A French-Normandy style home surrounded by traditional gardens and modern amenities, this was a restoration planned to match the home. The gardens are formal, with straight lines and perfect hedges, with a fountain as a focal point in the most formal garden. Expansive lawns on different levels are also prevalent. Spaces are connected with paths: some formal, some rustic, and some covered. And of course there is a living room with fireplace, an outdoor kitchen and dining area, a pool with a pergola for shade, and a vegetable garden as part of the design. Beautifully appointed custom home near Venice Beach, FL. Designed with the south Florida cottage style that is prevalent in Naples. Every part of this home is detailed to show off the work of the craftsmen that created it.

The owners requested that their home harmonize with the spirit of the surrounding Colorado mountain setting and enhance their outdoor recreational lifestyle - while reflecting their contemporary architectural tastes. The site was burdened with a myriad of strict design criteria enforced by the neighborhood covenants and architectural review board. Creating a distinct design challenge, the covenants included a narrow interpretation of a “mountain style” home which established predetermined roof pitches, glazing percentages and material palettes - at direct odds with the client‘s vision of a flat-roofed, glass, “contemporary” home. Our solution finds inspiration and opportunities within the site covenant’s strict definitions. It promotes and celebrates the client’s outdoor lifestyle and resolves the definition of a contemporary “mountain style” home by reducing the architecture to its most basic vernacular forms and relying upon local materials. The home utilizes a simple base, middle and top that echoes the surrounding mountains and vegetation. The massing takes its cues from the prevalent lodgepole pine trees that grow at the mountain’s high altitudes. These pine trees have a distinct growth pattern, highlighted by a single vertical trunk and a peaked, densely foliated growth zone above a sparse base. This growth pattern is referenced by placing the wood-clad body of the home at the second story above an open base composed of wood posts and glass. A simple peaked roof rests lightly atop the home - visually floating above a triangular glass transom. The home itself is neatly inserted amongst an existing grove of lodgepole pines and oriented to take advantage of panoramic views of the adjacent meadow and Continental Divide beyond. The main functions of the house are arranged into public and private areas and this division is made apparent on the home’s exterior. Two large roof forms, clad in pre-patinated zinc, are separated by a sheltering central deck - which signals the main entry to the home. At this connection, the roof deck is opened to allow a cluster of aspen trees to grow – further reinforcing nature as an integral part of arrival. Outdoor living spaces are provided on all levels of the house and are positioned to take advantage of sunrise and sunset moments. The distinction between interior and exterior space is blurred via the use of large expanses of glass. The dry stacked stone base and natural cedar cladding both reappear within the home’s interior spaces. This home offers a unique solution to the client’s requests while satisfying the design requirements of the neighborhood covenants. The house provides a variety of indoor and outdoor living spaces that can be utilized in all seasons. Most importantly, the house takes its cues directly from its natural surroundings and local building traditions to become a prototype solution for the “modern mountain house”. This spacious laundry room is conveniently tucked away behind the kitchen. Location and layout were specifically designed to provide high function and access while "hiding" the laundry room so you almost don't even know it's there. Design solutions focused on capturing the use of natural light in the room and capitalizing on the great view to the garden. Slate tiles run through this area and the mud room adjacent so that the dogs can have a space to shake off just inside the door from the dog run. The white cabinetry is understated full overlay with a recessed panel while the interior doors have a rich big bolection molding creating a quality feel with an understated beach vibe. One of my favorite details here is the window surround and the integration into the cabinetry and tile backsplash. We used 1x4 trim around the window , but accented it with a Cambria backsplash. The crown from the cabinetry finishes off the top of the 1x trim to the inside corner of the wall and provides a termination point for the backsplash tile on both sides of the window. Our clients are seasoned home renovators. Their Malibu oceanside property was the second project JRP had undertaken for them. After years of renting and the age of the home, it was becoming prevalent the waterfront beach house, needed a facelift. Our clients expressed their desire for a clean and contemporary aesthetic with the need for more functionality. After a thorough design process, a new spatial plan was essential to meet the couple’s request. This included developing a larger master suite, a grander kitchen with seating at an island, natural light, and a warm, comfortable feel to blend with the coastal setting. Demolition revealed an unfortunate surprise on the second level of the home: Settlement and subpar construction had allowed the hillside to slide and cover structural framing members causing dangerous living conditions. Our design team was now faced with the challenge of creating a fix for the sagging hillside. After thorough evaluation of site conditions and careful planning, a new 10’ high retaining wall was contrived to be strategically placed into the hillside to prevent any future movements. With the wall design and build completed — additional square footage allowed for a new laundry room, a walk-in closet at the master suite. Once small and tucked away, the kitchen now boasts a golden warmth of natural maple cabinetry complimented by a striking center island complete with white quartz countertops and stunning waterfall edge details. The open floor plan encourages entertaining with an organic flow between the kitchen, dining, and living rooms. New skylights flood the space with natural light, creating a tranquil seaside ambiance. New custom maple flooring and ceiling paneling finish out the first floor. Downstairs, the ocean facing Master Suite is luminous with breathtaking views and an enviable bathroom oasis. The master bath is modern and serene, woodgrain tile flooring and stunning onyx mosaic tile channel the golden sandy Malibu beaches. The minimalist bathroom includes a generous walk-in closet, his & her sinks, a spacious steam shower, and a luxurious soaking tub. Defined by an airy and spacious floor plan, clean lines, natural light, and endless ocean views, this home is the perfect rendition of a contemporary coastal sanctuary. Inspiration for an industrial u-shaped light wood floor kitchen remodel with a farmhouse sink, shaker cabinets, black cabinets, red backsplash, brick backsplash, stainless steel appliances, an island and white countertops

