardening and mechanical systems presented some construction challenges, particularly around the cantilevered glass box, the team found a functional compromise that preserved the integrity of the design. Inside, a restrained palette and exposed post and beam design celebrate the ethos of mid-century modernism. A central circulation spine extends from the entry to the rear glass wall, offering a continuous visual link from street to ocean. Spaces such as the library and office, though more intimate in scale, are never cut off from nature as each opens to its own unique courtyard or garden view. An Ensuite Transformation in Richmond Hill This project showcases how we helped a wonderful retired couple in Richmond Hill transform their dated and dysfunctional master ensuite into a tranquil spa-like retreat. These lovely empty nesters, in their mid to late 70s, envisioned a space where they could truly relax and enjoy their time at home, especially when their family and grandkids came to visit. We were so honored to help them bring that vision to life. Understanding Their Needs: From our initial conversations, it was clear how much this couple valued comfort and tranquility. The existing ensuite, unfortunately, fell short of providing either. For the wife, the leaky deck-mount tub was a major disappointment, as she deeply cherished her long, hot baths. The husband, meanwhile, was eager to replace the outdated and cumbersome toilet/bidet combo with a modern, single-piece smart toilet – a desire for both convenience and a touch of modern luxury. The shower stall was cramped, dark, and plagued by mold, while the large double vanity, despite its size, lacked functional storage. It simply wasn't the relaxing oasis they deserved. Addressing Their Concerns: We understood that undertaking a renovation can be stressful, especially when you're not going to be on-site for much of the process. This new, ground-up home was recently built atop the Richmond Hills. Despite the beautiful site with its panoramic 270-degree view, the lot had been left undeveloped over the years due to its modest size and challenging approval issues. Saikley Architects handled the negotiations for County approvals, and worked closely with the owner-builder to create a 2,300 sq. ft., three bedroom, two-and-a-half bath family home that maximizes the site’s potential. The first-time owner-builder is a landscape builder by trade, and Saikley Architects coordinated closely with for him on this spec home. Our clients in Tower Lakes, IL, needed more storage and functionality from their kitchen. They were primarily focused on finding the right combination of cabinets, shelves, and drawers that fit all their cookware, flatware, and appliances. They wanted a brighter, bigger space with a natural cooking flow and plenty of storage. Soffits and crown molding needed to be removed to make the kitchen feel larger. Redesign elements included: relocating the fridge, adding a baking station and coffee bar, and placing the microwave in the kitchen island. Advance Design Studio’s Claudia Pop offered functional, creative, and unique solutions to the homeowners’ problems. Our clients wanted a unique kitchen that was not completely white, a balance of design and function. Claudia offered functional, creative, and unique solutions to Chad and Karen’s kitchen design challenges. The first thing to go was soffits. Today, most kitchens can benefit from the added height and space; removing soffits is nearly always step one. Steely gray-blue was the color of choice for a freshly unique look bringing a sophisticated-looking space to wrap around the fresh new kitchen. Cherry cabinetry in a true brown stain compliments the stormy accents with sharp contrasting white Cambria quartz top balancing out the space with a dramatic flair. “We wanted something unique and special in this space, something none of the neighbors would have,” said Claudia. The dramatic veined Cambria countertops continue upward into a backsplash behind three complimentary open shelves. These countertops provide visual texture and movement in the kitchen. The kitchen includes two larder cabinets for both the coffee bar and baking station. The kitchen is now functional and unique in design. “When we design a new kitchen space, as designers, we are always looking for ways to balance interesting design elements with practical functionality,” Claudia said. “This kitchen’s new design is not only way more functional but is stunning in a way a piece of art can catch one’s attention.” Decorative mullions with mirrored inserts sit atop dual sentinel pantries flanking the new refrigerator, while a 48″ dual fuel Wolf range replaced the island cooktop and double oven. The new microwave is cleverly hidden within the island, eliminating the cluttered counter and attention-grabbing wall of stainless steel from the previous space. The family room was completely renovated, including a beautifully functional entertainment bar with the same combination of woods and stone as the kitchen and coffee bar. Mesh inserts instead of plain glass add visual texture while revealing pristine glassware. Handcrafted built-ins surround the fireplace. The owner of this 1960s, low-slung