Malibu Glass Box House by Klopf Architecture Following the devastating Woolsey Fire of 2018, the site in Malibu offered a unique opportunity to rebuild not just a home, but a new architectural composition that highlighted the property’s potential while navigating strict fire-rebuild codes in the area. Designed by Klopf Architecture, this project embraced a set of limitations and translated them into an architectural asset. The city’s fire-rebuild process required the new structure to remain close to the original footprint, size and bulk, a constraint that ultimately clarified the architectural direction. Perched near the front of a long, narrow lot, the new home frames and overlooks a private, park-like rear expanse, an uncommon luxury especially in this part of Malibu . Without a fixed program, the design process allowed for a different kind of creative focus allowing Klopf Architecture the opportunity to explore how a modernist home could best respond to this site. The team approached the project not with a list of requirements, but with a question: How might a modernist live here? What spatial qualities would inspire calm, connection, and a sense of wonder in this setting? The process became less about problem-solving and more about architectural storytelling—letting the site, the light, and the principles of modern design guide the form and flow of the home. The response emerged in the form of a glass-box pavilion, an open, Mid-Century Modern inspired living, dining, and kitchen space that floats at the edge of the property’s natural descent. Connected to the more enclosed, private areas of the home by a glass-walled hallway, the living pavilion becomes a distinct centerpiece of the design. It opens on all four sides to the landscape with decks and patios on the flanks, an internal garden and water feature to the north, and a dramatic unguarded view of the expansive backyard and ocean horizon to the south. Because of the mandated footprint, careful planning was required to ensure every space could still engage with light, landscape, or both. Strategic voids in the form of atriums and courtyards allow daylight to filter deep into the home’s core, while offering moments of surprise and retreat. These design gestures allow natural light to filter deep into the interior, creating a sense of brightness and openness throughout the day. At the same time, they expand the perceptual boundaries between inside and out, making the home feel more expansive while anchoring its connection to the surrounding landscape. The siting of the house is what gives it its unique character. Rather than receding into the backyard like the neighboring homes, the house holds a slight prominence. From the central living pavilion, stepping down into the landscape feels more like entering a secluded park where a separate existing accessory structure, trail, and recreational areas await. The home’s modest street presence gives way to this unfolding drama of space, view, and nature. Fire-resilient materials and assemblies are integrated seamlessly throughout including triple-pane glazing, under-slab and roof insulation, and locally sourced fire-rated cladding ensure the house not only meets Calfornia’s rigorous wildland-urban interface (WUI) standards, but feels effortlessly aligned with them. While technical decisions like fire-hardening and mechanical systems presented some construction challenges, particularly around the cantilevered glass box, the team found a functional compromise that preserved the integrity of the design. Inside, a restrained palette and exposed post and beam design celebrate the ethos of mid-century modernism. A central circulation spine extends from the entry to the rear glass wall, offering a continuous visual link from street to ocean. Spaces such as the library and office, though more intimate in scale, are never cut off from nature as each opens to its own unique courtyard or garden view. Though born out of a strict regulatory framework and developed without a specific client, the rebuild design unfolded with remarkable clarity. Grounded in site logic, refined by limitations and an emphasis on timeless spatial relationships – light, proportion, and a strong connection to nature, the resulting design feels both effortless and uplifting. The home lives lightly on the land, opens generously to its surroundings, and strikes a careful balance between privacy, openness, and calm. This MossCreek custom designed family retreat features several historically authentic and preserved log cabins that were used as the basis for the design of several individual homes. MossCreek worked closely with the client to develop unique new structures with period-correct details from a remarkable collection of antique homes, all of which were disassembled, moved, and then reassembled at the project site. Removing the wrap-around barstool counter proved to be a pivotal decision, as it opened up the area, fostering a seamless flow and sense of spaciousness. To preserve the kitchen's warmth and individuality, vibrant green abstract tiles were meticulously chosen to line the backsplash, infusing the space with personality and charm. Each element of the renovation was thoughtfully curated to ensure a harmonious blend of style, functionality, and comfort, resulting in a kitchen that not only meets but exceeds the needs and expectations of its inhabitants.

