For the exterior, we began by thoroughly cleaning the roofing of the house, garage, and barn, removing moss, mildew, and algae to restore the surfaces to their original condition. We then meticulously prepped and painted the exteriors, ensuring a fresh and appealing look. The installation of new entry doors with custom hardware added both functionality and aesthetic value. Attention was given to replacing exterior trim lumber and deck steps, addressing all discussed and required areas. The deck and steps leading to the lake were power washed and sealed, providing durability and a polished finish. We extended this care to the gazebo, cleaning, sealing, and rescreening it as needed, ensuring it remained a welcoming outdoor space. To enhance the property's maintenance, we cleaned rust stains from the house and installed a Gutter Rx Gutter Guard System on the house, garage, and barn, preventing future debris build-up and water damage. Additionally, we trimmed and pruned the trees surrounding the deck, stairs, gazebo, and rear roof, maintaining both the health of the trees and the beauty of the property. Due to its deteriorating condition, the asphalt roll roofing on this ADU required replacement before the Fall rains. Asphalt roll roofing generally lasts only 5-10 years, leading to ongoing maintenance challenges. The original 1×10 sheathing showed significant sagging in several spots, resulting in standing water not suitable for asphalt. Additionally, there was a complete absence of ventilation after improper installation of R-21 fiberglass insulation, leaving no air gap between the sheathing and insulation. A noticeable hump along the center of the roof indicated that the load-bearing wall had been supporting that section since construction, contributing to light sagging between the walls. The old roof was completely removed down to the joists, revealing a solid base for the new installation. The central hump was eliminated by shaving the high point along that line. 2×6 beams were ripped in half then nailed on top of the existing joists, creating a 1.5″ gap for insulation and providing strong attachment points for the OSB sheathing, which was secured with screws to prevent any potential issues with nail heads popping through over the roof’s expected lifespan of over 50 years. The EPDM membrane was then adhered using glue and contact cement along the edges of each sheet, with the ends folded over the roof edges and secured with termination bars. Drip edge flashing was added and taped to ensure a water-tight seal, and EPDM-safe caulking was applied over the seams for additional protection. Finally, all exposed wood was primed and painted. The new roof features a 60mil commercial-grade EPDM rubber membrane, offering a lifespan exceeding 50 years, in stark contrast to the 5-10 year lifespan of asphalt roll roofing. Using two sheets of EPDM for installation streamlined the process, resulting in one single seam across the entire roof, compared to the asphalt roll’s dimensions of 3 feet wide by 33 feet long, which created 8 vertical seams and 9 horizontal seams—significantly increasing the risk of leakage and failure. Wrapping the rubber over the edge of the roof effectively addressed concerns about water infiltration at the edges, an issue prevalent with the asphalt and drip edge interface. Another benefit to removing the splitting 1×10 decking and replacing it with OSB sheathing is the increase in structural integrity, moisture resistance, longevity and consistency. The project successfully transformed the ADU’s roof from a maintenance-prone asphalt roll system to a highly durable 60mil EPDM rubber membrane. By addressing critical structural issues, including sagging sheathing and inadequate ventilation, the team ensured that the new roof not only offers superior water resistance and longevity but also meets higher performance standards for insulation and durability. The replacement process eliminated common weak points, such as numerous seams and poor edge sealing, which were vulnerabilities in the old roofing system. The result is a streamlined, secure installation that provides peace of mind and long-term value, with a lifespan extending well beyond the original roof.

