PROJECT DESCRIPTION
The customer requested a gargantuan 39 ½ foot wide x 11 ½ foot projection, attached 3 span (2 post) water proof retractable dining area patio cover system with front water drainage. The plan was to have rain water drain through the optional downpipes and off the 3rd story deck. The entire system used one continuous piece of fabric and one motor. The system frame and guides are made entirely of non-rusting aluminum (unit is close to the Caribbean Sea) which is powder coated using the Qualicoat® powder coating process. Frame color chosen was RAL 1013 Ivory. The stainless steel components used were Inox (470LI and 316) which are of the highest quality and have an extremely high corrosion resistance (unit is near the sea). In fact, the components meet the European salt spray corrosion test as tested by Centro Sviluppo Materiali in Italy.
Fabric specified was Ferrari 302 Precontraint Color Salmone, a PVC fabric that is self-extinguishing (fire retardant) and totally water-proof (not water-resistant). This retracting patio cover system has a Beaufort wind load rating Scale 8 (up to 46mph) with the fabric fully extended and in use. This Beaufort wind load requirement was important due to high winds coming off the sea.
A brown hood with end caps was also used to prevent rain water, leaves and debris from collecting in the folds of fabric when not in use. A motor safety box with motor was attached to the wall. The client chose to control the system with a Somfy remote control.
PURPOSE OF THE PROJECT
The purpose of the project was to design and cover an elegant dining area, which can now be used 24/7/365 allowing for breakfast, lunch, dinner, parties, entertainment and at the same time not blocking the incredible Belize mountain views and enjoying the cool trade wind breezes. The Sleeping Giant Rainforest Lodge is known worldwide for its outstanding hospitality and service and was included in an online Belize travel story completed by Justin Balog a photographer, filmmaker, storyteller, and explorer of the creative frontier - freelancer for National Geographic. The Sleeping Giant Rainforest Lodge is tourist friendly and offers intimate dining areas, such as under their retractable deck cover system. You can sit on the deck and listen to the sounds of the creek and watch the birds come alive. The lodge is in the perfect location on a gently sloping terrace along the Sibun River basin and surrounded by the Maya Mountains. Prominently overlooking the site is the majestic Sleeping Giant Mountain from where the lodge gets its name.
Belize is a fascinating melting pot of people and that is reflected in the food, a delicious blend of Belizean, Central and North American cuisine. Now the food can be enjoyed under a waterproof (not water resistant) retractable cover system that provides heat, glare, UV, sun and heavy rain protection and most importantly shade protection.
PROJECT COMPLEXITY AND UNIQUENESS
The project, product and installation were not complicated. What was a challenge was the location. The restaurant is located in gorgeous Belmopan, Belize, Central America. Since ocean freight is not available from Europe directly to Belize the product had to be shipped to Miami, Florida, unloaded and then re-shipped to Belize. The other challenge was hoisting all the extrusions and fabric to the 3rd floor of the lodge without damaging the wood or construction of the lodge.
PROJECT RESULTS
The client is ecstatic with the results of their retractable patio cover system. The retractable patio cover now makes it possible for the client and the lodge patrons to use a very large deck area throughout the year as the area is now protected from sun, UV, glare, heat, heavy rains and even hail. All customer requirements and goals were achieved within budget and on time.

Decorative beams made of quarter sawn Mahogany were designed to define the rooms and bring character to the ceiling. We concealed the building's concrete support beams cladding them in the same rich wood as the ceiling beams. The cleverly designed TV enclosure conceals another support beam in it's center post. Carrying the Mahogany detail into the kitchen gave us the ability to beautifully fill the space above the cabinets and continue the natural wood look reminiscent of wood deck sailing vessels giving a nod to the nautical location of the condo. Oversized Mahogany doors and casements help to complete the look.
The limestone floor was special ordered directly from the quarry to insure the least amount of artifact inclusions. Creating a flawless refined appearance.
To prevent fading from the wonderful wash of sunlight flooding through wall to ceiling windows, we tinted the windows and covered the sofa in indoor/outdoor Perennial fabric known for it's versatility and its resistance to stains, fading, and damage.

