Paola McDonald from Olamar Interiors had been working with the clients for the past three years, helping them to renovate their Sterling, VA condominium and their Moorefield, WV weekend home. It seemed fitting that they would also hire her to help them renovate this home as well. For this project we took the home down to the studs and practically rebuilt it. The renovation includes an addition to the basement level and main floor to create a new fitness room, additional guest bedroom and larger kitchen and dining area. It also included a renovation of the facade of the home. The exterior of the home was completely re-sided and painted, and we added the tall windows at the stairs. The lower entry deck was expanded and an upper deck was added just off the kitchen in order for the homeowner to keep his grill away from the strong ocean winds. A new deck was also added off of the master bedroom. New stainless steel railings were added to all the decks. We opened the homes stairwells, adding custom glass railings and new lighting to create a much more open feel and allow for natural light to flood the entire main living area. The original, tiny kitchen was expanded substantially, adding a large custom eat in bar, wine storage area and plenty of storage. We utilized Decora’s Marquis Cabinetry in an espresso finish to give the kitchen a very clean, contemporary feel. In this project, our clients purchased an existing restaurant fraught with stormwater management issues on the property. Runoff from an adjacent state highway and parking lot regularly flooded the kitchen. Additionally, a man-made pond on the property had become a problematic breeding ground for mosquitos that virtually prohibited outdoor dining during the summer. Both challenges restricted the restaurant from operating at its fullest potential. Our design/build team’s goals were to address the water runoff and mosquito issues using environmentally and financially sustainable practices. Lowering the grades around the building and parking, we were able to direct the runoff into a dry streambed enriched with water-worn cobbles and river stones and planted banks. We addressed the mosquito problem by increasing the pond’s depth, adding an aeration system, and planting the banks with wildflowers. By raising the outdoor dining, guests now overlook the pond and pleasing landscape. Natural breezes at this higher level help alleviate mosquitosl.

Completed in 2020, this impressive luxury estate was went through a complete renovation of the house and the entire property and gardens. This expansive estate creates a private oasis and retreat in the middle of Dallas. The estate includes a private lake with fountain features and stocked with fish, impressive entry gates, an expansive new driveway and front motor court arrival area, grand steps, stone retaining walls and a meandering path that wraps around the lake and offers a wonderful walking experience around the property. The gardens are spectacular and feature a variety of blooming shrubs, perennials and flowers to create a year round experience of color and texture for the owners. The perimeter of the property features mature privacy hedges and trees strategically placed to enhance the views from the house, while still providing glimpses into the property for the neighborhood. The existing swimming pool was completely renovated to create a tanning shelf for chaise lounges as well as a decorative tile, new plaster and canon fountain jets along the side to provide additional interest. The pool terrace, walkways and all exterior patios feature a beautiful limestone material that dresses up the outside living areas. Adjacent to the pool, the existing cabana structure was redone to create an outdoor kitchen and bar seating for friends and family. The wrap around porches on the backside of the house create inviting spaces for entertaining and offer incredible vistas overlooking the gardens and lake. In addition to the expansive garden areas, we planted dozens of mature and specimen trees throughout the property to help provide an instant impact and to also provide the garden another layer of beauty in the fall with the various fall colors offered by the tree selections. Along side the lake, we created multiple seating areas that offer the owners the opportunity to entertain and enjoy the property from many different angles and at different times of day. A large fire pit terrace was also included beside the lake creating a spectacular experience of water and fire. We also created recreation areas on the property for kids and adults alike. This LEED Platinum certified house reflects the homeowner's desire for an exceptionally healthy and comfortable living environment, within a traditional neighborhood. INFILL SITE. The family, who moved from another area of Wellesley, sought out this property to be within walking distance of the high school and downtown area. An existing structure on the tight lot was removed to make way for the new home. 84% of the construction waste, from both the previous structure and the new home, was diverted from a landfill. ZED designed to preserve the existing mature trees on the perimeter of the property to minimize site impacts, and to maintain the character of the neighborhood as well as privacy on the site. EXTERIOR EXPRESSION. The street facade of the home relates to the local New England vernacular. The rear uses contemporary language, a nod to the family’s Californian roots, to incorporate a roof deck, solar panels, outdoor living space, and the backyard swimming pool. ZED’s careful planning avoided to the need to face the garage doors towards the street, a common syndrome of a narrow lot. THOUGHTFUL SPACE. Homes with dual entries can often result in duplicate and unused spaces. In this home, the everyday and formal entry areas are one and the same; the front and garage doors share the entry program of coat closets, mudroom storage with bench for removing your shoes, and