house challenged Board & Vellum to give it a major overhaul. Located across from Puget Sound, the house already had a lot to offer but the dated style, low ceilings, tight spaces and interior walls that blocked Sound views kept it from fulfilling its full potential. Board & Vellum gutted and reimagined the whole house, giving it a more traditional style. The interior—previously quite dark, thanks to brick- and wood panel-clad walls—was transformed with white trim, bright detailing (such as the hand-glazed tile in the kitchen), and plenty of built-in casework for the homeowner to display the travel mementos she collected throughout her career in the airline industry. Removing a fireplace in the center of the house and opening up the floorplan through to the staircase and entryway lets light flood in and allows for water views from across the main living area and kitchen. The exterior of the house received a dose of character with brick, corbels, and a curved eyebrow roof above the front entry, which also gave the home office area its distinctive barrel ceiling. Malibu Glass Box House by Klopf Architecture Following the devastating Woolsey Fire of 2018, the site in Malibu offered a unique opportunity to rebuild not just a home, but a new architectural composition that highlighted the property’s potential while navigating strict fire-rebuild codes in the area. Designed by Klopf Architecture, this project embraced a set of limitations and translated them into an architectural asset. The city’s fire-rebuild process required the new structure to remain close to the original footprint, size and bulk, a constraint that ultimately clarified the architectural direction. Perched near the front of a long, narrow lot, the new home frames and overlooks a private, park-like rear expanse, an uncommon luxury especially in this part of Malibu . Without a fixed program, the design process allowed for a different kind of creative focus allowing Klopf Architecture the opportunity to explore how a modernist home could best respond to this site. The team approached the project not with a list of requirements, but with a question: How might a modernist live here? What spatial qualities would inspire calm, connection, and a sense of wonder in this setting? The process became less about problem-solving and more about architectural storytelling—letting the site, the light, and the principles of modern design guide the form and flow of the home. The response emerged in the form of a glass-box pavilion, an open, Mid-Century Modern inspired living, dining, and kitchen space that floats at the edge of the property’s natural descent. Connected to the more enclosed, private areas of the home by a glass-walled hallway, the living pavilion becomes a distinct centerpiece of the design. It opens on all four sides to the landscape with decks and patios on the flanks, an internal garden and water feature to the north, and a dramatic unguarded view of the expansive backyard and ocean horizon to the south. Because of the mandated footprint, careful planning was required to ensure every space could still engage with light, landscape, or both. Strategic voids in the form of atriums and courtyards allow daylight to filter deep into the home’s core, while offering moments of surprise and retreat. These design gestures allow natural light to filter deep into the interior, creating a sense of brightness and openness throughout the day. At the same time, they expand the perceptual boundaries between inside and out, making the home feel more expansive while anchoring its connection to the surrounding landscape. The siting of the house is what gives it its unique character. Rather than receding into the backyard like the neighboring homes, the house holds a slight prominence. From the central living pavilion, stepping down into the landscape feels more like entering a secluded park where a separate existing accessory structure, trail, and recreational areas await. The home’s modest street presence gives way to this unfolding drama of space, view, and nature. Fire-resilient materials and assemblies are integrated seamlessly throughout including triple-pane glazing, under-slab and roof insulation, and locally sourced fire-rated cladding ensure the house not only meets Calfornia’s rigorous wildland-urban interface (WUI) standards, but feels effortlessly aligned with them. While technical decisions like fire-hardening and mechanical systems presented some construction challenges, particularly around the cantilevered glass box, the team found a functional compromise that preserved the integrity of the design. Inside, a restrained palette and exposed post and beam design celebrate the ethos of mid-century modernism. A central circulation spine extends from the entry to the rear glass wall, offering a continuous visual link from street to ocean. Spaces such as the library and office, though more intimate in scale, are never cut off from nature as each opens to its own unique courtyard or garden view. Though born out of a strict regulatory framework and developed without a specific client, the rebuild design unfolded with remarkable clarity. Our clients in Tower Lakes, IL, needed more storage and