Why Choosing the Right Terrace Tiles Matters
Terrace tiles not only add to the beauty of your outdoor space but also play a significant role in ensuring durability, slip resistance, and weatherproofing. The right selection enhances comfort and prevents issues such as cracks, stains, and water damage. https://g.co/kgs/GyW9cs2 | https://brceramics.com/terrace-tiles/

This Victorian tiled hallway was one of the most beautiful Victorian floors I have ever had the pleasure to work on. With the wide range of patterns and colours they are available in, it seems no two Victorian tiled floors are exactly the same, and this uniqueness is part of what makes them so appealing to property owners.
Unfortunately, this floor had been poorly maintained over the years, even suffering from a few loose and missing tiles. There was a thick coating of dust and dirt soiling its appearance, and the property owner was understandably keen to remedy the situation. Having realised that everyday household cleaners are not likely to achieve great results, she asked me to carry out a full professional restoration, including making some repairs where necessary. I was pleasantly surprised to find out that this property was situated in the town of Wyken, which is a few miles outside of Coventry city centre and in fact just down the road from where I live myself!
Before making a start on the cleaning process, it was first necessary to re-fix the small number of loose tiles and replace a single missing tile by the radiator. Fortunately, I’ve been working on these types of floors for some time and have built up a good collection of replacement Victorian tiles so I was able to find one that matched in nicely with the rest of the floor without too much problem.
To clean the tiles, I began by applying a layer of Tile Doctor Oxy-Gel directly into the floor with a small brush. This product is very similar to the popular Tile Doctor Pro Clean: both are strong alkaline cleaners, strippers and degreasers, with the main difference being that Oxy-Clean comes in a gel form, making it easier to control and therefore ideal for precise cleaning, or for application to vertical surfaces. Like Pro Clean and being an alkaline base it is suitable for use on all types of natural stone and tile. The Oxy-Gel was left to soak into the tiles for around ten minutes before being scrubbed in and then rinsed off carefully with water, I then used a wet vacuum to extract the now soiled cleaning solution off the floor.
The next step was to acid wash the floor using Tile Doctor Acid Gel; this served to break down alkaline mineral deposits inherent in the grout along with some excess grout that had been left on the untidily left on tile from installation. It is recommended not to use this product on acid-sensitive soon such as Marble and Limestone as it can cause irreparable etching but its fine on Victorian tiles as long as you don’t leave it on too long.
Finally, the floor was given a rinse with clean water to remove any trace of chemicals from the cleaning and to neutralise the area in preparation for sealing.
I left the floor for 48 hours to dry before returning to the property to seal the tiles. This allowed plenty of time for the floor to dry completely, which is important as any excess moisture can damage the ability of the sealer to protect against dirt and stains.
My choice of sealer for this floor was Tile Doctor High Shine; three coats in total were applied, providing – as the product name suggests – the high shine finish that the customer had requested. The sealer will provide durable surface protection going forward preventing dirt from becoming ingrained into the pores of the tile and ensuring it remains easy to clean and keeping its appearance for some time to come.
As a big fan of Victorian tiles, it was a great pleasure to restore this floor, and my customer was certainly pleased too. It’s amazing how far a little professional maintenance can go to improving the appearance of these fantastic types of floor.

A thermal break is a layer of material with low thermal conductivity. For the correct operation of the door, it must be located between the outer and inner sides of the leaf and the frame, thereby excluding the contact of the metal parts with each other.
This technology prevents the door from freezing, preserving its properties and impeccable appearance for many years.
The two-tone painting ofthe door leaf and the frame makes it possible to select colours separately for interior and exterior decoration, which gives the door a complete look and makes it possible to create a harmonious image in the interior and exterior.
All models of this collection are made with a frame made of aluminum. The external framework and internal power framework of the frame do not touch in any way, because they are interconnected by a polyamide insert (thermal break) 18 mm thick, which guarantees maximum thermal insulation performance.
The door leaf ofthis series is made of two sheets of metal 1 mm thick. A reliable two-layer design with a thermal insulation layer and expanded polystyrene filling guarantees reliability. durability, and the best indicators of heat and noise insulation of the door.

Retail Spaces Winter Tips: Preventing Excessive Moisture
Check for Leaks: Inspect the retail space for any potential sources of moisture, such as leaks from the roof, windows, or pipes. Moisture can damage the paint and cause it to peel or bubble. Seal any leaks and address damp spots before painting or during the winter months.
Condensation: In cold weather, condensation can form on walls, especially near windows or exterior walls. This can cause issues with paint adhesion and durability. Keep indoor temperatures consistent to minimize condensation.

At San Messina, we recently completed a rubber mulch installation for a playground area. Our team not only installed the rubber mulch, but also took extra steps to ensure proper drainage by leveling the playground and pitching it away from the playground equipment. This was done to prevent any standing water on the playground, which could be a safety hazard for children and cause damage to the equipment.
