Inspiration for a coastal kids' room remodel in Orange County

This project is a new 5,900 sf. primary residence for a couple with three children. The site is slightly elevated above the residential street and enjoys winter views of the Potomac River. The family’s requirements included five bedrooms, five full baths, a powder room, family room, dining room, eat-in kitchen, walk-in pantry, mudroom, lower level recreation room, exercise room, media room and numerous storage spaces. Also included was the request for an outdoor terrace and adequate outdoor storage, including provision for the storage of bikes and kayaks. The family needed a home that would have two entrances, the primary entrance, and a mudroom entry that would provide generous storage spaces for the family’s active lifestyle. Due to the small lot size, the challenge was to accommodate the family’s requirements, while remaining sympathetic to the scale of neighboring homes. The residence employs a “T” shaped plan to aid in minimizing the massing visible from the street, while organizing interior spaces around a private outdoor terrace space accessible from the living and dining spaces. A generous front porch and a gambrel roof diminish the home’s scale, providing a welcoming view along the street front. A path along the right side of the residence leads to the family entrance and a small outbuilding that provides ready access to the bikes and kayaks while shielding the rear terrace from view of neighboring homes. The two entrances join a central stair hall that leads to the eat-in kitchen overlooking the great room. Window seats and a custom built banquette provide gathering spaces, while the French doors connect the great room to the terrace where the arbor transitions to the garden. A first floor guest suite, separate from the family areas of the home, affords privacy for both guests and hosts alike. The second floor Master Suite enjoys views of the Potomac River through a second floor arched balcony visible from the front. The exterior is composed of a board and batten first floor with a cedar shingled second floor and gambrel roof. These two contrasting materials and the inclusion of a partially recessed front porch contribute to the perceived diminution of the home’s scale relative to its smaller neighbors. He tackled the situation by hiring interior designer Jennifer Corredor. Never defensive, he let her have run of the field. “He’d say, ‘Jen, do your thing,’” she says. And she did it well. The first order of the day was to get a lay of the land and a feel for what he wanted. For his primary residence, Tulloch chose a home in Pinecrest, Florida. — a great family neighborhood known for its schools and ample lot sizes. “His lot is huge,” Corredor says. “He could practice his game there if he wanted.” A laidback feeling permeates the suburban village, where mostly Mediterranean homes intermix with a few modern styles. With views toward the pool and a landscaped yard, Tulloch’s 10,000-square-foot home touches on both, a Mediterranean exterior with chic contemporary interiors. Step inside, where high ceilings and a sculptural stairway with oak treads and linear spindles immediately capture the eye. “Knowing he was more inclined toward an uncluttered look, and taking into consideration his age and lifestyle, I naturally took the path of choosing more modern furnishings,” the designer says. In the dining room, Tulloch specifically asked for a round table and Corredor found “Xilos Simplice” by Maxalto, a table that seats six to eight and has a Lazy Susan. And just past the stairway, two armless chairs from Calligaris and a semi-round sofa shape the living room. In keeping with Tulloch’s desire for a simple no-fuss lifestyle, leather is often used for upholstery. “He preferred wipe-able areas,” she says. “Nearly everything in the living room is clad in leather.” An architecturally striking, oak-coffered ceiling warms the family room, while Saturnia marble flooring grounds the space in cool comfort. “Since it’s just off the kitchen, this relaxed space provides the perfect place for family and friends to congregate — somewhere to hang out,” Corredor says. The deep-seated sofa wrapped in tan leather and Minotti armchairs in white join a pair of linen-clad ottomans for ample seating. With eight bedrooms in the home, there was “plenty of space to repurpose,” Corredor says. “Five are used for sleeping quarters, but the others have been converted into a billiard room, a home office and the memorabilia room.” On the first floor, the billiard room is set for fun and entertainment with doors that open to the pool area. The memorabilia room presented quite a challenge. Undaunted, Corredor delved into a seemingly never-ending collection of mementos to create a tribute to Tulloch’s career. “His team colors are blue and white, so we used those colors in this space,” she says. In a nod to Tulloch’s career on and off the field, his home office displays awards, recognition plaques and photos from his foundation. A Copenhagen desk, Herman Miller chair and leather-topped credenza further an aura of masculinity. All about relaxation, the master bedroom would not be complete without its own sitting area for viewing sports updates or late-night movies. Here, lounge chairs recline to create the perfect spot for Tulloch to put his feet up and watch TV. “He wanted it to be really comfortable,” Corredor says A total redo was required in the master bath, where the now 12-foot-long shower is a far cry from those in a locker room. “This bath is more like a launching pad to get you going in the morning,” Corredor says. “All in all, it’s a fun, warm and beautiful environment,” the designer says. “I wanted to create something unique, that would make my client proud and happy.” In Tulloch’s world, that’s a touchdown. The Alley Cat ADU serves two young professionals who live there during the warm months while renting out their primary residence. In the winter, they rent out both their primary residence and their ADU while they live abroad. The clients’ love for plants guided much of the design, including the large Catalpa tree in their yard. The ADU takes advantage of the extensive tree canopy by tucking the deck, which also serves as the 2nd level entry, underneath the branches. We paid special attention to the exterior form so that the Catalpa tree appears to envelop the ADU. Gardening is also important to the homeowners, so the ADU was carefully located on the site to maintain as much backyard space as possible. Numerous windows and skylights create a sunlit space for the homeowners’ numerous house plants. The plants, natural light, and compact size create a cozy space full of nooks to relax in. The kitchen, although compact, has a full-size refrigerator, dishwasher, and stove top. A creative touch is the picture-framed kitchen window, which is a continuation of the butcher block counter. To maximize the efficiency of the small space, their cat’s litterbox is cleverly tucked away into a cabinet with a cat-sized hole.

