When one thing leads to another...and another...and another... This fun family of 5 humans and one pup enlisted us to do a simple living room/dining room upgrade. Those led to updating the kitchen with some simple upgrades. (Thanks to Superior Tile and Stone) And that led to a total primary suite gut and renovation (Thanks to Verity Kitchens and Baths). When we were done, they sold their now perfect home and upgraded to the Beach Modern one a few galleries back. They might win the award for best Before/After pics in both projects! We love working with them and are happy to call them our friends. Design by Eden LA Interiors Photo by Kim Pritchard Photography

ETO's hand carved mahogany doors are truly exquisite pieces. The model in this picture is our "Grape" door. The hand carving, with precise attention to detail, gives our doors the mark of distinction and uniqueness. ETO Doors carved doors are carved on one side and are one-of-a-kind pieces. This beautifully handcrafted door is the result of our ability to combine new world technology of door constructions with exceptional hand carving craftsmanship on the panels. While many of our competitors have sacrificed quality by turning to MDF/Veneer door constructions to reduce production costs we at ETO Doors have kept quality as our primary concern. The door you are viewing is truly solid. The panels, stiles and rails are mahogany wood. Hand-carved doors are great for entry doors and other unique interior entrances. This one was used in a spa by one of our customers. They are also frequently used for log homes, cabins, and cedar homes. These fine works of art never fail to impress visitors and clients by virtue of their craftsmanship, artistry and vision. Our Mahogany is very carefully selected and is superior to other forms of mahogany in the market today. Custom carving works is also available.

This reinterpretation of the classic American Foursquare features a floor plan for modern family living and 21st-c. energy efficiency and technology. The home is right-sized for a family of 6, and designed to be healthy, efficient, affordable, and a complement to its neighborhood. As a Passive House, it uses only about a tenth of the heating and cooling energy of a built-to-code home, and about 70% less energy overall; it is also designed to be Zero Energy Ready, meaning that with the addition of a solar electric array, the house can produce as much energy as it uses. Indoor air quality and occupant health are a primary objective as well, so no-added-formaldehyde panel materials, no-VOC, non-toxic paints, and Greenguard certified sealants, caulks, and adhesives were used along with a continuous demand-controlled ventilation system to provide superior air quality.

The design promotes healthy lifestyles by providing primary living on one floor, no materials containing volatile organic compounds, energy recovery ventilation systems, radon elimination systems, extension of interior spaces into the natural environment of the site, strong and direct physical and visual connections to nature, daylighting techniques providing occupants full integration into a natural, endogenous circadian rhythm. Incorporation¬¬¬ of daylighting with clerestories and solar tubes reduce daytime lighting requirements. Ground source geothermal heat pumps and superior-to-code insulation ensure minimal space-conditioning costs. Corten steel siding and concrete foundation walls satisfy client requirements for low maintenance and durability. All lighting fixtures are LEDs.

This 1,800s.f. Passive House is designed to harmonize with its peaceful, wooded site. The interior is organized around a large south opening to a courtyard-like patio space; as a backdrop to this opening is a wall featuring walnut from trees harvested on site. As a Passive House, it uses about a tenth the heating energy of a built-to-code home. As a Source Zero house, monitored results show it uses 86% less energy overall including all household energy use and electric car charging.

Holly Hill, a retirement home, whose owner's hobbies are gardening and restoration of classic cars, is nestled into the site contours to maximize views of the lake and minimize impact on the site. Holly Hill is comprised of three wings joined by bridges: A wing facing a master garden to the east, another wing with workshop and a central activity, living, dining wing. Similar to a radiator the design increases the amount of exterior wall maximizing opportunities for natural ventilation during temperate months. Other passive solar design features will include extensive eaves, sheltering porches and high-albedo roofs, as strategies for considerably reducing solar heat gain. Daylighting with clerestories and solar tubes reduce daytime lighting requirements. Ground source geothermal heat pumps and superior to code insulation ensure minimal space conditioning costs. Corten steel siding and concrete foundation walls satisfy client requirements for low maintenance and durability. All light fixtures are LEDs. Open and screened porches are strategically located to allow pleasant outdoor use at any time of day, particular season or, if necessary, insect challenge. Dramatic cantilevers allow the porches to project into the site’s beautiful mixed hardwood tree canopy without damaging root systems. Guest arrive by vehicle with glimpses of the house and grounds through penetrations in the concrete wall enclosing the garden. One parked they are led through a garden composed of pavers, a fountain, benches, sculpture and plants. Views of the lake can be seen through and below the bridges. Primary client goals were a sustainable low-maintenance house, primarily single floor living, orientation to views, natural light to interiors, maximization of individual privacy, creation of a formal outdoor space for gardening, incorporation of a full workshop for cars, generous indoor and outdoor social space for guests and parties.
