What is an ADU: Accessory Dwelling Units: An accessory dwelling unit, usually just called an ADU, is a secondary housing unit on a single-family residential lot. The term “accessory dwelling unit” is a institutional-sounding name, but it’s the most commonly-used term across the country to describe this type of housing. While the full name is a mouthful, the shorthand “ADU” is better. ADUs vary in their physical form quite a bit, as there are detached ADU, attached ADU, second story ADU (above garage or work shop), addition ADU, internal ADU. IMPORTANT: There’s simply too few permitted ADUs to make a real difference in the housing stock. But, even if they aren’t going to solve all a city’s problems, they may help homeowners solve some of their problems. The most common motivation for ADU development is rental income potential, followed by the prospect of flexible living space for multigenerational households. FRENCH BORDEAUX TUILLES - ANTIQUE ROOF TILES These tiles are not manufactured, but are antique and reclaimed. Each lot is uniquely different, showcasing a significant amount of discoloration in shades ranging from red, rose, to burgundy - a feature often seen in tiles originating from the Bordeaux region of France. The deep Burgundy hue of these tiles is often attributed to the rich red wine produced in the same area. Additionally, uncertain deposits of lichen and moss on these tiles are natural characteristics formed over time due to airborne spores settling on their surface, exposed to centuries of varied weather elements. every shipment is meticulously undergoing a thorough fumigation process to eradicate any live insects that have the potential to harm the environment. This stringent procedure is in place and enforced by USDA to ensure the integrity of our products and our commitment to environmental responsibility.

This client requested that we design her new kitchen space to look and function with her and her family’s usage in mind. She was not happy with her existing kitchen due to builder-grade ceramic flooring, lack of countertop space, poor lighting, inadequate and unorganized storage and the closed off feel of the area. Renovisions resolved all of these issues by designing and building an impressive, transitional styled kitchen; delivering a beautifully well thought-out space that provides a multi-functional approach and meets the needs of this busy and dynamic household. Typically, we encounter challenges in every project, and this was no different. The upstairs bathroom plumbing ran across the entire length of the kitchen sink wall and it was necessary to work with it by moving the plumbing as far up as possible and then building a soffit to hide it. Creating a space that has a more open feel was top of mind for our client. Installing a new wood floor that matched the existing dining room floor helped with this and in addition, warmed up the room. By relocating the refrigerator to the opposite wall and adding a bar area at the end toward the family room, the flow of traffic for family members and guests became more managed. The open floor plan allowed for additional island cabinets to accommodate smart storage and better functionality when prepping meals, sitting to eat or gathering with friends and family. We believe having ample countertop surface space is a critical improvement in any renovation and this particular project now boasts a large countertop area with a stunning wide vein pattern that accentuates the design instead of overpowering it. The soft look of the Blanco Arabescato quartz enhances the space and looks lovely with the white inset styled cabinetry. Beauty and function go hand-in-hand in this kitchen with several exceptional elements such as under-cabinet lighting with dimmers to control the mood light. Glass doors were added to the wall cabinets which flank the wine rack for displaying their decorative glassware and a beverage cooler below provided added convenience and access to cold beverages. The GE Café line of appliances in ‘Slate’ and ‘Stainless Steel’ finishes are a stunning contrast here. The sensational looking decorative marble 6”x6” backsplash tile over the gas range and in the bar area creates nice focal points by creating a unique look for her that family and guests love. Convenient and functional elements were added such as a blind corner pull-out for easier pot/pan storage, a sweep-o-vac under cabinet vacuum system for those constant quick clean-ups, a pull-out caddy under the sink base for storage of cleaning products and a protective mat to collect potential spills. Our client let us know it was time for a change and we listened. She shared a few pictures she loved from a home magazine, we shared our insight and then designed/built the kitchen of her dreams! … A fabulous and functional space.