a laundry room with generous closets for the children's sporting equipment. The entry area leads directly to the living space, encompassing the kitchen, dining and sitting area areas in an L-shaped open plan arrangement. The kitchen is placed at the south-west corner of the space to allow for a strong connection to the dining, sitting and outdoor living spaces. A fire pit on the deck satisfies the family’s desire for an open flame while a sealed gas fireplace is used indoors - ZED’s preference after omitting gas burning appliances completely from an airtight home. A small study, with a window seat, is conveniently located just off of the living space. A first floor guest bedroom includes an accessible bathroom for aging visitors and can be used as a master suite to accommodate aging in place. HEALTHY LIVING. The client requested a home that was easy to clean and would provide a respite from seasonal allergies and common contaminants that are found in many indoor spaces. ZED selected easy to clean solid surface flooring throughout, provided ample space for cleaning supplies on each floor, and designed a mechanical system with ventilation that provides a constant supply of fresh outdoor air. ZED selected durable materials, finishes, cabinetry, and casework with low or no volatile organic compounds (VOCs) and no added urea formaldehyde. YEAR-ROUND COMFORT. The home is super insulated and air-tight, paired with high performance triple-paned windows, to ensure it is draft-free throughout the winter (even when in front of the large windows and doors). ZED designed a right-sized heating and cooling system to pair with the thermally improved building enclosure to ensure year-round comfort. The glazing on the home maximizes passive solar gains, and facilitates cross ventilation and daylighting. ENERGY EFFICIENT. As one of the most energy efficient houses built to date in Wellesley, the home highlights a practical solution for Massachusetts. First, the building enclosure reduces the largest energy requirement for typical houses (heating). Super-insulation, exceptional air sealing, a thermally broken wall assembly, triple pane windows, and passive solar gain combine for a sizable heating load reduction. Second, within the house only efficient systems consume energy. These include an air source heat pump for heating & cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation, and high efficiency appliances. Lastly, photovoltaics provide renewable energy help offset energy consumption. The result is an 89% reduction in energy use compared to a similar brand new home built to code requirements. RESILIENT. The home will fare well in extreme weather events. During a winter power outage, heat loss will be very slow due to the super-insulated and airtight envelope– taking multiple days to drop to 60 degrees even with no heat source. An engineered drainage system, paired with careful the detailing of the foundation, will help to keep the finished basement dry. This project is a great example of how the different divisions under Provost Companies can come together to create exceptional results for this construction project in Wellesley, MA. This project consists of the initial site work including, excavating and re-grading the property to improve drainage and access. Our construction division was tasked with replacing some of the exterior siding and installing a new deck on the home. To provide more value to the client we installed waterproof taping on the top of all our joists to help prevent moisture from entering. We leave the bottom and side open so it can breathe. This prevents moisture from falling directly into the inevitable splits (specifically at the top of the joist where it will take direct rain and water infiltration) that occur in PT lumber. This wasn’t our idea, and we aren’t taking credit for it, it’s just a best practice we follow to provide more value to the client. Yes, using steel joists is a superior solution but steel is often outside of the budget. Light, bright and inviting, a beautiful entertainer’s kitchen that combines modern features with beachside characteristics. The open-plan layout connecting with a long Island bench, perfect when you need extra space to prepare a meal, it doubles as casual dining space for guests to eat around or enjoy a glass of wine while having a chat. Striking pendant lighting draws the eye towards the spectacular white profile joinery, that actually works to reflect natural lighting and maximise window views. The blue tone acts as a sophisticated backdrop, a statement against the stone countertop leading up and into the splash back, engineered stone in Casablanca form Stone Ambassador helps to open the space and creates the illusion of a larger area. White leather bar stools are a great casual seating option, and a contrast to the "Dulux Sharp Blue” colour palette used on the Island cabinetry. Smartly positioned bar is a nice addition in this entertainer's space, creating an elegant and also practical storage solution, kept away from plain sight but nearby and handy when situations call for a celebration or a relaxing sip before bed. This cleverly designed area is complete with wine fridge, wine rack and shelves for storage. The Ultimate adjoining laundry flowing directly from the kitchen, it’s vital that the design is both practical and functional. Materials continue into this space with the exception of the splash back, the use of textured tiles in a herringbone pattern adds an extra eye-catching element to this desirable laundry space. Ample storage is necessary in your laundry, this space includes a combination of cupboards, overhead, drawers and bench top space, and the inclusion of tall cupboards allowing you to store brooms, mops and vacuum cleaners out of sight. Elements of blue that echo the outside connecting the kitchen and garden, allowing a free- flowing design and plenty of natural light, throw open the doors and straight onto the pool.

