The original idea was to update the tile floor and the tub. That’s it. A further discussion of wants and needs revealed intentions for an eventual larger shower and an improved vanity storage. It made sense to map out the possibilities and design our update with potential next steps in mind. The process was exciting, ultimately leading to the decision to do a full primary bath remodel. Design Objectives: -Maintain existing locations for all major bathroom functions -Make the shower larger and more open -Use luxurious materials throughout -Improve vanity storage and define accessories for specific items -Incorporate luxury shower fixtures -Include the latest technology Design Challenges -Enlarging the shower in a typical rectangular shape would block the view and light from the alcove windows behind the tub -Logical placement of the built-in shower caddy and all shower components in accordance with how and where they were to be used -Keeping the long, back wall free from any shower modules to maintain the decorative tile design -Combining the owner’s existing smart home system with a comprehensive shower system -Planning cabinetry for hidden storage and use for various small appliances and make-up -Integrating expensive shower wall tile with less expensive wall tile for aesthetic and budget purposes -Incorporating special design features to balance the highly decorative shower tile Design solutions: -A clipped corner was planned for the shower bench seat – this allowed for a larger glass wall. The glass wall at the angled bench also brought more natural light into the shower -Thoughtful shower space design prevented the crowding of features – the shower caddy and handheld shower head were placed on the full-height wall by the shower bench, the regular shower head and body sprays remained on the opposite wall, and the rain head was placed in the center of the shower -A multi-port DTV system was installed, providing control of all shower components, including chromotherapy and music inside and outside the shower -The lavish water-jet stone and glass decorative tile was paired with a less-expensive glass tile found in the mosaic -Pull-out grooming organizers and electrical docking stations were incorporated into the cabinetry Additional storage was created in the lower corner cabinet The homeowners are thrilled with their new primary bathroom. Clear goals and carefully evaluated materials informed a fun and functional design that is both thoughtful and sumptuous!

Older homes are filled with charm, but often the kitchen has been overlooked. Originally, it was a work area– not made for public view. Today it truly is the center of all that goes on in the family. Today’s active homeowners are no different. Although their children may be grown, cooking and baking are still considered top priorities. Storage and counter space were issues that needed to be addressed and being aware of the aging process of the kitchen, lighting also needed to be considered. Although the kitchen is only a 13’ X 13’ space, it had other challenges. A back staircase, three doorways, and a large window took away from the wall space, however the 9’ ceilings were an unused potential for storage. Choosing Wellborn’s Select Series Cabinets in a Maple with a sandstone slate finish brightened the space immediately. Stacking the cabinets and taking them all the way to the ceiling gave this homeowner more storage than ever imagined for items of occasional use. Under counter LED Tape lighting brightened the task areas of the kitchen without causing additional heat from too many lights. A new table light on a dimmer sets the right mood for dining and provides just enough additional lighting. Installing a Sharp, stainless steel, 24” microwave drawer freed up some counter space for prep work near the cooktop (a GE, stainless steel 30” gas cooktop with four burners) and next to the sink (a new Elkay Gourmet Double Bowl with aqua DVD). Also, adding a new Kohler Sensate kitchen faucet which is hands free, a Kohler contemporary soap/lotion dispenser and a new ISE 3/4 horsepower disposal– helps to make clean-up a breeze. A new GE dishwasher, a new Broan stainless steel 30” hood, and a new GE 30” double oven both standard oven sizes, not only allows our homeowner to cook dinner and dessert, but the stainless steel reflects light while adding a design element tying the cabinet hardware and light fixture into the overall look. The countertop is Caesarstone’s Dreamy Marfil and is always a bold statement for any size Kitchen. Mixing the backsplash tile up without appearing busy came together with the beautiful combination of Sandlewood polished Amafi 30cm from countertops to base cabinets and Jinsen Coffee Bone in a diamond pattern framed in the Sandlewood polish and a Amafi Pencil liner above the cooktop. The soft addition of a new six panel Pine door stained and finished to match the other doors within the home added to the overall beauty of this stunning kitchen.

