Year after year, the previous owner had hired OSR to work on one carefully planned restoration project after another. What had not been dealt with in the previous restoration projects was the Eliza Doolittle of a garage tucked behind the stately home. Under its dingy aluminum siding and electric bay door was a proper Victorian carriage house. The new family saw both the charm and potential of the building and asked OSR to turn the building into a single family home. The project was granted an Adaptive Reuse Award in 2015 by the Saratoga Springs Historic Preservation Foundation for the project. Upon accepting the award, the owner said, “the house is similar to a geode, historic on the outside, but shiny and new on the inside.”

This Clairemont, San Diego home was once a small, cramped floorplan on a lot with huge potential. Situated on a canyon with gorgeous Mission Bay views, our team took this home down to the studs and built up. Designed to be an open concept ideal for indoor and outdoor entertaining, it was important to this client to maximize space and create a welcoming flow to the home. How do you modernize modernism on a budget? This house had charming midcentury character and lots of potential but had been neglected for many years and was sorely in need of a refresh to bring it up to modern standards of comfort, finish, and sustainability. The tight budget dictated that it would not be a down-to-the-studs, gut remodel, but more of a surgical intervention. Built in 1955, the house had settled on the downhill side, making the floors slope almost 4” from the front to the back of the house. Using an innovative and inexpensive push-pile method, the foundation was reinforced and the house was jacked back up. It now sits solidly on bedrock and the floor is level to within a half-inch throughout. Inside, the original kitchen was worn and needed replacement. This presented an opportunity to remove the walls separating it from the living and dining area and create a wide-open great room with a peninsula counter for guests to gather and an almost continuous wall of windows to take in views of the hills, trees, and bay. Throughout the rest of the house, most finishes were restored, or replaced when necessary. Wood floors were refinished, and new cork flooring, a slightly less durable but much less expensive alternative to tile and similar materials, was used in all wet areas, with the added benefit of warmth and resiliency. The existing textured walls and ceilings were skim-coated smooth with plaster, dark beams painted white, and existing wood wall paneling in the living room was cleaned and color-matched where new pieces were required. All of the existing frameless, direct-glazed windows were replaced with double pane units, and a new floor-to-ceiling window on the south side of the living room provides a key source of natural light. In the bathrooms, existing tile and vanities were saved, and a strangely colored tub and sinks were re-glazed. Flooring, toilets, lighting, double medicine cabinets, and paint in each space make these mostly unaltered rooms feel new again. Sustainability and comfort upgrades include an induction range (step one of an eventual transition to full electrification), spray foam insulation under the floor, spray-in cellulose in the walls, and warm-dim LED lighting throughout on a simple whole-house control system. Combined with a modern thermostat, the house’s systems are all accessible via app from anywhere. And the most sustainable feature of all? What we didn’t do: tear it down and start over. In a country that demolishes a million homes a year- 1% of our residential housing stock- reusing an existing home is the greenest solution of all.

This beautiful, 1,600 SF duplex three-bedroom, two-bath apartment in the heart of the West Village was originally a diamond in the rough with great potential. The coop is located on a quiet, tree-lined street and, as a top floor unit, boasts lovely southern and eastern exposures with views of this charming neighborhood overlooking the Hudson. Our clients were making a big move from the West Coast and wanted the new home to be ready in time for the start of the new school year, so Studioteka’s architecture and interior design team rolled up our sleeves and got to work! Construction documents were prepared for the coop board and NYC Department of Buildings approval and our team coordinated the renovation. The entire unit had new hardwood flooring, moldings, and doors installed, the stairs were gently refinished, and we took down a wall separating the living room from a small den on the lower level, making the living space much more open, light-filled, and inviting. The hot water heater was tucked away in an unused space under the stair landing, allowing for the creation of a new kitchen pantry with additional storage. We gut-renovated the upstairs bathroom, creating a built-in shower niche as well as a brand new Duravit tub, Mirabelle high-efficiency toilet, American Standard matte black fixtures, and a white Strasser Woodenworks vanity with black hardware. Classic white subway tile lines the walls and shower enclosure, while black and white basketweave tile is used on the floor. The matte black towel hooks, toilet roll holder, and towel rod contrast with the white wall tile, and a shower curtain with a delicate black and white pattern completes the room. Finally, new mid-century modern furnishings were combined with existing pieces to create an apartment that is both a joy to come home to and a warm, inviting urban oasis for this family of four.