functionality from their kitchen. They were primarily focused on finding the right combination of cabinets, shelves, and drawers that fit all their cookware, flatware, and appliances. They wanted a brighter, bigger space with a natural cooking flow and plenty of storage. Soffits and crown molding needed to be removed to make the kitchen feel larger. Redesign elements included: relocating the fridge, adding a baking station and coffee bar, and placing the microwave in the kitchen island. Advance Design Studio’s Claudia Pop offered functional, creative, and unique solutions to the homeowners’ problems. Our clients wanted a unique kitchen that was not completely white, a balance of design and function. Claudia offered functional, creative, and unique solutions to Chad and Karen’s kitchen design challenges. The first thing to go was soffits. Today, most kitchens can benefit from the added height and space; removing soffits is nearly always step one. Steely gray-blue was the color of choice for a freshly unique look bringing a sophisticated-looking space to wrap around the fresh new kitchen. Cherry cabinetry in a true brown stain compliments the stormy accents with sharp contrasting white Cambria quartz top balancing out the space with a dramatic flair. “We wanted something unique and special in this space, something none of the neighbors would have,” said Claudia. The dramatic veined Cambria countertops continue upward into a backsplash behind three complimentary open shelves. These countertops provide visual texture and movement in the kitchen. The kitchen includes two larder cabinets for both the coffee bar and baking station. The kitchen is now functional and unique in design. “When we design a new kitchen space, as designers, we are always looking for ways to balance interesting design elements with practical functionality,” Claudia said. “This kitchen’s new design is not only way more functional but is stunning in a way a piece of art can catch one’s attention.” Decorative mullions with mirrored inserts sit atop dual sentinel pantries flanking the new refrigerator, while a 48″ dual fuel Wolf range replaced the island cooktop and double oven. The new microwave is cleverly hidden within the island, eliminating the cluttered counter and attention-grabbing wall of stainless steel from the previous space. The family room was completely renovated, including a beautifully functional entertainment bar with the same combination of woods and stone as the kitchen and coffee bar. Mesh inserts instead of plain glass add visual texture while revealing pristine glassware. Handcrafted built-ins surround the fireplace. The beautiful and efficient design created by designer Claudia transitioned directly to the installation team seamlessly, much like the basement project experience Chad and Karen enjoyed previously. “We definitely will and have recommended Advance Design Studio to friends who are looking to embark on a project small or large,” Karen said. “Everything that was designed and built exactly how we envisioned it, and we are really enjoying it to its full potential,” Karen said. Following the purchase of this beautiful home, we were brought on to create living spaces tailored to the needs it's new occupants and provide a much needed update. This included the kitchen, common areas, 3 bedrooms, 2 bathrooms, paint, new floors, countertops, and more. Working around a price sensitive budget for this home's full renovation was a nice challenge and our biggest accomplishment. It was essential for the finished product to be high-end, while maintaining it's functionality and durability for years to come. We accomplished this with lots research to find the same high-quality materials at the best price points, as well as alternative products of equal quality and design impact. What was once an outdated house falling short of its immense potential has since been transformed into a beautiful home perfect for both living and entertaining.

The original idea was to update the tile floor and the tub. That’s it. A further discussion of wants and needs revealed intentions for an eventual larger shower and an improved vanity storage. It made sense to map out the possibilities and design our update with potential next steps in mind. The process was exciting, ultimately leading to the decision to do a full primary bath remodel. The glass wall at the angled bench also brought more natural light into the shower -Thoughtful shower space design prevented the crowding of features – the shower caddy and handheld shower head were placed on the full-height wall by the shower bench, the regular shower head and body sprays remained on the opposite wall, and the rain head was placed in the center of the shower -A multi-port DTV system was installed, providing control of all shower components, including chromotherapy and music inside and outside the shower -The lavish water-jet stone and glass decorative tile was paired with a less-expensive glass tile found in the mosaic -Pull-out grooming organizers and electrical docking stations were incorporated into the cabinetry Additional storage was created in the lower corner cabinet The homeowners are thrilled with their new primary bathroom.