Nobody would be foolish enough to knowingly purchase PIZZA using a third party call-center middleman.But every day, thousands of people do exactly that when they purchase flowers for delivery! That’s because a NEW TYPE of “florist” has appeared on the scene. And that means most flower buyers pay as much as 50% MORE than they should pay! Finding A Floral Supplier When a prospective flower buyer wants to buy flowers, his first stop is usually the internet. The author’s flower shop is in Charlotte, NC and the two most widely used search terms in this area are: “Charlotte flowers” and “Charlotte florist.” When the customer searches for either of these terms, he will get a list of results. Paid results (advertising) are usually shown first. Organic (website) results come after the advertisements. When a customer clicks on an advertisement, he is usually taken to a beautiful website owned by a call-center floral middleman offering beautiful flowers, hand-delivered by a LOCAL florist. And the products are sales TAX FREE. But what is not revealed is that the middle man does not actually have a flower shop in Charlotte! The Difference Between Toasters and Flowers With “durable” products like toasters and sweaters, the location of the seller isn’t terribly important. That’s because the products will be shipped from a warehousevia USPS, UPS or FedEx. But flower arrangements are *fragile* and cannot be shipped that way! Instead, they must be locally custom-hand-crafted and hand-delivered! And this means that if a customer orders from a middleman’s website, the order must – somehow – be passed from the middleman’s company to a REAL local florist in, for example, Charlotte, NC. This “order transfer” is done by one of the three florist-to-florist networks: FTD, Teleflora and Bloomnet (1-800-Flowers). Too Many FEES and COMMISSIONS Membership in these networks is not free, so the middleman always adds a “handling charge” – typically about $15 -- to the customer’s bill to help pay for hiscosts to access to the network. Please note that the $15 handling charge usually far exceedsany TAX FREE “savings!” But the “handling charge” only helps pay for *access* to the network. The florist-to-florist network also takes a 7% commission, and also credits a 20% selling commission back to the middleman! What this means is that, for a typical online floral purchase, just under HALF of the customer’s money vanishes in unnecessary FEES and COMMISSIONS. By comparison, when a customer buys a toaster from an independent business listing it on Amazon, only a few percent of the purchase price goes to fees and commissions. With this huge profit potential available to third party floral marketers, it is not surprising that these middlemen spend huge sums on advertising and sales promotion. A few years back, one even took an ad during the Super Bowl! Buy Direct For Better Value Clearly, the consumer will always get His Best Floral Value by placing his floral order DIRECT with a Real Florist n the City where the flowers will be delivered. Sometimes it may be difficult to tell whether a Flower Supplier is located “in town.”Here are three easy ways to separate a “real” florist from a floral middleman: 1. Look for the street address, city and state on the website. Often this will be found on a tab labeled “About Us” or “Contact Us.” If you cannot find an address at all, then this is almost certainly a middleman! 2. Look at the telephone number. If the only number on the website is a TOLL FREE “800” number, then the floral supplier is probably not local. 3. Look at the invoice (before you click the BUY NOW button!) for any “Handling” or “Service” charges. A REAL florist will never add these charges to your bill! An original 1930’s English Tudor with only 2 bedrooms and 1 bath spanning about 1730 sq.ft. was purchased by a family with 2 amazing young kids, we saw the potential of this property to become a wonderful nest for the family to grow. The plan was to reach a 2550 sq. ft. home with 4 bedroom and 4 baths spanning over 2 stories. With continuation of the exiting architectural style of the existing home. A large 1000sq. ft. addition was constructed at the back portion of the house to include the expended master bedroom and a second-floor guest suite with a large observation balcony overlooking the mountains of Angeles Forest. An L shape staircase leading to the upstairs creates a moment of modern art with an all white walls and ceilings of this vaulted space act as a picture frame for a tall window facing the northern mountains almost as a live landscape painting that changes throughout the different times of day. Tall high sloped roof created an amazing, vaulted space in the guest suite with 4 uniquely designed windows extruding out with separate gable roof above. The downstairs bedroom boasts 9’ ceilings, extremely tall windows to enjoy the greenery of the backyard, vertical wood paneling on the walls add a warmth that is not seen very often in today’s new build. The master bathroom has a showcase 42sq. walk-in shower with its own private south facing window to illuminate the space with natural morning light. A larger format wood siding was using for the vanity backsplash wall and a private water closet for privacy. In the interior reconfiguration and remodel portion of the project the area serving as a family room was transformed to an additional bedroom with a private bath, a laundry room and hallway. The old bathroom was divided with a wall and a pocket door into a powder room the leads to a tub room. The biggest change was the kitchen area, as befitting to the 1930’s the dining room, kitchen, utility room and laundry room were all compartmentalized and enclosed. We eliminated all these partitions and walls to create a large open kitchen area that is completely open to the vaulted dining room. This way the natural light the washes the kitchen in the morning and the rays of sun that hit the dining room in the afternoon can be shared by the two areas. The opening to the living room remained only at 8’ to keep a division of space.

But in Iranian culture, introverted architecture is unavoidable therefore, in this residential apartment where several families live together and also have common spaces, providing a response to introversion and extroversion at the same time has been considered. Description: Extreme use of the porch refers to the deep structures of the Iranian Architecture The "primitive cottage", which is a favorite of the residents of this small town, when converted into a contemporary apartment, must include several basic spaces to implement the residential scenario. Private and semi-private balconies are the most important of those spaces. Extensive vista is the potential of this project. because in addition to the forest view from the south and the beach view on the north side, the other two sides of the project have a unique view due to their height from the city. Therefore, the location and type of openings affect the quality of the space. Each space has a pleasant view, light and proper air circulation. Roofed and non-roofed yards equally divided at different levels. These independent courtyards in the vertical surfaces seen as a vertical and integrated garden in the urban context. CHALENGE: The value that the project pursues is to answer: How contemporary architecture can be faithful to culture, nature and context? How architecture can affect the audience without showing off? this challenge arose for us when we noticed that the surrounding new buildings had nothing to do with local architecture except for adhering to a form such as a sloping roof. Audience tastes have also gone in a direction that is not compatible with contextual factors. So having a few touches of culture and context can be a turning point in the contemporary architecture of this Small scale area.

An unused office got a second life as spacious industrial loft-style apartment. Previously, the 66sqm office had a standard three-meter-high fake ceiling, a small internal toilet and was divided into rooms. However, this corner location on a commercial floor, between car parking and apartment floors of an older condominium building in the Huay Khwang area of Bangkok, has become a hidden gem. regroup architecture remodeled the space after reducing the old office to its bare shell. The basic design idea uses the central core provided by the kitchen and bathroom to separate the space into different zones. There is a more private zone behind the core for the bed, a living zone with a TV and sofa, and an in-between space for a multipurpose bar-height desk. This basic zoning could potentially also work for other functions like an artist atelier, yoga studio, exhibition space, or even for a small office once again.
