Project Description:
The goal of the Vaccaro project was to change the existing non-functional landscape into multiple entertainment spaces while working within the tight confines of impervious coverage requirements. The project consisted of removing, redesigning and re-installing existing hardscaping, front and rear, reconfiguring the driveway to accommodate more parking, handling storm water on-site, and increasing the aesthetic appeal of the property.
The client was remodeling the home in the theme of a rustic French country estate and in our design we endeavored to adhere to this chosen theme. The existing driveway was a circular driveway located off of the main axis of the front door. Reconfiguring the driveway improved vehicular flow, provided additional parking, and reduced impervious space. By consolidating the parking to the side of the house where the garage is located, we maintained the French theme in encouraging arriving cars to pull up closer to the home's entry. We also worked with the architect in the renovation of the home to position the garage windows so that they were placed in the voids of the arbor we constructed over the parking spaces by the garage. The rustic arbor creates a vertical element and delineates the pedestrian walkway from vehicular traffic. The main walkway spans the front of the home so that it extends down to the parking area to guide visitors to the main entrance.
To handle the storm water generated by the driveway, we installed a rain garden, which was placed in the front right side yard. The rain garden area was excavated, the soil in the planting areas was heavily amended with compost, sand, and diatomaceous earth, and mostly native plant material was installed to help absorb excess water. In the bottom-most area of the basin filter fabric was laid to help prevent migration of the stone into the soil and decorative stone was spread to slow the flow of water. Storm water is held until it successfully infiltrates the soil, and the plant material provides a natural habitat that supports butterflies, birds, and beneficial insects.
The existing front patio was removed and the size increased to make the space more functional. To increase function and circulation we worked with the architect to create a dining room that extends to the out-of-doors by adding French doors to the front of the home, which open to the new gravel front terrace. The homeowner desired a planting scheme that would create delineation between the front yard and the gravel terrace without blocking the morning sunlight. To achieve this we chose standardized Physocarpus 'Diablo' to compliment the warm cream-colored stucco of the home and provide structure to the patio space.
In the rear of the property we removed the existing brick patio and installed a dry-laid quartzite patio that nicely compliments the cream-colored stucco. We redesigned the rear patio space using 45 degree angles to represent the old French design theory of bisecting spaces with diagonals. Utilizing this design theory created more interesting patio spaces and allowed us to soften the sharp angles by planting the negative spaces between the house and patio. Seat walls were also designed and installed to create more seating without sacrificing impervious space.
Per the homeowner's wishes, we also designed a separate area in the rear of the yard for a natural boulder fire pit, which is located along the axis of the kitchen window. Half of the ring utilizes boulders for seating for a small gathering while the other half
allowed the homeowner's addition of colorful Adirondack chairs to finish the fire circle.
Incorporating the French theme throughout, we also designed and installed a small vegetable garden in the side yard so the homeowner could grow her own vegetables and herbs.

OVERVIEW. This LEED Platinum certified modern farmhouse ties into the cultural landscape of Lincoln, Massachusetts - a town known for its rich history, farming traditions, conservation efforts, and visionary architecture. The goal was to design and build a new single family home on 1.8 acres that respects the neighborhood’s agrarian roots, produces more energy than it consumes, and provides the family with flexible spaces to live-play-work-entertain. The resulting 2,800 SF home is proof that families do not need to compromise on style, space or comfort in a highly energy-efficient and healthy home.
CONNECTION TO NATURE. The attached garage is ubiquitous in new construction in New England’s cold climate. This home’s barn-inspired garage is intentionally detached from the main dwelling. A covered walkway connects the two structures, creating an intentional connection with the outdoors between auto and home.
FUNCTIONAL FLEXIBILITY. With a modest footprint, each space must serve a specific use, but also be flexible for atypical scenarios. The Mudroom serves everyday use for the couple and their children, but is also easy to tidy up to receive guests, eliminating the need for two entries found in most homes. A workspace is conveniently located off the mudroom; it looks out on to the back yard to supervise the children and can be closed off with a sliding door when not in use. The Away Room opens up to the Living Room for everyday use; it can be closed off with its oversized pocket door for secondary use as a guest bedroom with en suite bath.
NET POSITIVE ENERGY. The all-electric home consumes 70% less energy than a code-built house, and with measured energy data produces 48% more energy annually than it consumes, making it a 'net positive' home. Thick walls and roofs lack thermal bridging, windows are high performance, triple-glazed, and a continuous air barrier yields minimal leakage (0.27ACH50) making the home among the tightest in the US. Systems include an air source heat pump, an energy recovery ventilator, and a 13.1kW photovoltaic system to offset consumption and support future electric cars.
ACTUAL PERFORMANCE. -6.3 kBtu/sf/yr Energy Use Intensity (Actual monitored project data reported for the firm’s 2016 AIA 2030 Commitment. Average single family home is 52.0 kBtu/sf/yr.)
o 10,900 kwh total consumption (8.5 kbtu/ft2 EUI)
o 16,200 kwh total production
o 5,300 kwh net surplus, equivalent to 15,000-25,000 electric car miles per year. 48% net positive.
WATER EFFICIENCY. Plumbing fixtures and water closets consume a mere 60% of the federal standard, while high efficiency appliances such as the dishwasher and clothes washer also reduce consumption rates.
FOOD PRODUCTION. After clearing all invasive species, apple, pear, peach and cherry trees were planted. Future plans include blueberry, raspberry and strawberry bushes, along with raised beds for vegetable gardening. The house also offers a below ground root cellar, built outside the home's thermal envelope, to gain the passive benefit of long term energy-free food storage.
RESILIENCY. The home's ability to weather unforeseen challenges is predictable - it will fare well. The super-insulated envelope means during a winter storm with power outage, heat loss will be slow - taking days to drop to 60 degrees even with no heat source. During normal conditions, reduced energy consumption plus energy production means shelter from the burden of utility costs. Surplus production can power electric cars & appliances. The home exceeds snow & wind structural requirements, plus far surpasses standard construction for long term durability planning.