Mid-sized ornate medium tone wood floor enclosed dining room photo in Boston with green walls and a standard fireplace

Located in one of the Ritz residential towers in Boston, the project was a complete renovation. The design and scope of work included the entire residence from marble flooring throughout, to movement of walls, new kitchen, bathrooms, all furnishings, lighting, closets, artwork and accessories. Smart home sound and wifi integration throughout including concealed electronic window treatments. The challenge for the final project design was multifaceted. First and foremost to maintain a light, sheer appearance in the main open areas, while having a considerable amount of seating for living, dining and entertaining purposes. All the while giving an inviting peaceful feel, and never interfering with the view which was of course the piece de resistance throughout. Bringing a unique, individual feeling to each of the private rooms to surprise and stimulate the eye while navigating through the residence was also a priority and great pleasure to work on, while incorporating small details within each room to bind the flow from area to area which would not be necessarily obvious to the eye, but palpable in our minds in a very suttle manner. The combination of luxurious textures throughout brought a third dimension into the environments, and one of the many aspects that made the project so exceptionally unique, and a true pleasure to have created. The theater scope included both a projection system and a multi-TV video wall. The projection system is an Epson 1080p projector on a Stewart Cima motorized screen. To achieve the homeowner’s requirement to switch between one large video program and five smaller displays for sports viewing. The smaller displays are comprised of a 75” Samsung 4K smart TV flanked by two 50” Samsung 4K displays on each side for a total of 5 possible independent video programs. These smart TVs and the projection system video are managed through a Control4 touchscreen and video routing is achieved through an Atlona 4K HDMI switching system. Unlike the client’s 7.1 theater at his primary residence, the hunting lodge theater was to be a Dolby Atmos 7.1.2 system. The speaker system was to be a Bowers & Wilkins CT7 system for the main speakers and use CI600 series for surround and Atmos speakers. CT7 15” subwoofers with matched amplifier were selected to bring a level of bass response to the room that the client had not experienced in his primary residence. The CT speaker system and subwoofers were concealed with a false front wall and concealed behind acoustically transparent cloth. Some degree of wall treatment was required but the budget would not allow for a typical snap-track track installation or acoustical analysis. A one-inch absorption panel system was designed for the room and custom trim and room design allowed for stock size panels to be used with minimum custom cuts, allowing for a room to get some treatment in a budget that would normally afford none. Both the equipment rack and the projector are concealed in a storage room at the back of the theater. The projector is installed into a custom enclosure with a CAV designed and built port-glass window into the theater.

