A remarkable antique exterior door salvaged from Detroit, MI, and dating from the 1920’s. Perfect for either a Tudor or a Spanish Revival home, this 36” arched plank door is accompanied by its original strap hinges, as well as an opening for a mail slot; an offset window features a very unusual stained glass panel with a speakeasy. The stained glass window is made up of multicolored granite glass panes that surround the round speak-easy in the middle. The door is in very good antique condition with the expected scratches and chips typical of an old door; one of the stained glass panes has a small crack(as pictured,) which does not detract from the beauty of the door. It measures 35-7/8” wide, 79-1/2"tall, and 1-3/4” thick. NED324

The space did not have sun enter for 12 years because the previous tenant had meticulously taped tin foil on every window. Piperbear Designs gave new life to this old space! About the project: Originally a single family home, this four unit apartment building was broken up in a way that each apartment has a different layout. This home is remarkable in many ways. It features a simple but unique design that maximizes the site and breathtaking views. The home was originally built by a family who owned a local mill and who had choice selection of the wood used in its construction. We were brought in to restore the integrity of the 40-year-old deck, ensuring the new one preserved the precise aesthetic of the original. The upper level features a cantilevered deck that wraps around the house without obscuring the view from the windows below. The structure of the deck was constructed of abnormally large rough-sawn fir joists milled to custom specifications. The joists run through the entire floor framing of the home and extend out as deck joists. Since the deck joists were so integral to the framing, preservation of the integrity of this structure was paramount. The original cedar deck boards were failing, but the beautiful fir joists were well-preserved and could be fortified. After demoing the existing deck, we carefully removed all signs of dry rot, then tested the integrity of the fir joists. To ensure the longevity of the new deck, we added joists as needed to improve rigidity and weather-sealed the tops of each one with joist tape and metal flashing. For the new decking, we decided on a very strong and durable solution, IPE wood, which we had milled to custom specifications to match the original boards. Working with this extremely hard wood has its challenges, but it was by far the best choice for this project. We honored the design of the original railing by crafting a near replica. Admittedly, we tweaked a few dimensions, enhanced details of the assembly and added a few custom accents.

Malibu Glass Box House by Klopf Architecture Following the devastating Woolsey Fire of 2018, the site in Malibu offered a unique opportunity to rebuild not just a home, but a new architectural composition that highlighted the property’s potential while navigating strict fire-rebuild codes in the area. Designed by Klopf Architecture, this project embraced a set of limitations and translated them into an architectural asset. The city’s fire-rebuild process required the new structure to remain close to the original footprint, size and bulk, a constraint that ultimately clarified the architectural direction. Perched near the front of a long, narrow lot, the new home frames and overlooks a private, park-like rear expanse, an uncommon luxury especially in this part of Malibu . Without a fixed program, the design process allowed for a different kind of creative focus allowing Klopf Architecture the opportunity to explore how a modernist home could best respond to this site. The team approached the project not with a list of requirements, but with a question: How might a modernist live here? What spatial qualities would inspire calm, connection, and a sense of wonder in this setting? The process became less about problem-solving and more about architectural storytelling—letting the site, the light, and the principles of modern design guide the form and flow of the home. The response emerged in the form of a glass-box pavilion, an open, Mid-Century Modern inspired living, dining, and kitchen space that floats at the edge of the property’s natural descent. Connected to the more enclosed, private areas of the home by a glass-walled hallway, the living pavilion becomes a distinct centerpiece of the design. It opens on all four sides to the landscape with decks and patios on the flanks, an internal garden and water feature to the north, and a dramatic unguarded view of the expansive backyard and ocean horizon to the south. Because of the mandated footprint, careful planning was required to ensure every space could still engage with light, landscape, or both. Strategic voids in the form of atriums and courtyards allow daylight to filter deep into the home’s core, while offering moments of surprise and retreat. These design gestures allow natural light to filter deep into the interior, creating a sense of brightness and openness throughout the day. At the same time, they expand the perceptual boundaries between inside and out, making the home feel more expansive while anchoring its connection to the surrounding landscape. The siting of the house is what gives it its unique character. Rather than receding into the backyard like the neighboring homes, the house holds a slight prominence. From the central living pavilion, stepping down into the landscape feels more like entering a secluded park where a separate existing accessory structure, trail, and recreational areas await. The home’s modest street presence gives way to this unfolding drama of space, view, and nature. Fire-resilient materials and assemblies are integrated seamlessly throughout including triple-pane glazing, under-slab and roof insulation, and locally sourced fire-rated cladding ensure the house not only meets Calfornia’s rigorous wildland-urban interface (WUI) standards, but feels effortlessly aligned with them. Located directly across from the Statehouse, this magnificent 6,350 square foot townhome restoration perfectly illustrates Haycon’s mastery in high end