It was understood that not everything was to be redone from a prior owner’s quirky remodel which included odd inward angled walls, circular windows and cedar shingles.
Remedial work to remove and prevent dry rot ate into the budget as well. Studied alterations to the exterior include a new trellis over the garage door, pushing the entry out to create a new soaring stair hall and stripping the exterior down to simplify its appearance. The new steel entry stair leads to a floating bookcase that pivots to the family room. For budget reasons, it was decided to keep the existing cedar shingles.
Upstairs, a large oak multi-level staircase was replaced with the new simple run of stairs. The impact of angled bedroom walls and circular window in the bathroom were calmed with new clean white walls and tile.

Deck Remodelers.comChallenges with your backyard space? Yeah, that's no problem for us. In this space, the deck could not be attached to the house because of the way this turn-of-the-century home was built. The house is 100 years old and the basement door is right in the middle of the back of the house, preventing an attached deck. Another big challenge on this space was that the lot sloped up the hill and away from the house. So what did we do? We excavated and put in retaining walls and build it into the side of the hill, while maintaining integrity of the backyard space and driveway. The homeowners wanted their outdoor space on the same level as the play area with swingset so that they could watch the kids while they relax. Nailed it!

S.J. Janis Company, Inc.The shower ceiling was arched to prevent the steam condensation from dripping on the homeowners while they showered. The shower walls, floor, ceiling, and tub surround were covered with various size natural stone in an earth tone. The shower ceiling was tiled with 2" mosaic tiles, the tub desk and shower walls were covered with a 12" square tile. One 6" recessed light was added to the shower's arched ceiling as well.
The 3/8" heavy glass in-line panel, 74" door and buttress panel shower door included a pivoting transom at the top to allow for the dissipation of steam to the exhaust fan placed nearby. Brushed nickel panel hinges and pulls were selected for architectural detail and consistency.
One of the homeowner's goals for this remodel project was to eliminate the dark and boxy feel of the bathroom. By removing the shower wall, installing the new 90 degree glass surround to the tub deck, the space was opened and the natural light from the existing windows was allowed into the shower area accomplishing their goal.

Although Chatuge was originally built to for water storage to help prevent flooding downstream, it currently serves many purposes, including flood control, electric power generation, augmentation of water flows for navigation downstream, and provides numerous recreational opportunities, including boating, swimming, skiing, camping, hiking and fishing. UserSix generations of Sauters have owned the Sauter piano firm since 1819, currently run by Ulrich Sauter in southern Germany. Producing approximately 800 verticals and 120 Sauter grand pianos each year, their factory is situated at the foot of the Alps. Structural and acoustical parts are made of high-quality woods, including solid Bavarian spruce soundboards and beech pinblocks. Actions are made by Renner, and Sauter makes its own keys. The keybed is reinforced with steel to prevent warping, and all pianos are fully tropicalized for humid climates. The larger Sauter upright pianos use an action, designed and patented by Sauter, that contains an auxiliary jack spring to aid in faster repetition.
The company has made versions of its 48″ upright and 6′ 11″ and 7′ 6″ grands with cabinets designed by the famous European designer Peter Maly. Some recent designs include the 48″ upright Vitrea, after the Latin word for glass, with a veneer of greenish glass covering the front of the cabinet.