We concealed the building's concrete support beams cladding them in the same rich wood as the ceiling beams. The cleverly designed TV enclosure conceals another support beam in it's center post. Carrying the Mahogany detail into the kitchen gave us the ability to beautifully fill the space above the cabinets and continue the natural wood look reminiscent of wood deck sailing vessels giving a nod to the nautical location of the condo. Oversized Mahogany doors and casements help to complete the look. The limestone floor was special ordered directly from the quarry to insure the least amount of artifact inclusions. To prevent fading from the wonderful wash of sunlight flooding through wall to ceiling windows, we tinted the windows and covered the sofa in indoor/outdoor Perennial fabric known for it's versatility and its resistance to stains, fading, and damage. At the outset, this project began with the transformation of a 2-car attached garage. The goal was to create a mudroom, an exercise room, and a breezeway to seamlessly connect the spacious detached garage with the main part of the house. Additionally, the project involved partial roof removal and the addition of a new front entry. But then came an unexpected twist – scope creep. We found ourselves veering away from the initial client-supplied architectural plans. After numerous consultations with the clients and several iterations of the design, we arrived at a significantly improved plan for the remodel and addition. Our journey commenced with the demolition of almost the entire former 2-car garage, making space for a new, oversized 3-car garage measuring 40′ x 28′. This garage was strategically placed between the existing house and the large detached garage. We introduced a custom low-sloped flat roof, designed to address historical drainage issues. To mitigate water pooling, we created a custom concrete step at the back corner of the garage, equipped with a sturdy metal grate that sits flush with the step. We also installed a PVC drainage system, commencing at the step and running beneath a newly designed patio, ultimately draining into the yard. These measures have significantly reduced water accumulation around the house. The new garage boasts several features, including Longboard aluminum siding, custom full glass garage doors, interior drywall finished to a level 4, an abundance of can lights, an epoxy floor coating, vinyl base trim, a new forced air garage heater, and more. The clients also requested a designated space for their three kids and their friends to enjoy, thus giving birth to the “Kid Zone.” We partitioned a section of the existing oversized garage, resulting in a space measuring approximately 22′ x 32′, brimming with entertainment possibilities. To enhance control over the temperature in the Kid Zone, we collaborated with our licensed HVAC partner to install a cold weather mini-split system. One of the most significant challenges was the modernization and consolidation of the home’s main electrical systems. We reconfigured and combined 6-7 different electrical panels into just two. One panel serves the main house, while the second is dedicated to backup power from a generator. These panels, along with the boiler for the in-floor heating system, are housed in a newly constructed mechanical room within the Kid Zone. Inside the main house, we completed various tasks, such as removing the ceiling in the hallway from the new garage to address prior water damage, improve insulation, and rework electrical and HVAC systems. We also replaced the ceiling from the front door to the base of the stairs, adding new can lighting and enhancing insulation. Skilled drywall specialists then installed and finished new drywall to a level 5 standard. The exterior of the house underwent a complete overhaul. Before installing new roofing on the entire house and garage, we modified an existing flat roof by adding custom lumber and plywood to enhance the pitch, preventing future ice dams. A new rubber roof was expertly installed on the oversized 3-car garage, and the flat roof section we re-framed. Our meticulous exterior team removed old white aluminum soffit, fascia, and gutters, replacing them with new framing to accommodate Longboard soffit material. This task was particularly challenging due to the age of the house and the non-standard wall and roof framing. Our skilled exterior subcontractors ensured a perfect fit. Near the pool area, we discovered severe rot and decay from years of water intrusion. After informing the homeowners, we ordered and installed five new commercial-style block framed windows and a custom 8′ high Anderson patio door. This involved careful removal and replacement of window headers from the outside to avoid disturbing the finished part of the house. We reframed the large openings to fit the new windows, and our skilled trim carpenters installed new walnut casing, base, and window sills. In total, we replaced around 900 lineal feet of soffit and installed approximately 32 squares of aluminum siding. The entire house was meticulously prepped, repaired, and painted according to the client’s chosen color. Throughout the project, we incorporated numerous custom touches and unique design elements, some of which you can see in the pictures. Our team also addressed various unforeseen challenges, from soil issues to rot and decay repair, roof leaks, drainage problems, electrical and HVAC complexities, and much more. Restoration of a 130 year old portico in Montreal's West end. This project was undertaken to restore the grand entry to a lovely heritage home. The structure suffered from major deterioration including rot and damage from carpenter ants. The floor structure and stairs were completely replaced with Ipe decking and treads. The newel posts, square columns and pedestals were constructed on site from PVC lumber to prevent rot in the future. The entire structure stripped, sanded and repainted after all the fascia, soffits and cornice moldings were replaced. The handrails and balusters were reproduced in yellow pine and updated to meet modern code requirements. The metal roof was patched and repainted, and the concrete footings repaired and parged. I'm confident that our work will last another century!