Striking antique quarter-sawn oak monk's head mantel with mirror, dating from the early 1900s. This Arts and Crafts style mantel features understated carving and a gorgeous tiger-stripe grain in the wood. The top of the mantel is accented with a section featuring intricate cutouts which expose an inset panel of oxblood hued leather, a simple shelf with beveled edges sits beneath. The dual peaked mirror is flanked by two glass front cabinets with stylized lattice mullions, oval brass knobs with beaded edges accent each cabinet door. A secondary shelf with notched corners sits beneath the mirror and is supported by a single corbel featuring a grimacing monk's face. The mantel's sturdy pilaster style legs support each protruding cabinet . This remarkable piece would look fantastic in a Craftsmen or bungalow style home. The mantel is in very good antique condition with puckering in the leather as pictured and a nicely aged mirror. The mantel measures approximately 59-3/4” wide, 83" tall and 12" deep; the firebox opening is 41-1/2" wide and 38" tall.

This home is remarkable in many ways. It features a simple but unique design that maximizes the site and breathtaking views. The home was originally built by a family who owned a local mill and who had choice selection of the wood used in its construction. We were brought in to restore the integrity of the 40-year-old deck, ensuring the new one preserved the precise aesthetic of the original. The upper level features a cantilevered deck that wraps around the house without obscuring the view from the windows below. The structure of the deck was constructed of abnormally large rough-sawn fir joists milled to custom specifications. The joists run through the entire floor framing of the home and extend out as deck joists. Since the deck joists were so integral to the framing, preservation of the integrity of this structure was paramount. The original cedar deck boards were failing, but the beautiful fir joists were well-preserved and could be fortified. After demoing the existing deck, we carefully removed all signs of dry rot, then tested the integrity of the fir joists. To ensure the longevity of the new deck, we added joists as needed to improve rigidity and weather-sealed the tops of each one with joist tape and metal flashing. For the new decking, we decided on a very strong and durable solution, IPE wood, which we had milled to custom specifications to match the original boards. Working with this extremely hard wood has its challenges, but it was by far the best choice for this project. We honored the design of the original railing by crafting a near replica. Admittedly, we tweaked a few dimensions, enhanced details of the assembly and added a few custom accents.

Malibu Glass Box House by Klopf Architecture Following the devastating Woolsey Fire of 2018, the site in Malibu offered a unique opportunity to rebuild not just a home, but a new architectural composition that highlighted the property’s potential while navigating strict fire-rebuild codes in the area. Designed by Klopf Architecture, this project embraced a set of limitations and translated them into an architectural asset. The city’s fire-rebuild process required the new structure to remain close to the original footprint, size and bulk, a constraint that ultimately clarified the architectural direction. Perched near the front of a long, narrow lot, the new home frames and overlooks a private, park-like rear expanse, an uncommon luxury especially in this part of Malibu . Without a fixed program, the design process allowed for a different kind of creative focus allowing Klopf Architecture the opportunity to explore how a modernist home could best respond to this site. The team approached the project not with a list of requirements, but with a question: How might a modernist live here? What spatial qualities would inspire calm, connection, and a sense of wonder in this setting? The process became less about problem-solving and more about architectural storytelling—letting the site, the light, and the principles of modern design guide the form and flow of the home. The response emerged in the form of a glass-box pavilion, an open, Mid-Century Modern inspired living, dining, and kitchen space that floats at the edge of the property’s natural descent. Connected to the more enclosed, private areas of the home by a glass-walled hallway, the living pavilion becomes a distinct centerpiece of the design. It opens on all four sides to the landscape with decks and patios on the flanks, an internal garden and water feature to the north, and a dramatic unguarded view of the expansive backyard and ocean horizon to the south. Because of the mandated footprint, careful planning was required to ensure every space could still engage with light, landscape, or both. Strategic voids in the form of atriums and courtyards allow daylight to filter deep into the home’s core, while offering moments of surprise and retreat. These design gestures allow natural light to filter deep into the interior, creating a sense of brightness and openness throughout the day. At the same time, they expand the perceptual boundaries between inside and out, making the home feel more expansive while anchoring its connection to the surrounding landscape. The siting of the house is what gives it its unique character. Rather