This home remodel is a celebration of curves and light. Starting from humble beginnings as a basic builder ranch style house, the design challenge was maximizing natural light throughout and providing the unique contemporary style the client’s craved. The Entry offers a spectacular first impression and sets the tone with a large skylight and an illuminated curved wall covered in a wavy pattern Porcelanosa tile. The chic entertaining kitchen was designed to celebrate a public lifestyle and plenty of entertaining. Celebrating height with a robust amount of interior architectural details, this dynamic kitchen still gives one that cozy feeling of home sweet home. The large “L” shaped island accommodates 7 for seating. Large pendants over the kitchen table and sink provide additional task lighting and whimsy. The Dekton “puzzle” countertop connection was designed to aid the transition between the two color countertops and is one of the homeowner’s favorite details. The built-in bistro table provides additional seating and flows easily into the Living Room. A curved wall in the Living Room showcases a contemporary linear fireplace and tv which is tucked away in a niche. Placing the fireplace and furniture arrangement at an angle allowed for more natural walkway areas that communicated with the exterior doors and the kitchen working areas. The dining room’s open plan is perfect for small groups and expands easily for larger events. Raising the ceiling created visual interest and bringing the pop of teal from the Kitchen cabinets ties the space together. A built-in buffet provides ample storage and display. The Sitting Room (also called the Piano room for its previous life as such) is adjacent to the Kitchen and allows for easy conversation between chef and guests. It captures the homeowner’s chic sense of style and joie de vivre.

Inspiration for a transitional bathroom remodel in Dallas

In this gorgeous Carmel residence, the primary objective for the great room was to achieve a more luminous and airy ambiance by eliminating the prevalent brown tones and refinishing the floors to a natural shade. The kitchen underwent a stunning transformation, featuring white cabinets with stylish navy accents. The overly intricate hood was replaced with a striking two-tone metal hood, complemented by a marble backsplash that created an enchanting focal point. The two islands were redesigned to incorporate a new shape, offering ample seating to accommodate their large family. In the butler's pantry, floating wood shelves were installed to add visual interest, along with a beverage refrigerator. The kitchen nook was transformed into a cozy booth-like atmosphere, with an upholstered bench set against beautiful wainscoting as a backdrop. An oval table was introduced to add a touch of softness. To maintain a cohesive design throughout the home, the living room carried the blue and wood accents, incorporating them into the choice of fabrics, tiles, and shelving.
