This Grant Park house was built in 1999. With that said, this bathroom was dated, builder grade with a tiny shower (3 ft x 3 ft) and a large jacuzzi-style 90s tub. The client was interested in a much larger shower, and he really wanted a sauna if squeeze it in there. Because this bathroom was tight, I decided we could potentially go into the large walk-in closet and expand to include a sauna. The client was looking for a refreshing coastal theme, a feel good space that was completely different than what existed. Like many of our clients, when we met this homeowner, she was unsure how long she'd be staying in this house. Stay or sell, she knew she wanted to update the kitchen and bath for herself, and needed to for resale; and she knew she needed SYI to handle the whole remodel, conception to construction oversight. So, SYI designed to her taste - a clean if traditional look - but with an eye to creating spaces that would have a general appeal for potential buyers. The kitchen is neutral and clean, a good functional layout that anyone would appreciate. But the client wanted warmth and color; so the wood is honey-toned, the countertops a warm gray, the island base sage green, and the walls a very subtle yellow. Using the clients existing furniture in the Dining, adding an updated metal server and an oversized Visual Comfort Lantern Light were just the beginning. Top it off with a deep navy high gloss paint color , custom window treatments and a light overdyed area rug to lighten the heavy existing dining table and chairs, and job complete! In the Office, adding a coat of deep green/gray paint to the wood bookcases set the backdrop for the bronze metal desk and glass floor lamps. This client requested that we design her new kitchen space to look and function with her and her family’s usage in mind. She was not happy with her existing kitchen due to builder-grade ceramic flooring, lack of countertop space, poor lighting, inadequate and unorganized storage and the closed off feel of the area. Renovisions resolved all of these issues by designing and building an impressive, transitional styled kitchen; delivering a beautifully well thought-out space that provides a multi-functional approach and meets the needs of this busy and dynamic household. Typically, we encounter challenges in every project, and this was no different. The upstairs bathroom plumbing ran across the entire length of the kitchen sink wall and it was necessary to work with it by moving the plumbing as far up as possible and then building a soffit to hide it. Creating a space that has a more open feel was top of mind for our client. Installing a new wood floor that matched the existing dining room floor helped with this and in addition, warmed up the room. By relocating the refrigerator to the opposite wall and adding a bar area at the end toward the family room, the flow of traffic for family members and guests became more managed. The open floor plan allowed for additional island cabinets to accommodate smart storage and better functionality when prepping meals, sitting to eat or gathering with friends and family. We believe having ample countertop surface space is a critical improvement in any renovation and this particular project now boasts a large countertop area with a stunning wide vein pattern that accentuates the design instead of overpowering it. The soft look of the Blanco Arabescato quartz enhances the space and looks lovely with the white inset styled cabinetry. Beauty and function go hand-in-hand in this kitchen with several exceptional elements such as under-cabinet lighting with dimmers to control the mood light. Glass doors were added to the wall cabinets which flank the wine rack for displaying their decorative glassware and a beverage cooler below provided added convenience and access to cold beverages. The GE Café line of appliances in ‘Slate’ and ‘Stainless Steel’ finishes are a stunning contrast here. The sensational looking decorative marble 6”x6” backsplash tile over the gas range and in the bar area creates nice focal points by creating a unique look for her that family and guests love. Convenient and functional elements were added such as a blind corner pull-out for easier pot/pan storage, a sweep-o-vac under cabinet vacuum system for those constant quick clean-ups, a pull-out caddy under the sink base for storage of cleaning products and a protective mat to collect potential spills. This beautiful North Vancouver home belongs to a nature-loving and health-conscious couple, Emma and Vince (names changed), their two young children, and their dog, Jasper. When they contacted us about renovating and furnishing their kitchen and family room, we walked in and saw a world of potential waiting to be uncovered. Before: Larkhall Crescent Home: Like many original North Vancouver homes, the interior was definitely dated. We encountered late ‘80s finishes in powder pink and teal green, old carpet, and a kitchen that wasn’t maximized to suit this family’s modern-day lifestyle. However, the size of the rooms offered us a ton of space with which to get creative. Knowing our clients’ love of cooking, need for work spaces (Emma and Vince both work remotely), and growing family, we developed a design concept that would increase usable space, optimize storage, and create intimacy in this large area. As for the style, we were inspired by their European roots, inventing a new and modern take on “Belgian Farmhouse” style. Now, the home is truly one-of-a-kind. After: Warm & Cozy Family Room: Fresh, bright, and comfortable, this living area has been transformed! We started with the fireplace as a focal point, selecting aged brick tiles for added texture and a crisp wood mantle. The taupe-coloured sectional infuses the room with visual warmth and serves the added purpose of separating the family room from the kitchen. Emma and Vince were also keen on using non-toxic materials in their home, and we were happy to oblige. To meet their needs, we sourced natural wood elements and sought out Canadian-made products - that adhere to high health standards - whenever possible. Look closer at the elements of this space, and you will find this stunning, honeycomb-patterned rug in earthy gold, beige, and charcoal tones. It’s plush to the touch and full of visual texture that brings this room’s colour palette together. We sourced these two-tone chairs with caning, petrified wood side table, black sconces, and botanical prints in greyscale from local artist, Heather Johnston. We topped off the space with this dark wood and rattan console that offers storage facing the kitchen and presents an opportunity to display cherished items. The result is a cozy lounging space brimming with comfort and functionality. It’s perfect for enjoying quality family time, or Emma can simply slide the coffee table