An Ensuite Transformation in Richmond Hill This project showcases how we helped a wonderful retired couple in Richmond Hill transform their dated and dysfunctional master ensuite into a tranquil spa-like retreat. These lovely empty nesters, in their mid to late 70s, envisioned a space where they could truly relax and enjoy their time at home, especially when their family and grandkids came to visit. We were so honored to help them bring that vision to life. Understanding Their Needs: From our initial conversations, it was clear how much this couple valued comfort and tranquility. The existing ensuite, unfortunately, fell short of providing either. For the wife, the leaky deck-mount tub was a major disappointment, as she deeply cherished her long, hot baths. The husband, meanwhile, was eager to replace the outdated and cumbersome toilet/bidet combo with a modern, single-piece smart toilet – a desire for both convenience and a touch of modern luxury. The shower stall was cramped, dark, and plagued by mold, while the large double vanity, despite its size, lacked functional storage. It simply wasn't the relaxing oasis they deserved. Addressing Their Concerns: We understood that undertaking a renovation can be stressful, especially when you're not going to be on-site for much of the process. This couple was understandably concerned about potential delays, workmanship quality, and the possibility of unforeseen issues arising while they were away. We made it our priority to address each of these concerns with transparency, open communication, and a commitment to delivering on our promises. We demolished the existing bulkhead and built a custom walk-in shower with frameless glass, a built-in bench, and a niche for toiletries. The result was a dramatically brighter and more spacious shower experience. ● Storage and Style: A semi-custom double vanity with ample cabinets and drawers was installed, finally providing each of them with dedicated storage and eliminating countertop clutter. This seemingly small change made a huge difference in their daily lives. ● A Calming Atmosphere: We carefully selected a calming spa-like color palette, incorporating muted, neutral tones and high-quality finishes to create a truly relaxing and inviting atmosphere. Navigating the Challenges Together: Renovations rarely go perfectly smoothly, and this project was no exception. We encountered delays with plumbing fixture deliveries, which threatened our timeline. However, by leveraging our established relationships with reliable suppliers, we were able to find alternative solutions and minimize the impact on the project schedule. We also faced a minor setback when the initially chosen grey vanity went out of stock. Working closely with the couple, we explored other options and ultimately selected a stunning sandstone-stained maple finish, which, as it turned out, complemented the other design elements beautifully. These moments reinforced the importance of open communication and collaboration throughout the process. The Joy of Transformation: The final result was truly remarkable. The transformed ensuite is a testament to the power of thoughtful design and meticulous execution. The space now features large-format, light-colored concrete-look porcelain tiles, creating a bright and airy feel. The sandstone-stained maple vanity, topped with a quartz countertop, serves as a beautiful focal point against the muted green walls. Matte black plumbing fixtures, hardware, and accessories add a touch of modern sophistication. The custom frameless shower glass enclosure enhances the spaciousness of the shower, while the smart toilet provides the ultimate in comfort and convenience. A Space to Cherish: The renovation has made a profound difference in this couple's daily lives. The wife can now indulge in her beloved long, hot baths in a truly tranquil setting. Memorable Moments and Hiccups: ● Budget Adjustment: After finalizing the initial design, we worked closely with the clients to reselect the freestanding tub to ensure it aligned perfectly with their budget. ● Vanity Setback: The unexpected out-of-stock situation with the original vanity color required a quick and effective re-selection process, which ultimately led to an even better design outcome. This highlighted the importance of flexibility and collaboration during a renovation.

