An Ensuite Transformation in Richmond Hill This project showcases how we helped a wonderful retired couple in Richmond Hill transform their dated and dysfunctional master ensuite into a tranquil spa-like retreat. These lovely empty nesters, in their mid to late 70s, envisioned a space where they could truly relax and enjoy their time at home, especially when their family and grandkids came to visit. We were so honored to help them bring that vision to life. Understanding Their Needs: From our initial conversations, it was clear how much this couple valued comfort and tranquility. The existing ensuite, unfortunately, fell short of providing either. For the wife, the leaky deck-mount tub was a major disappointment, as she deeply cherished her long, hot baths. The husband, meanwhile, was eager to replace the outdated and cumbersome toilet/bidet combo with a modern, single-piece smart toilet – a desire for both convenience and a touch of modern luxury. The shower stall was cramped, dark, and plagued by mold, while the large double vanity, despite its size, lacked functional storage. It simply wasn't the relaxing oasis they deserved. Addressing Their Concerns: We understood that undertaking a renovation can be stressful, especially when you're not going to be on-site for much of the process. This couple was understandably concerned about potential delays, workmanship quality, and the possibility of unforeseen issues arising while they were away. The owner of this 1960s, low-slung house challenged Board & Vellum to give it a major overhaul. Located across from Puget Sound, the house already had a lot to offer but the dated style, low ceilings, tight spaces and interior walls that blocked Sound views kept it from fulfilling its full potential. Board & Vellum gutted and reimagined the whole house, giving it a more traditional style. The interior—previously quite dark, thanks to brick- and wood panel-clad walls—was transformed with white trim, bright detailing (such as the hand-glazed tile in the kitchen), and plenty of built-in casework for the homeowner to display the travel mementos she collected throughout her career in the airline industry. Removing a fireplace in the center of the house and opening up the floorplan through to the staircase and entryway lets light flood in and allows for water views from across the main living area and kitchen. The exterior of the house received a dose of character with brick, corbels, and a curved eyebrow roof above the front entry, which also gave the home office area its distinctive barrel ceiling. Our clients in Tower Lakes, IL, needed more storage and functionality from their kitchen. They were primarily focused on finding the right combination of cabinets, shelves, and drawers that fit all their cookware, flatware, and appliances. They wanted a brighter, bigger space with a natural cooking flow and plenty of storage. Soffits and crown molding needed to be removed to make the kitchen feel larger. Redesign elements included: relocating the fridge, adding a baking station and coffee bar, and placing the microwave in the kitchen island. Advance Design Studio’s Claudia Pop offered functional, creative, and unique solutions to the homeowners’ problems. Our clients wanted a unique kitchen that was not completely white, a balance of design and function. Claudia offered functional, creative, and unique solutions to Chad and Karen’s kitchen design challenges. The first thing to go was soffits. Today, most kitchens can benefit from the added height and space; removing soffits is nearly always step one. Steely gray-blue was the color of choice for a freshly unique look bringing a sophisticated-looking space to wrap around the fresh new kitchen. Cherry cabinetry in a true brown stain compliments the stormy accents with sharp contrasting white Cambria quartz top balancing out the space with a dramatic flair. “We wanted something unique and special in this space, something none of the neighbors would have,” said Claudia. The dramatic veined Cambria countertops continue upward into a backsplash behind three complimentary open shelves. These countertops provide visual texture and movement in the kitchen. The kitchen includes two larder cabinets for both the coffee bar and baking station. The kitchen is now functional and unique in design. “When we design a new kitchen space, as designers, we are always looking for ways to balance interesting design elements with practical functionality,” Claudia said. “This kitchen’s new design is not only way more functional but is stunning in a way a piece of art can catch one’s attention.” Decorative mullions with mirrored inserts sit atop dual sentinel pantries flanking the new refrigerator, while a 48″ dual fuel Wolf range replaced the island cooktop and double oven. The new microwave is cleverly hidden within the island, eliminating the cluttered counter and attention-grabbing wall of stainless steel from the previous space. The family room was completely renovated, including a beautifully functional entertainment bar with the same combination of woods and stone as the kitchen and coffee bar. Mesh inserts instead of plain glass add visual texture while revealing pristine glassware. Handcrafted built-ins surround the fireplace. Our challenge for this home office renovation was to add tons of character without creating anything that might be too distracting during video meetings. In order to achieve this, we decided to use the room’s tall ceilings to their full potential. A contemporary open weave light fixture along with a graphic line drawing motif wallpaper become the focal point, both framed by a walnut floating shelf for plants. The wallpaper’s midcentury modern-inspired color story is complemented by other elements in the room, including the custom color-blocked drapery. By concentrating the visual interest in the upper and lower portions of the room, we were able to deliver a unique design that packed a punch “off camera” while still creating a light and airy atmosphere that’s perfect for those frequent work from home meetings.