Primary Bedroom & Bathroom The new dormer created the opportunity for a true primary suite, giving the homeowners a private retreat complete with an ensuite bathroom and much-needed storage. The bathroom combines clean, timeless materials with carefully selected details that create a calming, spa-like atmosphere. Green paneling introduces a subtle pop of color, while warm wood tones, marble accents, and tonal subway tile add texture and warmth. Matching marble details at the shower niche, window, and curb create a cohesive look, and furniture-style cabinetry helps the vanity feel lighter within the space. Storage was a major priority throughout the design. A medicine cabinet, vanity, and built-in shelving behind the door provide generous organization without sacrificing the room’s open feel. Mixed metal finishes and traditional wall paneling tie the bathroom to the rest of the home while giving it its own unique personality. In the bedroom, custom built-in cabinetry maximizes storage while maintaining a furniture-inspired appearance. Thoughtfully designed shelving, hanging storage, and concealed outlets create practical organization, while detailed crown molding helps the cabinetry feel seamlessly integrated into the architecture. A new walk-in closet completes the suite, providing the dedicated storage the homeowners had been missing.

These Northern Virginia residents have owned this vacation home for about ten years. With retirement imminent, they decided to give the entire home an over-haul. With it’s great bones and amazing location, this seemed like a very sound investment for their future. Paola McDonald from Olamar Interiors had been working with the clients for the past three years, helping them to renovate their Sterling, VA condominium and their Moorefield, WV weekend home. It seemed fitting that they would also hire her to help them renovate this home as well. For this project we took the home down to the studs and practically rebuilt it. The renovation includes an addition to the basement level and main floor to create a new fitness room, additional guest bedroom and larger kitchen and dining area. It also included a renovation of the facade of the home. The exterior of the home was completely re-sided and painted, and we added the tall windows at the stairs. The lower entry deck was expanded and an upper deck was added just off the kitchen in order for the homeowner to keep his grill away from the strong ocean winds. A new deck was also added off of the master bedroom. New stainless steel railings were added to all the decks. We opened the homes stairwells, adding custom glass railings and new lighting to create a much more open feel and allow for natural light to flood the entire main living area. The original, tiny kitchen was expanded substantially, adding a large custom eat in bar, wine storage area and plenty of storage. We utilized Decora’s Marquis Cabinetry in an espresso finish to give the kitchen a very clean, contemporary feel. Carrara marble countertops paired with a grey quartz, single slap marble backsplash, and stainless appliances create a clean look. In the new dining area, a simple Modloft dining table was paired with a Regina Andrew bubbles chandelier and Jessica Charles dining chairs for a sophisticated feel accentuated perfectly by beachy colors and textures that tie in the beautiful views of the Ocean. In this project, our clients purchased an existing restaurant fraught with stormwater management issues on the property. Runoff from an adjacent state highway and parking lot regularly flooded the kitchen. Additionally, a man-made pond on the property had become a problematic breeding ground for mosquitos that virtually prohibited outdoor dining during the summer. Both challenges restricted the restaurant from operating at its fullest potential. Our design/build team’s goals were to address the water runoff and mosquito issues using environmentally and financially sustainable practices. Lowering the grades around the building and parking, we were able to direct the runoff into a dry streambed enriched with water-worn cobbles and river stones and planted banks. We addressed the mosquito problem by increasing the pond’s depth, adding an aeration system, and planting the banks with wildflowers. By raising the outdoor dining, guests now overlook the pond and pleasing landscape. Natural breezes at this higher level help alleviate mosquitosl.