Designed by Jen Denham of Reico Kitchen & Bath in White Plains, MD in collaboration with Potomac Home Improvement, this casual feeling transitional style kitchen with features Merillat Classic cabinets in the Rowan with 5-piece drawer front door style in a Chiffon finish. Kitchen countertops are Granite White Ice. The kitchen also includes a tile backsplash in Bliss Linear Glass Waterfall. “Jen and the crew at Reico transformed the look of our house with the kitchen redesign. Reico opened up the room and more than doubled our cabinet space,” said the client. “We love the pullout drawers on the pantry and will never lack for storage space again. Not a day goes by where one of us doesn’t say I love our kitchen.” “The clients were so sweet to work with, they were really open to ideas and had exciting ideas on bringing color to the kitchen,” said Jen. “The house had plenty of unused potential for more cabinet space. The challenge was trying to make it look like it made sense with the rest of the house and was still functional. Getting more storage for food was a must. This client requested that we design her new kitchen space to look and function with her and her family’s usage in mind. She was not happy with her existing kitchen due to builder-grade ceramic flooring, lack of countertop space, poor lighting, inadequate and unorganized storage and the closed off feel of the area. Renovisions resolved all of these issues by designing and building an impressive, transitional styled kitchen; delivering a beautifully well thought-out space that provides a multi-functional approach and meets the needs of this busy and dynamic household. Typically, we encounter challenges in every project, and this was no different. The upstairs bathroom plumbing ran across the entire length of the kitchen sink wall and it was necessary to work with it by moving the plumbing as far up as possible and then building a soffit to hide it. Creating a space that has a more open feel was top of mind for our client. Installing a new wood floor that matched the existing dining room floor helped with this and in addition, warmed up the room. By relocating the refrigerator to the opposite wall and adding a bar area at the end toward the family room, the flow of traffic for family members and guests became more managed. The open floor plan allowed for additional island cabinets to accommodate smart storage and better functionality when prepping meals, sitting to eat or gathering with friends and family. We believe having ample countertop surface space is a critical improvement in any renovation and this particular project now boasts a large countertop area with a stunning wide vein pattern that accentuates the design instead of overpowering it. The soft look of the Blanco Arabescato quartz enhances the space and looks lovely with the white inset styled cabinetry. Beauty and function go hand-in-hand in this kitchen with several exceptional elements such as under-cabinet lighting with dimmers to control the mood light. Glass doors were added to the wall cabinets which flank the wine rack for displaying their decorative glassware and a beverage cooler below provided added convenience and access to cold beverages. The GE Café line of appliances in ‘Slate’ and ‘Stainless Steel’ finishes are a stunning contrast here. The sensational looking decorative marble 6”x6” backsplash tile over the gas range and in the bar area creates nice focal points by creating a unique look for her that family and guests love. Convenient and functional elements were added such as a blind corner pull-out for easier pot/pan storage, a sweep-o-vac under cabinet vacuum system for those constant quick clean-ups, a pull-out caddy under the sink base for storage of cleaning products and a protective mat to collect potential spills. Our client let us know it was time for a change and we listened. She shared a few pictures she loved from a home magazine, we shared our insight and then designed/built the kitchen of her dreams! … A fabulous and functional space.

Our clients in Tower Lakes, IL, needed more storage and functionality from their kitchen. They were primarily focused on finding the right combination of cabinets, shelves, and drawers that fit all their cookware, flatware, and appliances. They wanted a brighter, bigger space with a natural cooking flow and plenty of storage. Soffits and crown molding needed to be removed to make the kitchen feel larger. Redesign elements included: relocating the fridge, adding a baking station and coffee bar, and placing the microwave in the kitchen island. Advance Design Studio’s Claudia Pop offered functional, creative, and unique solutions to the homeowners’ problems. Our clients wanted a unique kitchen that was not completely white, a balance of design and function. Claudia offered functional, creative, and unique solutions to Chad and Karen’s kitchen design challenges. The first thing to go was soffits. Today, most kitchens can benefit from the added height and space; removing soffits is nearly always step one. Steely gray-blue was the color of choice for a freshly unique look bringing a sophisticated-looking space to wrap around the fresh new kitchen. Cherry cabinetry in a true brown stain compliments the stormy accents with sharp contrasting white Cambria quartz top balancing out the space with a dramatic flair. “We wanted something unique and special in this space, something none of the neighbors would have,” said Claudia. The dramatic veined Cambria countertops continue upward into a backsplash behind three complimentary open shelves. These countertops provide visual texture and movement in the kitchen. The kitchen includes two larder cabinets for both the coffee bar and baking station. The kitchen is now functional and unique in design. “When we design a new kitchen space, as designers, we are always looking for ways to balance interesting design elements with practical functionality,” Claudia said. “This kitchen’s new design is not only way more functional but is stunning in a way a piece of art can catch one’s attention.” Decorative mullions with mirrored inserts sit atop dual