Creating a distinct design challenge, the covenants included a narrow interpretation of a “mountain style” home which established predetermined roof pitches, glazing percentages and material palettes - at direct odds with the client‘s vision of a flat-roofed, glass, “contemporary” home. Our solution finds inspiration and opportunities within the site covenant’s strict definitions. It promotes and celebrates the client’s outdoor lifestyle and resolves the definition of a contemporary “mountain style” home by reducing the architecture to its most basic vernacular forms and relying upon local materials. The home utilizes a simple base, middle and top that echoes the surrounding mountains and vegetation. The massing takes its cues from the prevalent lodgepole pine trees that grow at the mountain’s high altitudes. These pine trees have a distinct growth pattern, highlighted by a single vertical trunk and a peaked, densely foliated growth zone above a sparse base. This growth pattern is referenced by placing the wood-clad body of the home at the second story above an open base composed of wood posts and glass. A simple peaked roof rests lightly atop the home - visually floating above a triangular glass transom. The home itself is neatly inserted amongst an existing grove of lodgepole pines and oriented to take advantage of panoramic views of the adjacent meadow and Continental Divide beyond. The main functions of the house are arranged into public and private areas and this division is made apparent on the home’s exterior. Two large roof forms, clad in pre-patinated zinc, are separated by a sheltering central deck - which signals the main entry to the home. Outdoor living spaces are provided on all levels of the house and are positioned to take advantage of sunrise and sunset moments. The distinction between interior and exterior space is blurred via the use of large expanses of glass. Our clients are seasoned home renovators. Their Malibu oceanside property was the second project JRP had undertaken for them. After years of renting and the age of the home, it was becoming prevalent the waterfront beach house, needed a facelift. Our clients expressed their desire for a clean and contemporary aesthetic with the need for more functionality. After a thorough design process, a new spatial plan was essential to meet the couple’s request. This included developing a larger master suite, a grander kitchen with seating at an island, natural light, and a warm, comfortable feel to blend with the coastal setting. Demolition revealed an unfortunate surprise on the second level of the home: Settlement and subpar construction had allowed the hillside to slide and cover structural framing members causing dangerous living conditions. Our design team was now faced with the challenge of creating a fix for the sagging hillside. After thorough evaluation of site conditions and careful planning, a new 10’ high retaining wall was contrived to be strategically placed into the hillside to prevent any future movements. With the wall design and build completed — additional square footage allowed for a new laundry room, a walk-in closet at the master suite. Once small and tucked away, the kitchen now boasts a golden warmth of natural maple cabinetry complimented by a striking center island complete with white quartz countertops and stunning waterfall edge details. The open floor plan encourages entertaining with an organic flow between the kitchen, dining, and living rooms. New skylights flood the space with natural light, creating a tranquil seaside ambiance. New custom maple flooring and ceiling paneling finish out the first floor. Downstairs, the ocean facing Master Suite is luminous with breathtaking views and an enviable bathroom oasis. The master bath is modern and serene, woodgrain tile flooring and stunning onyx mosaic tile channel the golden sandy Malibu beaches. Large country open concept light wood floor and beige floor living room photo in Salt Lake City with white walls

This spacious laundry room is conveniently tucked away behind the kitchen. Location and layout were specifically designed to provide high function and access while "hiding" the laundry room so you almost don't even know it's there. Design solutions focused on capturing the use of natural light in the room and capitalizing on the great view to the garden. Slate tiles run through this area and the mud room adjacent so that the dogs can have a space to shake off just inside the door from the dog run. The white cabinetry is understated full overlay with a recessed panel while the interior doors have a rich big bolection molding creating a quality feel with an understated beach vibe. One of my favorite details here is the window surround and the integration into the cabinetry and tile backsplash. We used 1x4 trim around the window , but accented it with a Cambria backsplash. The crown from the cabinetry finishes off the top of the 1x trim to the inside corner of the wall and provides a termination point for the backsplash tile on both sides of the window.