In this project, our clients purchased an existing restaurant fraught with stormwater management issues on the property. Runoff from an adjacent state highway and parking lot regularly flooded the kitchen. Additionally, a man-made pond on the property had become a problematic breeding ground for mosquitos that virtually prohibited outdoor dining during the summer. Both challenges restricted the restaurant from operating at its fullest potential. Our design/build team’s goals were to address the water runoff and mosquito issues using environmentally and financially sustainable practices. Lowering the grades around the building and parking, we were able to direct the runoff into a dry streambed enriched with water-worn cobbles and river stones and planted banks. We addressed the mosquito problem by increasing the pond’s depth, adding an aeration system, and planting the banks with wildflowers. By raising the outdoor dining, guests now overlook the pond and pleasing landscape. Natural breezes at this higher level help alleviate mosquitosl.

THE SETUP When we first encountered this basement for a family with three boys, we saw a space with untapped potential. Though previously remodeled, it lacked a cohesive design strategy. The expansive area housed various entertainment pieces (a shuffleboard table, air hockey, foosball, etc.) scattered haphazardly throughout the space. While the basement included a workout room and a rudimentary kitchen area, it lacked a dedicated game room or proper bar. Excessive storage closets along the back wall consumed valuable real estate that could be repurposed for more engaging uses. In essence, the basement was spacious but disjointed—functional for family use but falling short as an entertainment hub. It didn’t align with the sophistication of the rest of the home. Our clients envisioned a transformation: a fresh, organized space that would not only serve their family’s needs but also shine as an inviting arena for entertaining friends and hosting gatherings – especially sports-focused gatherings! Design Objectives: Reimagine the basement layout, creating distinct zones for varied activities. Expand the workout area to accommodate new equipment, including a Smith machine. Implement a multi-screen setup inspired by high-end sports bars, allowing guests to follow multiple games while socializing. Enhance existing features while developing new areas: Optimize a workout space for all equipment needs Establish a dedicated children’s space with guest room capabilities Create an integrated bar and entertainment area Retain and incorporate the existing projector setup Design Challenges: Navigate layout constraints in the new workout room due to fixed utility areas. Carve out a distinct space for kids within the open plan. Revitalize an underutilized section of the basement. Elevate the existing big screen area with purposeful design elements. Develop a full-fledged bar area while maintaining kitchen functions applicable for hangout snacking. Work around immovable structural elements (soffits, load-bearing support columns) THE RENEWED SPACE Design Solutions: Install a stylish barn door for the utility area of the new workout space, improving aesthetics and accessibility. Repurpose the former workout room into a dedicated game room for kids, utilizing couches with pull-out beds so the area can double as overflow guest accommodations. Transform the unused area into a vibrant pub-style area for card and table games. Enhance the big screen area with elegant wainscoting and ambient theatre-style lighting. Design a multi-functional wet bar area featuring varied seating, prep areas, and a microwave. Base the bar sink area width off the soffit above it. In the big screen area, use the soffit to inform the width of a wainscoting section. For the immovable support columns, dress one up to match the wainscoting of the nearby big screen wall. Hide the other one in a new wall. Final Thoughts: The reimagined basement has exceeded our clients’ expectations, evolving into the ultimate entertainment hub. With seven strategically placed screens, it’s perfect for gatherings focused on major sporting events and casual gatherings, as well. The space strikes a balance between adult sophistication and family-friendly functionality, featuring distinct zones for various activities. The new design not only maximizes functionality for modern, multi-screen entertainment but also elevates the aesthetic appeal. It integrates flawlessly with the rest of the home’s transitional style while allowing each basement section to maintain its unique character. The result is a versatile space that caters to both intimate family time and large-scale entertaining.

Explore this revitalized backyard oasis in Washington, DC, where overgrown grass, weeds, and greenery once dominated the space. Faced with the challenge of maximizing every inch in this limited area, our goal was to reclaim and transform. The result: a thoughtful design featuring a custom fence for privacy and aesthetics, a space-saving bike shed, and a cozy bench surrounded by mosquito-repellent plants. Witness the metamorphosis of this once-overgrown haven into a harmonious blend of functionality and style—a transformed retreat where space is utilized to its fullest potential.

This new, ground-up home was recently built atop the Richmond Hills. Despite the beautiful site with its panoramic 270-degree view, the lot had been left undeveloped over the years due to its modest size and challenging approval issues. Saikley Architects handled the negotiations for County approvals, and worked closely with the owner-builder to create a 2,300 sq. ft., three bedroom, two-and-a-half bath family home that maximizes the site’s potential. The first-time owner-builder is a landscape builder by trade, and Saikley Architects coordinated closely with for him on this spec home.
