The clients for this project saw potential to reinvent a small, one-story, 1940’s El Cerrito Bungalow, to support their unique and balanced, work-from-home lifestyle. They craved a modern, fresh approach to their day-to-day life with side-by-side, private work spaces, with the ability to open or close the connection between the two large offices. The home renovation and addition accommodates their spiritual interests as well with a room solely dedicated to meditation, yoga and tai chi. The creation of a small library near the entrance of the home provides a warm environment for research and leisure reading for this dynamic and creative couple. In order to achieve all of their requests, we kept portions of two sides of the original house and wedged a new, modern, 2-story addition in the middle while also extending the home to the rear. This allowed for a spacious master bedroom suite on the first floor complete with a wet room and Japanese soaking tub. Integral color cement plaster, natural wood and clear anodized aluminum create an authentic, rich, textural experience. The home offers lots of natural light, high wood ceilings, and a fun indoor/outdoor living experience that maximizes the use of the existing yard. The clients love their new home and hope that the design will raise the aesthetic bar for the neighborhood.

Louisa, San Clemente Coastal Modern Architecture The brief for this modern coastal home was to create a place where the clients and their children and their families could gather to enjoy all the beauty of living in Southern California. Maximizing the lot was key to unlocking the potential of this property so the decision was made to excavate the entire property to allow natural light and ventilation to circulate through the lower level of the home. A courtyard with a green wall and olive tree act as the lung for the building as the coastal breeze brings fresh air in and circulates out the old through the courtyard. The concept for the home was to be living on a deck, so the large expanse of glass doors fold away to allow a seamless connection between the indoor and outdoors and feeling of being out on the deck is felt on the interior. A huge cantilevered beam in the roof allows for corner to completely disappear as the home looks to a beautiful ocean view and Dana Point harbor in the distance. All of the spaces throughout the home have a connection to the outdoors and this creates a light, bright and healthy environment. Passive design principles were employed to ensure the building is as energy efficient as possible. Solar panels keep the building off the grid and and deep overhangs help in reducing the solar heat gains of the building. FIORELLA GOLD, SILVER AND COPPER design by Nigel Coates Inspired by the floral world, the new Fiorella Mini and Fiorellina lamps, similar to a small ruffled boxwood bush which, with the new metallic finishes, are enriched by the magic of fine chisels in gold, silver and copper that seem to come from the Renaissance forge of Benvenuto Cellini. Thanks to their fresh figuration, are an effective manifesto of the expressive potential of Slamp. In the new metallic finish, these bright architectures strengthen their naturalistic image thanks to the multiple reflections of the petals that surround the light source.

This client had just moved into a property in York and having pulled back the old carpet revealed a lovely old period Victorian tiled floor she didn’t know existed when she bought the house! I went over at the beginning of this year to survey the floor and could see that fortunately, no glue or carpet grips had been used to secure the carpet; additionally the floor was in good physical condition considering its age with no cracks or loose tiles. The tiles were however very dusty and dirty with ingrained dirt and so had probably been covered with carpet for a very long time. The hallway was quite dark I’m afraid with little natural light so apologies for the photographs. With old houses like this you never know what you are going to find so whilst I was there surveying the floor, I took some moisture readings with a damp meter on the floors and walls. The readings came back low so no sign of damp which was a relief to the owner. We agreed a price for the work, and I arranged to come back the following week. I must admit I do like York, its steeped in history and famous for its Cathedral and Viking museum. The houses in the city have loads of character and period features like this floor are quite common. I deep cleaned the floor with a strong 1:3 dilution of Tile Doctor Pro-Clean worked in with a black scrubbing pad fitted to a rotary machine. Initially the solution was left to soak into the tile before being agitated by the machine. The soil was then rinsed off with minimal water and then extracted with a wet vacuum. I followed this up with an Acid Wash using Tile Doctor Acid Gel to further clean up the tiles and help inhibit any potential efflorescent salt issues which are common in floors of this age due to the absence of the damp proof membrane. The floor was given a further rinse and extraction and allowed to dry out fully overnight. I needed the floor to be dry for the next day so it could be sealed. I came back the next day and started by taking more damp readings which showed similar readings to the day before. Given the low readings I was able to move straight onto sealing which was done using four coats of Tile Doctor Seal and Go. This product works really well on old Victorian Tiles like these and being water based it doesn’t leave a smell as it dries. Once the final coat of sealer had dried there was a significant improvement in the appearance of the floor which was much appreciated by client who was very happy with the end result. For aftercare I recommended the use of Tile Doctor Neutral Tile Cleaner to maintain the floor, it has a nice fresh smell and can be used regularly due to its pH neutral nature which won’t prematurely erode the sealer like stronger bleach based cleaners. My client's mother had a love for all things 60's, 70's & 80's. Her home was overflowing with original pieces in every corner, on every wall and in every nook and cranny. It was a crazy mish mosh of pieces and styles. When my clients decided to sell their parent's beloved home the task of making the craziness look welcoming seemed overwhelming but I knew that it was not only do-able but also had the potential to look absolutely amazing. We did a massive, and when I say massive, I mean MASSIVE, decluttering including an estate sale, many donation runs and haulers. Then it was time to use the special pieces I had reserved, along with modern new ones, some repairs and fresh paint here and there to revive this special gem in Willow Glen, CA for a new home owner to love.

In this project, we gave new life to a bathroom that wasn’t meeting its full potential. This spacious, sunny bathroom’s layout and design were pre-existing, so the space simply needed freshening up. Our team did just that, through the use of careful planning, new materials, and skilled labor. With serenity in mind, we created an oasis, painting and tiling to bring the homeowner’s vision to life. While installing new tile required the removal and re-installation of all plumbing fixtures, the transformation was well worth it. This project is a great example of how choosing materials gives life to a space. Here, the wood-look floor tile, ceramic crackle wall tile, and glass mosaic detail strips join together to create the lush, luxurious look. Imagine going to visit friends or family and this is where you get to lay your head down at the end of the day! This room had great potential with an existing wall colour and custom cabinet unit that these clients loved. Often people think to get a fresh new look you need to start from scratch, however that is not the case. We upcycled the existing custom cabinet by painting it with a warm white chalk paint AND we think it turned out lovely! For this space we added a single bed with a rattan petal shaped headboard giving this room a whimsical feel. By angling the bed to the door, we were able to create a welcoming environment. What makes this room stand out the most is the unexpected hanging wall rug. Its vibrant colours and subtle pattern are the perfect backdrop for this small space. Hints of brushed gold, small accents and vibrant accent cushions complete this look, making for a quaint guest retreat your guests won’t want to leave.