sentinel pantries flanking the new refrigerator, while a 48″ dual fuel Wolf range replaced the island cooktop and double oven. The new microwave is cleverly hidden within the island, eliminating the cluttered counter and attention-grabbing wall of stainless steel from the previous space. The family room was completely renovated, including a beautifully functional entertainment bar with the same combination of woods and stone as the kitchen and coffee bar. Mesh inserts instead of plain glass add visual texture while revealing pristine glassware. Handcrafted built-ins surround the fireplace. The beautiful and efficient design created by designer Claudia transitioned directly to the installation team seamlessly, much like the basement project experience Chad and Karen enjoyed previously. “We definitely will and have recommended Advance Design Studio to friends who are looking to embark on a project small or large,” Karen said. “Everything that was designed and built exactly how we envisioned it, and we are really enjoying it to its full potential,” Karen said. Malibu Glass Box House by Klopf Architecture Following the devastating Woolsey Fire of 2018, the site in Malibu offered a unique opportunity to rebuild not just a home, but a new architectural composition that highlighted the property’s potential while navigating strict fire-rebuild codes in the area. Designed by Klopf Architecture, this project embraced a set of limitations and translated them into an architectural asset. The city’s fire-rebuild process required the new structure to remain close to the original footprint, size and bulk, a constraint that ultimately clarified the architectural direction. Perched near the front of a long, narrow lot, the new home frames and overlooks a private, park-like rear expanse, an uncommon luxury especially in this part of Malibu . Without a fixed program, the design process allowed for a different kind of creative focus allowing Klopf Architecture the opportunity to explore how a modernist home could best respond to this site. The team approached the project not with a list of requirements, but with a question: How might a modernist live here? What spatial qualities would inspire calm, connection, and a sense of wonder in this setting? The process became less about problem-solving and more about architectural storytelling—letting the site, the light, and the principles of modern design guide the form and flow of the home. The response emerged in the form of a glass-box pavilion, an open, Mid-Century Modern inspired living, dining, and kitchen space that floats at the edge of the property’s natural descent. Connected to the more enclosed, private areas of the home by a glass-walled hallway, the living pavilion becomes a distinct centerpiece of the design. It opens on all four sides to the landscape with decks and patios on the flanks, an internal garden and water feature to the north, and a dramatic unguarded view of the expansive backyard and ocean horizon to the south. Because of the mandated footprint, careful planning was required to ensure every space could still engage with light, landscape, or both. Strategic voids in the form of atriums and courtyards allow daylight to filter deep into the home’s core, while offering moments of surprise and retreat. These design gestures allow natural light to filter deep into the interior, creating a sense of brightness and openness throughout the day. At the same time, they expand the perceptual boundaries between inside and out, making the home feel more expansive while anchoring its connection to the surrounding landscape. The siting of the house is what gives it its unique character. Rather than receding into the backyard like the neighboring homes, the house holds a slight prominence. From the central living pavilion, stepping down into the landscape feels more like entering a secluded park where a separate existing accessory structure, trail, and recreational areas await. The home’s modest street presence gives way to this unfolding drama of space, view, and nature. Fire-resilient materials and assemblies are integrated seamlessly throughout including triple-pane glazing, under-slab and roof insulation, and locally sourced fire-rated cladding ensure the house not only meets Calfornia’s rigorous wildland-urban interface (WUI) standards, but feels effortlessly aligned with them. While technical decisions like fire-hardening and mechanical systems presented some construction challenges, particularly around the cantilevered glass box, the team found a functional compromise that preserved the integrity of the design. Inside, a restrained palette and exposed post and beam design celebrate the ethos of mid-century modernism. A central circulation spine extends from the entry to the rear glass wall, offering a continuous visual link from street to ocean. Spaces such as the library and office, though more intimate in scale, are never cut off from nature as each opens to its own unique courtyard or garden view. Though born out of a strict regulatory framework and developed without a specific client, the rebuild design unfolded with remarkable clarity. Grounded in site logic, refined by limitations and an emphasis on timeless spatial relationships – light, proportion, and a strong connection to nature, the resulting design feels both effortless and uplifting. The home lives lightly on the land, opens generously to its surroundings, and strikes a careful balance between privacy, openness, and calm. For Klopf Architecture, it stands as a compelling case study in how site, code, and circumstantial constraints can inspire enduring, modernist architecture. With years of experience reimagining mid-century modern design for how people live today, the firm took the project’s limitations as an opportunity. The result is a home shaped by open, flowing spaces, strong indoor-outdoor connections, and a calm, clear sense of structure. Combined with simple rock and cactus arrangements the landscape is returning from barren and weedy to wild high plans prairie. All the rocks for this project were gathered from the surrounding juniper sage forest.