construction. Working closely with the design team over the course of a year and a half renovation project, 75 Hancock was stripped to the shell and completely transformed. The end result is a remarkable single family home which boasts incredible historic architectural detail while providing a luxurious space including the highest level of finishes, high-end appliances, and the addition of a residential elevator. Haycon appreciates the special attention to stringent preservation guidelines required when working in a historic district such as Beacon Hill. The process became less about problem-solving and more about architectural storytelling—letting the site, the light, and the principles of modern design guide the form and flow of the home. The response emerged in the form of a glass-box pavilion, an open, Mid-Century Modern inspired living, dining, and kitchen space that floats at the edge of the property’s natural descent. Connected to the more enclosed, private areas of the home by a glass-walled hallway, the living pavilion becomes a distinct centerpiece of the design. It opens on all four sides to the landscape with decks and patios on the flanks, an internal garden and water feature to the north, and a dramatic unguarded view of the expansive backyard and ocean horizon to the south. Because of the mandated footprint, careful planning was required to ensure every space could still engage with light, landscape, or both. Strategic voids in the form of atriums and courtyards allow daylight to filter deep into the home’s core, while offering moments of surprise and retreat. These design gestures allow natural light to filter deep into the interior, creating a sense of brightness and openness throughout the day. At the same time, they expand the perceptual boundaries between inside and out, making the home feel more expansive while anchoring its connection to the surrounding landscape. The siting of the house is what gives it its unique character. Rather than receding into the backyard like the neighboring homes, the house holds a slight prominence. From the central living pavilion, stepping down into the landscape feels more like entering a secluded park where a separate existing accessory structure, trail, and recreational areas await. The home’s modest street presence gives way to this unfolding drama of space, view, and nature. Fire-resilient materials and assemblies are integrated seamlessly throughout including triple-pane glazing, under-slab and roof insulation, and locally sourced fire-rated cladding ensure the house not only meets Calfornia’s rigorous wildland-urban interface (WUI) standards, but feels effortlessly aligned with them. While technical decisions like fire-hardening and mechanical systems presented some construction challenges, particularly around the cantilevered glass box, the team found a functional compromise that preserved the integrity of the design. Inside, a restrained palette and exposed post and beam design celebrate the ethos of mid-century modernism. A central circulation spine extends from the entry to the rear glass wall, offering a continuous visual link from street to ocean. Spaces such as the library and office, though more intimate in scale, are never cut off from nature as each opens to its own unique courtyard or garden view. Though born out of a strict regulatory framework and developed without a specific client, the rebuild design unfolded with remarkable clarity. Grounded in site logic, refined by limitations and an emphasis on timeless spatial relationships – light, proportion, and a strong connection to nature, the resulting design feels both effortless and uplifting. The home lives lightly on the land, opens generously to its surroundings, and strikes a careful balance between privacy, openness, and calm. For Klopf Architecture, it stands as a compelling case study in how site, code, and circumstantial constraints can inspire enduring, modernist architecture. We replaced the old cabinetry with new, contemporary flat front cabinets, and installed white quartz countertops that ooze elegance. The addition of a new white beauty quartz island provides ample space for meal prep or casual dining, while the custom tile backsplash adds a stunning visual element. As the cherry on top, we installed top-of-the-line appliances for the ultimate cooking experience. Open Floor Plan: To create a more open and inviting living space, we removed the wall between the morning room and dining room. This smart design move allowed natural light to flow through the entire space, making it feel even larger and more welcoming. By connecting these two areas visually and physically, we created the perfect setting for entertaining guests or enjoying a cozy night in. Master Bedroom Makeover: The master bedroom needed a breath of fresh air, and that's exactly what it got. We removed the dated carpeting and replaced it with new, elegant flooring that gives the room a more sophisticated and polished appearance. Master Bath Overhaul: A complete overhaul was in order for the master bathroom, and we went all out to create a spa-like oasis. The once-cramped space was opened up, and new, stunning flooring was installed. The shower was upgraded with elegant tile and the addition of a practical yet luxurious shower seat. This MossCreek custom designed family retreat features several historically authentic and preserved log cabins that were used as the basis for the design of several individual homes. MossCreek worked closely with the client to develop unique new structures with period-correct details from a remarkable collection of antique homes, all of which were disassembled, moved, and then reassembled at the project site. A remarkable antique exterior door, dating from the early 1900s, and salvaged from St. Andrew's Convent in London, England. The plank door is marked "ST. ANDREW" and features its original hardware; including its gorgeous and functional trefoil strap hinges, drop ring handles and shield-shaped keyhole covers. This door is in very good antique condition with the expected wear and has been bored for a small deadbolt, as pictured. The door measures 44-3/4" wide, 87" tall, and 1-7/8" thick. NED362