away to make room for her morning yoga practice. Now, let’s turn around and give some attention to the kitchen. Do you remember what the original kitchen looked like? If not, scroll back up, because the transformation is shocking… Moody & Welcoming Kitchen for Healthy Living: This kitchen looks very different from how it started, right? Though we didn’t touch any walls, the kitchen has almost doubled in usable space! We created a long, extended island with storage, an outlet for small appliances, and seating for comfortable prep, after-school snacking, or mingling among friends. On the other side of the island, the family has even more storage and an integrated dishwasher within easy reach of the sink, perfect for quick clean-up. From this angle, you can also see the expansive custom Shaker cabinetry in white and the integrated double ovens. These facilitate their cooking experience and gave us the opportunity to add an additional surprise… A coffee garage station and more hidden storage! Keeping these items located along the perimeter allows them to be accessed by the family or their guests without someone getting under the cook’s feet. These are the little details that make everyday life easier and more enjoyable. Moving deeper into the kitchen, the seamless induction cooktop topped with a freestanding concealed hood fan commands attention in a soft yet prominent way. The natural wood accent mirrors the fireplace mantle, and the choice of off-black wood-grain cabinets not only continues our black-and-white colour palette but adds a sense of depth and contrast. The corner sink is located to the right and perfectly positioned with a view of their thriving backyard. To invite more of this family’s character into the space, we mixed metals for interest — matte black, dark pewter, and warm brass — and created open shelves in white oak for their plants and decor. You can also glimpse the tumbled edge of the backsplash tile, which echoes the rustic brick of the fireplace. It adds that farmhouse charm while still feeling timeless and sophisticated. Last but not least, we designed this dining banquette in the bay window (with integrated bench storage, of course), where the family can share a meal together, the kids can do homework, or Emma and Vince can work and enjoy a change of scenery from their offices. Like the other spaces in the home, it was designed to be beautiful, multi-functional, and long-lasting. At exactly 400sf, this Accessory Dwelling Unit was originally an alley garage crammed with junk, and nearly falling over. Intended as a short- or long-term rental, a family guest house, summer party spot, and a potential future home for the clients, this ADU had to live larger than its actual square footage. Because of this, there needed to be a full kitchen, dining, living space, and limited long-term storage, as well as have the ability to fully open up to a landscaped patio. The clients also wanted to be sure that the space was extremely energy efficient, as well as budget-conscious. Using the existing footprint, and a small portion of the garage to construct the new ADU enabled the homeowners keep the structure very close to the property lines, way within current setback requirements. This one move, although it ended up being a more expensive option than building completely new, saved the small back yard from being fully overtaken. The plan of this unit is very simple, and we used a slim palette of finishes; both moves make it seem larger than it is. White walls and cabinets are punctuated by black stained wood doors and windows, and vertical grain Douglas Fir was used for window sills, shelving, and wall base. This East Troy home on Booth Lake had a few drainage issues that needed to be resolved, but one thing was clear, the homeowners knew with the proper design features, their property had amazing potential to be a fixture on the lake. Starting with a redesign of the backyard, including retaining walls and other drainage features, the home was then ready for a radical facelift. We redesigned the entry of the home with a timber frame portico/entryway. The entire portico was built with the old-world artistry of a mortise and tenon framing method. We also designed and installed a new deck and patio facing the lake, installed an integrated driveway and sidewalk system throughout the property and added a splash of evening effects with some beautiful architectural lighting around the house. A Timber Tech deck with Radiance cable rail system was added off the side of the house to increase lake viewing opportunities and a beautiful stamped concrete patio was installed at the lower level of the house for additional lounging. Lastly, the original detached garage was razed and rebuilt with a new design that not only suits our client’s needs, but is designed to complement the home’s new look. The garage was built with trusses to create the tongue and groove wood cathedral ceiling and the storage area to the front of the garage. The secondary doors on the lakeside of the garage were installed to allow our client to drive his golf cart along the crushed granite pathways and to provide a stunning view of Booth Lake from the multi-purpose garage. The house serves as a retreat for a large family and a place to entertain business associates. The client provided antique mantels, flooring and other materials that add a patina of well-worn age to the home.

As seen in the photo, notice how the colors keep the natural flow throughout the kitchen. The clients had wanted a Uilitarian Island, an additional prep farm sink, and wine cooler. The client also was requesting much needed stools. We went with an eccentric piece for the stools as shown in our photos. The perimeter cabinets are in a soft gray which allows the warm toned island to stand out as a grounding feature. For lighting we chose Skylights. Skylights offer ample lighting, we also chose to use lights along the under mount and island pendants. When we consulted about the remodeling of the dining room and kitchen floors , we agreed on it receiving a fresh look with all new flooring . We chose from the Hallmark Modern Collection, which now flows from the kitchen through to the welcoming entry and living room. This project also included a bedroom and bathroom addition, all new doors, electrical & lighting, flooring and master bath renovation. As for the suite bathroom, the main priority for the clients was to have a bathroom where they could disconnect and feel like at some sort of retreat. The suite bath now screams elegance and retreat with a large soaker tub, expansive glass enclosed shower and dual vanities. We agreed on a neutral yet eccentric tile using a surf linear blue mosaic touch that brings a soothing feel to the retreat. We hope you enjoyed the photos please message us with any questions!