The shower stall was cramped, dark, and plagued by mold, while the large double vanity, despite its size, lacked functional storage. It simply wasn't the relaxing oasis they deserved. Addressing Their Concerns: We understood that undertaking a renovation can be stressful, especially when you're not going to be on-site for much of the process. This couple was understandably concerned about potential delays, workmanship quality, and the possibility of unforeseen issues arising while they were away. We made it our priority to address each of these concerns with transparency, open communication, and a commitment to delivering on our promises. Our Personalized Solutions: We worked closely with the couple to develop solutions that perfectly matched their needs and desires: ● A Sanctuary for Soaking: The leaky deck-mount tub was replaced with a beautiful, freestanding oval tub – easier to access and offering a more contemporary aesthetic. The wife's vision of a small decorative table nearby for her bath essentials added a personal touch, creating a true spa-like experience. ● Modern Comfort and Convenience: The separate toilet and bidet were replaced with a sleek, high-tech smart toilet, fulfilling the husband's wish and adding a touch of modern luxury to their daily routine. ● A Bright and Inviting Shower: The cramped and moldy shower stall was completely transformed. We demolished the existing bulkhead and built a custom walk-in shower with frameless glass, a built-in bench, and a niche for toiletries. The result was a dramatically brighter and more spacious shower experience. ● Storage and Style: A semi-custom double vanity with ample cabinets and drawers was installed, finally providing each of them with dedicated storage and eliminating countertop clutter. This seemingly small change made a huge difference in their daily lives. ● A Calming Atmosphere: We carefully selected a calming spa-like color palette, incorporating muted, neutral tones and high-quality finishes to create a truly relaxing and inviting atmosphere. Navigating the Challenges Together: Renovations rarely go perfectly smoothly, and this project was no exception. We encountered delays with plumbing fixture deliveries, which threatened our timeline. However, by leveraging our established relationships with reliable suppliers, we were able to find alternative solutions and minimize the impact on the project schedule. We also faced a minor setback when the initially chosen grey vanity went out of stock. Working closely with the couple, we explored other options and ultimately selected a stunning sandstone-stained maple finish, which, as it turned out, complemented the other design elements beautifully. These moments reinforced the importance of open communication and collaboration throughout the process. The Joy of Transformation: The final result was truly remarkable. The transformed ensuite is a testament to the power of thoughtful design and meticulous execution. The space now features large-format, light-colored concrete-look porcelain tiles, creating a bright and airy feel. The sandstone-stained maple vanity, topped with a quartz countertop, serves as a beautiful focal point against the muted green walls. Matte black plumbing fixtures, hardware, and accessories add a touch of modern sophistication. The custom frameless shower glass enclosure enhances the spaciousness of the shower, while the smart toilet provides the ultimate in comfort and convenience. A Space to Cherish: The renovation has made a profound difference in this couple's daily lives. The wife can now indulge in her beloved long, hot baths in a truly tranquil setting. The husband enjoys the modern convenience of his new smart toilet. The spacious and bright walk-in shower is both beautiful and functional. And the new vanity provides ample storage, keeping the countertop clutter-free and contributing to the overall sense of peace and calm. This ensuite is no longer just a bathroom; it's a personal spa, a sanctuary within their home, where they can relax, rejuvenate, and enjoy their time together. Memorable Moments and Hiccups: ● Budget Adjustment: After finalizing the initial design, we worked closely with the clients to reselect the freestanding tub to ensure it aligned perfectly with their budget. ● Vanity Setback: The unexpected out-of-stock situation with the original vanity color required a quick and effective re-selection process, which ultimately led to an even better design outcome. This highlighted the importance of flexibility and collaboration during a renovation.