This home evokes a sensuous St. Barth lifestyle on Lake Michigan, designed for globetrotting clients who wanted a weekend sanctuary near their primary residence in Chicago. The project brief included open plan living for entertaining, a family lounge, and bedroom suites for houseguests. The first level is a glass rectangular volume that makes the second level appear to float over the dune and offers water views through the structure. Clad in Accoya, the upper level will gray with age and blend into the landscape. These two horizontal volumes are connected by a double-height glass entry space that reveals a floating staircase. A contemporary beach aesthetic unifies the interior through an edited palette of materials, including white oak millwork, large-format porcelain tile, and a range of warm whites. Interior tile extends out to the pool terrace, uniting the spaces and amplifying the connection to the outdoors. The landscape design enhances the experience. A courtyard with sculptural Ginkgo trees offers refuge from lake breezes. On the pool terrace, custom Cor-Ten planters overflow with Russian Sage, selected for graceful foliage that sways in the breeze and offers a relaxing herbal aroma.

Rather than starting with an outcome in mind, this 1,400 square foot residence began from a polemic place - exploring shared conviction regarding the concentrated power of living with a smaller footprint. From the gabled silhouette to passive ventilation, the home captures the nostalgia for the past with the sustainable practices of the future. While the exterior materials contrast a calm, minimal palette with the sleek lines of the gabled silhouette, the interior spaces embody a playful, artistic spirit. From the hand painted De Gournay wallpaper in the master bath to the rugged texture of the over-grouted limestone and Portuguese cobblestones, the home is an experience that encapsulates the unexpected and the timeless.

Overlooking Puget Sound in Seattle’s Sunset Hill neighborhood, this DADU was designed to flexibly evolve to serve a variety of uses for the client over time: initially as a studio and play space with guest space, transitioning into a leasable unit , and eventually to serve as her primary residence after her son moves out on his own. The DADU will begin use as her “urban basecamp” – a compact yet spacious living area above the gear storage to recharge and resupply between outdoor adventures. Clients renovating their primary residence first wanted to create an inviting guest house they could call home during their renovation. Traditional in it's original construction, this project called for a rethink of lighting (both through the addition of windows to add natural light) as well as modern fixtures to create a blended transitional feel. We used bright colors in the kitchen to create a big impact in a small space. All told, the result is cozy, inviting and full of charm.

Some refer to this home as a Pacific Northwest Modern while others Mountain Contemporary and others consider it as modern ranch home, no matter your preference this home is tied to its surroundings, enhancing the ability to experience both home and nature together. This home is in Central Oregon where the homeowners enjoy panoramic views of the Cascade mountain range. The primary residence is under 2700 square feet, with a guest casita just over 700 square feet. As you enter the home, you cannot help but notice the mountain views, and modern-contemporary interior. Separating, the living room from the dining room is a beautiful contemporary fireplace. Entering the dining room and kitchen, you cannot help but know the homeowners have a passion for wine as you see the glassed-in elegant wine cellar. Greyed woods and metal are a feature of the stairs leading up to the bridge where you can enjoy breathtaking views. Across from the staircase is a home office. The main level also features a spacious master suite and dressing closet with pass-thru for convenient laundering. Upstairs there is another office facing the barn, where the homeowner can look in on their horses. Also upstairs there is another flexible space room and full bathroom. A guest casita is separate from the primary residence by a covered outdoor kitchen, living and entertaining space. The casita features an open kitchen with island/bar seating and living room with a bedroom and bath.