than receding into the backyard like the neighboring homes, the house holds a slight prominence. From the central living pavilion, stepping down into the landscape feels more like entering a secluded park where a separate existing accessory structure, trail, and recreational areas await. The home’s modest street presence gives way to this unfolding drama of space, view, and nature. Fire-resilient materials and assemblies are integrated seamlessly throughout including triple-pane glazing, under-slab and roof insulation, and locally sourced fire-rated cladding ensure the house not only meets Calfornia’s rigorous wildland-urban interface (WUI) standards, but feels effortlessly aligned with them. While technical decisions like fire-hardening and mechanical systems presented some construction challenges, particularly around the cantilevered glass box, the team found a functional compromise that preserved the integrity of the design. Inside, a restrained palette and exposed post and beam design celebrate the ethos of mid-century modernism. A central circulation spine extends from the entry to the rear glass wall, offering a continuous visual link from street to ocean. Spaces such as the library and office, though more intimate in scale, are never cut off from nature as each opens to its own unique courtyard or garden view. Though born out of a strict regulatory framework and developed without a specific client, the rebuild design unfolded with remarkable clarity. Grounded in site logic, refined by limitations and an emphasis on timeless spatial relationships – light, proportion, and a strong connection to nature, the resulting design feels both effortless and uplifting. The home lives lightly on the land, opens generously to its surroundings, and strikes a careful balance between privacy, openness, and calm. For Klopf Architecture, it stands as a compelling case study in how site, code, and circumstantial constraints can inspire enduring, modernist architecture. There’s something truly special about mid-century homes—the craftsmanship, the character, and the little surprises tucked into every corner. As mid-century enthusiasts ourselves, we were thrilled when a client asked us to help redesign their grandmother’s house, blending nostalgia with a fresh, modern perspective. The homeowners envisioned a French Provincial-inspired style while preserving the soul of the home. We introduced modern amenities like a full-scale kitchen, mudroom, and open-concept great room while carefully maintaining cherished details—original hallway built-ins, foyer pocket doors, and other vintage touches that carry the home’s history forward. The best compliment? This extensive project showcases a remarkable transformation of a 1920s Craftsman home, combining a thoughtfully designed second-story addition with a full custom remodel of the first floor. The new upper level adds a spacious primary suite, complete with a bedroom, walk-in closet, laundry room, and a stunning bathroom with a drop-in tub, custom vanity, Caesarstone quartz countertops, and a walk-in shower wrapped in green subway tile, medallion accents, and natural stone. The first floor was reimagined with a new layout to better suit modern living. The kitchen features custom cabinetry, a seamless Corian countertop with integrated sink, and copper hardware. A cozy built-in banquette and natural stone backsplash with medallion inserts bring both elegance and personality to the space. The formal dining room boasts wraparound custom millwork and hidden LED strip lighting within the crown to create ambient mood lighting. Throughout the home, you’ll find true Craftsman detailing—from solid red oak floors and Marvin wood windows to picture railing trim, cloud corbel detailing, and stained wood baseboards and casings. Skylights with concealed LED strips flood the second floor with natural light while creating atmosphere. The original fireplace was preserved and enhanced with hand-stained brick, a unique custom drywall design, and Zia handmade tile on the hearth. On the exterior, wood shingle siding and custom-built columns enclose the redesigned front porch, which features a pony wall and decorative wood corbels. The original 1920s dormer was meticulously restored, including custom rafter tail and window detailing that ties into the home’s timeless architecture. This project is a true homage to Craftsman design—blending historic charm with modern luxury and handcrafted finishes in every room.

Located directly across from the Statehouse, this magnificent 6,350 square foot townhome restoration perfectly illustrates Haycon’s mastery in high end construction. Working closely with the design team over the course of a year and a half renovation project, 75 Hancock was stripped to the shell and completely transformed. The end result is a remarkable single family home which boasts incredible historic architectural detail while providing a luxurious space including the highest level of finishes, high-end appliances, and the addition of a residential elevator. Haycon appreciates the special attention to stringent preservation guidelines required when working in a historic district such as Beacon Hill. We also recognize the importance of proactive planning and communication with neighbors and neighborhood organizations such as the Beacon Hill Civic Association.