By Nancy Erdmann | Photography by Steve Thompson For someone who loves to garden and has done so in many areas of the U.S., taking on the challenge of a rocky, boulder-strewn hillside lot in the Sonoran Desert is something that Carey Bertsch relishes. “I was born in Scotland but grew up in Atlanta, Georgia. My husband, Robin, is from Indiana. We have always loved everything about the Southwest. The sunny, arid climate; the lifestyle; the flora; the fauna—they all resonate with us,” she remarks. As such, the couple, who are based in Colorado, decided to purchase a part-time residence in Arizona. They found a Santa Fe Territorial-style home that’s tucked into the base of a steep slope in North Scottsdale’s Estancia community. Populated with natural boulder outcroppings, the property’s landscape was rudimentary at best. “But we saw the potential and knew it could be so much more,” recalls Carey. She and her husband lived in the house for several years before making any major changes; they recently completed a total exterior remodel.

The kitchen also includes a tile backsplash in Bliss Linear Glass Waterfall. “Jen and the crew at Reico transformed the look of our house with the kitchen redesign. Reico opened up the room and more than doubled our cabinet space,” said the client. “We love the pullout drawers on the pantry and will never lack for storage space again. Not a day goes by where one of us doesn’t say I love our kitchen.” “The clients were so sweet to work with, they were really open to ideas and had exciting ideas on bringing color to the kitchen,” said Jen. “The house had plenty of unused potential for more cabinet space. The challenge was trying to make it look like it made sense with the rest of the house and was still functional. Getting more storage for food was a must. INSPIRATION: local settlements in northern Iran formed by a simple adaptation of the nature, geography and climate of that region. The local architecture of this place is so intertwined with nature and in harmony with the climate that it can be called naturalistic architecture. We are looking to redefining the region's former architecture, which needs protection, into today's language. Unique properties: Extroverted architecture is a solution that is necessary to respond to the hot and humid climate of the location of this project. But in Iranian culture, introverted architecture is unavoidable therefore, in this residential apartment where several families live together and also have common spaces, providing a response to introversion and extroversion at the same time has been considered. Description: Extreme use of the porch refers to the deep structures of the Iranian Architecture The "primitive cottage", which is a favorite of the residents of this small town, when converted into a contemporary apartment, must include several basic spaces to implement the residential scenario. Private and semi-private balconies are the most important of those spaces. Extensive vista is the potential of this project. because in addition to the forest view from the south and the beach view on the north side, the other two sides of the project have a unique view due to their height from the city. Therefore, the location and type of openings affect the quality of the space. Each space has a pleasant view, light and proper air circulation. Roofed and non-roofed yards equally divided at different levels. These independent courtyards in the vertical surfaces seen as a vertical and integrated garden in the urban context. CHALENGE: The value that the project pursues is to answer: How contemporary architecture can be faithful to culture, nature and context? How architecture can affect the audience without showing off? this challenge arose for us when we noticed that the surrounding new buildings had nothing to do with local architecture except for adhering to a form such as a sloping roof. Audience tastes have also gone in a direction that is not compatible with contextual factors. So having a few touches of culture and context can be a turning point in the contemporary architecture of this Small scale area.

This historic Los Angeles home renovation presented a challenge as we made improvements to modernize the layout, increase the brightness, while retaining the classic style and snug footprint. This family home was enlivened by the enlargement of the kitchen, adding skylights, and removing the ceilings. The ceiling removal revealed an unused space above the carport that was transformed into a loft home office complete with glass railing and built-in bookshelves. The floors and fireplace were refinished with an eye to the authenticity of the historic Spanish style, and the original front door was updated with glass panels for light, and restored to retain the charm of the Tudor-style exterior.

Faced with the challenge of maximizing every inch in this limited area, our goal was to reclaim and transform. The result: a thoughtful design featuring a custom fence for privacy and aesthetics, a space-saving bike shed, and a cozy bench surrounded by mosquito-repellent plants.
